There were a lot of walkable shops and restaurants. There were enough towels for everyone that stayed which was a positive. Now the down sides. All of the other reviews are 100% correct! Getting in is almost impossible. You have to wait for someone to come out so you can sneak in. The car park is an elevator for your car. If it’s a small car, you’re good. If it’s an SUV, you’re screwed. The flooring in the unit was destroyed from water damage and not even repaired. Beds are harder than a rock. Some of the dishes were dirty. The worst part was the blinds were closed and we didn’t check the windows. When everyone was leaving g the pub next door, it was like they were in the room with us. You could hear all of the garbage trucks and all of the birds. Turns out that every window was open! You can’t shut off the bathroom light and fan as they appear to be automatic and shut off on their own well after anyone has left the room. I don’t recommend you stay here!

The location is great. Close to everywhere and just off George Street. Many restaurants and cafes nearby. The decor of our room was quite dark but layout was fine. The double bed was quite small but manageable. Good for two children who are too big to share a bed or sofa bed. Well stocked. Staff were very helpful. Only downside was v noisy on the Saturday night. Could not work out why but may have been bar next door.

Check in was delayed due to Dickens in cleaning team. Staff was nice. Kitchen was Good, we had everything we needed.
Bathroom floor was broken, but it did not matter. Shower was really difficult to make the water in a nice temperature - it shifted between Cold and very hot.
There was a Strange noise every night, sounded like a very Big drop of water Hitting metal? Well it did rain, but I couldnt sleep for the sound.

We stayed in Apartment 8 and the first thing that must be stated is that there is no views out the windows. They are frosted for privacy
... BUT...
the location is very central and a short walk to Princes St and about 10 minutes to the Castle. Theapartment is spotlessly clean and stylish. The beds are comfortable. The kitchen is well equipped and there is a washer and dryer and fridge and stove.
We had to book with short notice and the price was excellent.
Be sure to go online to book a parking spot.
We thoroughly enjoyed our 3 day stay in our room without a view! ❤️

Room size was perfect for what we needed. I was a bit leery of checking in with no staff on site but it was actually quite easy and the instructions were clear.
We had 1 bedroom plus pull out couch. Couch definitely needs to be replaced. Every time we rolled over it made a horrible creaking noise. Plus you could feel the springs.
Dishwasher was full of dishes when we arrived. Although they were clean, we still had to unload before we could use it.
Good proximity to all the attractions and restaurants you could want.
We walked from the train station which was also fairly close.

Nice property in general, check in was easy, good sized rooms and really clean. We were missing some bedding on arrival and the oven wouldn't work but help was on hand when we called the number on the room info.
The downside really was the noise. We were in a room with and adjoining door which didn't seem very well sealed. We could smell our neighbours cooking and see the lights under the door. This didn't bother us but I'm afraid the screaming and loud talking until 1am we felt was a bit too much. I understand in an unmanned building the managers would be completely unaware of this, but it did dampen our enthusiasm for sightseeing after two broken nights sleep 😴

Great location (quiet as midweek) and good size space but looks like university halls of residence. Awful cheap carpet with multipke iron stains, banged up/stained walls and doors, used baking trays still in the oven and lots of long black hairs between the duvet and bedsheets as soon as I got to the room (I have short brown hair). That lack of cleanliness makes you wonder how they are sanitizing the rest of the space because if the duvet cover was changed with the sheets I don't see how so many hairs got between the sheets. It was late when I arrived and the massive downside of having no reception (it's all automated) is there is no one there to deal with these issues and despite trying different avenues to reach them, I either couldn't get through or no one has replied as yet and I have already checked out hours ago. If this was budget accommodation I'd still struggle to accept the cleanliness issues but for the nightly rate at this time of year it needs to be much much better!

Perfect location for walking Edinburgh! Close to the park, castle and the High street. Walkable to Greyfriars. We absolutely loved the area. The apartment was very comfortable and gave us (family of 5) a decent amount of space. Very quiet, and a good price for the area and size of room!

Very nice place. Good location. Only thing bad was our room was right by the entrance door to our floor. A group of people staying next door would be so loud coming in at 3 or 4am. Plus slapping doors. We asked for some items. Never got them. So we had to go downstairs again to ask again. The guy at the desk on Friday was a big help.

Delightful stay

I would like to mention Liam and Linsey who were both extremely helpful when we arrived at the hotel. Liam went out of his way to sort our rooms out and assisted us to our rooms. Linsey was also super helpful on check out. The hotel was in a great location and was great for a big group of friends who were doing a charity walk. Friends from Ireland too details as said they would stay again.

Perfect location, can not be better! Our room was on the ground floor and the windows was covered with blanks so we had no view and the room was very dark, which made us not want to eat in any night. Otherwise very comfortable, little bit old furniture but OK. Very nice with complimentary coffee/tea. Easy check-in and check-out.

A few cons:
- there was a very at strong cologne/perfume smell in one of the bedrooms making it unusable
- We got several bites either from something in the carpets or the bedding. Never figure it out. Checked for bedbugs and found no signs but something definitely feasted on us!

