Good shower! I wish that during cleaning, the cleaner would move all the furniture to ensure everything is thoroughly cleaned. It's also close to town, so if you ever need to squeeze in a last-minute visit or errand, it would be ideal.

Sorry this will a negative review, We paid a lot of money for the room.
Check in was a A4 note with a phone number.
Room 3 in the basement. Clean but very old bed that we could feel every spring. Bathroom very small. broken towel rail, broken toilet roll holder. Tatty decoration mirror light not working and ready to fall. 2 coffee sachet. One mug & one glass.

You won't meet any staff here if you're outside working hours or weekends, there's a lockbox and you arrange with the owner on the phone, it's easy enough I suppose. The place itself is old, the shower hose leaked like mad and the drain was blocked so the shower tray filled up in no time. They must know about this because despite the problems it is cleaned before each new tenant, and it was certainly clean enough with nice bedding and as it's an old building it was quiet also. You can't really get much cheaper at short notice in Edinburgh. There are no dining facilities, but a short walk up to the Roseburn cafe will give you a good choice of breakfast, and you don't have to stick to hotel timings, which is one way of looking at it. The place served my purpose, shortish notice, single occupancy, meeting family in town for the weekend, so not a disaster at all. Thanks

In four nights staying at Murrayfield Park (2 nights each, a week apart) we never once saw or spoke to a staff person. We were only able to enter the building, originally, after pounding on the door and were let in by other guests who provided the door code. They said they'd had the same experience. We had to guess as to which room was ours, and find our own key. Others' bath products left in shower, obviously not cleaned. No WiFi for second stay. Stained tea stirers, left from last guest; sticky carpet; a single, hard, flat pillow. Basement rooms, with single window opening onto street, so one had choice of breathing traffic fumes, and being on full view of anyone passing, or stifling. First room window hinge was broken, so room very unsafe. Original booking referred to Murrayfield Park as a \"Bed & Breakfast\", not a hint of any food available. We called all the numbers scribbled on note left on front door, several times, left voice mail, which was not returned. Complained to Expedia, who reported they attempted--and failed-- to reach staff several times, so we were not able to cancel our second stay, very unfortunately. Spoke to a frequent Edinburgh visitor who told us this venue has a horrible reputation, so apparently our experience was not unique. Too bad Expedia doesn't do more than lip service.

Place was terrible. As soon as you went in the front door of the building the stink of urine was terrible. Beds were poor quality,hard mattresses pillows were a waste of time very poor quality. None of the lights beside the beds worked. Socket on the wall was broken so instead of repairing the problem a strip of duck tape was placed over it. Kettle was wired straight into the wall with exposed wires. ABSOLUTE RIP OFF. £389 for a room with 2 single beds for 1 night😡😡

Brilliant value twin ensuite, which looks like it has been recently renovated in a great location and great value. Was apprehensive based on previous reviews but was also open minded due to the price. The communal areas are certainly a bit dated but my room was fresh, clean and comfortable with a big ensuite and cracking shower. I stayed an extra night due to not feeling well enough to travel and the staff member who dealt with my check in and the daily running of the hotel was brilliant throughout and always checking if I was okay and needed anything. The location is also excellent and I will return.

Pros - close to the city centre, (some) parking available, cheap compared to other accommodation in the area.
Cons - no one was there to check in - there was a number on the door to ring but that didn't work, found another number which did ring, then told my room key was in the basket but it wasnt - stressful check in and they didn't bother to apologise for this.
Fire doors on every room along with a sign saying please close quietly - it appears no one staying here could read as all i could hear all night was room doors slamming.
Kettle was burnt on the inside so black bits were coming out with the water, wouldn't advertise as having coffee/tea making facilities when they haven't been cleaned in who knows how long!
Booked the single room with private bathroom (paid more for the privilege), the bathroom was not private - it was seperate, in the corridor, with no key, in no way is it private. I couldn't have left any of my stuff in there.
Also, advertised with wifi, there's wifi in the lobby area, not in the room.

