We had a nice stay, the hotel is very well located and the structure is very pretty. The downside was that is quite cold, as the windows in our room were quite old and the heating had some problems. We contacted the structure and they solved the heating issue quite fast, which was nice. The staff had been very helpful throughout. I might suggest maybe to provide more options for breakfast, as there was not much choice if one can't have sweets or milk. Maybe some bread would have been nice or fruits. Overall, we enjoyed our stay, but there's room for improvement

I chose this place because of the photos on the official website and it didn't disappoint. The rooms were clean and presentable, there was a TV very well positioned in front of the bed, and an outdoor patio to get some fresh air. I only have two criticisms: there's no receptionist or manager to greet you; we only saw a maintenance worker who answered a few questions and that was it. The second criticism is the bathroom. Although very nice, it didn't have a vent; it trapped odors after use, and there was condensation after a hot shower. The price isn't bad at all considering its proximity to Hyadmarket station.

The beds are awful. It is like an air matress. You will sink and be uneven. It is an old house, it is musty smelling. It is very hands off. Only service was to replace towels and clean the wastebasket out. Ither than that, you were on your own. I did like having access to cups, dishes, etc when i needed them and the nespresso and water was nice. Loved that it was about a 10min walk to Haymarket. It was easy to get in with directions and to get my key

The customer service is non-existant, the room had left over leggings from the previous guests in the cuppboard, the common area barely had ustencils to use and the disgwasher rack was always full of dirty dishes, the fridges are dirty or full of ice.
I had to explained to fellow guests how to use the front door twice, one of thwm hadn't been able to use the front door on his own for 3 days and he wasn't able to receive propper customer service either when he tried.

This property has potential but you need at least a guest services manager on site from 9 to 5 or 10 to 6 to welcome guests, answer their questions, receive and keep their luggage and supervise the housekeeping staff.

Not too far to walk from Haymarket station and set back off the busy main road. Entry is via a system I had not previously encountered, so took me a while to become accustomed to it. A free 'grab and go' breakfast was included. A pleasant surpirse.

If you are on a budget, than this is a perfectly reasonable place to stay. 10-15 minutes walk to Haymarket Station, on a good bus route.
The breakfasts offered are free and adequate. Cereal, coffee, pastries etc. Located close to Murrayfield, and the Water O Leith Walkway. There is no front of house staff, so I cannot comment on their service. My bins were cleaned daily, but i'm not sure what other cleaning my room experienced during my stay.
The one downside was the noise from the road at night. Even with wearing earplugs, the traffic and nearby trains do make a racket. Partly, this is because my window was terribly old and couldn't keep any excess noise out. If you are on a budget, and don't feel the need for a cooked breakfast every morning, this is a decent place to stay.

This was overall a great place to stay, if needing a little TLC. The beds were comfy and there was ample room to unpack your luggage. We had the suite with a lovely mountain view. The only odd thing was the room with windows facting the mountain had the smaller bed, while the back room (with no windows/views) had the larger bed. The glass panel in the shower was missing a bottom gasket so it was impossible to shower without a large amount of water leaking onto the floor.

We appreciated the in-room espresso and water bottles. We did not partake in breakfast, which was very grab-and-go with plastic-wrapped pastries. Staff was not seen at all, but must have been on site somewhere; this wasn't an issue for us, but some might want to know before staying here. Overall, a nice stay and great location, somewhat away from all the downtown hubbub.

I spent a week in Scotland and this was the worst stay I had, and by far the most expensive! I didn't receive the access codes to get in, and to get into the key box. Luckily I had mins left on my SIM and could call. A girl in the Philippines gave me the codes. Then I realized the room wasn't cleaned properly (the garbage can wasn't emptied as an example). I hardly slept bc of constant road noise and noise from within, and from allergies (sneezing and blowing my nose all night). I tried emailing the address on their site later, but both times, my email was rejected. I got an email from Andreas, who's supposedly the mgr, the day after I left. I tried calling him but that didn't work either. I asked Hotels.com to contact them and ask for half my $ back (which I thought fair). I heard they refused. That stay cost over $400 Cdn! I understand the festivals were going on, but that was a mistake! The place wasn't worth half of that amount. Avoid this place.