Where to evern start?
Upon checking in, there we a MAJOR issue with cleanliness.

The room was DISGUSTING and FILTHY. It also had broken and missing amenities.
Dirty cooking utensils, moldy water in the kettle a dirty bed.
The cook top glass was broken.
There was caked on dirt on all the edging
Dirt and filth on the walls
Damaged walls
The bed had literal dirt and soil in it.
The lamp shades were thrashed.

I immediately went downstairs to the lobby and the staff showed me similar condition rooms with a rude attitude, said theyd show me some better ones the next day.
That was unacceptable as i would not be sleeping in filth even just for one night, i immediately contacted expedia and checked out, tho the hotel denied MULTIPLE requests directly from expedia for compensation

The apartment itself was just too hot, we opened the windows, but they dnt open very much, we were ok in main bedroom as we had aircon. The bathroom light only comes on if the fan is left on, which if ur sleeping on sofa bed it’s loud!! The dishwasher still had cups in from previous stayer. We had to collect a loo roll from down stairs ( 1roll should be in the apartment ready) overall it was a great stay, close to centre, everything we needed.

The property is clean but little bit old, and we had an incident with one of the rooms that we booked plus the terrible communication between us and the staff that made us really unhappy. Also the bed is too small.

The only good thing about the property was the staff. They were considerate. My holiday was spoiled by the filthy beat up depressing conditions of the room. There were so many damaged and broken items. Heavy mold in the shower. Uncomfortable and tired looking furniture. Thick dirt and dust on the thread bare carpet. For the large sum paid we were disgusted. No quality control what so ever. Had to change room due to a broken bath fan and kitchen cupboard that wouldn't close. The second room was worse. Lamp shades cracked all over. Dirty cabinets and doors. After prepaying for the room an additional 189 pounds was insisted on to be reimbursed on leaving. Don't understand what it was for as it couldnt possibly be a damage deposit.

My husband and I thoroughly enjoyed our stay at Stewart by Heeton Concept. It was so nice to have an apartment which is very well equipped. We had been travelling for awhile and it was great having a washer/dryer. Our apartment was clean and comfortable and the staff is great! The surrounding area is close to a lot of shops, pubs, restaurants and the local attractions. Excellent accommodations!

This property was super convenient to all the cool things but the street was nice and quiet. I liked this property overall but the bathroom could have been a little cleaner, the floor of the shower stall is a slipping hazard, and they could have been more upfront about the parking. Which, for the record, you have to areange through a separate company.

We thought the property was great for our purposes. We loved the location - it was walking distance to everything we needed to explore Edinburgh and the surroundings. The only complaint we had relates to the noisiness of the guests of the Oxford Club - our flat was the closest one to that establishment and it could rowdy in the evenings. If we every stayed here again we would try to specify one of the flats on the far end and/or on the backside of the building. We were on the front side of the building and the sound of cars going over the cobbled street at full speed was annoying - being on the back side might help.

Great location, unclean room with broken fridge.

Our fridge turned milk to yogurt in two days. The room was not clean, with pencil shavings on the carpet and makeup on the vanity. The fan in the bathroom was loud and taped together. There was no bedding for the couch. Great location but 2 star accommodations, far beneath our expectations for the price.

Easy to find great location with secure car parking on site - this is an extra charge per day if you wish to use it- it’s convenient. For small to medium cars only.
Excellent room size & great air conditioning, good kitchen well stocked if you want to self cater, very good bars, restaurants, cafes & shops really close by.
The washing machines are cheap & the handles break easily, be careful if using.

This flat is perfect in every way! We walked into a clean welcoming building. Check in was easy and done right in the front lobby. It has a full kitchen with a washer/dryer, a living room with a tv, a separate bedroom with a tv. The bathroom is large and modern. It is near all amenities within walking distance. We loved it there!

I chose this property over others because it advertised laundry in the rooms, so this was an important feature halfway through our travels.The machine was a very tiny all-in-one washer and dryer. The dryer cycle didn't work at all. I ended up having to take a bus to a Laundromat and pay £24 to have our clothes laundered. The bedding and bathroom had random pubic hair, and hair stick to the shower walls and a slow drain in the shower was off-putting. I told the person on staff about my concerns, and her approach was along the lines of, \"yes, that's what happens\" and made no move to fix anything or offer alternatives.

Really great room! The trundle bed was perfect for our kids and we had plenty of space to spread out in the room. Awesome water pressure in the shower. Front desk staff gets A - arrived in Edinburgh for Taylor Swift show and the goodie box of sweets with TS stickers, lyrics written on mirrors and life size TS cutout truly added to the fun. Loved this hotel!

Excellent location near local restauarants and bars while still being close enough to tourist attractions. Easy automated check in and a pretty big room. The air conditioning was only in the bedroom and fire doors made it hard to keep them open so the other rooms got stuffy.

The fully equipped kitchens and living areas boast stylish wooden floors. The décor is simple yet elegant, and all apartments include a spacious, tiled shower room.

Heating and Wi-Fi are standard. Depending on the size of the apartment you choose, amenities such as a dining table, dishwasher, and washing machine may also be available.
