This place is a must while in Edinburgh. Beautiful building with amazing staff ;-) A 10 mins walk to the Murrayfield stadium and 5 mins to restaurants and cafe. The hotel has also a restaurant which was excellent.

He is an absolutely wonderful doing anything to help us with our time in Scotland from exploring St Andrews to arranging reservations, suggesting stores to get our son moved into his flat, and making our time very special at the Roseate. His leadership sets the tone for the outstanding service level delivered by his staff. We would and will stay at the Roseate again based on our experience and the beautiful accommodations. The public areas were very welcoming and comfortable.
The food in the restaurant was outstanding both evenings we ate there and there was a wide range of drinks available in the bar. We had a very enjoyable stay.

Rooms were comfortable and provided all comforts. Restaurant and bar service was terrible and extremely slow. Staff seemed untrained in providing service in a restaurant as had to explain our orders even though only a 2 page menu. On our 2nd night waited an hour to get ordered drink before dinner even though only 2 couples in the restaurant. Extremely disappointing considering the price we paid for both accommodation and food.

This is a beautiful property and the staff was top-notch. I don't think we got the room we booked though, because we traveled with another couple and booked the same type of room and there's was much better and much larger. Ours was adequate, but very small. Overall, we enjoyed our time and enjoyed the property and restaurant. I would recommend.

This is a lovely hotel, however it lacks a few things to make it ‘worth the money’.
I booked a petite room (this was all that was left) which was fine I don’t need a massive room, it was however very dark and very hot. There is no air con.

My biggest gripe - NO COFFEE Machine.
I have never stayed in a room which cost more than £300 per night and been given powder coffee sachets! I didn’t think they still made them.
The radio was a nice touch but who cares when there is no coffee in the morning.

The property itself was gorgeous and the rooms were very clean. Very attentive and polite staff- great customer service. But there was no air conditioning, and no fans so we did not sleep at all any of the nights we were there even with the windows wide open. We did call and ask for a fan but they were all out of fans. It also kind of blew that our room was in the separate building across the road so if we wanted coffee, food or to sit at the bar we had to walk across the road every time. If they were able to change this and put in AC this would have been 5/5 rating

Second time staying at the Roseate. Always great. This time I stayed across the street from the main building, a slightly smaller room but still great for a couple of nights. Such a convenient location: 5-10mins walk from Haymarket station/tram, 15-20mins from Princes Street/Waverley station, with Tesco Express/Sainsbury's within a couple of blocks from the hotel. Water of Leith Walkway is accessible 5mins away and Dean Village is within 20-30mins walk. Staff are so friendly and lovely to deal with. Room service was excellent and accommodating! The shortbread biscuits in each room are such a great touch, one of my favourite details. I would recommend this hotel to anyone, and I'd always consider it as an option when in Edinburgh.

We stayed at the Roseate Hotel for my birthday and to celebrate a special occasion. The staff were very friendly and accommodating, which made our stay feel special. We had dinner at the restaurant—dessert was superb—and loved the breakfast, with excellent table service and plenty of delicious options. Check-in was seamless, and the welcome drinks were a lovely surprise. We were delighted to receive a complimentary room upgrade and really appreciated it. Unfortunately, the bed was very uncomfortable, sinking in with little back support, and we woke up both nights with sore backs and poor sleep. Mattress could do with an upgrade. Otherwise a lovely hotel and recommend to anyone staying in Edinburgh.

What an absolute gem of a hotel! A beautiful building inside and out. Great staff who are friendly and welcoming as well as helpful. Gorgeous decor in the public areas. Our room was across the road which was easy to get to due to the pelican crossing right outside. Don't be put off by this, it's absolutely fine! The room was a little small but perfectly adequate for our needs. The room was freshly decorated, spotlessly clean. The bed was super-comfy with lovely smooth sheets and soft pillows. The shower room was clean and the powerful shower had loads of hot water. The room was quiet and dark at night. We had an evening meal in the bar/restaurant which was absolutely superb. Breakfast was also outstanding. Overall we were very happy with our stay and will return later in the year with friends.

I cannot anything but wonderful things about the Roseate hotel and staff. They are top-notch, and so accommodating! We arrived early after a red-eye and they made sure our room was ready and gave us a latte and cappuccino as we checked in. They honored all the VIP benefits, including free parking, a bottle of wine, and free continental breakfast. Beautiful homes and location that is on the bus line and walkable to all the sites. I highly recommend!

