Exactly what a 3-star hotel should be. It was clean and modern, had very friendly and helpful staff, offered a competitive price, and was in a great area, without offering additional amenities that you’d expect from a 4 or 5-star hotel. The location was unbeatable, with many tourist attractions easily within walking distance, as well as various transit options close by. There are many dining and shopping options in the vicinity. The area felt very safe, even when walking at night. Staff were very welcoming and helpful.
A few things to note prior to booking are that the queen size room was on the smaller side, so if you require a lot of space this may not be the best option for you. Additionally, the TV wouldn’t connect to the hotel wifi, so I had to use my hotspot to access streaming options. Nonetheless, I would recommend staying here if you’re looking for a clean, comfortable, affordable, and central place to stay.

We loved our stay here in Edinburgh. Not only was the hotel perfectly central, easy to get to from the train and bus station, it was also beautifully clean, soft big towels, spacious rooms for city center, and had a delightful staff. They were very helpful and kept our bags for us for additional time so we could site see without dragging them along. I was travelling with my children (ages 4 and 8) so the bunk bed option was perfect. They also had a lift to take us to our floor (which we didn't have the luxury of in London). It made travelling with kids easier. The hotel also had a \"press to open\" door so it didn't stay open in the cold and to any which person. You also needed to key past the hotel desk with your room key to enter the corridors. It made our stay feel even more safe. I really appreciated this hotel. Well done!

We had a great stay here. The room was comfortable and staff was just lovely, with excellent food and tourism recommendations. The only thing to keep in mind is that it's on a fairly busy street, so those noises might carry in, and be prepared for that. But hey, really can't beat the location!

Super small room, small bathroom and no private car access to the property. You have to access the property by foot, bus or taxi only. Also there is a lack of information regarding the off site parking, you have to validate your ticket at the reception before move your car out of the parking lot. There is no in and out benefits, I suggest you leave the car parked all the time. This was the smallest room I have ever been in a hotel in my life, I got surprised Marriot put their name here.

First of all, the staff were amazing and the location was really great. However, the rooms are so small that there is no place to put one’s luggage. I our first room, the furniture was broken and the shower so small you couldn’t turn around in it. I asked to be moved, and the responsive staff did that right away. The second room was better and more comfortable.

Had a fantastic stay, rooms were clean and recently refurbished. Very conveniently situated close to transport and restaurants.
We had 3 adults in our group so it was great to be able to get a studio with our own kitchenette. Staff were extremely helpful, providing bag storage and recommendations for dining and attractions.
The only negative was the noise from a nearby nightclub, some of us needed earplugs in order to sleep. We couldnt hear any traffic noise, only music.

The hotel is in a good location for restaurants, shops and attractions. I stayed at the hotel at the start of summer and was in a small, stuffy room with no air conditioning, with a small, noisy desk fan. I spoke with the staff in the morning, and they were very helpful. I was mistakenly under the impression that all rooms had air conditioning and apparently, this wasn't the case, but they were able to find me a room with a window and a fan that worked a lot better, so I was far more comfortable for the following night's sleep.

Stayed for 2 nights right before the fringe festival. Figured we would only use the room for sleeping so we would get a small room that’s close to the action.

This hotel honestly surpassed all our expectations. Yes, the room was small, but there was plenty of space to move around and unpack, definitely not as small as we were expecting. The space was cool, quiet, and most importantly, comfortable.

The staff were very friendly and even checked us in early as our flight came in earlier than the 3 o’clock check in time. Whenever we left or returned to the hotel they would check if we were doing ok or had any questions.

And even if all that wasn’t true, the location is absolutely amazing. A bunch of pubs, coffee shops, grocery stores, and fancy restaurants, all a 10 minute walk away. You can even walk to old town in 10-15 minutes! And Dean Village, a lovely picturesque part of town is a short 7 minute walk away.

The room was compact, but clean. The bed was comfortable but the pillows a bit too firm. Where our room was located it was quiet. Two down sides for us, the room was stiflingly hot, there was a window, but not one you could open, and there was no air conditioning, We asked at reception if they could turn the air con on, to be told there was none, but they could provide a small fan, which never materialised. Looking on the map, it's halfway between Waverly and Haymarket stations, about 10 mins either way, one tip, if coming from Glasgow, going back you're better going to Waverly station, better frequency and choice of trains.

This property actually has two buildings. The staff was super friendly and helped us take our suitcases from registration to the second building where our rooms were located. Though there were some visible signs of previous damage like the carpet being warped and pulling up from the floor, overall the room was clean and comfortable. The biggest annoyance with this hotel was accessibility; in order to get into the lobby for registration you had to go up steps and on the floor where we stayed you had to go up two steps after getting out of the elevator.

Good base hotel but could do with improvements

Nice located hotel, right next to bars, restaurants and attractions. The rooms were recently updated to the Four Points Flex colours instead of Cityroomz. But we felt the rooms needed more modernising. It was very warm during our stay, and we only had a small fan to cool us down. I really think hotels should be investing in air conditioning. The window barely opened, and was one of the old sliding style ones.

The hotel is right above a taco place, so the smell of frying late into the night wasn't great. Trying to sleep and the smell of frier was wafting into the room. Couldn't really close the windows, as it was so hot and suffocating without them open. I know this isn't the hotels fault, but having AC would mean we wouldn't smell this or have to have the window open.

Overall, the bathroom was nic (again no strong ventilation though? so it remained hot after showers) the room was small but tidy, and the staff were friendly enough. I'd recommend it because it's fairly cheap for Edinburgh, but if you want comfort - I'd pay more for elsewhere.

Clean room and comfy bed, good air con which is always a plus. Some questionable design/layout choices though:

-Shower very cramped, kept elbowing the walls and had to point the shower at the wall to get lathered up.

