We couldn’t have asked for a better place to stay on our first few nights in Edinburgh. Check in was smooth, early check in was available. we were also able to leave our bags there before check in and walked around the city. The employees were so helpful and accommodating. Close location to restaurants, tram, site seeing. Room was clean and beautiful. Loved our stay here and recommend to all!

Really like the hotel. Staff members was always very nice and helpful. A 15 minute walk in to town and different options of resturant in the area. Recommended the Chinese places down the streat. The room was in the basement, which was nice because it was very quiet. The room was a little small but really nice, the bathroom was also really nice. It was clean and the bed was very comfortable. Only thing was no parking by the hotel. Either it is a 15 minute walk to the closest free place or to pay for a multi-storage parking. So I truly recommend the hotel.

Comfortable hotel in a convenient location

The hotel was very convenient to go into town or out to the airport. Nice old building and spotlessly clean. Lovely staff. Listing on hotels.com advertised a premium double room had a double and a single but this was wrong. The hotel were very good at sorting us out but be warned.

It’s close to haymarket station. It’s conveniently located. The keyholes are “cute” and antique, we placed a post it on the inside so no one could see from the hallway. This was literally a peep hole.

Our room was actively being renovated. We left and came back and it smelled of heavy paint, glue, nails were left all over the floor. A used towel was left on the toilet…. We had to go to the front desk and ask them to please sweep the floor since it was covered in plaster from the holes they drilled to install a shelf.

We understand that things happen but that room was not ready for occupancy.

Storage space sold as a double room.

Lovely hotel initially but the double room was a closet room with a double bed squeezed in. I could not fit in the shower and the sink was the size of a shoe. Room 8 should not be sold as a room as it currently stands as it is a storage space at best. Also could not sleep as the pipes were terribly noisy everytime someone used their toilet in the hotel. Very disappointed.

Reach there and left as there is no parking area for the car. Have to park 5-10min drive away n walk back about 20-30min walks. They sin even want to offer parking service. Hotel looks very old n worn. Its more like a 2 story house.

This was a great stay. Hotel No 32 was relatively last minute Fringe accommodation for us and delivered a very large, spotlessly clean and well maintained room at a very reasonable rate.

Staff were incredibly accomodating, including letting us keep luggage in our room 6 hours before check in and, as it was being cleaned, offering to let us change in another.

The property has been well looked after and I think the bathroom might have been very recently renovated.

The only slight fault was that the mattress on the (large!) bed seemed quite old, with a noticeable dip in the middle and lack of support/firmness. That meant sleep quality wasn’t fantastic. But the hotel was great in every other way.

We have stayed in a few hotels in the Edinburgh Haymarket area but the No. 32 Hotel is by far and away the best of the bunch. After a 2-3min walk from the airport bus stop, we were greeted at reception by Manesh who was extremely welcoming, happy to see us and really knowledgeable about the area and offered plenty of advice on how to get around. We dropped our bags in our top floor, quiet room and headed in to town to explore.

When we got back to the room, we used the shower, which was excellent with great locally-produced shampoo and shower gels. The hotel is just a short walk from a number of great bars and restaurants and has it's own lovely bar just off of reception.

Our room was restful for sleep and relaxation, and in the morning we went down to the breakfast room for a very generous serving of croissants, brioche, fresh fruit, porridge, and a lovely cooked breakfast, with fruit juices, tea and coffee. The staff were very friendly and attentive and couldn't do enough for us.

It is a lovely boutique hotel just a short walk from Edinburgh's centre - we will 100% be staying here again when in Edinburgh. 10/10!

Quirky in a good way. The staff were super friendly and very helpful. Lots of advice on how to navigate the city using public transport. The bar it a cosy place to have a couple of drinks at anytime of day.Rooms are clean warm and comfortable.

The hotel is self is good,cosy and stylish, close to haymarket station, so easy to travel. This was what it was originally attracted me to book it. Have contacted the Hotel to leave my bag before check in time, and they have kindly agreed. But when I arrived, the owner simply wanted to put me in standard room whereas I have paid for a deluxe double room. He justified in a way that it was because I arrived earlier so my reserved room was not ready, which was completely a lie. When I talked to another cleaning staff, she is able to find me a room that I requested immediately, as there was no one occupied in it. The next morning when I went down to have my breakfast, there was a small incident that I mistakenly put the wrong size bread in an atypical toasting machine. When I pointed it out the bread got stuck and politely asked for help, the owner first refused and aggressively states that he is not a mechanic and it’s not his job. When I said to him, it’s dangerous because it might caught fire, he reluctantly opened the machine to examine it. And later on began to insult me, saying that ” you obviously didn’t know how to use your brain... this is not rocket science...”. I don’t mind apologising over my mistake, but when I reminded him that he should at least speak to me in a normal tone and polite manner, he got even angrier. from my experience, this nice hotel is run by a very impolite man, and he doesn’t know how to speak appropriately and treat his customer with respect.