The property is lovely but wished I had been in the main hotel vs. the annex across the street. I was given a room upgrade which was spacious, comfortable, and included a complimentary bottle of wine that was chilling upon arrival. Zoltan, on the front desk, was an absolute marvel - he seemed to be everywhere all at once and was helpful and friendly. Alas, Zoltan’s day off was the day before my departure and the gentleman replacing him was not near as attentive. I had an early morning flight and requested a wake up call at 5 am. That call never came.

Don't waste your money.

If you stay in the building across the street from the main hotel. Especially the basement level.
Your view is a wall about 2 Metres away.
The room itself was small and stuffy.
You can open the windows but as there is an alleyway running down the side of the building that does have gates both ends. But they are not always locked so anyone can walk down them.
If you are 6ft and lying in bed. Expext you feet to be knocked if anybody else wants to go from the other side of the bed to the bathroom.
Also be prepared to hear the people above you walking around, but it is especially unpleasant hearing them using the toilet.
Dont bring to many clothes as all you have is a few hooks in the little cubbyhole where they keep the other amenities. Kettle safe etc.
The extractor fan in our room didnt work.
For a Hotel that markets itself as 'Luxary'
It wasn't
Painted handrail and door frames were chipped.

Cozy stay in the Haymarket area

The Roseste was a beautiful property located in the Haymarket area. We stayed in one of the smaller rooms which was fine for just 2 nights, the bed was very comfortable and the room was clean and had amenities like a tea kettle and shortbread cookies. The staff was excellent and the male concierge gave us the most amazing dinner recommendation, and was so helpful overall during our stay. This property is a bit further away from the rest of the city but was quiet and pleasant.

We loved our time in Edinburgh. We were happy that we stayed away from the hustle of the city center as it wasn't far away but easy to get to. The Roseate was a fantastic place to stay with our family on our last two nights in Scotland, and it was our favorite hotel of 5 hotels on a 2 week stay in the UK! Situated just outside of the main city, the location was perfect for a group that wanted to see Edinburgh easily, but didn't want a city hotel feel. The hotel staff was very friendly and helpful when my father-in-law requested an extra bed sheet and when we requested a quick and early breakfast on our way out of town. In fact, the breakfast was a highlight - amazing options presented in a beautiful room and very good food! The rooms and beds were very comfortable and the property is so beautiful - we stayed in the main building. I didn't see the second building, but assume it is just as nice though I can't speak to it. No complaints at all for this lovely hotel. Thank you!

The historic property is conveniently located close to trams, trains, and buses. It is also walking distance from many restaurants, the City Centre, and the Walkway of Leith. Staff are terrific, the hotel is beautifully presented, with lovely colour themes, decor, design, linen, toiletries, even complimentary champagne on ice when you arrive.
I do hope the bedding/mattress topper is changed, the bed is suffocating, it’s far too fluffy!
The shower in the bath tub is an accident waiting to happen, and please offer some hair conditioner.
Coffee isn’t flash in the rooms, or in the dining room.

The hotel is stunning, although we were placed in the building across the road, but our room was beautiful and cozy nonetheless. The only complaint is that we were able to hear noises from the adjacent room, we were woken up by the sound of running water in their shower and grunting noises. So, better soundproofing is something that the owner of Roseate should consider for the future.

Gorgeous hotel. Room was beautiful, thoughtful, and so comfortable I was able to really rest and unwind. Bathtub was divine. The restaurant is excellent, convenient, and accommodating. Pictures are deceiving - you will not stay in the room you may envision or what is pictured on their site. We ended up in their “spillover” room which equates to a dark and dingy DUNGEON roughly 9 ft. x 9ft. Our carry-on luggage was placed in front of the only door due to lack of space. And the bed was tiny - my husband’s feet dangled over the end and there was approximately two inches in between the bed and the wall. Furthermore, we were placed across the street (something not mentioned). The host apologized profusely for the inadequate accommodations, however, we were offered no other option nor compensation. There isn’t a definitive check-in/check-out space and there is a total lack of organization with the hotel and its layout. It’s a miss for us.

From the first person I met as I walked in to last person who checked me out the personal service was outstanding. We were given tea as soon as we arrived. We got lots of good advice on seeing Edinburgh. The food in the hotel was quite good both for dinner and for breakfast. The waitstaff quick pleasant and the service was fast. A wonderful small hotel that is within walking distance to the city center. We would definitely go back.

Fabulous property!! Old and beautiful! Has everything you need! The breakfast was great! The location is a 30 minute walk to City Center, but the city Transporation is so easy and right in front of the hotel! Every one on staff was awesome!!