Good stay, very restful, clean room, quiet area, has what you need for a short term stay.
Overall the room and common spaces could use a bit of detailing & attention to make it a bit more inviting, but overall I had a great stay. Very close to a bus stop and the 100 Airlink bus if you are coming or going to the airport, restaurants and grocery close by, and good communication from the hosts.

One member of staff was specifically very rude and unprofessional. While breakfast is stated to be served 8-10AM, he removed all breakfast items from the table as soon as we arrived in the dining lounge at 9:45 and when we mentioned the time is still not 10, he rudely replied it is free anyway and we are doing you a favour, as if we are staying there for free!!

The room service ONLY includes change of towels! No new bedsheet, water bottles, etc.

The water takes randomly 5-10 minutes to get warm!

The property is located in a nice neighbourhood with good public transport access (mainly buses).

My stay here was a complete nightmare. There was no hot water, the air conditioning didn’t work, and the entire place had a disgusting musty smell. There’s no front desk or staff, just a mailbox where you pick up the key — super sketchy.

When I tried to get help or fix the situation, there was zero communication. No one answered. I honestly feel like I was scammed — you pay for a “hotel” but what you get is unlivable. They basically stole my money.

Do yourself a favor and stay somewhere else. This place doesn’t even deserve one star.

No 6 West Coates is not really what i would consider a hotel, it's more like an airbnb. We recived our room key via emailed instructions, and we never saw any staff the entire time we were there. This hotel was was bearable for the two nights we spent there, but if we had been staying in Edinburgh longer, I would have found other accommodations. The building is old and in need of renovations for the prices they charge. The room was ok, but not the cleanest. The bed was also not comfortable. I like a firm mattress, but even I found it too hard. There's no air con, which we expected, but the windows only opened about six inches and we had to find something to put in them to keep them propped up so air could get in. There was no fan in the room, so I wouldn't recommend staying here in warm weather. The bathroom was fine, but again, had to prop open the window to let steam out. The room did not have any lamps or fixtures with USB ports, so make sure you have a plug adapter if you're traveling from outside the UK. We had to go to the Tesco Express down the street, and luckily they had one. No mini-fridge in the room, but there was a refrigerator in the common room on the ground floor. The location is pretty good. The tram and train station is about a 10 minute walk, and the main part of town is about 20 minutes. Might not be convenient for someone with mobility issues. Overall, for 300£ for 2 nights, I would not stay here again. There are nicer options for the price.

Location was fantastic. Lovely building. Unfortunately there was a large leak in one of the rooms that had a bucket under it. I emailed the hotel contact on day 1 and haven’t heard back. The dripping carried on all night and kept my youngest up so not ideal. Reading other reviews it seems this room has a historic leak so suggest it needs fixing.

Not worth the price

We stayed at No 6 West Coates and the carpets were stained. Our room the carpets were also stained. We noticed the sink we not draining properly and the shower we had when turned on only gave cold water. (If we ironically turned the cold water tap on the bathtub, then lukewarm water would come out of the shower). We reported this to the hotel's 24 hour helpdesk by calling, and though despite being promised it would be fixed, they didn't bother to get someone to look at the problem, until we called again in the evening realising when we returned the problem had not been fixed. By then it was too late. They also didn't have another room available to transfer us to. This pretty much ruined our stay.

The room is suitable for two people, but I didn't encounter any room service during my three-night stay. There is a problem with the toilet door; it gets stuck on the floor and makes noise when opened. Additionally, the bathroom sink isn't draining properly. I typically shower after my girlfriend, and I noticed that there was still water around my ankles by the time I did showering .

There is no front staff service. You receive an email with a code for the front door (that you will always use every time you need to enter) and a code to receive your key. This wasn't inconvenient, just something people tended to not notice when trying to enter the building. They do not come in to clean the rooms or change the sheets. They only come into the room to take trash and to replenish towels if needed. If you're staying for a long period of time, make sure to find a laundromat--we washed our clothes in the tub. We also became incredibly I'll and had to sleep in the same sheets consistently. So be aware of that as well. The staff were nice and there is a kitchen area where they serve coffee and a small assortment of packaged breakfast foods for a few hours in the morning.

