Lovely friendly staff. Nice spacious room but it was in need of some tlc. Some horrible stains on the carpet & curtains and a very peeling faux leather chair. Quite dusty in the higher areas.
Only 1 lift working for 10 floors so make sure you're not in a rush!
Fantastic location and not too noisy considering how central you are.
The bar was lovely and all the staff we came across were very helpful and friendly.

This hotel is easy to get to via the airport bus. We took the bus and a quick walk. (Great for value seekers).

The hotel is super conveniently located. It was very easy to get around the city. It’s super close for walking and has many bus terminals nearby if needed.

The staff here were so friendly and helpful. They allowed us to check our bags in early (we had a morning flight - so dropped them and headed out to the museum). We also were able to check in a bit early and get a solid nap before heading back out for the day.

The hotel itself is beautiful and clean and quiet. There’s a pool (open 7:00-22:00) which is warm and clean and happened to conveniently be on our floor. The bed was comfortable- especially the pillows. There’s a safe and a mini fridge and a kettle. And I loved the bathroom - huge shower and a very helpful large shelf for all your bathroom supplies to sit.

10/10, would absolutely stay here again without hesitation.

We loved the location of Apex Waterloo. It was in the heart of the city, a block from the train station. Our room was a nice size and we liked having a couch to relax on in the room. The only issues we had were a very slow sink drain, a toilet that didn't flush very well, and a shower that flooded a small section of the bathroom. The room could have used some TLC, especially the carpeting which was in dire need of cleaning. We enjoyed the bar area and the service there was great. The bed was very comfortable and the linens were nice. A strong suggestion would be to get the Apex flag in front of the building replaced. It does not give a good first impression. All in all, we had a nice, comfortable stay at Apex Waterloo. Thanks!

Room was lovely. The giant tub was an added bonus after long days of walking around the city. The staff were very nice and welcoming. One elevator is still down and when we arrived, our room was ready but we were still unable to check in because at the time both elevators were down. But we dropped our bags and went and grabbed lunch. It’s a good location to Calton hill and the tram and bus stops. Walking distance to all the tourist spots like Royal mile and such. Overall I def would recommend it. The elevator situation was the only downside but not enough to hinder the trip in any way

Nice updated room with a very modern bathroom. The hotel did not have suitcase racks which was disappointing. Such a simple thing that was missed. It was close to the train station. The elevator supposedly goes down the train station which the hotel doesn’t advertise on their site.

Apex Waterloo Place Hotel - pleasantly surprised (and I’m a huge hotel snob).

I care a lot about amenities, and this place delivered: chapstick, pillow spray, body lotion- all travel-size and actually great scents. Plus robes and slippers, which always elevate a stay.

📍 Location is fantastic, especially for Calton Hill (easy walk). If you want more castle/Grassmarket vibes, you may want to stay closer to that area.

🍳 Breakfast was genuinely impressive.

Only minor downside: it could use a deep clean in spots- but nothing that affected my stay (and kind of expected in a historic/tourist heavy city).

Would absolutely stay again.

For this being a 4-star hotel and for the price I paid, it left a lot to be desired. Faux leather furniture had extensive scuff marks. Black mold in the shower area. Found nail clippings on the bedside table. Yellow "gelatinous" gunk inside the mini fridge. Not much of views (I would recommend staying somewhere on Princes Street for spectacular views of the gardes across the street and the Edinburgh Castle). On the positive side, the rooms at the Apex Waterloo are a good size and the location is very convenient to bus/tram stops, Waverly Rail Station, bus station and St. James Quarter. Good variety of restaurants close by if you didn't feel like going into Old Town for dinner after coming back from a tour.

We were in room 113 and it was horrible. I booked 10 months in advance and got the worst room in the place. The windows were painted over so we didn’t see the bin area that would have been our view. Room was also next to the maintenance room. It was so loud. Staff were still tossing things in the bins (as loud as possible) at 11:30p. It must also be their smoking area because I smelled cigarette smoke coming in around midnight. At 5am I was startled awake thinking there was a huge thunder storm, turns out it was staff again in the bin area doing god knows what, but it was so loud! The door they were using squeaked loudly so we heard every time they opened and closed that door. We were so exhausted we had to skip our early tour of Edinburgh Castle to try and get a little more sleep. We ended up skipping the tour after that as well - we were just so exhausted we just wanted to get out of the city. We will never stay at this hotel again. If you ever get room 113 or near there, ask for another room!

Ideal location - we debated Old Town vs New Town and so glad we chose the Apex. Literally a 5 min walk from the train station and then a 10-15 min walk to everything we wanted to see. Hotel was so nice, the room was very large and we had plenty of room to spread out. Room was quiet, despite being so centrally located. Would def recommend.

What a pleasant surprise to have our room ready for check in before 10AM! We were grateful for a few hours rest after flying overseas before heading out on the town. Reception was super friendly with suggestions on local coffee shops and the breakfast choices were delicious. Well worth the money.

One of the lifts was down for maintenance during our stay which made getting up to our room a little inconvenient. The pool was also closed which was something we were looking forward to using. The staff did offer to shuttle us somewhere else to use their pool but we didn’t want the hassle to opted not to. Overall it’s a great clean hotel with a nice breakfast offering and friendly staff. Fantastic location right next to Calton Hill and a short walk to the Waverly station.

