The staff were amazing! We arrived early to drop off our cases, the reception was closed. After a quick phone call the lady gave us the code so we could put the cases in the office. When we returned later the lovely gentleman had already put our cases in our room! The room was incredibly spacious with everything we needed. The hotel is located so close to everything! It’s a 10/10 from us and we’ll definitely be returning.

very disappointed, got here at 3pm as that was the check in time, had to ring emergency contact at reception who said the room would be ready in 45 minutes and to come back then, return at 4pm and room still wasn’t ready. Eventually got in at 4:30 but disappointed. Dirty sheets and a smashed bed side table. Not a good start to our trip

The room was large and spacious. The staff was minimal and rarely interacted with them. The location is great. The only issues were you could hear everything! Even with ear plugs in. I was on the first floor and I would not stay in the same room. Not sure if I am willing to stay again.

Lovely room, super location and setting and very clean.

Two issues: taps were put on back to front in every outlet, so hot was cold and vice/versa.

This property is in an excellent location, just off princes street. The staff were lovely and very helpful. We were able to leave our bags prior to reception opening hours and check out which was brilliant. The room was lovely. The bed was very comfy and felt very fresh and clean. There was a fan in the room as well as a coffee machine toaster kettle. Can’t fault this place 👍

We really enjoyed our stay here - the property was within walking distance from everything we needed, the room was clean and had everything we required for our stay, and the communication before check in was fantastic. Really impressed by this place. We will definitely book again next time we head over to Edinburgh!

Outstanding room, immaculately clean. Had everything and more we needed and the location could not have been better. The bed was extremely comfy and generously sized. I really enjoyed the shower and bathroom too. Exceeded expectations and remarkable value for money.

It is not the fault of the apartment but I would say it might be worth recommending guests bring earplugs as the air conditioning units in surrounding businesses are very loud. It did keep me from sleeping.

Overall 3* good value for area.

Check in went smoothly, easy to find and in walking distance from everything central, we asked for a quiet room and was provided with one the noise from the busy street didn't reach the room at all, room was clean and spacious had everything you would need, bed was big and somewhat comfortable, the pillows were too soft and uncomfortable. Checkout was smooth due to it being a self checkout system.

Best feature was how central the property is.

Only downsides are no lift and annoyingly, very poorly insulated windows mean you hear every sound on the street...cars, drunk people coming home, rubbish collection etc etc if that was addressed this would be the perfect place to stay in Edinburgh!

Our room was on the 4th floor - with no lift. This was a little inconvenient- and there are folks that would be impacted. I wish I knew there was no lift - might have made me select a different place. I was able to navigate the stairs but I can see folks that would have issues.

Beautiful suite with a garden however be prepared for stairs. It was clean and sufficient with a small kitchen in a great location. Had to wait almost an hour upon arrival as our room was not cleaned which should have given a discount for in my opinion. We did enjoy our stay.

Great location! Very clean.

We stayed in 2 different rooms. One on the ground floor ( which was NICE because we had suitcases and there was no elevator!). I was very concerned about being booked in the lower level as I prefer seeing sunlight. But there was a very nice courtyard shared between 3 rooms and it was very nice.

On the positive side the property was ideally located for walking to most tourist sites and very close to transportation links, pubs, restaurants and grocery stores. The bedroom was well appointed and comfortable and the bathroom was modern with a very nice shower. Unfortunately there were aspects that negated the positive aspects. The apartment we were given was located on the 3rd floor and there is no lift. If you have heavy luggage this is a real problem. While the bathroom was modern and had everything we needed there was a persistent smell of sewer which was somewhat nauseating. While we had large windows which gave us nice views of Castle Street below they were not insulated. We could hear all of the noise outside from the lorries that made deliveries to businesses nearby each morning between 5-5h30 am to the noisy revelers at 1 am. It was as if windows were wide open. So bring ear plugs as you will need them.

Overall, it was a lovely stay.
The room was lovely, however bed was smaller than advertised.
Also noticed, one of the (small) beds had blood on both the sheets and duvet?
Very friendly staff, and I enjoyed the doors being pass code rather than pass!
Nice kitchen area and there was a wide array of teas and coffee.
I did find it a bit nosy, however that was more from the people above rather than staff, but the noise seemed to have echoed.

Superb location, very central. Ten minutes walk from the train station. Gorgeous views of Edinburgh castle. I stayed with my mum and young son for the festival, the apartment is modern, bright & spacious. My mum slept on a large sofa bed in the living area. Perfect stay. We left our bags in reception the next morning until our train at 5pm. Highly recommend.

Could be great, but poor organisation/security

We arrived around 2:30pm. Check in is from 2pm and we had a phone call around 1:30 to confirm we were still coming following the storm on Friday. We confirmed we were on route which they sounded delighted with as they’d had a few cancellations. Upon arrival we were told our room wouldn’t be ready for at least another half an hour so we should come back then, fortunately we were travelling with friends and had booked two rooms and their room although not ready, was available to leave bags in. We returned to the building around 5:30pm and were able to head to our room, the front door was unlocked and also the room had a second door that led on to the front street (castle street) which had been left unlocked, I believe this door is used by the cleaners for quick access without having to use the main reception. Anyone from outside could have entered the building and had access to our room and personal belongings, fortunately I had noticed before we headed out for the evening and locked the door. The room itself, amenities and location I can’t fault and this place has so much potential. However the second room on our booking was a box room, with no living area, it did have access to a communal back yard but I was left baffled at the price for each of the rooms being the same given the difference in space, and quality. Overall I’d say this property has great potential however I wouldn’t rush back as I think there is clearly organisational issues, and security risk unfortunately.

The room was spacious and lovely! We enjoyed it very much. The only issue we had was that we were initially told our room would be on the first floor but when we got there it was on the third floor. I have back issues so climbing (no elevator) three flights Of steep stairs was difficult and disappointing. The receptionist wasn’t there when we got there to see if another room might be available but left the instructions to get in the room in an envelope for us. She told us later that she gave our room to a group of young girls who didn’t want to climb the stairs. Well it all worked out in the end and although my back and legs did not appreciate the steep climbing, the comfort of the room made up for it and we enjoyed our stay.

No chain on door, no knock before entering? Then I read don’t expect no services, so I do wonder. Glad it was me there and not my twenty-something daughter. Friendly front desk personnel but sofa bed ended up being a very uncomfortable chair pullout. Fine for small child but not an adult. Think twice.

It was a last minute booking so I wish they had updated that. Also we were placed right next to the office and we could everything happening in the office through the wall, which was a bit awkward.
