The room had electricity problems — fusebox triggered twice for no apparent reason. The fusebox needed to be set from within another room. There also seemed to be a problem with one of the electrical outlets. Breakfast was not worth the money. It was largely packaged dry food. We were told we could not cancel it due to the booking through hotels.com.

We were a bit concerned walking up to this property in a dark back alley with overflowing trash bins in front of the entrance. Once we checked in amd saw the room, we were more comfortable. Clean bedding and towels and modern interior. There were a couple large spiders crawling on the walls and a booger with hair stuck to it on the wall. That was pretty gross but it was the cheapest in the area so we did not expect much and were overall pleased.

A hidden gem near Holyrood Palace just off the Royal Mile. Convenient, walkable, and easy location. Our apartment was a little scuffed up but it was spotlessly clean with every needed amenity (and more). We recommend that you ask for a higher floor to reduce street noise. We wouldn’t hesitate to book again.

Pros: Good sized rooms and amenities with a generous breakfast hamper of assorted items (cereal, jam, milk, bread, biscuits, yoghurt, juice). Bathrooms and kitchen were clean and kitchen included dishwasher & washing machine. Room has good A/C. 24 hr ATM, Tescos & some restaurants located 3 min walk away.

A Planetarium/Science Museum is located 5-7 min walk and is great for families with kids. Arthur's Seat/Holyrood park is a very scenic area that is great for nature walks and picnics located 10-12 min walk away.

Cons: Some front desk were not friendly (junior), room needed maintenance in some areas e.g. kitchen cupboard doors not closing properly, leaking in apartment beneath ours etc).

I have bipolar disorder and on new medication, also had a recent head injury. The receptionist not only slandered me to a friend by phoning him threatening to call the police and accused me of being intoxicated. I have spoken to my GP and the citizen's advice along with my friend Malcolm Wood who is a retired lawyer and have proof of the incident and prodf that I was NOT intoxicated. Not one person offered to help me. I was judged amd discriminated against to a level of epic proportions. I will be taking action against this as this so-called aparthotel has breached my privacy and is liable for defamation.
I have videos of the the other issues which include the entry doors left open on for over 20 minutes and no staff around, the other evidence that highlights the unsafe, dirty, negative results of this Horrendous hovel.

The property is conveniently located one street back from the Royal Mile. It is one of the only apartments in Edinburgh with parking and a lift, which is handy if travelling with families. However, the wifi did not work the whole time (which was a common complaint on other reviews) and the floor was soooo noisy (squeaky - poorly laid) you couldn't walk around without waking up everyone in the flat

Tucked off a \"close\" in the back of Canongate Street, it is in a great quiet location, near many interesting sites and restaurants. The room was large and comfortable. We made good use of the kitchen.

Good property to stay at if you need a kitchen and laundry facilities. Located on the Royal Mile so convenient to sites. Property was very clean and everything in good repair. Staff was very nice and helpful.

I wish there had been a place for us to put our suitcases. Room did not come with even a foldable suitcase rack. Foldable suitcase racks or a small bench at the foot of the beds to host an open suitcase would have been very helpful. There was a wardrobe, but only a few hangers and I ended up using all of those and most of the shelves in the wardrobe for a 10-day stay since I did not want to keep re-opening my suitcase and digging into it. My husband ended up using the tiny desk space for all his things.

We also did not have a safe to put our passports in, and the hotel doesn't have one available at the office.

There was also no place to put soap, shampoo, etc. in the shower. We had to put that stuff on the rim of the shower on the floor. A small shelf in the shower would have been really helpful, as well as someplace to put extra towels in the bathroom. There was a small countertop above the toilet, but most of the room on that was taken up with toilet paper rolls, Kleenex box, a jar with makeup puffs and complimentary toiletries. No room for clean towels where they were most needed.

The space didn't need to be larger, just more thoughtfully designed. Still, we were quite comfortable and would recommend this property to others.

Good location. I went to Edinburgh for the fringe festival and this property was in walking distance to all of the venues. They also provided a lot of items for breakfast which was a nice surprise.