Very unprofessionally managed - i think they know they only get away with being so bad as its in a central location. Wouldn't recommend this place but at the end of the day its a bed for you to try and sleep in and it's cheaper than most others around the city centre.

Straightforward budget hotel!

Solid enough budget option for travelling to Edinburgh & being on the bus route for the airport. The ‘on-site parking’ was a first come first served 2 space drive, but there was some on street parking round the corner (although very luck of the draw as to if there were any spaces). The place was clean and well kept with comfy beds in the bedroom and good water pressure in the shower, albeit a squeeze of a bathroom overall. We had to ring a number to be given the code to get in the door, but getting in a was very smooth. The hotel is literally just a bedroom and nothing else but that did the job for us!

The radiator was broken and wouldn't turn off. The room was over 30°C in March and the windows were wide open and could not be locked. When I closed the window the heat became unbearable. The room was on the ground floor, with very loud traffic noise, dogs barking and anyone could have climbed in the window. Because of this I felt it wasnt safe for me - a young woman travelling alone - to stay in and I booked a room in a different hotel. I requested a refund and got no response. No staff were on site should there have been any issues. Very unsafe and terrible service.

To start with the good: enough buses to catch for the centre. The bed was good. The bad: I slept in one of the front rooms ground level. It was very noisy. Not persé from the traffic, but from people in the room above me. I couldn’t get the window to close properly. Mould in the shower and a cap from the shower temperature regilator fell off straight after touching it. For a short trip ok, but a bit sketchy. Not really worth the price I paid…

just one night, relatively newly refurbished but room not to my taste, Phone was answered after short notice booking and host gave good instructions on how to access after 5pm. basement room had a dingy feel with mould in one corner. Linen was clean and bathroom good. Window not easy to access as high up not sure if it was closed properly as a bit drafty. Bedroom door would only close with a slam. Parking was available with numbered bays I was told but due to the dark It was easier to park in road outside

I wish i read the reviews on how it was noisy. If you get a room on the ground floor, the road noise is terrible plus every time someone comes or goes you hear the door because they are old heavy doors and you hear the code being put in to enter. I got 3 hours sleep each night. The bathroom trash was not emptied in the 2 days i was there and it was over-flowing, the shared shower floor was slimy.

i arrived at the guest house i saw curtain with pole is broken and i saw bed is cell on spiders.

When i got a shower with handle turn on /off with handle for warm the water.

i still complaining not right and look the guesthouse are not good and some broken the shower handles and bed cell on spiders and bad smelt bedroom and old carpet. i still not happy about as above informations.

Location is good, only about a 15 minute bus from the city. It is simple to call up and get inside to the building, no hassle of interacting with staff. Bedsheets and towels were nice.

It is value for money. If you’re just looking for a place to stay and good toilet and bathroom. Most of our day we spent it outside touring Edinburgh so not really looking for 5 star hotel. The place is not far from bus stops so transportation to city centre is not a problem, just around 20 minutes. The toilet seems fairly new so no problem at all with regulating temperature of the water. There is no reception but there’s a number on the door to contact with regards check in and out so not really a big deal. There’s a small heater provided but the room is warm enough after closing the window.

Limited check-in/out (1300-1700) - no face-to-face. Very poor lighting on room (two bare bulbs hung from ceiling. Bed-side lamp bulb only one of any limited use; the other rated at 5W, but extremely low output.
Although bathroom appeared to be fairly new, the shower tray ~12” high, therefore the step up/down VERY challenging! The owner/manager should stay in the room for a night or two to gain first-hand experience!

We arrived several hours after the checkin, called in and they told us the code to get in and where the key was and that was it. The tv monitor in the room was about the same size as my laptop screen and we did not have a remote so no tele. The main light was not bright enough to see well from and kept going off. The small bedside lights were even worse. The shower water knob was jammed when we got there , I finally got it working. The washroom door did not shut properly and the toilet would not flush our waste down. Also even with the window shut the road noise was quite loud.Really disappointed. I really should get at least a partial refund.

