Opening in Spring 2025, work is underway to transform Playfair House and the Category B Listed Forth House into a signature new Supercity Aparthotel in the centre of Edinburgh. Retaining the historic façade of Forth House, we will transform the existing Playfair House to sensitively incorporate old and new in the city’s New Town district.

The property will include Studio, One-Bedroom and Two-Bedroom Apartment Suites.

Location great, staff friendly and efficient, bed comfy, room very clean. However, I believe we should have had a sofa in the studio, we didn't, which isn't a huge problem if you can sit on the bed, we couldn't, it wasn't secured to the bed head so kept sliding away from the wall! The in room kitchen was well equipped but the window in the room was tiny and it felt like a cell.

This accommodation exceeded our expectations and we have already booked to stay again in February. Every single thing you could possibly need was provided in the apartment. So beautifully thought out and the bed was very comfortable with lovely good quality bed linen. Great location for The Playhouse where we went to see a show and two minutes away from lovely bars and restaurants. Nice, helpful staff on reception desk.
The apartment had an awesome view of Edinburgh and The Forth. I especially loved that the accommodation was silent, didn’t hear any noise at all, all night. Would highly recommend!

The room was so clean, this hotel was super comfortable. The only minor complaint is my room was right near the front desk so the door constantly opening had me on edge because it sounded like someone was coming into my room. Other than that, this aparthotel had absolutely everything I needed to be comfortable. I almost wish I had booked a longer stay to take advantage of everything! Very comfortable. Will stay here again if I'm ever in Edinburgh.

The staff were friendly and knowledgeable about the area.

The section of hallway we were in was very warm. We were able to keep our unit at a nice temperature.
Detailed directions for heating/cooling unit would be helpful for guests.

Modern room - so everything worked perfectly! Location is in the heart of but the area is very quiet and peaceful. Parking very close to the hotel was a big relief!

Stayed here for 3 nights and it was absolutely incredible! We arrived quite early and the front desk staff were very friendly and stored our bags for us so we could go see the city while waiting to check in (and also stored our bags after check out as we had a late flight)! Every staff member we encountered was very friendly and always greeted us when we walked by. The room, kitchenette, and bathroom itself was very spacious, clean, and modern. The air conditioning system was very easy to use and worked great! The location is very walkable distance to the city centre and was very easy to get around.

I would 100% recommendation staying here to anyone and I would stay here again if I ever returned to the city!

Great place to stay all-around - incredibly friendly and helpful front desk, welcome was very warm in nature. Apartments were in great shape and had some simple amenities to help avoid basic grocery shopping. Location was central, close to everything and walkable - not a long way to haul suitcases from parking or transit.

I like the unit but felt price was a little high. Washer took minimum 3 1/2 hours to do small load of laundry including drying. 5 hours if larger load. Difficult to use heat/ ac. Staff was responsive. No paper towels or dish soap so only option was dishwasher which I didn’t think was practical for just a few dishes.

The staff was really wonderful. Everyone was so friendly and having the kitchenette was very convenient. The only things I would change-- the water wasn't very hot in the shower; I took showers at the hottest setting possible everyday and still wish it was hotter. I also wish they had dead bolts on the room just for additional safety. I thought it was odd that they didnt have one installed. Otherwise great location and it was quiet. I would stay here again.

Only downside was apartment windows were facing a busy laneway with a pub almost directly across the lane so was quite noisy at night. My recommendation would be to ask for an apartment facing the rear of the property, making it a very good choice.

I really enjoyed my stay, it was almost a new building with full facilities. It is a quietest place I’ve ever stayed . The only downside I’ve noticed was it might not be a good choice for people with disabilities or elderly, since to get to our room using stairs was inevitable. They might have other rooms to accommodate people with disabilities, so make sure you check with them in advance if you have issue with climbing the stairs.

This was an excellent accommodation situated in the heart of the city near lots of independent shops and restaurants. Perfectly positioned to navigate the city. We were most impressed with the welcome we received, and subsequent friendly interaction with staff. The accommodation was everything you would want for a short stay. Comfortable, clean and quiet. Well located, apartment style hotel

I selected this hotel because it was a) close to the shopping district in Edinburgh b) it was well priced relative to other hotels 3) it was an apartment style hotel which gave allowed us to be more comfortable for a longer stay.

What we liked about the hotel:
- The staff were super helpful and friendly
- The room was actually a 1 bedroom apartment, which allowed us to have a space for sleeping that was separate from the bathroom/kitchen/living space (great for people handling jet lag)
- There was a washer in the room, and a rack to hang clothes to dry (so helpful!). There were also instructions on how to use all the appliances: dishwasher, coffee machine, etc.
- The location was close to everything we needed, but tucked away from the fray.

What could have been better:
- The safe wouldn't lock and the black out blind buttons weren't responding. I'm sure that I could have asked those to be fixed, but we were always on the go so never got around to it
- The lobby is tiny, and there wasn't a place for meeting hanging out as you enter.
- There were what seemed a hundred fire doors from the lobby to our room, which made it hard to navigate with luggage.

That said, the negatives were pretty small relative to the value. I recommend this place, and I would stay there again in the future.

It is excellent place for a family toncook wash clothes dishes etc. Also front office staff are ever obliging in giving as much refills for coffee powder, sugar, milk, cookies, detergents etc. Kitchen has all accessories for a family to cook, eat and enjoy the stay. There is an ironing pad, iron, hair dryer, clothes stand for drying xlothes despite washing machine and a dryer. Will stay again in the same property in my next stay.

Reluctance to provide additional water annoying. Assigning me a room requiring me to climb 2 flights of stairs to access my room cruel. I need a crutch to get around. An additional shower safety grab bar should help navigating get and out of the shower. No body soap for shower annoying. Most of staff helpful, including getting a new room to accommodate me.

My wife and I stayed for 5 nights from Aug 2nd to 7th for vacation and we loved this hotel! The kitchen made our stay even better with a microwave oven and a cook top because it allowed us to prepare meals whenever needed. The staff were friendly and always there, which made us feel safe. The location was great too. Major attractions like Calton hill, Royal Mile, St James Square, etc are all within walking distance. A supermarket, Tesco Express, was in the same block, which also made our stay more convenient. The price was a bit high but understandable because it was the festival season. If I visit Edinburgh again, I will come back to this hotel for sure!

Aparthotel is clean, new, spacious, and very comfortable. Walking distance from regional train station (came from London) and 30 min taxi ride to airport. Close to restaurants and pubs and within walking distance to main attractions. Well-furnished and modern touches. Friendly front desk staff. I would stay here again.

One downside that is apparently common to Edinburgh is the seagull noise very early in the morning. I was awoken from their noise very early morning during my stay so used ear plugs on second night of sleep.

Place is new. All utensils and furnitures in the room are new and clean. Has a cooker, dishwasher, oven and washing machine. All tourist spots are walking distance and a lot of food choices available. We were upgraded to a larger room as a courtesy of our complaint of the aircon making very loud noise every 2minutes. But the aircondition still makes noise but more lesser, we werent bother for we always come back tired from walking around all day. Staffs are very friendly and helpful. 2 pubs infront of the aparthotel that sometimes are loud outside even windows are closed. Overall, it was a great stay.