Wish I had checked trip advisor before booking! The situation of this “hotel” lulls you into a false sense of expected standard.
Entrance is so dated and shabby, carpet dirty. Room, dust everywhere , pulled bed out to access plug under bed detritus +++, heater didn’t work , the owner obviously knows this as electric heater in cupboard . No milk, stripped beds before leaving to find blood stained mattress cover ! Only saw one member of staff who looked utterly miserable, no wonder working in this godforsaken hovel.

AVOID AT ALL COSTS!!

My recent stay was nothing short of a nightmare. From the moment I arrived, the experience was marred by neglect and a complete lack of hospitality. Upon entering my room, I was greeted by an unpleasant surprise: a pair of dirty knickers left behind the locker. This was just the beginning of a series of unfortunate events that left me feeling disgusted and uncomfortable.

The water temperature in the shower was alarmingly hot, making it nearly impossible to take a shower. I found myself avoiding it altogether, which is not what one expects when paying for accommodation. The overall ambiance of the place was unsettling, reminiscent of a brothel rather than a hotel.

Communication with the staff was non-existent. I attempted to reach out via three different email addresses, all of which bounced back, and after numerous attempts to call, I was met with silence. There were no cleaners to be seen during my four-night stay, no fresh towels, and no toilet paper replenished. It felt as though the management had abandoned the property entirely.

The noise levels were unbearable, with loud disturbances starting as early as 6:30 AM. Guests were roaring in the corridors, which made it impossible to get a decent night's sleep. To top it off, on my last day, a man knocked on my door at 11:10 AM to remind me that check-out was at 11. This lack of courtesy was the final straw.

Had to park 2 blocks away and walk ti the hotel, there was very little staff with no reception and weren’t friendly. I was left outside as the door lock wouldn’t work and tried to call staff but they hung up on me so had to wait for someone else to use the door to get back in after grabbing some food. The shower didn’t work and the room was dirty.

Hi we really enjoyed our stay however there was some issues with some of the lamps in room 4 not working and broken and then some other cosmetic damages like the bath.

However overall we slept well, and the complimentary breakfast although basic did the job. We got a very good deal so was definitely worth it all. However not sure if the price was high as some dates we had seen it would have been acceptable but for what we paid it was definitely worth it.

The staff were helpful and the area around the hotel was really nice.

We would come and stay over again. So Thankyou for the stay :)

Had everything we needed but some things were stained / dated. Also, room layout could do with rethinking as there were no plug sockets to side of bed and only one bedside cabinet. Very limited on choice of available TV channels - not even free view. However, plenty of hot water, decent wifi and clean towels and sheets and a grab and go breakfast of pre-packaged pastries and cereals. Also location good for catching buses into city centre (approx 10 mins on no 26 or 31 bus to Princes Street) and good for airport link bus 100 as stops off at the Wester Coates bus stop which is literally a minutes walk and the same stop for city buses. Overall, you get what you pay for. Edinburgh accommodation is so expensive that if you’re after something basic/no frills and a reasonable price this place might work for you. Just don’t go expecting 5 star luxury for 3 star prices.

Overall, the room was fine. Large and spacious and clean. The bathroom was also nice and big. However, the breakfast provided was very limited. It did not have any fresh fruits, only one kind of pastry and only a few choices for cereal. I knew it would be basic, but I thought there would be more variety.

The biggest concern was the fact that my shower only poured out hot water. Didn’t matter what I did it was only scolding hot water, and it was forced to take a bath, which I don’t feel comfortable with in hotels. Made it harder to wash your hair and whatnot.

Location was pretty convenient next to public transit that ran frequently.

It was almost impossible to speak to anyone who worked there, however, which was a challenge. We often couldn’t find a staff when we needed to talk to them and the email address provided when we got confirmation did not work. There was also no phone number provided.

Even though this place had some good features, i don’t think we could stay there again.

The place was pretty much a dump with the strangest entry system I've ever seen. This should not show up as a \"hotel\" when searching for places to stay. There's no human attending to the property while you're there. You use a combo to get in and a combo to get your room key. Street parking was fine. Walkable to shops, pubs, etc.

After calling the hotel phone number had to go through the hoops to get my key from an automated machine. Turns out they didn’t send me an email that was supposed to give me these details. For the amount you have to pay in Edinburgh for hotels this one takes the cake for being way too overpriced for what it is.

