Staff was really good, but most of the flooring is as one previous reviewer called it cheap \"boat flooring\" over top of uneven floors. Room felt like a bad apartment in government housing. Furniture didn't match, TV was very small, overhead light just barely lit up the room. I had to use one of the night stand lights pointed up to give us some light. None of those things made the stay miserable, but I would not book it again.

We had a really lovely 3 night stay in this beautiful building. Helpful, courteous staff throughout our stay. The whole place was spotless, very clean room and bathroom. Breakfast was good, plenty of choice. Our room was a little bit small but a lovely comfy bed. Loved our trip to Edinburgh.

Everything was spot on. The room was spotless, comfortable, and clearly well cared for. The staff were genuinely friendly, professional, and welcoming, which made the stay feel relaxed from the start. Breakfast was really nice and felt like being at home, especially the French press coffee, which was a great touch. The catering staff were super friendly and attentive without overdoing it. The location made getting around Edinburgh easy. A well run place that gets the basics right and then goes a step further. I would happily stay again.

Pros: I came to Edinburgh for the week of Halloween and found this place to be a really lovely hotel in an old Georgian-style building with beautiful architecture. What sold me on it were the gorgeous library and the full breakfast included in the price. The hotel is located in a quiet neighborhood near Dean Village, about a 20-minute walk into the city center or a 5-10 minute walk to the nearest bus or tram stop. I had an awesome view of the castle from my room's window. Staff were very kind and attentive and offered to carry my bag up for me when the lift was broken, which was a life saver!

Cons: Aside from the lift, my only other disappointment was that the full breakfast (ordered from a menu) was only offered for the first few days of my 9-night stay, so I was only able to get the full Scottish breakfast a couple of times before they switched to a regular continental breakfast for the remainder of my time there. Cleaning staff also left someone else's used mug on my nightstand in my room once, which startled me a little since I was staying there alone. I believe they may have been short-staffed due to staff illness, so maybe these things couldn't be helped and are a one-off. Overall, I enjoyed my time staying there!

A lovely little place with beautiful period features in a quiet area of Edinburgh, but only a short walk from Charlotte Square and George Street. The room was warm, cosy and spotless, and the bed was comfortable. Breakfast had gluten free, vegetarian and vegan options available. The staff were welcome and friendly. Would recommend

Very poor stay , attic room on 4th floor via a rickety lift , very small , very hot even in oct , poor coffee choice - different coffee sachets -felt very cheap and like they had found the coffee
We tried ringing reception at 2250 on a Sat night - no answer and I wasn’t going down 4 flights of stairs on a Sat night
Full breakfast was anything but - 1 sausage , 1 slice of bacon, 1 egg , even the beans felt counted out
I asked for toast and got 1 slice
We asked for tea and got tea bags but no hot water

This place is not cheap but feels cheap and they treat guests cheaply

Disappointing Accommodations

The hotel location was great, within walking distance to many of the sights of Edinburgh. The rooms were sparse, cheap particle board furniture, poor lighting, no basics like tissues and water glasses, and stained upholstered furniture. Service was inconsistent, poor the first two days of my stay and much improved the last two days. Certainly not a four star hotel at a cost of $300+ per night.

The hotel is beautiful inside with carved woodwork throughout, spiral staircase, cozy library, and fireplaces. The location is in a lovely part of town. The staff was top-notch -- very professional and accommodating. Our only complaint was that our room lacked some basic amenities, such as water glasses and tissues, and it had only one accessible charging outlet.

We were there for a 7 night stay , placed in a “basement room” until we spoke up and got moved to a room on the 4th floor, which was better! Tried to have a cocktail in the bar, they were out of most liqueurs! Definitely NOT worth the $2700 dollars we spent in American dollars! We could have stayed in a much nicer hotel for the same price! Lesson learned!

Nice hotel in a convenient location. Spacious room with lovely views. It was very hot when we visited the city and room was very stuffy as no air conditioner. It was Impossible to open windows either. I guess this kind of weather doesn’t happen too often so it shouldn’t be a problem in general.

We had a lovely little room on the 4th floor. We had a fantastic view of Edinburgh castle and hills surrounding Edinburgh.
Monday during storm Floris, we were allowed into the B&B early and allowed to sit in the bar area to keep warm. A lovely blond lady whose name i cannot remember made us a cup of coffee. This made us feel very welcome.
Breakfast was very nice, lots to choose from.
The whole place is nice and clean and all the staff were very accomodating and polite. Would defintely stay here again and would recommend to friends and family.

Does the job....and a little bit more.

A lovely, traditional hotel not too far from town centre, (15 minutes walk). Love the idea of a library. The bedroom was spacious and comfortable.
The breakfast was nice, but they have a sign up advertising allergen info, to let them know.....but then don't seem to know how to deal with it. The staff were pleasant but not particularly forthcoming.
But I would recommend it as a place to stay for value and location .

