We had a nice stay at Royal Princes Suites.

Pros: the little kitchenette was great and fully equipped, the room was clean, shower water pressure was fantastic, and check in was super easy.

Cons: the shower was very short; both of my friends had to sit in the bathtub because they couldn’t stand up straight, and I barely fit at 5’4. Also, the carpet on the stairs had thin stripes that were disorienting/vertigo-inducing.

Overall, I would recommend staying here.

Great location, quiet, priced well, need tlc

The apartment was great, lots of space, high ceilings, small kitchen but perfect for our needs. Shower only so a bit of a struggle with our little one but we managed. The pull out sofa had a broken foot or wheel so it wasn’t great for more than our child on it. The sheets and towels were clean. The carpet needed replacing as some parts where either burnt of threading. The shower needed a bit of attention around the seals, the sink had a crack in it. Front door handle needed screwed in. But it was quiet and really accessible to everything around Edinburgh city centre. Communication was great. We really enjoyed our stay and will come back.

When I came for check in I don’t have the code to enter the property, I call the number shown on the wall and I spoke to the very rude unprofessional lady. She gave me the code and I asked her politely excuse me can you gave me the code again and she went crazy by saying Jesus!!! First, she has to understand that I came from USA and I’m not familiar with her accent. Second she needs to be more patient toward their paying guest. The Taxi driver who heard what she said shook his head and saying what a rude lady. Hope my review will help them to have better understanding toward tourists. I like Edinburgh! People there are very nice and polite, the city is beautiful as well.

The rooms were huge and clean, the bed very comfy. I requested both early checkin and late checkout which was granted for free, which was very kind.
The only issue we had was there was a power outage in the communal areas for the best part of a day, which meant we couldn’t access our room due to the keypad entries, and no WiFi. The cleaners were very kind though trying help where possible.

Bad experience for hefty price

We booked a family suite which promised to sleep 6 people. Only 4 people could sleep on two double beds. Pull out sofa was very small, could sleep one person but sheets and blankets weren't provided. We had to book a different room for 2 people. They charged so much money but didn't deliver what promised. Stay away from these type of properties and get a hotel booking instead where there are people in the front desk. There was no response from hotel when called and emailed.

Stove also didn't work, there were no instructions to figure out how microwave or stove worked. Carpets were dirty. Overall bad experience.

Low ceiling

The studio (“suite”) was ok, however a large part of the floor space has a low/ tilting ceiling so if you are taller than 163 cm, you won’t be able to stand in the shower. There was a lot of “quick fixes” with silicone in the bathroom and kitchen. It was ok, but not the level of standard I would expect for the price of the property.

Booked a suite got a single room.

My wife and I went to Edinburgh for our anniversary. I had reserved a suite for three nights. The day of arrival the room was changed The roomI had reserved was across the hall and habitable with luggage in the room. As we arrived after check in time, housekeeping was still cleaning. When done I found a wadded up towel in the closet. The room was spacious. I messaged the management that I was disappointed but received no reply. I will not stay at the Princess Suites again. This room was not worth the money.

The room was compact and clean, with a small kitchen and a great shower. Four flights up, it was a bit of climb at the end of each day, but it was also airy and quiet on the top floor. Initially, we were sent an email with address, room number, and access codes that were incorrect. We called the number given for help and were able to straighten out the issue promptly, although it did require us to pull our suitcases another 20 minutes across town to reach the correct address. From then on, however, everything was fine.

At 15:30 on the first day i called to inform that the bathroom light did not work.... land line just rang for 10 mins, i called mobile and this was answered asked what the problem was and that a traideman would come and fix it......... called later that evening then again the next morning with no answer not great as bathroom has no window so we had to shower with a torch for 2 days...... also heating regardles how high you set the heating 18 is the highest it will go due to 2 radiators that are to small for the size of the rooms me and my wife ended up watching tv with the blanket from the bed......
This was the top room the suite so god knows about the rest.

The room looked very nice but it was very very cold even with heating on. Cleaner kept coming in a knitting up the curtain which was really irritating as you couldn’t close them so you had no privacy. Kitchen hob wouldn’t work so we couldn’t have a warm breakfast. Shower and towels were dirty.

Misleading pictures

We booked this apartment as we wanted extra space that we wouldn’t get in a hotel room (3 adults and 1 child).
The pictures of the apartments give the impression that the bedroom and lounge are separate but that isn’t the case in apartment 10.
The separate kitchen was so small we could hardly use it and considering the apartment took a booking for 4 people , there was only a tiny table with 2 chairs (underneath a sloping ceiling).
The apartment was mostly clean but the bathroom was looking tired.
TV didn’t work so we had to reattach the aerial plug (which was broken).
We won’t be staying again.

