The hotel location is great, the bar staff were excellent and the rooms are clean. However I found the room to be cold, even with the heating on, and there was a lot of noise. The cleaning staff made noise from very early and didn’t appear to attempt to keep their voices down. I needed to stay an extra night which I paid for at reception, when I noticed later it was cheaper on their website, I was told they could not honour their website price and it basically was my problem…

We had a welcoming arrival and given key information on where the amenities where and how to get to our room. We also had a free upgrade to our room. The room was spotless, the coffee was excellent in the room and we enjoyed brewing it in the morning. The Edinburgh book in the room was very handy and saved trying to google things to do. The shower was amazing and very refreshing. We both had a very good night sleep and will be looking to stay again in the future.

Staff were pleasant at check-in and hotel was superficially pleasing to the eye. The room was a little chilly at night, lacked convenient power points without unplugging fridge etc. Booked a meal then to be told nowhere to sit so had to make other arrangements. Bar staff were more concerned about chatting among themselves than serving customers, very slow and unfocused. £25 breakfast was absolutely abysmal, cold coffee, food overcooked, cold and dry, service was as slow which seemed to be a pattern. 2 people in restaurant and still took 20mins to receive. The location added a star to the review which would otherwise have got the lowest rating and I'm usually quite generous and forgiving. Absolutely no chance I'd stay here again or recommend to friends. Very convenient location but it you want any quality of service on your stay forget it.

The downstairs of the hotel is really nice with a seating area and the bar/restaurant. Staff dual hat the check in and service so it’s not constantly manned and you have to wait or go and find someone, which is a bit annoying. Food options are relatively basic in number but good quality annd well thought out, although I’m not sure what the normal menu would be away from Christmas. Rooms are fine and the beds are comfy but are starting to look a little bit “boutique 15 years ago”. None of this would be a problem in itself but were it not for the price and the fact that breakfast is generically extra with no ability to include it in the price. This meant my overall stay was just shy of £300 as breakfast cost £46 for 2 people. I know it’s central Edinburgh, and Christmas, but I’ve stayed in Ritz Carlton’s and Four Seasons rooms in places like Singapore and the Middle East for comparable prices that were on a completely different level, included breakfast (and more), and had a level of facilities this place just doesn’t offer. It was ‘fine’ but needed to be about £200-£225 all in to represent anything like good value for money. Unfortunately it’s not good enough to be in the £300 hotel category, and not cheap enough to be an alternative to the chain hotels around haymarket. A cursory check of prices next year suggests it’s always this expensive and it wasn’t just the fact it’s the weekend before Christmas.

Room was great and we love Angels share, have stayed a couple of times now. The reason for the mediocre review is the fact that we waited 45 mins for breakfast despite being only 1 of 2 tables seated at the time. Customers that ordered after us got their breakfast before us and when questioned, the lady kept saying it will be 4 mins, but 4 mins never came! They also never came with our cold drinks. When we checked out they then tried to charge drinks to our room that we didn’t order! Great venue but crap service.

Welcoming staff, rooms were clean. We did report a crack in the sink and also a faulty handle in the bathroom that was coming off and a risk of being not able to open the door from inside the bathroom, this wasn’t addressed unfortunately, so a bit disappointing.
Room was Annie Lennox, be warned you do get some street noise from outside especially if any traffic is using the side street. We didn’t take the breakfast option on this trip. Would I stay again? Depends if the internal rooms were less noisy, can’t fault the decor, and the bar area was good and live music on certain nights

The staff and team were super friendly and professional. Unfortunately the room was a total bust. There’s no AC or any kind of ventilation other than being able to partially open a window that faces a very noisy alley. No ventilation in bathroom either, so the entire room gets hot, muggy, and stuffy even in cold weather. Theres a fan tucked in the corner that really doesn’t do much. The rate came almost to $480 cad per night, and this is not worth that rate at all.

