Staff were lovely, although we had a few issues with the room. 2 broken plug sockets, one of which had caused an electrical fault and was covered in soot, the other with a broken plug still inside it. The Hot plate would take 90 minutes to cook anything. The shower leaked across the floor and one of the radiators was broken. I was supplied a bread knife for general cooking, which made food preparation difficult.

I'm not sure why this venue is rated as four stars, it is not.
As a woman on her own, I really was not comfortable with my room being just inches from the front entry. I travel a fair amount and this was the only time I've ever but something behind the door so I'd wake if my door opened.

The smell of damp in the bathroom was disgusting. I went straight out and bought an airfreshner. The bathroom was small and even with the sliding shower door fully open it was a struggle to get in and I'm not a large person.

Bathroom faucet so wobbly we couldn't use it; mice in the room; food left in fridge from previous occupant; dirty towels left in bin from previous occupant; lamps on either side of bed were broken; pillows filled with golf-ball sized lumps; no one was ever at the front desk--same umbrella was behind the desk every day, never moved. We left a day early; slept the third night in our clothes with bags packed so we could leave early in the morning. We met another traveller who said he had also stayed there a few years ago and had a similar experience. The owners haven't learned, and I don't see how they stay in business, So I am telling the truth to warn off other travelers!

Location is unbeatable!

Problematic for available parking. We stayed twice: at the beginning of our trip and at the last night of our trip. Last night was far better than the first night. The first night’s stay, our auto key door was broken so we were given a key and the door handle was nonexistent. On our first night’s stay, the receptionist did not explain how to use the card for electricity. She wasn’t very helpful nor was she friendly. Upon our last night’s stay, we had a nicer room and our welcome was far friendlier.

Was very disappointed with the condition of our room, as well as the lack of communication when I did send them a message. The location is very good, the bed was very comfortable and it was convenient to have a small kitchen. I appreciated the email for late check in and that was easy. The place is in need of some repairs and proper cleaning. There was a lot of dust/mold in the bathroom vent as well as the fridge vents, the curtains were coming off the rod, the tv remote was absolutely disgusting and the kitchen didn't have enough tools to actually cook much. My communication during our stay on this went unanswered. I wouldn't stay there again because of the above.

The hotel is in a lovely location and close to transportation. It is a beautiful historic building on the outside, but the room desperately needs updating, i.e. curtains, carpet, kitchen, furniture, etc. The weather was warm when we were there and it was suffocating inside, especially since the window didn’t open.

Convenient location, clean. required insistence to receive 2nd blanket for shared bed( traveled with good friend, not husband). Bed smaller than booked king size. Room key disabled on 2nd day of stay. Very difficult to receive response from Hotel to get us into our rooms. Had to leave message on answering machine twice. Staff in hotel next door stated this is a frequent problem . They tried to reach the staff to help us, too and got their answering machine. If you don't have international calling on your phone, you can not reach them. Service desk closes at 6 PM.

The property is fairly close to bus and tram transportation. It's 2 block walk to the main road that connects directly to Princes street.
My main complaint is there is only once accessible outlet in the bedroom. There are outlets you can use in the kitchen which we did. No outlet other than for a shaver connection (not a standard outlet) in the bathroom. Had to use the one outlet available in the bedroom to use the hair dryer (or use the kitchen outlet). With 4 adults and phones, iPad, portable chargers to re-charge, that was an inconvenience. There is no option to purchase any water or snacks in hotel. We were placed on the first floor which was super convenient given our heavy luggage. I don't think there is a lift.

Honestly one of the worst stays I’ve had in a hotel.
We initially went to drop off our bags but couldn’t be checked in yet as we were slightly early so we said no problem can we leave our bags and then check in later on and that was fine with the receptionist. Later when returning nobody was at the desk to let us in so we waited, rang both numbers available and buzzed for about 25 minutes, then someone coming in kindly let us in so we got in and waited another 5 minutes until we saw our key in an envelope with our name and room number on so we got it and went upstairs.
20 minutes later we got a call back from reception so we explained and was told “I was only away from the desk for 10 minutes” which was just clearly untrue and my call log can show otherwise. So we basically just said we have checked in now so it’s done and ended the rather passive aggressive call from the receptionist.
Everything in the room looked as if it was found on Facebook marketplace secondhand or something. The shower was like a trickle down your back and the temperature was a choice of either scalding, tepid or freezing, the tap in the kitchenette only had warm water and the rest of the room was just incredibly strange. There was even a random ottoman for some strange reason.
We never saw a soul at the desk after that first encounter and the only positive I could possibly saw is that it wasn’t disgustingly dirty and it had a lot of plug sockets.
Overall I’m really unhappy with this stay.

