Staff were polite and helpful, but I resented being asked move on from the breakfast area on the Sunday and Monday, because there were families waiting for a table. We were a party of 4 family members enjoying our breakfast. In fact on the Monday we had barely finished eating after a mear 15 mins.
If the families want to eat, get up earlier!!

Attempted Credit card scam initiated by check in process.
Card was rejected by contactless pad and then using pin. No reason for this.
Within minutes , received text to mobile claiming to be from my bank and asking for details of transactions. Checked text number was identified as known scam number.
Question is :
How did scammer know my mobile number?
Have access to card information including two failed transactions and last four numbers?
Know my first name, as not on card.
Hotels.com do not provide contact details to venues so can only assume that compromise was made at your end!

Plenty of discounted parking on site at £10 per night.

Would not recommend room 41 which is directly opposite the lift and within earshot of reception. Not great to be woken up at 2am to the sound of conversations and vacuum cleaners.

A/C was so old and barely hanging from the wall.
It was actually making such a loud noise you could barely sleep. Subsequently it did not keep the room warm at all.

Overall the rooms/hallways were in bad shape, stained and smelly. Furniture in the room stained, some wooden surfaces had rips. No minibar or fridge in the rooms.

Location was good and staff were super friendly. Hotel was very busy so they couldn't accommodate another room, but I doubt it would be any different.

For the price of the stay, off season, this is a 5 out of 10.. and the 5 is just because of the staff.

Staff courteous and room was clean but noisy, despite being stated as soundproofed, and there was a regular high pressure water filling noise at all hours which impacted on a restful night.

Hotel location is excellent considering the price. Easy access to Edinburgh center city via tram, buses or short cab ride. Our room, king room with sofa was super small. No way enough room for three adults. Room had some minor repair issues, but was clean and quiet. The mattress was perfect! Breakfast was standard small hotel quality,Dining room was clean. All staff were encountered were polite and helpful. I would definitely stay again.

It was amazing! There was only 1 faukt which i sadly exorrienced as very disgusting and that was a luttle black hair on my bedding. I was disgusted because we know which kind of hair that must be and i got the feeling then that the bedding wasnt fresh.
Hiwever the rest was absoluteoy perfect. Pity id have given 5 stars without that fault.

Good hotel that was well run. Staff very efficient at breakfast especially. Would have been nice to have had 2 double beds rather than one double and a sofa bed as we were asked for ages of our children at booking and they are in their teens so sofa bed was very small. We did leave towels off the floor to save daily cleaning, but they were still cleaned which is a shame as we are keen to minimise environmental impact and cost.

Room and bed very comfortable. Problem with heating, but fan heater provided for our stay and heating programme reset which worked at times.
Breakfast excellent and staff very welcoming. Opted to pay for parking at hotel but could have parked free across the busy road.
Evening meal taken in hotel on our second night was good. Very little atmosphere in Ocean Terminal other than the RoyalYacht Britannia which is not to be missed.

The rooms were too small. The walls were so thin we could hear a conversatiion in the room next to us at midnight. The elevator was slow. My wife got stuck in it once when it stopped between floors on her. A fire alarm at 2:30 am was the fourth one after midnight for the month. The food area was small, crowded, and noisy. The menu had little on it to choose from. The morning manager accused me of jumping the breskfast cue one morning. I did not. He told me I had to leave the table I was sitting at. He did relent though. We were there for 4 nights, other than a change of towels and rolls of toilet paper once, our room got little attention from the staff. Overall though, the cleaning staff did keep the hotel very clean. That was a great thing. I will never stay at this hotel again, nor will I recommend it to anyone.

Quiet atmosphere of Suberb outside the busy city with a convenient easy to use tram and on the route of the hop on hop off tour bus. Great place to stay for a couple of days exploring the city. Breakfast had a good selection of hot and cold and was typical of continental breakfasts offered by large chain establishments.

Surrounding area easily accessible, links into city centre easy and value for money. Room was clean and staff were available and helpful at all times. In my opinion the breakfast was not value for cost of room. Dining room staff were helpful at all times but food was not best quality, fuit juice, eggs, lack of fresh coffee, purely instant from a machine.

rooms were not cleaned mold on bathroom floor beds never made. Did get clean towels. slippery shower no phone in room no dressers no refrig or even ice bucket. Had to get a glass of ice from bar. Limited bar choice. Breakfast was ok. Staff was very pleasant and accommodating. No issue with staff at desk. Disappointed with this Holiday Inn Express stayed at others far nicer

The hotel staff was very lovely when checking in. We had a good chat about being foreign travellers and they ended up letting us stay in the car park for free for 2 nights. Amazing kindness. We also upon check out forgot our shampoo and they kept it for us cause we were going to come back through on our way back to London. The hotel staff was very nice and our rooms were cleaned every day. Upon check in our sheets were not the cleanest and the staff promptly check our bedding and replaced it. I didn't mind changing the sheets myself as they didnt' have staff there that late which was fine. As long as I had clean sheets. Loved how close the train was to downtown.

Great stay!

Hotel was conveniently located next to the Leith cruise port and was reached directly from the airport by tram. The very clean room offered a comfortable bed and pillows, a hot shower and a full bar with restaurant.

We stayed for 4 nights. 2 adults and one child. Room was so small we could hardly open our bags . Our bags were carry on still we couldn’t. Breakfast was not good too. Very limited items. It was not worth so much money we spent. Also it said waterfront and that’s not a waterfront property. We paid for waterfront.

Conveniently located, 2 to 3 miles, outside Edinburgh central area. Easy access by tram, bus, taxi and Uber. Fantastic British breakfast daily. Clean rooms. Yes, small, like a cruise ship. But great accommodation. Great price. Terrific staff. Loved this stay.
