Great location and a really nice welcome from staff. However, very slow service at the bar when there was only a few people in dining area. The bed was extremely hard and the pillows were flat so we slept poorly. We were in a room facing another building so no view and next to the main AC generator so the noise was loud and constant. Other than this, the breakfast was really good with a wide selection but I don’t think we will return.

The hotel was clean, the staff was great, and it was located very centrally. Less than 5 minute walk to the train station. 10 minute walk to tour bus pickup point. 10-15 minute walk to Edinburgh Castle. Rooms were pretty quiet and very comfortable. There is no mini fridge.

Great location, and is within walking distance to the train station. The room could use some work however. The bathroom door was warped and could not close. The shower sprays out onto the floor. There is a lack of shelf space, and no drawers, so you will live out of your suitcase. Very noisy with the sound of slamming doors and voices from other rooms. The staff were friendly though.

Friendly , helpful staff. Stayed 2 nights prior to flying home from Edinburgh. Our only problem was that the shower sprayed onto the floor no matter how hard we tried to protect it. Not a big deal for us, but created extra wet towels for staff.
Excellent breakfast, but need additional coffee service as the line was sometimes long to use 2 coffee machines. Coffee urns for regular and decaffeinated pre-brewed could solve this problem.
Beautiful renovated restaurant/ bar with very attentive staff. Loved it!

Before checking in the hotel reached out and asked if I had any special requests or if there was anything I wanted them to know, so I mentioned that my wife and I were celebrating our 12th anniversary and not only did they left us a tray with chocolate and berries but the gave us a complimentary upgrade to a castle view room and it was beautiful, the staff was so nice and helpful that when I go back to Edinburgh I will definitely stay here again, and not to mention the location was amazing.

This was a great location within walking distance to the train station. The classic room is quite small with no views, so keep that in mind when booking. The place just went through renovations, and the restaurant looks like it will be lovely, but it wasn’t open yet.

Newly opened restaurant is lovely, beautiful view and nice breakfast. Location of hotel is very central and convenient for walking everywhere. Rooms are smaller and quite basic and could use some attention to a few maintenance type details, but overall a decent spot and an excellent location

In general, this hotel had a very friendly atmosphere. The beds were comfortable, the bathrooms were kept very clean, and the front desk staff was wonderful and welcoming.

They opened the restaurant after renovations the day before we arrived, so we got to enjoy it on day 2. The staff was organized, friendly, helpful, and the breakfast was delicious! They had a good knowledge of what was gluten free, and had gluten free toast available for me each day that we were there. Tom, the restaurant coordinator, was especially friendly and accommodating. We would definitely stay here again!

Hotel is very nice and clean.
It rains a lot in Edinburgh so it was very nice to be in a hotel that has washer and dryer, specially the dryer to dry our soak clothes after long rainy walks! My family and I had a good experience!

Room was old, small, fire detector falling off ceiling, towel heating bar bad location and can burn yourself coming out of tiny shower. incredible view, pictures in booking were not even close to what the actual room looked like - bath and switch.

You cannot beat this location— perfect spot in the city and all of the top tourist spots are within 5-10 min walking distance. However, it felt a bit overpriced for the quality of the hotel. Dining room was closed for renovation so they provided small pastries and coffee/tea in an empty hotel room each morning instead. Staff was on top of cleaning the rooms, even if I left much later that morning, which I appreciated! Room was big, but had view of other hotel rooms. Lifts were difficult to deal with as they were very slow and room key didn’t work some of the time. Overall a decent stay!

The restaurant was under refurbishment so we weren't able to try a full breakfast, but they offered pastries and coffee, which my brother enjoyed. The staff were friendly, the location excellent and everything was lovely. My brother had a room overlooking Princes Street, which was amazing. I'd definitely stay again.

Stayed here four nights. Only about one block from the Prince street stop on the airport tram so super convenient, Also within walking distance to most of the old town and new town attractions.

Lobby is on the second floor so a brief elevator ride to check in. Restaurant was being renovated so it was closed.

Had a great room overlooking the gardens and the Scott Monument.

Adjacent building is undergoing construction so it might be a little hard to spot with all the scaffolding.

Clean room with a very comfortable bed. Staff were all friendly and professional. The restaurant was shut due to renovation but I knew this before I went and as I’m not a big breakfast eater it wasn’t a problem.
The best bit by far was the brilliant location and views from my window. I moved the seating round so I could watch the world go by.
Would happily stay there again and would recommend to others.

