Excellent central location which is among the reason I booked here. Sainsbury two doors down for easy snack shopping. Royal Mile a block away, train station 10 min easy walk. The staff was outstanding with help for this traveller. Safe, clean and very good rate. Highly recommend.

The staff at this hotel were brilliant, they were very friendly, polite and helpful. This is the friendliest hotel I’ve ever stayed in. All the staff were happy. The location of the hotel is excellent, it’s less than a 2 minute walk to the Royal Mile and about 10 minute walk to the train station. The hotel is next door to a Costa coffee and a small Sainsbury’s. The hotel is very clean. We booked a double room which was very basic and could do with updating. I didn’t drink or eat at the bar but the setup look good. Overall I would definitely stay here again for the location and friendliness of the staff

Pro- The hotel is in a great condition a very short walk off the Royal Mile.

Con- I HATED the bathroom in the hotel room. It is in a pod style where there is a step up into the bathroom, a split shower door to your left that sprays water into the rest of the bathroom area through the holes in the glass that replace having actual handles, and obvious water damage to bottom of bathroom door from previous shower issues. The bathroom is horribly designed and was a huge negative during the stay.

Neutral- The front desk staff offered me a discount on breakfast if I added it at check in since I hadn't pre-booked. When I agreed the staff had a really hard time figuring out how to add the breakfast and it delayed check in significantly. Breakfast was fine but not great and wasn't worth the add on time or expense versus going to a nearby shop.
My room card also randomly deactivated which was really frustrating since the elevator requires a card to allow you to select a floor.

of things that could be improved……. Better signage within hotel, it’s a big hotel, we were on the 6th floor and really struggled to find reception even tho we knew it was on the 3rd or 4th floor?! Kept going round in circles! There was no ITV on the TV for some reason (tiny point I know!), and a pack of biscuits with the tea and coffee would have been appreciated. As would a poached/fried egg at breakfast? The rest of the breakfast was amazing, lod sof choice :). The positives outweighed the negatives so would definately stay again but points that maybe could be mentioned just in case someone wants to make an experience even better.

The room was clean, quiet, and in a great location a few minutes walk from the Royal Mile. The room had some unique features like a 'pod' shaped bathroom with shower doors that split down the middle like saloon doors. There are no outlets on either side of the bed which mad charging devices difficult. My room was very cold and whenever i turned the thermostat up it would revert back to first, cool temp. There are 2 spare pullows but nonspare blankets in the room.

Location almost on the Royal Mile but not quite, instead is on a very busy bus-filled road that leads to lots of cheaper food & services away from the prices on High Street, feels like the living heart of the old town, rather than the touristy part. Rooms have very thin walls—I was surprised how clearly we could hear our neighbors. The bathroom is a cheap pre-fab that feels outdated—there is mold behind the toilet flush buttons. Sadly, our room lost all hot water 1 day & it didn’t come back till the next day! But the room is warm & dry & the window looked out onto the busy street below. The staff is all friendly & warm!

I know you get what you pay for. The breakfast was great, the location great, the staff great, but the room we had on the 8th floor was in dire need of renovation. The Lino floor panels were all peeling around the edges annd cracking and those bathroom cubicles do not get rid of the heat and moisture very well. The rooms have paper thin walls and everyone was banging doors all night long, shaking the walls. The carpets in the hall have seen much better days. Housekeeping was fine, the difference between bath towels and towels being a difference price point was nitpicky by the staff. The bed was very firm, too firm for my taste and after 6 nights it caused me some grief. But as I said, you get what you pay for. The rooms are warm and the water hot. I just think they could do some long overdue renovation. I stayed before about 5 years ago and the room I had then was immaculate. However as I said, staff were always helpful and it is worth the breakfast.

The bar and breakfast area were definitely the highlight of our stay. The space was stylish and welcoming, and there was a great choice of breakfast options, which we really enjoyed.

Unfortunately, the room was a big disappointment. Despite booking a premium room, it was affected by a damp issue and the smell was dreadful. This was not at all what we were expecting and significantly detracted from our overall experience.

While the communal areas were excellent, the poor condition of the room meant the stay did not live up to the standard we had anticipated.

Loud banging/music until the early hours of the morning, followed in to the hotel at night by a random man and staff didn't seem to care at all. The staff are excellent and very quick to respond to help. We requested extra towels and they were delivered within minutes. We also asked for a taxi to Britannia and one was ordered right away. The staff and location are excellent and the best parts of this hotel; however, those are the only real positives. The room is a bit odd since there’s only one location away from the beds to charge your phone using usb outlets. I know European rooms are small but the bathroom reminded us of a cruise ship bathroom and is tiny. The hotel bar and the food were ok but our last night there they served a very limited menu and it wasn’t advertised except for one tiny sign at the bar so we ended up leaving and going to a nearby Italian restaurant that is amazing. Overall, the staff here are amazing but I wouldn’t stay here again due to the bathroom and size of the room. But if you’re fine with very basic things and being in a great location then this hotel is probably for you. also, FYI this hotel no longer offers laundry service.

The location of this property is very convenient, especially for exploring the Royal Mile. However, it’s extremely loud if you stay here over the weekend — even with earbuds, the noise can be hard to ignore.

The staff who checked us in were great and even let us check in early, which was much appreciated. Unfortunately, the early morning checkout staff didn’t seem to care much; he appeared more interested in his computer than helping us.

The room itself was okay but had some odd design choices. The bathroom is a small “pod-style” unit with a shower and toilet, and the water never got hot. The electrical outlets are awkwardly placed, so they provide an extension cord to make up for it.

Overall, it’s convenient but noisy, with a few too many inconveniences for the price. There are definitely better options nearby, in my opinion.

The staff went above and beyond helping bring the large amount of luggage to the room when key system was down. They waked us to the room helping with the luggage. Room setup is odd, bathroom is tiny and had signs of neglect rust on door, mold in shower. The twin beds were so close they were basically touching not ideal for separation. The location was key, did not use breakfast or bar both looked nice though.

The cleaning staff would leave a vacuum in the hallway every day, in a random spot, once right outside my door, and the Rombas just drifted throughout the hallway, and the carpets were still always a little bit dirty. Our room smelled like a dirty toilet slightly, esp the bathroom the first couple days, not sure why. The location is very good, so close to so many things. The front desk staff was very nice and helpful. Their bar was nice and gave us ice or salt and pepper when we needed. Unfortunatley no fridge or microwave in room. Overall place was clean, just very old and outdated, I wouldn't stay again just for that reason.

It was a decent hotel for what we paid. The lack of phones in the room meant you had to go downstairs to reception for everything. There was no iron in the room, and very little space to put your clothes. That was inconvenient. Again, it wasn’t too bad but I don’t think I will stay there again.

Well there’s some up and down.
The staff was great and polite beautiful and very helpful. If you get there early they will help taking you luggage and keeping it safe till your check in. Your key card works with your floor.
The property is well centralized and everything is close by. Restaurant in the hotel is great and convenient good food and music.
The downside
No refrigerator, microwave or ice in the floor you are in you can get it in the restaurant but not in your floor

Very close to royal mile and princes street and all the attractions and pubs in the area. Bus stop very close to the hotel and train station within walking distance. Staff very helpful and friendly. As its on the busy south bridge it can be a bit noisy at night but thats not surprising given the location. Room was clean but just had to remember to step up to the bathroom which was unusual but thats not a deal breaker. Would stay there again.