The hotel is in a great location, less than five minutes walk from Haymarket station. Our room was small but comfortable and the bathroom was really small but the shower was decent. Breakfast was average at best, stale brioche and mediocre tea and coffee. Checking out was weird as all we were asked was our surname and there was no enquiry about our stay. However, we slept well as although very central, the hotel was quiet and it was a great location in particular to visit the superb museum of modern art.

We had such a wonderful stay at No. 32! Everyone on the staff was extremely polite and accommodating. Everything was clean and beautifully decorated. Wifi and breakfast provided. Fast and easy check in/check out. They even held on to our bags for us after check out while we explored Edinburgh more before leaving for the airport! Would absolutely stay here again.

The owner is rude, threatening, and should not be allowed to work in the hospitality industry. Do not bring your family here, this is wonderful city filled with plenty of other nice places to stay for reasonable prices. Any responses you see from “management” are written in bad, dishonest conscious by a bitter man who refuses to admit that he needs to make changes to bring his awful hotel up to standard. I came to this hotel with my daughter and granddaughter. We arrived completely exhausted and were not even welcomed by the owner with so much as a hello. He only asked for our last name and the amount of people in our party. We said three and he immediately shook his head and said “no” one room can only be for 2 adults. However when we booked this room through Expedia there was no clear definition on this specific hotel’s policy that 17 was not considered to be a minor at this establishment. Expedia asked simply for us to say how many guests and the age of any “child” guests. We listed 2 adults and a child, even selecting the age of that child to be 17. Eventually I managed to persuade and almost beg the angry owner for our room key (mind you this had been paid for months in advance through Expedia, so he had plenty of time to alert us of his age policy). He led us to a room that was in terrible condition and smelled of urine. His definition of clean is not to an acceptable standard. We transferred to the Holiday Inn, who treated us with kindness, don’t waste your time here.

It was perfect from start to finish

I visited Edinburgh for the first time with my girlfriend to celebrate our Anniversary and I asked the Hotel to arrange a surprise for her. We arrived to the room and left for us was a bottle of Prosecco, Roses, a box of chocolates, a small Shetland Cow plush with a personalised card for us. The room itself was spacious, clean and was decorated beautifully.
The Staff were very pleasant and friendly and our experience was fantastic. We will definitely be back. Thank you so much again for everything.

Property was clean and comfortable, breakfast was good. Only issue we had was interaction with staff (or who we believe was the property owner). We unfortunately arrived quite late after the latest check in time due to a delayed flight, and we called in advance about this to give them a heads up. On the website it says there's an £8 late check in fee which was fine. When we arrived, which was quite late, we were greeted with frustration, understandable but really made us uncomfortable. We were then told we had to pay £30, and it had to be in cash. I was shocked by this and didn't have cash on me, so it had to be paid later. This really did make us feel uncomfortable during our stay, and despite me being an unconfrontational person, i do wish i had inquired as to why the fee was so high despite the website's information, and why card was not acceptable. It felt quite off. Otherwise, I'm sure if you arrive before 10pm you'll be fine staff wise.

The information about the property clearly says luggage storage, yet when we arrived the property owner gave us a hard time about storing our luggage. The breakfast is not what you see in the pictures, it’s basically yogurt, coffee and juice. We also had to ask for a blow dryer, which we never got, other than that, and the owner, the hotel is ok, and moderately clean. Decently located to central Edinburgh.

Nice hotel. The building is apparently very old so there is no lift (although there are only two flights of stairs, I believe), however the rooms and amenities are all modern enough. We arrived very early and so couldn’t check in straight away, but the lady was very nice, gave us coffee and took our bags until we returned later. Easy enough 20-30 minute walk into the city, or very close to Haymarket tram stop which also goes to/from the airport.

Clean hotel and good location, strong wifi but very uncomfortable bed and there rarely seemed to be staff around. We knew we weren't able to check in until 3 pm but were hoping to drop off our bags and explore the city when we arrived at 12:30 but there was no one at the front desk at all, we even called the front desk an hour later and no answer. No fridge or safe in the room and the mirror was not located near any power outlets making it difficult to do your hair. When we did see staff they were always very nice and friendly. Not a bad hotel but I wouldn't stay here again. 3.5/5

Nice Hotel, but I would not go back.

Waited 2hrs on the doorstep to check in, they did not answer the door or phone we tried continuously, and they do not supply an emergency number, eventually a cleaner answered and let us check in.
Strongly suggest not arriving until their stated check in time 3pm.

Don't expect any help with baggage storage during checkout as if you leave the Hotel without a key and cant get back in you may miss your flight, they would not let us keep the front door key until we need to collect a case so we walked the street several hours with a big case before our later flight.

The site said Breakfast included, I do not consider this to be a breakfast (cereal, 2 pieces pf fruit to choose and cheap toast) I believe you can get a fry up but I expect you pay extra, it was not listed or offered to us.

There is no information in the room except breakfast times

We asked for assistance in printing off boarding passes and was only offered shrugging shoulders and no useful help.