The keys to access the room and elevator don’t work properly, it takes a while for it to read and take you to the right floor. The shower doesn’t have a door to close so the floor gets wet and it takes forever to dry up.

I was able to leave my luggage before and after checkout and that was very convenient since I arrived in town about 4 hours before checkout. I was also able to check in early and the staff was very helpful and polite. My room was cleaned daily and the staff was helpful. The view was amazing and the location was very walkable to everything I Wanted to do in the city as well as the bus/train stations.

Booked this hotel due to proximity to Waverley station, just a short walk from the station lifts that take you up to Princes Street level.
The hotel is currently undergoing a refurbishment so the hotel restaurant and bar were closed but they emailed in advance and offered a free grab and go breakfast (fruit, yoghurt, choice of breakfast pastry, hot drinks, juice). You could also order room service for evening meals and drinks, although I didn’t test this out, I just purchased food in the neighbouring Marks and Spencer Store on Princes Street.
When booking the room I made a request that if possible could I have a room that was accessible via lifts or minimal stairs as I have multiple sclerosis and struggle with lots of stairs, staff were very accommodating, gave me a room near the lifts and actually upgraded my room for free, which was very kind of them. All staff that I met at the front desk were very friendly and welcoming and nothing was a bother to ask. I stored my luggage there on arrival prior to check in and on departure prior to check out too which was very helpful. I would stay there again mainly due to the location and friendly nature of staff, I only knocked off a star due to the renovation work and not having access to the bar or restaurant.

BedRoom needs a bit tlc eg tiolet seat loose, DIY shabby around the towel rail, the water went all over the floor when having a shower as there was no shower curtain to go right across the shower base.

The room provided was close to a Private room they use for housekeeping and with that said, they slam the doors at all time all day. Very loud extremely noisy, complained and the only thing they could do was offer ear plugs because they didn’t have any rooms available :(

Room overlooking small closed courtyard full of rubbish and air con units and overlooked marks and Spencer staff room so constant people 10m away staring in. Awful. Room dated and poor. Very dark. Room key replaced 3 times as wouldn’t work in lift or in room. Was told they were not good by phones as if it was our fault. Twice we kept away from phones and still had to be replaced.

The hotel is in a fabulous location in terms of seeing the sights of Edinburgh. We had a superior room with a view of the castle. It was quite noisy outside overnight so could maybe benefit from double glazing. The bathroom a little tired looking with the toilet seat wobbly and the toilet roll handle loose. Very comfy bed. Breakfast good although a variation on cooked eggs would have been nice. Scrambled and hard boiled for example. Staff lovely and would definitely stay again.

I have stayed at the worst hotel I have ever stayed at. The reservation had a balcony, but they gave me a room without one, and their attitude was arrogant and rude. They gave me a different room without feeling sorry. They even said it was a mistake on the platform and there was deliberate deception. It's not the first day they sold it online, so how could they not make a mistake and not modify it? They just sold a bigger room that belonged to me to someone else. I want to check out at 4pm, and I am willing to pay a delay fee, but the other party told me that I need to pay a whole fee to be able to do it,

Absolutely outstanding stay! Had a beautiful room with a balcony overlooking the Christmas market and Edinburgh Castle. It was perfectly situated. 3 min walk from the train station and 4 mins from shops. Everything was a stones throw away! Beautiful bathroom and room in general on the top floor. Breakfast was excellent and worth the money. As we were on the sleeper train, we arrived incredibly early and the hotel took and kept hold of the bags either side of our journeys! Highly recommend staying here. Could not fault the hotel, staff and service!

Elevator to 1st floor broke, so you need to lug your luggage up 1 flight of stairs,

Location, in may seem like a good idea to be on princes street, but trust me, do not stay in hotel on Princes Street, it's loud and busy, stay couple blocks back from this main road for peace and quiet nights.

The property was in excellent location for our needs. That is the Christmas market. It was opposite. The staff were excellent. The rooms were sufficient.. I could not complain about anything if I had to make a comment it would be. I would ask the hotel to move the Safe as the Safe was 1 foot in front of the bed on the floor and for anybody larger or elderly like ourselves, it was difficult to get to

Located in the city centre, the hotel is conveniently placed, though the room felt a little dated. It was fine for a short stay where my main purpose was simply to sleep. Reception is on the first floor, but anyone can access the room floors directly from the ground level, which didn’t feel very secure.

My room (425) faced a construction site, and noise started as early as 06:00, which was quite disruptive. The reception staff were friendly and helpful, but overall hotel management didn’t seem up to standard, to be honest.

The double glazing is good and really the curtains are thick enough not to let any light .