Warm and good value but see comments

The room was warm, and the bed comfortable (though the bottom sheet wasn't big enough for the double bed; I was alone; two people might have been more affected by this). (1) Biggest flaw: NO TABLE/BREAKFAST BAR OR CHAIRS TO EAT FOOD. (In fact no chair at all), though basic cooking facilities (microwave, small hob, kettle, toaster), pans and utensils were provided; nor were there any trays to eat off one's lap. (2) Not suitable for anyone of limited mobility or 'traditional build': the stairs down to my basement room had no rail for part of the way, and the shower and surrounding area were cramped (though the water was nice and hot)

We came here for new years eve, good location 10min walk to princess street. Really enjoyed our stay just a couple of things to be aware of... there is no lift and a lot of stairs, we had requested a low level room as i have mobility issues and were put right on top floor with 6 sets of stairs was not ideal. Room was lovely, cleaned and fresh towels everyday. 1 of the days we got up late and the cleaner walked straight in without knocking. Very apologetic but also embarrassing for me as i was just in a towel after showering. Room was extremely hot all the time. Not a bad stay

NIGHTMARE HOTEL.
We had booked a 4 night stay in what seemed to be a well located - good reputation apartment block. How wrong we were.
We were awoken in the middle of the night (twice, one at 2am & another night at 4am) to banging on the front communal door and then somebody banging on our own front windows (right by our bed) as we were staying on the ground floor. This was utterly terrifying to say the least. Even if this was someone locked out- this didn’t matter- we called the out of hours emergency number and it went straight to voicemail multiple times, when speaking to the receptionist the next morning who was utterly helpless, she was more concerned that we had phoned 101 to get advice from
The police rather than checking what had happened. The police actually attended the property to investigate after we called 999 due to this being multiple times that someone was banging on our windows trying to gain access into the building. They thought it became a concern for welfare.

The room itself was very basic. A tap that you could almost pull off when trying to turn it on, a door that looked like it has been kicked in, very basic kitchen supplies - we ended up buying even kitchen spray and wipes for the surface as there was nothing to use - the fans for the bathroom and kitchen barely worked and the overall room was not worth the ridiculous amount of money we payed for it. We are utterly fed up and disappointed in this stay, we will NEVER be staying here again.

Palmerston was perfect for the price and for what we were looking for. We were hardly in our room because we spent the day exploring Edinburgh, so we didn’t need anything more luxurious. The bed was adequately comfortable for resting and the room temperature was fine. It was ten minutes’ walk to the tran and busses. All in all, it was comfortable and perfect for our purposes.

They moved us to the Grovesnor which had smaller beds and many flights of stairs to climb. When I reached out about a discounted rate, I got no response. In fact, we heard nothing from them at all other than moving us to a room with smaller beds. Other than the poor communication and smaller beds, the Grovesnor was nice and well taken care of.

The place was ok and conveniently located with easy access to Princess Street. On the downside the microwave was not working, and as it was out of hours I had to climb 3 flights of stairs to retrieve another from a top floor apartment after contacting the OOH emergency number. Also the drain hole cover in the shower was not fastened properly and kept moving all over the place as the water gathered in the tray from the shower.

This was a nice place to stay while in Edinburgh. It was nice having a kitchenette which made it convenient for breakfast. Everything worked in the room but it would have been nice to being able to open a window for ventilation as there was no fan. The area around this location is heavy residential but it was beautiful to walk through. The only knock is there is no lift and you have to carry your luggage upstairs. I would definitely stay here again.

Loved the room and the fact it had a fridge and kettle. It needs a little bit of upkeep. For example the window didn’t close completely so they had towels there to keep the cold out. The door didn’t lock when I was leaving for a walk so they had to fix it. The sponge in the kitchen was a bit smelly. However the bed was very comfortable and it was clean. I would stay again.

Good location for getting to the City Center, Royal Mile and Edinburgh Castle. Room had no eating area. Kitchen was small but that was fine. The lack of anywhere to eat what was presented was a problem.

Phones were turned off so if you needed to get the front desk (if attended) you had to go down many steps and then back up the steps. Kitchen items were not uniform - different size plates etc. No dish towels. The curtains were not room darkening. They did provide privacy. A sleeping mask was needed.

For the price I am hesitant to recommend.

