Booked this hotel due to proximity to Waverley station, just a short walk from the station lifts that take you up to Princes Street level.
The hotel is currently undergoing a refurbishment so the hotel restaurant and bar were closed but they emailed in advance and offered a free grab and go breakfast (fruit, yoghurt, choice of breakfast pastry, hot drinks, juice). You could also order room service for evening meals and drinks, although I didn’t test this out, I just purchased food in the neighbouring Marks and Spencer Store on Princes Street.
When booking the room I made a request that if possible could I have a room that was accessible via lifts or minimal stairs as I have multiple sclerosis and struggle with lots of stairs, staff were very accommodating, gave me a room near the lifts and actually upgraded my room for free, which was very kind of them. All staff that I met at the front desk were very friendly and welcoming and nothing was a bother to ask. I stored my luggage there on arrival prior to check in and on departure prior to check out too which was very helpful. I would stay there again mainly due to the location and friendly nature of staff, I only knocked off a star due to the renovation work and not having access to the bar or restaurant.

BedRoom needs a bit tlc eg tiolet seat loose, DIY shabby around the towel rail, the water went all over the floor when having a shower as there was no shower curtain to go right across the shower base.
On a good note it was a comfy bed and friendly staff.

The room provided was close to a Private room they use for housekeeping and with that said, they slam the doors at all time all day. Very loud extremely noisy, complained and the only thing they could do was offer ear plugs because they didn’t have any rooms available :(

Room overlooking small closed courtyard full of rubbish and air con units and overlooked marks and Spencer staff room so constant people 10m away staring in. Awful. Room dated and poor. Very dark. Room key replaced 3 times as wouldn’t work in lift or in room. Was told they were not good by phones as if it was our fault. Twice we kept away from phones and still had to be replaced.

We had an amazing stay at the Mount Royal Hotel. The staff were very friendly, and helpful. The room was very clean, with a very comfortable bed.
The bar has a really relaxed atmosphere, and the breakfasts are amazing.
Would highly recommended.

The hotel is in a fabulous location in terms of seeing the sights of Edinburgh. We had a superior room with a view of the castle. It was quite noisy outside overnight so could maybe benefit from double glazing. The bathroom a little tired looking with the toilet seat wobbly and the toilet roll handle loose. Very comfy bed. Breakfast good although a variation on cooked eggs would have been nice. Scrambled and hard boiled for example. Staff lovely and would definitely stay again.

I have stayed at the worst hotel I have ever stayed at. The reservation had a balcony, but they gave me a room without one, and their attitude was arrogant and rude. They gave me a different room without feeling sorry. They even said it was a mistake on the platform and there was deliberate deception. It's not the first day they sold it online, so how could they not make a mistake and not modify it? They just sold a bigger room that belonged to me to someone else. I want to check out at 4pm, and I am willing to pay a delay fee, but the other party told me that I need to pay a whole fee to be able to do it,

Absolutely outstanding stay! Had a beautiful room with a balcony overlooking the Christmas market and Edinburgh Castle. It was perfectly situated. 3 min walk from the train station and 4 mins from shops. Everything was a stones throw away! Beautiful bathroom and room in general on the top floor. Breakfast was excellent and worth the money. As we were on the sleeper train, we arrived incredibly early and the hotel took and kept hold of the bags either side of our journeys! Highly recommend staying here. Could not fault the hotel, staff and service!

They call it a wee room, it should be called wee wee wee room, lt is 2 closets combined together, jail cell sized room, wait jail cell may be bigger,

Old hotel with old everything

Elevator to 1st floor broke, so you need to lug your luggage up 1 flight of stairs,

Location, in may seem like a good idea to be on princes street, but trust me, do not stay in hotel on Princes Street, it's loud and busy, stay couple blocks back from this main road for peace and quiet nights.

The property was in excellent location for our needs. That is the Christmas market. It was opposite. The staff were excellent. The rooms were sufficient.. I could not complain about anything if I had to make a comment it would be. I would ask the hotel to move the Safe as the Safe was 1 foot in front of the bed on the floor and for anybody larger or elderly like ourselves, it was difficult to get to

We loved our stay here at the Mount Royal. It’s at a very centralized location, with great views of the Scott Monument and Edinburgh Castle. Our room was clean and had everything we needed to make our stay comfortable. Will be staying here again on our next trip to Edinburgh

Located in the city centre, the hotel is conveniently placed, though the room felt a little dated. It was fine for a short stay where my main purpose was simply to sleep. Reception is on the first floor, but anyone can access the room floors directly from the ground level, which didn’t feel very secure.

My room (425) faced a construction site, and noise started as early as 06:00, which was quite disruptive. The reception staff were friendly and helpful, but overall hotel management didn’t seem up to standard, to be honest.

The room was spacious enough . There was an armchair and a place to leave my big suitcase open.The bed was very comfortable . The double glazing is good and really the curtains are thick enough not to let any light . There was a kettle which was very convenient .and the lighting was good ..The staff at the reception and the cleaning staff were friendly and efficient.The airport tram is 5mn away and the station7 mn. The location is perfect.

Clean room, place to sleep, roof over your head. I paid for the buffet but they say I didn’t and that they “understand the booking may have been confusing.” I wasn’t confused. I paid for the buffet and didn’t get it. But other than that, it’s perfect location, manageable walk to Edinburgh Castle and city. Friendly and efficient service.

Small room. Outdated decor and scuffed doorways etc. Windows have no proper seal - sounds like they are open when closed. If you have a room facing Princes street and castle view it’s nice but very loud. Need extremely good ear plugs. Can also hear tv and voices from rooms next door. Called front desk to switch to a back of hotel room and told it’s noisy there as well. This hotel advertises sound proofing. That is an absolute lie. Would not stay here again for the price. Let down. Really disappointed.

Staff at reception were very helpful and professional.

They allowed us to leave our luggage after checking out for a few hours whilst we went to see some other sights in Edinburgh.

This hotel had quite a few issues. The toilet seat cover was broken, the toilet paper holder was starting to come off the wall and the towel hanger ln the door was also coming off. The pro for this hotel would have to be the location. It’s at the edge of new town so it was easy to go to both new town and old town.

A 2 minutes walk from Waverley train station with excellent public transport links at the doorstep.
Quick & smooth check-in and all the team members are 5 star! Especially Lewis & Daliya.
Also - the internet/wifi was the best I have experienced in any hotel.