I met the hotel's owner and they were very polite and welcoming. The hotel had everything that I needed for my weekend stay in Edinburgh. It was a delight (!) to stay there and would recommend them. The hotel is getting renovated which shows that the owner cares about the customers needs.

What was good: cleanliness, comfortable bed, decent temperature in room, wifi.
What was bad: after booking I emailed with a few questions but got no reply.
Information said to check in between 1 and 5 but there was no-one there. Another guest who happened to arrive at the same time would have been stuck ashe had no mobile phone.
Website said continental breakfast was provided but there was none. This merits a partial refund.
Shower temperature was difficult to control and I was nearly scalded.
Worst of all, there was no toilet paper either in my en-suite or the shared toilet. I discovered that just in time!
I saw no staff at any time during my stay. I will not be back.

What a disappointment for our first visit to beautiful Edinburgh...while we had read reviews that were less than flattering, we chose to take a chance on the 'guest house' as it was close to campus and we were visiting with our daughter, a perspective student-HUGE mistake. Front door wide open, no answer at any of the 3 numbers that we called to 'check-in,' building terribly rundown and unkept, filthy stairwells, etc., tiny single beds barely staying upright when we were lying down, uncomfortable towels, sheets and bedding, cramped room, constant noise, and so much more in the negative column. Really would like all or most of my money back, but probably impossible as I am not sure there is anyone really caring for the property and its guests.

Great price. My room was nicer than I expected, with a great shower and very hot water. Location isn’t super convenient, but Edinburgh’s small enough that it wasn’t a problem (e.g., 20 min to Uber to Old Town, including wait time).

The only downside was that last-minute booking is doable but not convenient. They didn't send any check-in instructions (door code, room number, how to get a key), they didn’t have anyone onsite (they don’t have a reception desk, so perhaps that’s typical), and they only listed support options by phone (which didn’t work with my data-only international phone plan). Fortunately they responded within 10 minutes of me emailing them.

Actually the area was not terrible but the accommodation
was a disgrace. When we arrived at the property we could not get into the property as we needed a CODE NUMBER. When we called the phone number given to us we got a code to punch in. We were in the basement with no chance of a pretty or interesting view. The bathroom was lovely but very small. No breakfast but got 1 apple for the 2 of us which was sitting on a table in the room. The room had has holes in the wall perhaps where someone else, before us decided to slam the door into the wall.
Hopefully other guests will complain as we met others who were not at all pleased with this accomodation.
A refund of what we paid for this accommodation is in order.

Only 1 member of staff on who seemed to be cleaning rooms and greeting customers he was very friendly no complaints about him. Confirmation receipt said we had a en suite but it ended up being a shared bathroom for the price I paid the room was unacceptable wallpaper was torn and mould starting to come through on the corner above the sink there was a tablespoon to use for the tea and coffee ( I know this is trivial but to let people know what to expect) also the TV didn’t work I phoned the contact number at 9 pm when we returned back and told the lady it wasn’t working she said she would get someone right away but no one came the shared bathroom had seen better days and could do with updating

Unfortunately although ideally located for our trip to Edinburgh Zoo we were quite disappointed with this accommodation. My daughter and I were travelling with an 8 year old and were really disappointed to note that a lightbulb had broken off in one bedside holder, another was held together with cello tape hence no bulbs in either. Over head light bulbs missing and a broken plug socket. The shared bathroom sported quite a lot of mould and was quite unsettling. The whole accommodation reeked on neglect. Tea making facilities were available but sparsely stocked, just 2 teabags for 3 cups. Regrettably we won’t be returning. The owners and Hotels.Com need to seriously address these safety issues in a family room urgently !!!