Bathroom door was broken and had to be slammed to shut. Toilet flush was very poor, took several attempts to flush just a tissue.

Not all is bad, easy and convenient check in and out. Great location, local to the city centre with bus route right outside the door.

Best thing about this room was the shower, powerful and good temperature.

Bedding and towels were clean and comfortable. Beds were comfortable.

I would recommend fans in the rooms, it go warm but luckily not unbearable.

For the price I was expecting better.

Comfortable place for the price it offers. Clean sheets and comfortable bed. We were able to sleep well. The twin room we got was not very spacious, but it worked for us. It was accessible to all transport, bus stops just in front of the property and not far from the Haymarket station. We had no difficulty checking in and was very efficient. On our last day the breakfast snacks were not set out on time, so we left hungry. :(

First night no lighting wc very noses after flushing. Next morning no hot water and at all weekend spoke to the manager put new light bulbs in so we had light. Rooms are very poor not has website. Good location as you can walk or bus to main attractions. The breakfast room was great and also having access to a fridge and crockery was welcomed. Unfortunately we did not have any hot water in our bathroom and although management initially responded to our inquiry and attempted to fix the problem we continued to have problems, i.e. no hot water.

The check in has been tedious. It was remote, we had to fill out a form which would have given us access to the property and our room. The form was blank, we had to call and eventually we could get in.
The bathroom cleanliness condition was deplorable. The WC had blood and feces stains. We actually have to clean it ourselves. Hair were found in the sink and bathtub. Some on our pillows.

Morale: we were there, the room was not fit for renting, and nobody was there.

The place is well secured. Instructions were given prior checkin and managed to get on even we didn't find any staff upon arrival but that's fine as they gave a heads up on what to do. A nice place especially for those attending events near the Murrayfield stadium and also not too far walk to to the city centre.

Okay so my experience with this hotel was not particularly wonderful. The property is run down. The room was bare bones, basic furniture. The water situation was a nightmare: two out of our four nights we didn’t have hot water in the morning. The first time we were told to leave the water running and… 45 minutes and my husband going to find someone who worked there… again.. they sent two guys to our room who said it was a timer issue. On morning #1, my husband went to the laundromat for a load of laundry while I was in the bathtub. A staff member not only came into the room while the water was running, and while my phone had audio playing, but he barged into the bathroom where I was completely naked. Last but not least, this listing came up in the Free Parking search category in Expedia.. that’s not true. There is Zero parking near the building, they refer you to adjacent apartment complexes with tenant parking or nearby hotels. We had to pay 55 pounds to park in a nearby hotel lot. There is absolutely no way they didn’t realize I was in there. Will never stay at this property again. Contacted Expedia for a complaint.

Based on a 10 day stay. The building looks a little rough from the outside but the room was clean and bed was comfortable. Check in was done by text message over the phone. Pass code worked well. No issues. After 28 hours travelling we wanted to shower before going to eat. No hot water. This was an issue the whole time. Hot water was available in the mornings but not late after noon. The weather was hot the first week we were there. We walked a lot and when we came back to the hotel to clean up before we went out for supper/dinner we cold showered every time. Hot water every morning though, We did ask for a bedding change on day 6 but were told no by the only employee we saw the whole time there. This place is basically an Air B and B. This was an inexpensive place to stay, good neighbourhood area, good location to walk from, and bus stops to city central and the airport just outside . The train is a short walk down to Haymarket station. If you like to be independent and left alone this is the place for you. We would stay again.

Terrible service. On the day of arrival, we asked for the code to get in. The person running the business insisted that he had sent it to us and that we needed to check again. We reached out 4 different times before they relented and finally gave us the code. Fun fact! They did send the code after all; two days AFTER our stay .

Of course, for our dessert course of this review, I gotta talk about the hot water. We very quickly realized that all the water was ice cold. So we asked the very easy question of - hey is there hot water? The person managing the building told us we needed to find a red switch or a string hanging from the ceiling. Apparently this hotel is an escape room now and you need to solve puzzles to get really basic stuff. So after some searching we realized that we had neither of those things in our room before the manager finally admitted that the hot water comes on when the heating.

