Perfect Stay in a Perfect Location

Amazing bed and breakfast in a perfect location for us, for attending Fringe Festival, with bus stop directly outside and regularly buses.
We received a very friendly welcome and our room was a good size with very comfortable big beds, tv, tea and coffee facilities which were renewed each day, plenty of towels, and complimentary slippers with a lovely view overlooking a park. We hadn't ordered breakfast but on the last day we decided we would and left our order the night before. Nothing was too much trouble and we had a delicious cooked breakfast, and plenty of other additions.
We had a very enjoyable and comfortable stay, with lovely friendly and welcoming hosts.
We will definitely be back!

Great place to stay for accessing near by attractions and the city centre. Great host who was very helpful and nice. Would definitely recommend it, we will be back. Only thing was the pillows weren’t the best but that’s a personal preference.

Danny & Jasmine (proprietors) were amazingly kind and helpful. The breakfast they served was very good and they give you lots of choice from cereal to full english.
The only complaint, and it's minor, the bed is quite firm.
The 25 bus stops just across or a few houses down. Tesco is a few blocks away. Access to city centre is very easy from Mackenzie Guest House.

Loved the character of the building our room was very cute. Lovely breakfast, the only thing I would change would be the breakfast times starting at least an hour earlier. Otherwise we had a great stay would definitely stay again very clean and great value.

Once they get your money...

I initially booked 3 nights instead of 1, immediately called to change it but the online booking was final since I didn’t cancel the booking a month before I booked it. They refused to reduce the stay due to some unpublished “minimum night policy” and refused to cancel the booking to let me book a night elsewhere. Rather greedy and inflexible attitude, but I ended up just using the booking. Apart from that it was fine.

Comfortable B&B ten minutes away from City

Convenient for transport to city centre by bus. Lots of places to eat nearby. Near the Royal Britannia. Rooms are cleaned everyday. There were enough toiletries that are topped up everyday. Beds are comfortable enough but pillows in our room was a bit thin, we had to take pillows in the single bed as we were given a room with a double and spare bed. Breakfast is from 8-9 am during weekdays and 9-10am on weekends. Reasonably priced. Overall a comfortable stay. We would stay here again if we are in Edinburgh.

Ideal if on a budget

In Leith, about 2 miles from Waverley station but only 50 yards from the bus stop. Stayed on top floor which would be difficult to access for those with reduced mobility. Floor was a little uneven. Had the shared bathroom to ourselves because the other room on the top floor was not taken.
Good breakfast, especially the black pudding.
Excellent value for the Edinburgh area.

Had a nice stay at this guest house recently. Stayed 3 nights and found it very comfortable. The room was large and clean but was a little dated, some decoration and upgrading would transform the room.
The hosts are lovely and friendly. Breakfast was very good indeed. The guest house is right on the bus route to and from town which is handy.

Excellent value for money but room quite small.

Chose because price very competitive. Owners very friendly and helpful, breakfast very nicely cooked. Room clean and well equipped but quite cramped (bathroom also very small). Still worth the money but will pay a bit more for extra space in future.

McKenzie guest house Leith.

The McKenzie guest house in Leith is just a few miles from the city centre, and a short stroll from the bars and restaurants of Leith waterfront. There is plenty of street parking along Leith links, but with plenty of other guest house in the vicinity you might not be able to park right outside the McKenzie.
The guest house is easy to find, and using a Satnav I had no issues arriving at the destination.
Booking online was simple, and a very concise reservation was e-mailed to me, that included information and directions.

The room was spacious, comfortable and very clean. Only a ten minute bus ride from the city centre and lots of street parking available nearby. The hosts were very helpful and kind and produced a lovely breakfast.

the hosts Daniel and Jasmine were very friendly and helpful. Our room was great, very good value for money, on the small side to accommodate an ensuite but still enough room to move and a chair provided to sit etc with tea&coffee making in room. recommend this stay for anyone as cleanliness was wonderful &breakfast included a great choice of continental with cooked as well if desired. Bus stop 1min walk away took you to central Edinburgh & short walk to royal mile which lead to Edinburgh castle and also near other attractions.

Romantic Weekend Trip

Spent three nights celebrating my fiance's birthday. The guesthouse was on a lovely park in a quiet area. Breakfast was made to order and delicious! Owners were very helpful with cabs, directions and recommendations for local pubs and restaurants.

The only thing I wish were different were hot breakfast availability prior to 8 am. We missed most of our hot breakfasts because of our schedule! Other than that, this is a fine guest house. They are most accommodating and the conditions were great.

Quiet B&B just outside the city centre

I stayed at the Mackenzie guest house during my short stay in Edinburgh for a short break.

It is situated about 2 miles from Princes Street and close to Leith waterfront for the Britannia and several seafood restaurants.

I stayed in room 2 with a double bed (even though I was staying alone) and had a private bathroom with shower gel etc across the landing (with a bathrobe in the wardrobe). The room had everything you could possibly require, flat screen tv, kettle and tea/coffee facilities, bottle of water, hairdryer and on request iron and ironing board. A bathrobe was also provided.

Breakfast consisted of fruit juice, cereals, fry-up (where you could specify which items you did/did not want) and toast and jams with tea/coffee.

The owners Danny and Jasmine are a young couple who care about their guests.