Our stay was great! We had a late night drink in the bar one evening, and breakfast and coffee one morning. The room was the perfect size for myself and my husband and our two suitcases. The bathroom was a great size, and the area was very quiet, safe and very walkable to all popular sites. I wish the room had a/c, even in a Scottish September it was a bit stuffy and warm.

The property is very well maintained, and the staff was excellent in all regards. However, some of the rooms (Including ours) are too small to be considered hotel rooms and the bathroom layout is impractical (you can't access the sink without backing into the wall behind you and despite the bathroom's small size, the tub/shower is so large and tall that a step ladder would make accessing it easier).

Pros: Very warm welcome upon Checkin, the woman at the front desk stowed my bags and then had them waiting in my room once it was ready. The hotel has nice decor and my room had high ceilings. Breakfast, lunch, and dinner were all delicious and you get 20% off food when you let them know your room number.

No housekeeping meant sopping towels, dirty cups, no replenished teabags and an unmade bed greeted me after a long day at conference. The uht milk was sour which wasted the last precious teabag - weird given that it could have been put in the fridge. For this reason only 4 stars given. Would be 5 easily if this were sorted out. The staff were efficient and friendly, breakfast excellent. Mid-week it was very quiet: it might not be so at weekends (hen/stag parties around) and given its brilliant location may be busy and noisy if there are large events on. Thoroughly recommend though -I’ll be going again.

Me and my partner stayed in 310 which was at the top of the hotel in the eves the room was small but efficient. The shower is tiny. The hotel was clean and within walking distance to the main streets. We had the best cocktails at the bar.

The staff were very friendly and responsive to any needs. Location was great. The room fell short of expectations vs the great quality of the staff. The room was very warm even with a fan, the decor was visually nice but not functional. We had steps in the middle of our small room and the first night I forgot and tripped going from the bed to the bathroom so we kept bathroom light on for the remaining of the visit so we did not trip in the middle of the night. The bathroom sink very small had to put toiletries on the floor. To get in and out of shower had to step over taller tub. Issue if you are shorter. If you grab on glass to get out it swings and the only other place to grab is a heated towel bar with sign not to grab. We made sure it was off so we could safely get in and out of the shower. Armoir for clothes had no shelves and the hangers went from front to back not left to right. The other shelves had items on them. The functionality could be easily updated to make a longer stay much more comfortable. It’s ok for a couple of nights but would not recommend for longer stay without some functionality updates. We had a good time.

What you should ask is how to improve it. The beds were ok. Bedding would be much better if top sheet was separate from duvay. Reason, for those who are hot sleepers, there is no option but to take the Duvay off. We didn’t sleep well because we could not control the bedding.

Just a really fantastic little hotel. Every staff member is super sweet and kind, and the hotel has a great atmosphere, and room we got, Sean Connery, was somewhat large and spacious with high ceilings. Great place.

The location was great, right off of Princes Street and near public transportation. The price was reasonable and it got the job done for one night before leaving. I wouldn't stay again though and I wouldn't stay for longer. The room was hot even with the fan on. There was a large floor-to-ceiling window at the foot of the bed with frosted glass but no curtain, meaning that even in the middle of the night, the ambient city light was too bright, not to mention when the sun rose in the morning. The room wasn't too loud despite the central location but the seagulls definitely woke me up in the morning even with my earplugs. I nearly tripped in the middle of the night trying to get to the bathroom because I forgot about the three low stairs that separated the bedroom area of the room from the front entrance and the bathroom. I liked that each room was themed around a different famous Scot, but the giant pictures of their face over the bed was a little off-putting. Good for a quick stay in a pinch.

Location is good for linking between the New & Old Towns. The outside & inside decor gives a chic friendly feel, as do the staff. One thing to be aware of, as with any Boutique hotel, no function rooms, so if the foyer or bar are rented out you will loose access to them as we did for 2 of our 3 nights. We had a Deluxe room, very spacious & well stocked. But a broken door handle and broken flooring spoiled it. Overall we liked and would recommend it.