It took us about 45 minutes to one hour walking from the train station to the property which is also not far from Dean Village on foot. There were self-catering facilities, fridge, ironing board and iron. We stayed for 3 nights. I couldn’t sleep the first night at all as the mattress was too soft. I asked for another bed sheet and duvet so I could sleep on the floor, which after, I slept reasonably well. With the price being over £120 a night, I think it was a bit expensive.

We booked a luxury suite with king bed. They put us in a junior (smaller/cramped) suite in the basement. Bugs greeted me on the bathroom floor & in the shower in the morning and there were stains all over the chair. We complained the day we booked in and the staff told us they were fully booked and couldn’t do anything about it. So who got our BOOKED luxury room? They lied to us. No communication when we contacted management online and called the emergency after hours line. Expedia couldn’t even get them to answer the phone. Front desk person said she didn’t work there when we tried to check out. Do not stay here! We are still looking for our refund as we checked out and into a decent hotel the following morning.

A pretty suite stay!

Check in reception closes at 8pm - I only noticed this after paying for my booking, so phoned and a really friendly staff member organised leaving my keycard inside a safety box and provided the door code. This was a huge relief and I had no problems on arrival. The room was a good size, clean and the kitchenette/bathroom both in good condition. I paid just £45 for a luxury suite and will definitely check Palmerston Suites' availability when next in Edinburgh, as it served as a great base to work from.

Centrally located and with good transportation options. Room was okay, but quite warm even if the outside temperature was not overwhelming.

Checkin was inadequate. I was made to sign for two room cards, but receptionist was surprised when I actually insisted I got two cards. Information on how to enter the building was not communicated bar from a note at the bottom of a piece of paper that I fortunately kept with me on our first outing.

Cleaning was bad. Bed linen had not been changed, there were hairs lying around the bathroom and the seat was up. There were used soap packs in the shower and used teabags in the kitchen.

We would have left had it not been impossible to find someplace else at this date.

Sweet but not really a suite

The place is basically ok, convenient and clean. The Hungarian young lady on reception when I checked out was brilliant. The two guys on reception when I checked in were friendly but less helpful. Normally I don't want a porter expecting a tip for wheeling my small case a few metres along the flat but this time an offer of help up the many stairs with my case would have been welcome but wasn't forthcoming. When there's a healthy young guy on reception hanging about with nothing to do it shouldn't be necessary to ask for help. It's an old building and there's no lift (elevator) so consider that if you have mobility difficulty.

The room is fine but it's definitely not a suite. A suite is at least three distinct rooms which are furnished appropriately. This is a bedroom with badly thought-out furniture and two walk-in cupboards (closets): one a bathroom, the other just about a kitchenette. They are plenty big enough for a short stay. The kitchenette is fine for simple cooking or reheating food but there is nowhere in the kitchenette to sit at all and nowhere in the bedroom to sit and eat comfortably. There is low coffee table that you can't get your legs under and two arms chairs that you couldn't put by the table anyway. There's a completely pointless sofa directly under the TV facing the bed. Why?

To save costs Palmerstone's reception is staffed 8 to 8 and acts as a virtual reception for some of their other properties. Despite the silly furniture I did like the place.

Tried checking in 1.5 hours early. Was turned away rudely and asked to come back at exactly 3pm. Came back at 2:45pm and the person at the desk refused to check me in again! I asked if he could just check and see if the room was available since I had an event to attend and needed the room a bit early. He reluctantly agreed and ended up giving me the room at 2:55pm after giving me another earful about how early check in is prohibited!

The property is very nice, the public areas (entrance hall and stairs) were fine with beautiful period detailing and we were looking forward to a nice stay.

The problem is that there are no staff on site after eight o'clock pm - though there is an emergency number given to guests at check-in. But with no one on site who could we ask where we might find a TV remote control - for there wasn't one...? Were we supposed to call the emergency number...?

The room itself was nice, though small for a double. The bathroom was poorly laid out (speaking as a hotel designer) and the bathroom door lock was a simple spring ball catch which made a horrid noise whenever the door was opened or closed; not a good idea when people use the toilet in the early hours. The wardrobes were very dusty and had not been cleaned for ages, and so we couldn't use them. The bed was comfortable, and that really was the best thing about the room.

We were disappointed in our stay to say the least. It's certainly not worth the £199.00 we paid for one night.

Avoid the junior suite

The room was very small, uncomfortable, dirty and was in desperate need of a refurb. Ironing board, wardrobe and lamp were broken. The dishes were dirty and the curtains so dirty they were black. Compensation offered by hotels.com as the property would not support at all. Also, I turned up to my windows open and -6 degrees outside, I had to ask for the heating to be turned on! Avoid the junior suite!!!