After a 1.5 mile walk I couldn’t find the property. I rang the number given and was told the road changed names!! Found it eventually. No one there to greet me, message & key on top of hall table! No info about how to get in etc. was hurriedly given a code- sent text asking g them to confirm by text- nothing and jo one around! Bed sheet immaculately clean, however, the mattress had hard pieces picking through in. Serious places, had to find a bit that was relatively comfortable, pillows were about 1” thick and useless! Room dusty, bathroom floor/ shower dirty with mould in shower. Towels clean, 1 tiny piece of soap each and nothing else! All in all not an experience I would like to repeat. Although the member of staff I met briefly in the morning was very pleasant. Dire- avoid!

This is a no frills type accommodation which suited us perfectly as it was the cheapest available at the time. We had an issue with our room allocation which was not really the fault of the provider but we had to deal with it over the phone as there was one present at the location. Other guests took the keys to our room when they arrived. Luckily they only arrived a few minutes before us so it was resolved in the end.
Mattress could do with being replaced as it was a tad bit lumpy but passable.

Not a good stay. Lets start with the check in. There us a sign on the door says phone a mobile number. They give you a code for the door and tell you where to pick up the key to your room. No sign of any staff at all.
Bed was uncomfortable and lumpy. Bathroom was worse... toilet didn't flush properly and sink didn't drain.... and a broken toilet seat too.
Cap this off with rude staff with absolutely no customer service training and there's very little i can say that's positive.
Finally, with an issue over parking, the same person who told me the car would be ok in the drive, even though it was blocking someone else advised the driver of the blocked car to call the police and have us towed.
Thankfully, the other guest was more reasonable than the staff here.

When we arrived there was no tea bags. Only one glass no tv remote. Dirty soap in shower dirty linen in hall way There was two of us Not enough pillows

Then to top it off a work gang stayed then at 3 am there was fighting. Proper fighting bad language walls being punched doors being kicked then a 7am it started all over again Wife was very frightened. The room wasn’t serviced every day. Just very dissatisfied. Won’t be back

Camping is a better option

Entry was via phone and the access code and room number was given. I drove past it twice because I was looking for the large parking area advertised but found that not to be the case.

The room was below street level at the front and so everything could be heard outside.

The bathroom was grotty and included a fine example of how ecosystems can coexist above the shower.

The beds were cheap and uncomfortable and at no point was the room serviced during stay.

The bedside lamp had that 'battered look' and has seen better days.

Electrical safety is excellent as the wall sockets do not take plugs and in one case, the earth pin has been snapped off and left in to limit usage.

TV was epic and did have all freeview channels although the remote in the picture sums up the whole experience.

Would I stay again? No. Hotels.com why are you listing this as 3 star and conducts quality assurance in your organisation?

You had to phone to get access code to get in. No staff that could be seen. Id call it a hostel more than a guest house. Room and shared bathroom were clean. Beds really uncomfortable, window panes rattled all night and was really cold. At the end of the day you get what you pay for.

Great location for Murrayfield

Pretty convenient to be able to self check in after hours. Rooms were clean. The shower was missing a door. A bit of renovation could help. Great location for Murrayfield, and also on the Airlink 100 to the airport.

Nothing like the picture shown. Parking is not as spacious. A TV remote would have been nice. The bathroom had a noisy faulty extractor fan and the loo seat was held on by one bolt. Did not meet anyone running the place. The bed and room were, however, quite comfy. WiFi was good.

Room was clean enough shower cubicle was not very clean lots of mould and the who person used it previously left it in a dirty state !!!! needless to say we didn’t shower there ! Nobody at reception to check us in but eventually after 2 phone calls we managed to get a code and gain entry .... won’t use this hotel again

When we got there our room was not ready and had to come back in one hour. The shower did work and was told to use communal shower up stairs,and the hand basin leaked heavily and soaked the floor when used. The fire exit was blocked with furniture.

Simple but effective

Ideal location beside Murrayfield stadium - 5 minutes walk away.
Room was clean and pleasant, only complaint is that the window would not shut properly.
