Breakfast excellent.
No choice of breakfast times however i.e. When I asked what time breakfast was served I was told 8.30am. I asked for later and was offered 8.45am.

The room was ok but up too many stairs and so very small (as was the TV). No fan in the room either and this was a muggy night. Again, a small though tastefully enough done, bathroom. Only room for 2 cars to park so had to leave my car a bit away from the property on the street.

Hosts were very caring and lovely to chat to.
Guest house is very dated, compared to other houses on the same street, old carpets and wallpaper etc. No work seems to have been done for a long time.

Comfortable but drainage problems upstairs, bathroom smelled a lot and water came up through the bath when toilet was flushed with a smelly odur.

Cheap and cheerful, nothing luxury but lovely hosts.

We were on the top floor but the only disadvantage was the drainage system. There was a drainage filter in the bathroom which was loud. It was ok for us in the room, but made you feel very conscious about the guests below as any water drained started the filter up.

Good lodgings at an affordable price

Very polite & helpful staff. Clean, cozy & comfortable rooms. A short walk to the city center & located very close to buses for those that prefer mass transit. The bathroom was a bit cramped, but the price couldn't be beat. Would stay there again in a heartbeat.

Short stay in Scotland

Check in was easy, the host was very kind and informative. The room was a tad old fashioned but it had a charm about it. I was comfortable and left to myself. I didn't feel like anyone was going to bother me which is what I wanted. The only issue was one of the housemates singing in the shower 😂 besides that it was a fine stay.

A PLEASANT, OVERNIGHT STAY AT FALCON CREST

The couple who ran the guest house were most welcoming and the husband even offered to meet us by car as we had got off at the wrong bus stop and had telephoned to ask directions. The booked room was good and the twin beds very comfortable. We enjoyed breakfast in the morning and left on foot heading in the right direction for the bus. There would have been ample parking on the quiet road had we driven. Good value for money and easy access.

Falcon Crest - a home from home in Edinburgh

I received a warm welcome by very friendly and helpful owners. A cosy little bedroom, a good value for money. Quiet residential area, a convenient bus connection to the city centre - bus stop line 27 very close. Happy to recommend this Guest House - if I ever come to Edinburgh again, I would love to stay here.

Good one-night stopover

Warm friendly welcome, no dour Scots here (if they exist) and always enquired after your comfort and your day. Nice family with spotlessly clean accommodation, complimentary tea and coffee available in the room and immaculate bathroom and toilet facilities. When I book to go again I will request lower floor accommodation as after several heart attacks I found the stairs a wee challenge. However they carried my cases up and treat me superbly throughout my stay.

We stayed in an attic room with 2 single beds and shared a bathroom. The room was very clean. It was warm though and there was little air circulation. There was no common area or desk in the room. There was an old TV with cable but it was awkward to watch. The owners are very friendly and knowledgeable about the area. Bus was conveniently located.

Affordable Pet-Friendly Guest House in Edinburgh

This was the most affordable pet friendly hotel that was available in Edinburgh when we booked about a month in advance.

It's in a residential area so it's quiet and street parking is free, but you should be aware that in the evening when everyone is home from work, parking is limited and you may have to walk a block or two.

I was not really privy to what a guesthouse was, but it is someone's home... in case there are others out there that don't know. I really wasn't sure if I was supposed to go right in, ring the doorbell, or knock. I did a combination since there were two doors and the second was locked.

The owners are very very pleasant. They're warm, welcoming, accommodating, and friendly without being overbearing or over-involved. They truly were a delight.

They were perfectly fine with our large dog staying with us and there weren't any problems.

The room was clean overall but the bathroom was in a state of disrepair. Like many UK bathrooms, the ventilation was poor so it seemed to be an ongoing battle with the damp and moisture. The flooring was wavy and coming up in places and their seemed to be some issues battling mold on the caulking.

We had a room with an en suite but others have shared toilet and shower facilities, I'm not sure what those are like.

I suppose the only REAL Complaint I had was the bed. It was so uncomfortable. You could feel every spring. Luckily we'd been camping and just brought our sleep pads in and put them under the sheets.

Worst place I've stayed ever

Please beware that breakfast is served from 8am to 8.30am and if you change of mind or sleep in then you will still be charged for it if you are the only guest, plus the TV was ancient, the bed was rock hard and I had to share a toilet and bath with another guest. Very disappointing.

An old three story townhouse (no rooms on ground floor, rooms on floors 1 and 2) that has been converted to a hotel. Bathrooms are shared to about 2 rooms to a bathroom. Bathroom is generally next to the bedroom. Beds (mine had two doubles) were old but somewhat comfortable. Very clean and no smell. Reasonable price for the place.

Tired and a bit dilapidated

Welcoming host. VERY noisy Saniflo unit in the bathroom. No lampshades on the bedside lights. Overall it was poor and very expensive for what it is. You can stay in a Premier Inn in many areas of the country for a cheaper price than that charged by the Falcon Crest.