Finishing touches let it down

The property is in an awesome location, and the code system to enter was flawless. The room itself was spacious and the four poster bed was great.

The quality of the furniture was ok but missing a decent mirror. The doors between the lounge and the bedroom didn't really close properly (also the handles were only on one side so it wasn't really possible to close them from the bedroom, not great when the kids are sleeping in the lounge. In the end we tied a knot in a sock to pull it shut.

The shower was great but the finish in the bathroom was pretty shoddy and massive cracks in the tiles.

This could be a brilliant hotel but the finishing touches let it down. I would stay again if it was cheaper or refurbished.

Great property in a great location, everything is walking distance the only downside is it can get difficult sometimes to get hold of someone , you also get your passcode a few hours before check-in , I was worried but I was told I will get it soon which I did , I would definitely stay here again and I would definetly recommend it especially for families. 5 star location close to most major attractions within walking distance

Great apartment!

The room was clean, comfortable and convenient. The location is ideal for spending a few days in Edinburgh. The apartment is well kitted out with the essentials and all are clean and of good quality. The shower was warm and excellent pressure making showering a pleasure.

The only criticism would be that though the fixtures and fitting are all high quality they appear to not have not been fitted well. The light switch was broken and the flooring in the bathroom and kitchen was wonky and some tiles were cracked.

I would certainly book one of these apartments again.

Lovely, comfy, clean and modern room in a great central location - less than a five minute walk to Princes Street.

AWFUL!!!!!!

We stayed here over the New Year period and the fire alarm was activated- not a problem it was doing its job.
4am it started and standing outside for 45 minutes still no sign of fire brigade, called 999 to see if the alarm had been set off at their end..... NO NOTHING. Immediately dispatched a fire brigade they couldn’t deactivate the alarm.
Tried over 49 times myself to call “out of hours number” no one answered plus other guests called also. Left message after message no returned call.
The noise of the alarm was deafening couldn’t stay was forced to leave at 5:45am with an 8 hour drive looming back to London.
A friend stayed also they left around 9am and the alarm was still going off!!!!!
Still to this date no correspondence from the apartments, no apology they just ignore you!
I wouldn’t book to stay here again, due to the safety in case you get an actual fire as no safety measures are clearly in place!
No care by the management or staff at this building, and the out of hours well it clearly doesn’t exist!!!!!

Was very very impressed. Was skeptical about booking an apartment rather than something like ibis or Travelodge incase it wasn't going to be very good. For the price it was a bargain. The room was very spaciaiou, clean, tidy. The bed was very comfortable.
Self check in via a keypad (make sure to check your emails before arriving for the code)
Would stay again. Very rarely say it. But would go out my way to stay here and recommend to others, as long as they keep the low prices the same I'd be very happy.

Bang in the city centre just off Princes Street. About 10 min walk from train station.

Like I said. Very impressed.

Great location and quiet venue!

Amazing location, comfortable bed and useful well equipped kitchenette. We felt safe in the area and inside the venue and we’re at walking distance from New and Old town and amazing restaurants! Very quiet place. We just missed having a front desk when there were some very noisy guests and we didn’t feel comfortable coming out of our room to see what was going on. Also the room was so hot at night that we couldn’t sleep. We finally turned off the heat completely and became comfortable. Finally, we were tourists used to morning coffee but there was only tea available 😊

Apartment was good value. There is no lift so if you have a lot of luggage and are on the top floor it may be an issue. Also we didn’t see any staff (apart from a cleaner going into an apartment as we left) so I’m not sure how quickly any problems would be dealt with. Apartment was very clean, bed was comfortable and small kitchen adequate for breakfast and cooking a simple meal. Apartment is in an old building so floorboards are a bit creaky.

Check in without keys and with code was easier. Reception even though its not manned looked 4 star along with hallway however when we entered suite we were disappointed as it was a room with separate toilet and small kitchen. The pictures on Expedia for Deluxe suite show some with separate sitting area/lounge and bedroom. It appears on further investigation there are possibly three deluxe suites and one where your sitting area is bedside bed which was what we were stuck with. When you have a teenager you all prefer at least two separate areas and not one room. I feel the pictures were very misleading. I tried to call the out of hours mobile number and text but got no response. Only realised in the morning there is an office number for 8pm. This number should be put in reception as most people don't read lengthy emails when checking in. There was a tea cup stuck to surface on kitchen and when I lifted it had coffee in it. The tiles in kitchen were loose and moving under your feet. The dishes sponge was burnt and filthy looking. There were hairs in shower and on shower wall. The grout in bathroom was missing and had been patched instead of re grouted. There was a 4 day old receipt in living area (dated 1st October and found on 5th October) and dust on bedside lamps. You can see the standard of the place was originally 4 star but needed a proper clean and some tlc re grout etc. Luckily we were only there for one night. Shower good and towels were good size and quality.

