Good enough

They are student digs, so naturally there's not much room, but there's enough for what you need. There are enough facilities on site, and it's central enough to be perfect for Fringe.

Hot water went out on Saturday morning and it took until Tuesday to get fixed - but fixed it was. Plenty good enough for udget accommdation.

We didn’t have a top sheet or blanket when we arrived. The space was fine, a bit spartan but enough equipment for two. Closer to many of the events at the festival. Could use a bit of art on the walls. Drainage in the shower was poor. Courtyard was a bit noisy especially on a weekend night, if you know why fat I mean.
Staff was great, friendly and helpful. I’d go there again but I’m not sure my partner would.

The staff is very good, no complaints there. The rooms are designed for student housing so the beds are small, uncomfortable, the chairs are uncomfortable, the window is terrible as a result the rooms get stuffy and hot. (Probably not a concern most of the year) But it is student housing at a cheap cost so what does one expect really. The location is great.

The room was of adequate size but for 2 people the beds where too small I’d say more of a queen size than double. Was the cheapest accommodation we could find during the fringe and in a good location for many of the acts.

Everything was fine apart from one thing.
All the doors bang very loudly unless you keep hold of them and allow them to close softly.
Unfortunately people didn't do this, meaning you'd be woken up either late at night or extremely early.

The accommodation needs to invest in some soft-close door closers.

It was nice to have a little kitchen area so that I could refigerate and prepare food if necessary. The only thing that was a little disconcerting was that you can't get OUT without pushing buttons or using the key card. My key card never worked on the card reader getting into the lobby, so if someone hadn't been in the lobby, I couldn't have gotten out. It made me feel a bit trapped. But everyone was very nice and helpful. Easy walk to the Royal Mile.

The location was convenient and the staff were friendly and helpful. The room size was fine for a couple of nights. The bed was not very comfortable and the pillows were very flat. The sink did not drain very quickly. The doors slam very loudly. Good internet connection.

Great location on the royal mile - close to Arthur’s seat. It was okay for literally going to bath and sleep - we only went in and out. However, our room was not kept in clean condition. It was dusty; the bathroom was small, mold on the bathroom floor; no A/C, we had a very small window (we could not open it any more) and it got really stuffy in the room. The room also had a terrible smell (combination of cigarettes and old smell). The lady in the reception was nice enough to give us a fan, but it was extremely dusty and we couldn’t even use it (she warned me it hadn’t been used in months). We had to buy a candle to help with the smell of the room. I wanted to be honest with our stay, to warn others. If all you need is to bath and sleep it’s okay, but be warned about the smell, coolness, and cleanliness.

Location, condition, and service all great! The fan in the bathroom was VERY loud and automatically set to run for 30 minutes every time you went into the room. The bed was also quite uncomfortable; an old style spring mattress.

Very dirty bathroom and kitchenette area, hairs in the bathroom and food particles on the plates. Clearly housekeeping needs to do their job better!
It’s overpriced for what is basically a single uni accommodation room. And they’re selling it as a double room!!
The only positive is the location...

These are basic student apartments. The beds are pretty uncomfortable but not terrible, the apartments are a little run down but clean, the layout is a little awkward if you want to spend any time together as a group in the room (there's nowhere to sit other than the beds and a tiny kitchen bar), but the location is fantastic (backs right onto the Royal Mile and easy walking distance to basically everything you'd want to see in Edinburgh) and the employees are friendly, polite, and helpful. Ability to leave bags after checkin is a huge plus if you're trying to do more sightseeing after checkout on the last day. Good value for the price, but nothing fancy.

Very clean and bed was surprisingly comfortable despite thin duvet and pillows. Great shared kitchen. Staff were friendly and helpful. We were there for the Fringe and it’s location was perfect - literally minutes away from all the action! Overall, as long as you aren’t expecting a 5 star hotel, this place is excellent for single people or couples - we will be back

The staff was pleasant and helpful. The room was clean and the bed comfortable. The location is great, easily walkable to the center of old town, and the Waverley train station. The call button for the lift on the 4th floor where my room was, did not work, which made departing with my luggage down 5 flights of steps unpleasant: and, while I did not expect air conditioning, a fan in the room would have helped cut the stuffiness.

This is perfect room situated in the city center. It’s easily accessible, and very convenient location to the downtown. The room is typical student room, with bathroom, so it’s not big. Still, it was enough for my wife and me. There is also shared kitchen and lobby area. The people at front desk are absolutely nice and helpful. For that price, there is no better deal in August time!

Incredible location for the price. Dorm type room with en-suite. Uni student accomm. Walk out onto royal mile. Tesco two doors down. Heaps of eating places nearby. Very safe if solo traveller. 15 min easy walk to train and bus to airport.