Quiet residential location in North of Edinburgh

Falcon Crest was in an ideal location for our visit to our daughter which is why we chose it over others. Our accommodation was on the 2nd floor in a small double room in the attic. There was quite a lot of noise from the water tank when other people used the water system. The floor was very creaky and the bedside lightbulbs were rather too bright! We could hear the guests in the room next door. Breakfast was served in the family's dining room which they vacated for the breakfast time. We were not offered a choice of juice or type of bread for toast at breakfast which would have been nice. It was very much like staying in someone's family home rather than a dedicated guest house, although the hosts were pleasant. We managed to find free on street parking reasonably close.

Two very warm peole made my first stay in Scotland feel so special. They know how to greet people into thier home such excellent service. There additional help on there own area how to travel to and from place to place was well above expectations. The bb is very traditional and suits the traveller who likes things more homely.

Did not meet expectations

We arrived in the evening. The entire downstairs area was filled with racks of linens drying. That should have been the first warning. While I enjoy the smell and feel of line dried linens, the sheets were, for lack of a better term) \"crunchy\".
When I arrived in Scotland two weeks prior, I called and spoke to someone at Falcon Crest who assured me that we could get a sacked snack instead of breakfast, as we had to leave for the airport before they begin serving. When we arrived, I was told that they do not do that. It was quite disappointing. We would have made other arrangements had we not been mislead.
We were tucked into a cozy upstairs two twin bedroom with sink in the room (which was appreciated) and a shared bath. I was prepared for that. I wasn't prepared for the shabbiness: old and worn towels that could have been used for sandpaper, toilet so loose it rocked.
We asked for directions for a local place to have dinner and were told nothing would be open. That we'd have to drive further away to find an open market. Since we'd just driven in shortly before, we'd been past several places that were open just 30 minutes earlier. We took a chance walked the three blocks to several different options. Many were still open. Bed and Breakfast people are usually kind, helpful and have pride and knowledge of their neighborhood and surroundings. It felt as if we were a burden to the staff. An inconvenience to be tolerated.

Great, quiet B & B

The Falcon Crest Guest House is a friendly family operated B & B in a charming stone rowhouse build in the late 1800's renting out several rooms. It is not fancy but very homey. The owners are very friendly and accommodating, and offer a full cooked breakfast, toast and coffee, or breakfast cereal. The bus line to the Edinburgh Castle is about a five minute walk from the house. A convenience store is a short distance in the next block. The Guest House is in a quiet residential neighborhood which we found very relaxing. It is a three story building with no elevator.

The family who runs this B&B is very friendly and helpful, and the room was very clean. The neighborhood is a nice one, with some shops and the bus line downtown within walking distance. The one drawback was that there was no free wifi, and so I paid for a service online that was less than satisfactory. Great otherwise, though.

Stayed again with the Clarke family at the Falcon Crest , As normal Stuart & Cath went out of their way to give a pleasant experience, The B&B is not 5 star rated but if you are looking for a reasonable priced accommodation in the heart of Edinburgh then this place is a travelers secret.

The guest house was relatively easy to find and the owners were very friendly, they were able to advise a couple of eateries within walking distance to get an evening meal from. The room was on the top floor with the bed against the far wall, sandwiched between a wall and the roof angle. Because I am 6'2 this lead to a very broken night of sleep as there wasn't enough room. There is a shared bathroom and the toilet is very noisy more noticeably during the night. I paid extra for a breakfast which was served promptly and was very nice and worth the money.

Nice hotel close to public transportation.

My wife and I found Falcon Crest to be an easy drive from Waverly train station and an easy departure point for travel to the North and West of Edinburgh. I had not thought to ask for early arrival and found that to have been a mistake. Parking at Falcon Crest is limited, but on-street, neighborhood parking proved to be relatively easy. The room was clean and adequate in size with a big window overlooking numerous neighbor's backyards with several lovely flowerbeds! Access to public transportation is excellent with bus stops a short walk. We spent some time talking to the host and hostess about the area, downtown Edinburgh, bus transportation and things to do and see. Interaction with the hosts and hostesses is a major part of our travel experience. We like to know about them, their city and country.

Like a scene from the 1970s..not in a good way...more in a \"scene from psycho\"kind of way! towels were so worn and hard you could have broken them..when toilet flushed it felt like the house might take off/explode! semi showered..either too hot r too cold, couldn't stand under it for longer than 3 seconds at a time. Only stayed because it was late and already paid...couldn't leave quick enough and can't believe it's been in business for this long...a disgrace

Quiet, cozy quaint.

I was greeted by a friendly face. And welcomed into the hotel. The hotel is only about 30 mins walk from Edinburgh centre so was very easy to find. My room was a good sized double ensuite with tv, hot drinks service and a good quality bed. The room was clean and worth the amount paid.

Es war ein sehr schöner Aufenthalt das Frühstück war super und die Gastgeber sehr freundlich und hilfsbereit die Unterkunft war super mit öffentlichen Verkehrsmitteln zu erreichen und mit einem kurzem Spaziergang war man gleich am Meer. Das Zimmer war im 60iger Jahre Stil aber o.k. Wir wollten ein günstige Unterkunft und mit dem gesparten Geld für die Unterkunft viel erleben und dies könnten wir. Würde ich diese Unterkunft für meinen nächsten Aufenthalt in Edinburgh wieder wählen ? Ich denke das würde ich. Man muss sich in Schottland aus einen anderen Standart einstellen auch für wesentlich mehr Geld muss die Ausstattung nicht besser sein.