-Bathroom lighting is absolutely useless for makeup and the bedroom mirror doesn't have a socket anywhere near it for hair tools.

-Also, fair warning, they decide to store the white bath mat on the equally white floor of the shower, so don't do what we did and turn the shower on before you look for it haha!

Overall, fine if you just need somewhere to crash for the night!

The hotel has just changed ownership the week we areived. Front desk staff was super friendly and helpful. Our luggage was held on our departure day which was a great help. The room was a little warm. They had a fan, but it was really loud and didn't osilate (got stuck). The window also would not stay open (had to prop open with a box). Additionally the shower drain was a bit clogged so had to stand in water, but overall everything was clean and tidy. Very convenient location to transit and tourist sites. We would stay again.

When I stayed here, it was Cityroomz, now it is Four Points Flex by Sheraton.

The location at one end of Princes Street is perfect for your stay, but access by car is difficult. We dropped of our bags around the corner on Rutland St and checked in, then parked the car 1/2 mile away at the NCP Castle Terrace car park.

During your stay, the castle, Princes Street and the gardens are within walking distance and if you want to go further afield, there is a taxi stand right around the corner in front of the Caledonian hotel. We would also ask our Uber drivers to drop us off at the Caledonian.

Very modern suite however no a/c ventilation expect a plug in fan. Booked for 4 adults and it was very cramped. Wouldn’t advise for couples as there was no door into the bedroom, open plan. Sofa bed was uncomfortable and very noisy. However, brilliant location. Staff were great, very friendly and full of knowledge. Clean however bathroom ceiling was peeling and very unsightly. Room was not a King Suite as advertised/sold. Doubled checked this with hotel prior to arrival & was told room would have a king sized bed but it didn’t. Room 130 also needs some attention in the bathroom as very obvious water damage in bathroom ceiling with lots of paint coming off the ceiling. Not what I would expect for the price being charged for the room. Otherwise comfortable & very convenient location with easy check-in process.

The staff at Cityroomz was incredibly helpful. When my return flight was abruptly cancelled, the staff worked magic to help me book a room there at the last minute so that I could stay an additional night. They were even able to let me stay in the same room. Additionally, throughout my stay, they were helpful in offering transportation information, recommendations, and calling taxis. This hotel is in a great location, with easy access to many attractions by foot and also close by several train stations, making out of town day trips easily accessible. Thank you, Cityroomz, for your hospitality!

Good location/staff -but a budget hotel/noisy stay

The hotel is in a great location & is currently being renovated, so our room was quite freshly decorated etc & clean, basic but a decent size with iron, kettle, hairdryer etc. we arrived for check in at 3:30 pm(check in advertised as 3pm) our room wasn’t ready so we were allocated another-right next to where a part of the hotel is still being renovated-we weren’t informed of the location of our room, there was a strong paint smell & we were woken by hammering, sawing & loud chatting by workmen at 7:30 am-not what you want on a relaxing night away! Our room also faced the street which is busy with buses& trams & was still fairly noisy overnight so we hadn’t slept great anyway, theres no air conditioning so there’s no choice but to open the window or run a fan they which was unusually rattly/noisy. Also only one pillow is provided for each person.I’m aware this hotel is budget but we still paid £168 for the room on a weekday night so it wasn’t cheap- to be fair though when we expressed our concerns on checkout we were given a £50 refund as goodwill. However I don’t think we would return

We are a family of 4 traveling for 2 weeks through 4 countries. So each time we went to a new accommodation, we were exhausted. After checking in, we went to our room where staff had already prepared the pull-out sofa bed and hideaway bed for our 2 kids. It was so lovely for them to take care of this for us! We could just relax and enjoy it! Room was so pretty with super tall ceilings and floor to ceiling windows. Very clean and comfortable. We would definitely stay here again!

Room was very clean. Unfortunately, the sockets were far away from the bed. So it was difficult to charge your phone especially when you have a bunk bed. Staff was friendly, but I asked one member of staff to book a cab for us for our d next day trip. Jimmy didn't do it, that's good that my daughter asked me to check again to be insure. Was a bit disappointed!

We had a lot of questions about getting around. The people at the front desk were so very helpful. They made you feel like they were more than ready to help and had answers that were quite helpful. Some staff at other hotels make you feel like they are too busy to help with directions so I really appreciated them. The bus stop being right outside made getting to the airport so easy too. I didn’t find it was noisy when we went to bed at a reasonable time either.

On arrival we were informed that our room had been downgraded but the price of the room was not. We still paid the original price for a family room when we were placed double. Also the bed was unmade on arrival.

The staff were friendly but not communicative, told us to sit down and wait for the room to be checked then asked why we were in the lobby waiting 10 minutes later, we were never told the room was ready.

Cancellation and change policy is unfair, due to a personal situation out of our control we tried to cancel this room 5 months before the booking and were not allowed. Which forced us to use the booking or lose all our money.

We've been previously and had no hassle so this was a disappointing experience. Overall the stay was adequate but would not reccomend.

Basic room amenities but everything you need including hairdryer, iron , TV etc. Oddly, no telephone which would have been handy for local calls if needed, but wifi was available and easily accessible. The only downside was, if you had mobility issues, the bathroom was very small and cramped especially the shower. But I managed okay. I would recommend and also stay here again.

We absolutely loved our stay at cityroomz while we attended a wedding. The staff were extremely friendly and arranged for us to get checked in earlier than the original check in time which was much appreciated. The room was very comfortable, especially the bed. The room had everything we needed and I was very glad the lift was working to get all our things and our son in his buggy up to our room. Zero faults and would thoroughly recommend.