Only good thing about this place is location. But it isnt worth the annoynaces of dealing with management as lack of ammentities

Good location, bus stops right by the house from airport. Most if attractions are near by, the place could have been cleaner and stainless as there was a stain on my duvet but when I talked to the housekeeping she said it’s not dirty it’s just a stain that doesn’t go away otherwise it’s been washed. I asked for it to be replaced anyways but they didn’t replace it so it was little uncomfortable to have that on my conscious. Everything besides that was perfect such as location/self check in check out/breakfast in the morning was a nice touch. No shampoo or essential toiletries are given so you’re lucky if you bring your own otherwise you only have water to rinse yourself with some soap that didn’t seem like body wash and no shampoo/conditioner. Cleanliness could be worked on as well as providing essential toiletries (body wash/shampoo/conditioner) like other Hotels would also be nice.

Parking was not on-site had to walk 1/2 mile once a free street parking spot was found.
The free breakfast might be free but wasn't there, when a staff member came out of his hiding place he said there was no staff and it was free, but nothing was there.
Breakfast available from 8am to 10am
We left at 9:40 without breakfast.

I like the area it was situated . Really nice and clean room . In the morning , the batteries of the outside door were on floor as if someone close the door too hard. We try to put it again but the lock was not opening . So we left earlier because it would not have been possible to return in the hotel .

Lovely, clean room & bathroom with ample amenities for our short stay. Complimentary cold breakfast had plenty choice and was an added bonus. Only minor issue was the room was extremely hot but we simply turned down the radiators. Excellent location for walking into the heart of Edinburgh.

Stayed in room 15. Rooms need updating, things were falling apart and general wear and tear is not repaired. Mattress was not comfortable and shower being an electric power shower meant water was tempermental, being scorching hot or cold and issues with the water pressure. YH

There was as an issue with checking in as hadnt been sent my code to open the lock box to get key to the room, this meant having to ring customer service. Continential Breakfast is ok pastries, coffee, fruit juice if you are not gluten free as no gluten free options available despite making a request months prior to our visit so had to bring my own. Location is great, about 1 mile walk into the centre of Edinburgh. No parking at location but parking about 0.3 miles away. No member of staff seen except at breakfast. Little changes could make this place so much better

Avoid…you’ve been warned

Simply the worst hotel experience we’ve had in years. There’s no staff, therefore no service. It’s at best a self service hostel, which is fine if that’s what you want, but not if you’re paying hotel prices for hostel service. We didn’t get sent any information on how to access the hotel so we had to wait for another guest to open the door and then we managed to speak to someone on the unmanned reception phone who eventually gave us the code to access our room key. We couldn’t work out how to use the digital lock on the front door of the hotel so I had to climb through an open window twice to get in and open the door from the inside. We spoke to two other guests and they had exactly the same experience as us and also had to climb through the window. The housekeeping is ridiculous as our beds weren’t made and towels weren’t changed despite our bin being emptied, so someone had been. It was really hot as well and there was no fan and obviously no one to ask if we could borrow one. If you stay here and have a poor experience….don’t say you haven’t been warned!!!

Clean, comfortable room. Mainly self-service, but great communication.

Could use an extra soap dispenser alongside the bathtub as the one next to the shower was a bit awkward for taking a bath.

Providing bottled water in the room was a nice touch. I was happy with my stay and would definitely return.

Great location, quiet and comfortable

This clean and roomy accomodation is about a 20-minute walk from the heart of Edinburgh, even faster by bus, tram or train, all of which you can catch nearby. It's even closer to Murrayfield Stadium. There is some on-street parking nearby with numerous restaurant options in walking distance. It was a great choice for a few days in town.

A comfortable stay but really lacking on cleanliness! On arrival the towels were stained and general lack of cleanliness. I didnt feel comfortable with using towels and cups and such! The bed was comfortable and the interior was pleasant. I liked the check in process and the foyer was welcoming. We stayed for four days and expected our room to be cleaned atleast once but no. We only got a room change. The wifi was fast and easy to connect. The hotel was easy to get around and had good transport link. For breakfast there was cereal and pastries but I expected more of a variety of pastries considering that was the main thing and also some pastries were stale and old. I wouldnt stay at the hotel again but it was fine for a short stay.