Royal Princes Suites provides a lovely and meticulously clean property in good location. It was really useful to have a little kitchen so we didn't have to eat out all of the time. It was a little weird that there's not manned desk at the property, but the codes for the doors were given to me in a timely fashion and I didn't have any issues. I'd stay again if was in Edinburgh. Also the Royal suite was extremely spacious.

A tidy spacious room in a great location! It was very convenient to go anywhere but quiet to have rest in the night.
The only issue I got was there was no instructions about the safe and the operator didn’t know how to use it either - but she was trying to be very helpful.
I would go back this apartment again on my next trip to Edinburgh!

Royal Princes Suites is located in the centre of Edinburgh, just 5 mins walkable from Princess street. Its a 1 bedroom suite which has 2 double bed and attached bathroom. Its equipped with kitchen facilities and vessels, 4 seater dining table, sofa set. So many restaurants, tourist attractions, bus stop and tram stop are closer. Only drawback is there is no reception and fully automatic. So once you make a booking, you will have to call the number given in the confirmation page to get the access to the main door and your room secret codes. For techies, its ok. Highly recommended.

Upgraded to sister suite 15 minutes further away

I booked the Royal Princess Suites (junior suite), but on the day of my booking, i got a notification that my booking for that place was no longer possible due to \"technical\" issues that they didn't expound. So that wasn't a good thing to hear while on the train to Edinburgh. I was told that i got transferred to their sister hotel, Grosvenor Suites, which is 15 minutes away further from the center, but upgraded to a family suite. Nice touch, but i didnt like the long walk from the center.

It was a really huge upgrade (two queen beds, living room and dining area, kitchen),...to think i was a solo traveler. With a few cleanliness issues though. The carpet felt dirty, there were scattered litter, cotton buds, bits of paper under the sofa when i moved it, stains on the chairs both sofa and dining chairs, and large curtains that couldn't be closed. Plus: It was in a quiet, upper end area...with a beautiful view of the garden in the crescent. Other than the distance and the minor cleanliness issues, this was a good stay. Check-in was using a code, so very smooth. The family suite was in the second floor.

This property is unique in that there is no front desk for check-in: the property communicates a code via call or email for the outer door and the rooms. If you are from out of the country as we were, be sure to communicate beforehand to get the code! We had no problems with getting in, and the room was fantastic! Roomy and well-appointed, with everything we needed for our 3-night stay. It is an older building, but the room was fairly newly remodeled and in spotless condition. There were a couple of signs of wear (cracked tile in the kitchenette and bath), but otherwise it was perfect.

Place was very clean and well equipped.
However there were no blinds on the windows so with 5 AM sunrise it was difficult to sleep.
There was no TV remote in the room, I called twice and was told, firstly that housekeeping will bring it. 4 hours later when it didn’t turn up I called again and was told by lady at the end of the phone, that she will drop it off as her shift was finishing soon. Never saw remote during our stay in the place. I wouldn’t recommend this place to my friends or family.

Great location, room needs some tweaks.

Location was excellent. We were on the top floor. We had to contact the hotel person to retrieve PIN numbers twice as it wasn’t automatically sent to us as written in the confirmation. The shower door sealant was not fit for purpose - it leaked water when you’re trying to take a shower/bath. The junior suite room with bathtub, is just that - a bath with a shower head. The ceiling is very low so unless you are 5foot or under, you cannot stand up in the bath. Cleanliness - there were hairs on the floor in bathroom plus a dirty brown stain on bathroom door (one can only imagine what this might have been....) but not good. Overall, it served the purpose for us, which was to stay local to the castle etc and it made a good base for us as a family of four, but beware this particular room was on the top floor and it is not a shower friendly bathroom - more a bath. There was no table/vanity unit/stool to place your bathroom toiletries on with an extremely slim shelf above sink so I had to place my things on the bathroom floor which isn’t ideal. A good small family room/suite with a great TV, WiFi etc but needs some tweaking and repairs. Accessing the entrance and suite was very simple once we had the pin.