You will be unable to contact the owner.

On leaving and complaining, we was presented with another telephone number...a bit too late.

On the flip side we had a lovely spacious, clean room which was perfect, and the décor of the hotel is beautiful.

Lovely hotel, very nice decor in bar and breakfast area. On arrival we were shown to the wrong room, booked a deluxe but were checked into a small double. Munish soon sorted it though and was very apologetic. Continental breakfast was not as described. Advised it was danish, croissants turned out to be yoghurt, sliced pineapple and melon. Could have had cooked but decided not to. Managed with toast and coffee. The bar is very nice but on the 4 occasions we frequented only once were we able to get a drink, thanks to Munish.

The room was pleasant although the main light didnt work and the shower hose had seen better days! There were tea and coffee making facilities and a small fridge. I found breakfast uncomfortable as the tables were so close together and I couldn't pull my chair in under the table. Also I was surprised to be charged extra for a cooked breakfast! I had to ask for butter and more tea but was made to feel that I was a bit of a nuisance.

There was an issue with the ensuite toilet on arrival which was resolved. Breakfast was included in the price but on arrival at the hotel we were advised that this was only a continental breakfast which was not clear from our confirmation of booking, however, due to the issues the hotel offered a free cooked breakfast.

Lovely hotel , had a late flight in the evening and hotel was 20 mins on Tram from airport and then 3 min walk , was checked in straightaway with no problems . Room was on second floor and very spacious and had good Wi-Fi ,Tv and tea and coffee making facilities . Breakfast is a continental buffet and is fairly ok , you can pay £6 for hot breakfast also which is a traditional fry . Hotel is a 15 min walk to princess street and a 10 min walk to Murryfield . Nice hotel and staff are very pleasant and helpful

Good location but read my review before booking.

Pros - Great position for exploring the city. Everything within walking distance. Check in was very good and friendly and my room was available earlier than their normal check in time. All staff I came across were very friendly. Room was small but clean and bed was comfortable. En-suite is very small but clean. Breakfast was basic but adequate. Free WiFi was a plus.

Cons - I was surprised that I had no room cleaning service???? It wasn’t until my second day that I saw a notice saying that if I wanted my room serviced to put “the sign below on the door handle” What sign??? I searched high and low and couldn’t find one!!! Also, make sure that you have a shower early and I had no hot water for mine on my second day and that was at 8.30am. Bearing in mind that this hotel wasn’t cheap I feel they let me down there.

Would I use it again? - probably not unless they address the cons in this review.

This was a really unique and warm hotel to stay in. The staff were very efficient, welcoming and informative about the nice local areas to visit. Great location to stay in, as easy transport links either tram or buses to all parts of the city. The breakfast was still nice and fresh considering it didn’t include hot food (unless you paid £6 extra). We felt very safe and comfortable in our room. The staff were always generously filling up the amenities in our room whenever running low. Would recommend staying here.

Lovely Hotel with very welcoming staff. We stayed over New Year and they were only too happy to help us find places to visit as most of the shops were shut. Will definitely be returning for another visit.

Wonderful hotel

What an absolutely beautiful hotel. Beds where so comfortable and room was beautiful. We were shown around the room by the owner who was extremely friendly and pleasant. Within walking distance of shops, attractions, bars etc but not so close as you hear the noise from the busier streets. All in all I would highly recommend anyone planning a trip to Edinburgh stays at this hotel.

Although hotel is near train station and tram,the area surrounding it is not thenfirst glance a tourist would want.leaves a bad aftertaste in a gpood visitto edinburgh.the hotel itaelf is good without something extraordinary,apart from the fact that its obvious t runs on a single employee per shift for all jobs needed,as many times we found reception locked and the lady af it cleaning the rooms at the time.breakfast area is the reception/bar area essentially which is a bit uncomfortable

Enjoyed our stay

Lovely spacious and comfortable room. Staff friendly, welcoming and helpful. Location a little away from centre of town but well connected by bus and trams. Only one thing, the breakfast was very basic, just tea, coffee, juice cereal, toast, yoghurt and cake. As it was advertised as continental it usually includes some croissants/pastries, bread, ham, cheese and fruit. Also the option of paying a little extra for cooked breakfast would add a nice touch.

The hotel was a short distance from Haymarket Station so that was handy for our arrival, however there is a few roadworks going on at bottom of street which made it confusing for getting on the bus. The hotel was nice and friendly, we stayed two nights, the Friday was really quiet, a bit more noise on the Saturday but not so much to disturb us. We didn’t try the breakfast as it finished at 9.30 a bit early for us late nighters. The room was very spacious plenty storage, tidy and clean. The bed was comfortable not so much the pillows though they could do with replacing. Great WiFi. We had a good stay and probably would use Hotel 32 again.

Accommodations - very comfortable & roomy.
We would stay there again.
Only a couple of blocks from train station & and easy 20 minute walk to center of Edinburgh.