Loved my stay.

Loved it. Perfect location. My studio was cool even when it was hot weather. Only complaint is that my stove top didn’t work that great, it was slow to warm up and cool down. but otherwise it was great. Staff was very helpful. Bed was comfortable. Shower was great.

This property is a dorm setting but with your own bathroom and a communal kitchen at the end of the hall. The location was perfect and it was nice having the option of a kitchen and laundry. However, I felt that the bathroom wasn't as clean as it should be and now wonder about the bedding. Also, and this is a big YUCK, the chair for the desk was grossly stained. Why didn't they just remove it?

The location is absolutely fantastic - I didn't have to use a taxi or a bus my entire stay, everything was eminently walkable from this venue. This is basic accommodation - clean and secure, but there is no TV or hairdryer in the room, and no refreshments either (but there is a kitchen at the end of the corridor so if you take refreshments you can make your drinks there).

A great place to stay for the Fringe 2018!

Was looking for a place to stay for the Edinburgh Fringe and had a choice - stay here for 5 days or a hotel on the Royal Mile for 2... So glad I made the decision to stay @ Sugarhouse Close as it was perfect - Basic, clean, comfy room with a great power shower (better than some 5* places).
I chose here over other similar as some reviewers had said it was quite - it was. In fact for the first 3 days I saw no-one on my floor and never anyone in the great big kitchen which was just down the hall and ideal for a morning/afternoon cuppa.
Was a bit worried about bed comfort (from other reviewers) however thought the bed was fine, with cotton sheets.
Ideal for the Pleasance venue (5 mins) to George Square and the train station (about 20 mins), next to a Tesco local store and just behind the Royal Mile. Went to a venue on the other side of the city one night, which meant a walk back after midnight, which was fine.

So there is no tv (bothered and took a radio) and no daily room service (made my own bed to save £100 a day), but staying somewhere quite, close to the action, with a kitchen, next to a store and meaning I could have an extra 3 days in this wonderful city was ideal.
I would say that Sugarhouse Close is ideal for a solo traveller or a cosy two-some in the double rooms, if you need somewhere to sleep, relax a little in-between the fun of Edinburgh and the Fringe and have a great shower.
Quite a few performers staying so late night entries could be entertaining!

On the Royal Mile

Sugarhouse Close are student accommodations but I stayed there a week visiting the area. One of the entrances is directly on the Royal Mile which was great. Princes Street is also walking distance. The room was spacious and clean. The bed wasn't super comfortable but it did it's job.

This is student accommodation being let in the holidays. Although the room was advertised as being suitable for two people, the bed was not a full size double bed and had an equally small duvet, leading to a poor night's sleep. The mattress was uncomfortable - the kind where you feel the springs digging into you. The room had a distinct smell of disinfectant. It isn't the kind of room you'd want to spend much time relaxing in - not particularly comfortable. Not at all what I would have expected given the astronomical price. You'll be more comfortable in a Travelodge.

four of us booked rooms here for three nights during the fringe this year. The four of us had a room each with our own shower and loo. We shared a flat so we had a communal space with kitchen and tv that was solely for our use. booking early through expedia we got the three nights for a total of £236 each which was great value. the venue is very close to all the fringe venues. recommended but not next year please as we want our rooms back for 2016.

It took 45 minutes between me arriving and checking in. First my keys didn't work, twice. Then reception shut so I had to call security. Eventually when I got in my room there was a bug in my bed :(

I was then moved to another room by security which was okay for the rest of my stay although it was pretty dirty.

It's a student halls so it's not as if I was expecting an amazing time, but this wasn't good enough.

Student rooms in a great location

Make no mistake, it's a dorm room with a private bathroom. I was there for Fringe, and literally gone from morning until after midnight every day, so it was fine. No daily housekeeping, no TV, and bring your own toiletries, they offer none. I'd say it's a 2 maybe 3 star. However, excellent location in the old town, quiet, comfortable, and staff we super nice. I'd definitely stay again for Fringe.

Sugarhouse Close should be called Unite Student Housing at Sugarhouse Close. It was a great location, exceptional front desk staff, and a very clean room. Double bed. I had googled as realized it was student housing, but great location so booked it. It was not represented as student housing on hotels.com. Still a decent value and very clean.

Right at the quintessential visitor location- the Royal Mile, reachable with several bus lines, Parliament and Holyrood Park are just near by. Friendly staff and bright common room with pingpong, snooker tables and tea free to use. Rooms are clean and have kitchen facilities (toaster, water kettle, stoves, pots, cups, cutlery, a fridge etc.). Towels, ironing sets and cleaning tools are provided as well. We felt comfortable and independent during our 5-day stay in the Sugarhouse.