The space was unuque and beautiful. Definite old world charm. The staff was helpful with suggestions, and friendly. The common spaces were very nice. I would say the room is good for sleeping, but just be aware they are very tiny rooms. It was exactly what we needed, but if I wanted to stay at a place where I'd be in my room a lot I would probably choose something else. But since my room was just for sleeping I would stay here again because I liked all the other spaces.

Extremely disapointed in the presentation and content of the breakfast. Very small amounts of buffet food, served from a small area close to diners which meant items were overlooked as it was difficult to see .Cooked breakfast was good quality but embarrassing quantity ( eg, the three pieces of sliced mushroom on my plate did not even add up to one whole mushroom) My husband and I were allocated one slice of toast each and we noticed a slight hesitation from the waitress when we asked for more toast. No choice between brown or white bread which not an unreasonable request. No sauces offered, individual jam portions felt very cheap.
We feel that the quality of of the breakfast did not reflect the price we paid for B&B.

The B&B had a lot of character. We booked a room for 3 people. The king bed was nice for 2 but the terrible sofa bed was not good for 3rd person. The creaky springs and terrible mattress were the worst I’ve seen. We ended up putting sofa bed cushions on the floor to be able to get any sleep. We slept on basement floor and there were no windows that we could open up to get fresh air. There was a strong perfume smell in hallway -not sure what it was. It was clean and quiet and breakfast was decent. The staff were very friendly and accommodating.
Three nights there was too many.

Nice location near Dean's village. 15 minute walk to the cities main attractions. The building is old so our windows would shake from the wind. The staff was very nice and helpful, especially Katlyn at the front desk.
For the price, I really expected a bit nicer of a place. The room was a little run down- paint chipped off the furniture, cracked window and cracked mirror in the bathroom. Mismatched carpet flooring in the stairway. But the view from our room was stunning- maybe that is what they charge for.

In a basement room, view of bins with a light shining into room as blinds were not properly fitted. No glasses for water for me to take medication, not very clean no headboard just a large picture at back of bed. Bed was 2 singles together, mattress not same height so uncomfortable. Room and bathroom had strange smell. Went to loo and saw how dirty it was behind sink, then after our showe stange black marks appeared on the mat. Breakfast was ok,the Big breakfast certainly wasn't big,but adequate. Beans were cold. Ran out of pastries by 8.45 am. I had eggs benedict,lovely although my error I should have asked for one as two were just a bit too rich for me. Upon exiting the breakfast we noticed the sudden appearance of egg sandwiches, my fear is that was my second egg that I didn't eat. Staff at breakfast were lovely. At check out we weren't even asked how our stay was. Says it all! For £254.00 for one night I wouldn't return,

Hard, dried up bacon, hard rubbery scrambled eggs, burnt croissants. We saw someone else send their breakfast back. I would have happily returned to the hotel if it wasn’t for the breakfast.

Arrived at 2pm to find hotel doors locked. Rang bell to be greeted by a member of staff who advised that reception was closed and would open at 3.00 for check-in. She did offer for us to leave our case in the corner. Odd given the hotel advertise a bar open from 7.00 am until 11.00 pm!
Comfortable room, although no safe.
Breakfast service and the quality of food were very poor. Asked 4 times if we wanted tea or coffee but order didn’t arrive. Cooked breakfast was served to my wife 5 minutes after mine arrived and both arrived cold and inedible. Open buffet options available but no serving utensils meant guests were using their hands to help themselves to items including sliced melon, salad items and pastries.
Not a pleasant experience and such a shame as it is a lovely building in a good location.

Most powerful shower ever!!!

I was visiting Edinburgh for the half marathon.
The room was very spacious with a extra large double bedding that looked out on a beautiful view. It also had a good sized sofa bed and separate room with bunk beds. The bathroom was nice with the most powerful shower that I have ever experienced!!. It felt like nuclear decontamination - amazing!

It took much longer to get back from the race finish and I ran over my check out time but the staff were very accommodating and I was able to come back, shower and change.

It is also not too far from the centre attractions and station - perhaps a 15/20 minute walk.

I would stay here again for a longer visit or Edinburgh in the future.

The hotel building itself is gorgeous. I've stayed before, which is why my partner and I opted to stay again. Unfortunately, this time we got a room with a sloped ceiling (4th floor), which I suspect was one of the cheaper petite rooms as it looked the same as the one in the petite pics (I booked a standard). My partner is 6'3 so hit his head a few times, and the room felt cramped. The chair was more shabby than chic, and the painted furniture was all chipped. It was the last available room so they couldn't swap us.
Comfy bed, and good breakfast though.

We had a good stay and breakfast was so great. Very nice hotel, only thing was we slept with window open to get the coolness outside, but these are normal with older building. But other than that had a lovely stay.

We had a bug in our bed in the first room we checked into. Obviously scaring us half to death. BUT Kaitlyn was amazing and when we approached her about the issue she had no problem changing our room for us. We had a wonderful stay at B&B from then on out. Check in was easy, we were able to drop our bags with no problems, our second room was spotless, amazing location to center of town, and breakfast was including and wonderful!