Good overall experience

Overall the experience was good. The first night there were a few people who made a lot of noise around 1 Am which woke us up. Then in the morning the toilet was totally stuck and we could not use it at all. The toilet on the other floor was locked to our dismay.But the problem was rectified after we left a note to Danny/Jasmine. The hosts are really nice and warm. The breakfast is quite good with some nice choices. Rooms are almost the same as are shown on the site. Location is good and the bus stop is two steps away. Catch the no. 12 or 25 from the Waverley station/City centre. No. 25 is quite frequent. Quite a few places to eat nearby (Indian, continental etc.) and also tesco is there.

Fantastic Experience

This was my first trip to Scotland, plus my first experience at a bed and breakfast. The hosts, Danny and Jasmine, were very welcoming and kind. The property was clean, quiet, well maintained and easy to find. In our room there was a kettle along with cups and saucers and tea/coffee. Other ammenities were small soaps, shampoo/conditioner, bodywash and shower caps. There was also a sink in our room which was a nice surprise. The sheets were glorious and I appreciated the oversized towels. The Scottish breakfast cooked up by Jasmine was absolutely wonderful. Try her scrambled eggs. Would highly recommend this place to family and friends. Location is in a quieter neighbourhood. We walked about 10 minutes (across the park, and about 4 streets) to the canal area to catch the #22 bus into City Centre. Great place.

A lovely little place to stay

On making my booking - at somewhat short notice - I was a little concerned that I would be too far out of the city centre to make life easy. However, I need not have worried. The hotel is around 30 minutes walk from town, but is very easy to find, and is located in a fairly quiet area, opposite a very nice public park. It is also very easily accessible via public transport - connected by the #12 or #25 bus straight from Waverley Station (about 20 minutes, and £1.40).
The owners - Danny and Jasmine - are very eager and attentive young couple, for whom nothing is too much trouble./ They went out of their way to ensure that everything was up-to-expectations; even arranging to leaving breakfast provisions out for me on my day of departure, since I had to leave before 7am. The room that I had was very warm and comfortable, and well-furnished with tea and coffee, as well as TV with satellite channels, and a sink. I also had sole use of the bathroom on that floor.
The breakfast room is small, but breakfast was very nice - offering a full English breakfast (including vegetarian options), as well as cereals, fruit, yogurts and juice.

All-in-all, a really nice, small hotel that deserves to be highly-rated!

Good room, friendly proprietors, good price

My room was spacious and comfortable, and had everything I needed - sufficient lighting, power sockets, wireless connectivity etc. I returned every day to find it neatly and inobstrusively tidied up. Danny and Jasmine are a warm and friendly couple, willing to accommodate requests such as my very late check-in without additional cost or complaint. Breakfast with them each morning is always a pleasure. I will definitely be trying to get a room here the next time we go to Edinburgh.

Room was really roomy even with a twin and a double bed and an easy chair. View of the park across the street was nice. Even though the room was in the front of the house there was very little street noise. Room was very clean. And the bed was very comfortable. The bathroom was a bit small but it was a later addition to the room. Free wi- fi was a plus and worked very good. The breakfast was simple but good. A big plus was the bus stops both ways were right out front. The hosts Danny and Jasmine were extremely nice and helpful. Danny even called to book my tour to St. Andrews for me. I would definitely stay there again!

This place worked out great for us.

Great price, great location. Danny is efficient and goes out of his way to help. Jasmine is cheerful, friendly and delightful. Great to have the nice, big park directly across the street. Only a few steps from the front door and we could catch two different buses to take us directly to central Edinburgh, but we paid way, way less than any more central option for a hotel or B&B. Very close to a Tesco grocery store. Very close to good take-out Chinese food or Indian food. A very short walk one direction is an excellent, historic, brilliant local pub. A very short walk the other way is an affordable but very good gourmet coffee shop/restaurant. The room was clean & adequate; beds and pillows were perfectly comfortable. Another reviewer got all snooty about the framed jigsaw puzzles on the wall for decor. I'm like - who cares? This is not the Hilton, it's just a really good place to stay in this amazing and fascinating city of Edinburgh. Loved the full breakfasts; they were great.

I enjoyed staying here. Only slight downside is that it is not right in town but it is a walkable distance and there is a bus. I'm usually a bit nervous negotiating public transport in a new country but it was easy. The guest house provided maps and bus timetables etc. They were very happy to give advice and help out however was needed. Nice place!

Mackenzie Guest House- excellence on a budget

I really enjoyed my stay at the Mackenzie Guest House. The bus stops were right near the front door allowing me to travel in and out of town easily. The location is beautiful, you walk out facing a huge open park and it is a very quiet area. The food was made to order, very tasty, and there was always enough to eat. I only wish they had soy milk for cereal, as I'm lactose intolerant. The room was relatively small, which was absolutely fine for me. It may be a bit tight for a couple but I'm sure they have larger rooms. I really liked having a sink and mirror in my room. There was also a nicely mounted flat screen TV but I never used it. I had my own bathroom which was very clean, quaint, and always had nice hot water. I took long hot baths when it got cold; it was wonderfully relaxing. The hosts were very sweet and accommodating. I would definitely recommend the Mackenzie Guest House to anyone who wants a nice quiet stay but doesn't want to pay a fortune! Enjoy!

Very comfortable and cleen.On direct bus root, number 12 takes you straight into the city,you can hop on and off buses all day for £3.20 Near to the.Britannia.Only in Edinburgh for 2 days but so much to do I will be back and will certainly use the hotel again.

Great place to stay

I would recommend this hotel to anyone. It was fantastic, the staff were terrific and the location was perfect. I would come back and stay at the Knight Residence in a blink of an eye. Thank you for a wonderful stay in Edinburgh.