I definitely liked the close proximity to so many hot spots in the city. We did find it odd that our room was behind a door in the hallway and then our door and one other room next door was behind it. I am assuming it was to block some of the lobby noise (we were on the ground floor down the hall from the lobby), but it didn't really do much to help that and our neighbors were loud. I also did not like how small the bathtub/shower stall was. It was super narrow and if I were a larger person, I would have had trouble with it. The side of the tub was very high up and was a slipping hazard. It was very difficult to get out of the tub without sliding around and banging your shins! We also had a fire alarm go off in the building and we needed to evacuate the hotel. Luckily, the fire department showed up pretty quick and we were able to return to our rooms in a decent amount of time. We did book this hotel specifically for its location and that it had parking available. Although, it was a tight squeeze to get into the parking spot (we paid an extra 20£ per day for parking). All of the staff we encountered were courteous but some seemed to be unattentive at times. Overall, it was a good experience and we would probably stay there again in the future.

The staff was friendly and helpful, which check in and out taking only a few minutes. Our only complaint was that the Wi-Fi connection is extremely spotty, but other than that a good place for the money.

Enjoyed a great 3 night break at Holyrood Aparthotel due to its location and wonderful facilities. The kitchen equipment, tasteful decor and spotlessly clean towels and bedding made the time spent there very enjoyable. Being able to leave our suitcases in a locked cupboard (free of charge) on our final day ensured we had a fabulous stay in Edinburgh

Initially I was worried when I read recent reviews however we must have had a renovated apartment, it had everything we needed including onsite parking ( paid ), comfortable bed, lift, it has been poorly renovated so won’t be long before it looks old , easy walk to Tesco and Royal mile and bus stop

Loved the apartment, it was fairly compact but had everything we needed. Kitchen was really well equipped, toiletries provided.
Great location just off the bottom of the Royal Mile meant everything was within walking distance. It was nice being just off the main road as it was so quiet, we didn’t hear any people / traffic.
Staff were friendly and very helpful.
The only thing I wasn’t keen on was the luggage storage - a very small cupboard which you accessed yourself with a key from reception. You were asked to sign a disclaimer saying the hotel would accept no responsibility, and it didn’t feel as secure as I would have liked. I think the standard ticket system where the staff are the only ones with access would be easy to implement and provide better security.

A little effort would go a long way

The apt. was clean and smaller than it looked but fine. The water pressure splashed uncontrollably, esp in the bathroom. The reception was cool as in not warm and there really was no service or anyone who seemed to care. Challenging to get basic things like towels. That said, we were basically comfortable and had what we needed. Location was perfect for us but would not return.

No wash rags. No shelves to put soap/shampoo in shower. Shower needs a door. We practically flooded the bathroom by taking a shower. We blew a circuit breaker. Need to update electicity grid. We set off smoke alarm when opening the bathroom door while showering. Need to move the alarm away from bathroom. Need instruction on how to operate the stove and oven. Garbage cans need to be bigger. Need better heating and cooling system. The temp kept changing on the until by itself. Too many doors to go through to get to our unit. We loved the location close to Royal Mile and full kitchen. Wish there were app loaded on smart tv so we can watch our shows and not British satellite TV.

Solo 3 weeks

I stayed at Holyrood Aparthotel for a little over 3 weeks. The room was clean upon arrival and was exactly as advertised. The front desk staff was helpful at check in and the location is perfect for any visitor to Edinburgh. Less than 10 minutes walking to Waverly Station, close to a small Tesco, and close to so many things to do in Old Town. I do wish that the room had a small dresser. The closet was small with few hangers and did not have a set of drawers, though it did have some small shelves. The sofa was uncomfortable, I did not use it and instead opted to sit on the bed. I only asked for housekeeping to come in a few times to clean the room. Two of the three times the work was great and I felt it had been cleaned thoroughly, the one time I asked for cleaning in the middle of my trip was lacking. They did not change the sheets or duvet and the bathroom was still a bit dirty. All of this is stuff I can live with and if I'm in Edinburgh again for another 2 to 3 week trip I'd be happy to stay here again!