Lots of plus points but also some negatives.

Positives were:
Staff were all excellent. All really friendly and helpful.

Location is perfect. Right in the centre, so walking distance to the main sights.

Breakfast was fabulous. The food was ordered from a menu and cooked to order. We never had other meals there but we're sure they would have been just as nice.

The bar area was chilled out and the staff really looked after everyone in there.

Negatives were:
Spa for a couple of reasons.
1. We went there to book for following day but no one on spa reception. Called on the telephone several times before someone answered. No availability for day we wanted but some for following day. Booked treatments.
2. Got a call on day of treatments to be told that our appointment was cancelled because staff member didn't arrive for work. Given alternative appointment, however, it was the day we were leaving the hotel to go home.

We had to play 'lift roulette' to get up to and get down from 10th floor.
Only 1 lift in service the entirety of our stay and that seemed to have a mind of its own.

Quilt in room seemed to be a double quilt in a super king size cover. Quite uncomfortable.

Disappointing for the cost. On the telephone prior to arrival, the staff were helpful but upon arrival, nothing was explained about the facilities and my room wasn’t ready in time. Attempting to checkout was a nightmare and took some time. Housekeeping staff were wonderful and room was clean. One lift was out of action which meant multiple stops on each use. Hairdryer in room did not work and when I mentioned this at the reception, the chap asked if I was using it properly?! Condescending.
Pool area was untidy, with half eaten food left on the floor and loungers.
Plus notes:
Bathroom was magnificent. Bed was comfortable. Hotel was in a great central location.

"SPA" was not a spa, a pool like a Holiday Inn and a phone booth size steam. Floors were covered in water. I slipped down the stair and spoke to reception and they really did not care, no security measures in elevators or front doors, front desk not helping boarding on rude. Hallways were had the look of a warehouse, Very disappointed

A gorgeous hotel, super close to Waverley station and to all the sights! The staff were great and super friendly, we were kindly upgraded to a city view room, and the check in service was smooth. We were a little early to check in however, we were advised that it would only be about a 30min wait so we could wait in the bar area and have a complimentary drink which was a nice touch. The whole hotel was great, and I would definitely stay again :)

This was actually a two night stay - two separate, sequential reservations - which the staff dealt with just fine on check-in, though despite getting my keys renewed first thing on Day 2, the keys still did not work when I got back to my room - first world problems!
Biggest issue was that the hotel only had one working lift (elevator) for ten floors - you can imagine how busy that one elevator was!
Breakfast was OK, though the eggs benedict was luke-warm rather than hot. Decent continental breakfast selection, but mini-croissants were not fresh, and there was a distinct lack of any fresh bread (only sliced bread for toasting) - a few baguettes would make a difference!
The room was pretty spacious and comfortable and reasonably quiet. It looked a little tired in places, but nothing too troubling. The staircase used in place of the elevator service was somewhat grubby in places and not what would be expected of a 4* hotel.
The exit/entry off Calton Road is a bonus for easy access to Edinburgh Waverley Station.
The gym, although small in size, was well-equipped with free weights, and the steam room in the spa was a real bonus.

This place was one of the worst properties we visited while in England. Lets start with the rooms, the AC didnt work and the shower leaked all over the floor and ruined our luggage. You could tell this is an on going issue because the base boards were all swollen up and in bad shape. No wash clothes in the room either. The lifts are dangerous, the lift starts moving before the door is closed. We had to pay an additional 15 pounds for breakfast per person. Our dinner at the restaurant was also terrible, over priced and our food was terrible.

Room was boiling hot as the aircon didn’t work. I only realised this when I woke up. Told receptionist on check out and got the old “you should have come down and told us”. It’s not a big deal I was just letting them know. Just the lack of empathy or apology when this happens is a bit irritating. On the whole it’s a nice hotel. The pool is small. I managed to swim a bit but it’s about 5 strokes a full length. I wouldn’t stay for the pool if you want exercise. Location is great for the station

The Apex proved to be a great hotel choice while in Edinburgh. A close walk to the Royal Mile and literally above the train station made it very convenient to site see and then catch the train to London. The hotel felt very safe and comfortable. The breakfast buffet was excellent. All of the staff extremely friendly. Our room was a triple and was very large by European standards. A large bed, a pull out bed (comfortable) and a sofa too. The bathroom actually had a US style shower so that was nice. Overall we would return to this hotel if we were to return to Edinburgh.

Had an excellent stay at the Apex Waterloo Place - stayed 3 nights over a long six nations weekend. The hotel was really well presented, all of the staff we met were really friendly and helpful. We ate at the Liberte restaurant and had their Prix Fixe menu - the food was delicious and good value for the quality we received. Used the basement pool and sauna which was small, but really nice too. Hotel well located for the city, and exploring down to Leith. All in all, a great stay and would come back here again another time.

The staff deserves 5 stars. The lady at the reception helped me move my luggage in the elevator as I only take the stairs. I didn’t like the room I got as it was very hidden, had a view of the garbage cans, and lacked plenty of amentities like shower cap and others. Also I had to ask for a box of tissues as there none left - housekeeping
Missed checking this.
