Staff were super helpful, mailed back a charger that I left at the accommodation!

Staff were super helpful by text when I had questions about check in.

Only downside was that room was incredibly small and the bathroom in particular was a struggle to use with the limited space.

Everything was lovely! A heads up that that whole street was closed for construction would have been nice. I think pillows need to be replaced - quite lumpy and uncomfortable. Overall very happy, a beautiful room on a lovely street in a great location! Would be happy to stay again.

Whilst the room was decorated beautifully and the amenities were great, the room was so small, especially the bathroom. Also you could hear the room above everytime they flushed the toilet or ran the taps and it was so loud it woke me up. Wonderful location and style, but didn’t feel private due to the noise of other rooms/people going in and out of the house

Excellent location with comfortable and clean accommodations. The Grosvenor suite was very spacious, the bathroom was a bit small, but functional. However, It would not have worked for 2 people. A refrigerator and microwave would be nice at least in a common area. Otherwise everything was top notch. Ryan's pub nearby was fantastic!

While the location of the hotel was great, the room was a little shabby, the bathroom was very small, and the check-in process was not ideal. You should know that this hotel does not have any front desk staff, and if you encounter an issue, prepare to have to make a phone call to a remote staff person. In my case, we were locked out of our room after initially checking in successfully. We called customer service and they were able to help, but I can imagine this would be stressful if you were locked out at say midnight. While it was reasonably priced, I would not recommend this hotel.

The hotel is in a great location, but we were overall unimpressed and would not recommend it.

We were in the Regent room which is below ground and has a window to the street. Because there were no privacy sheers or frosting on the glass, we needed to keep the blackout shade and curtains shut to prevent passersby from seeing into the room. This made the room stuffy as there was no air movement (they did provide a floor fan which we used). The room is carpeted and, despite our efforts to remove our shoes on entry, dirt and mud from the wet streets were tracked in the room which was not vacuumed during our stay.

This is my review for staying in the room, CLARENDON.
I booked the hotel specifically to stay in this room. It looks just like the photos. It's got a grand feel, spacious, light filled, good size bathroom, and has their signature cozy robes.

The two disappointments were:
- large stains on the carpet
- not much hanging space (there's a few hangers and hooks on wall, no closet)

The bed was very comfortable. Good water pressure in shower too.

The location is great. There's a terrific clothing shop across the street and a lovely wine/liquor store on the little cross street as well with some simple snacks. The walkability from the hotel is easy and lots of public transport within a block or two away.

Note: there's no one on site as they state in the description, which means there's no help with carrying luggage when you arrive or depart. The stairs are steep and if you're on the top floor, be fairly warned.

This is a review for the room REGENT. I only booked this room because the other room I wanted wasn't available for the first night of my trip.

As described, this room IS on the lower level of the townhouse. It's darker, bathroom on the smaller side, and has a city wastebin right outside the window, which made for an unpleasant view. There's no privacy when the curtains are open if that's important to you, even with the sheers drawn closed. It has a bit of being in a fishbowl feel. That said, the street is not a busy one, though there is regular foot traffic.

The decor of the room and the little details are lovely, like the robes and tea set.

But, with premium prices, I was surprised to see a sizable stain on the bed coverlet.

It's a charming, homey feeling place. Great location.

DO note, as they state, there is no staff on site. That was tough carrying bags up and down the steep staircases.
Giving a gold star for the manager, who arranged to have the cleaning staff move my luggage to the next room I booked while I was out sight-seeing.

The hotel was extremely clean and incredibly beautiful. The location was incredible. It was close to everything in town.And the property manager Amanda was so incredible. She went above and beyond with me. I didn’t realize that I had under booked my stay and they were able to move me to their sister property. The kindness was just off the charts. Amanda was kind and patient and the incredible thing was. I got to see another part of Edinburgh that I would not have seen naturally. So it turned out to be a real bonus not to mention meeting Amanda. I give the hotels both of them at 10 out of 10.😀

The room was very clean and included all amenities needed. The room is “snug” but again all I needed for a one night stay for one. It’s a shame someone prior had damaged the carpet.
The property is in an excellent location.
Access worked perfectly.

Loved our weekend stay at Eleven Stafford! The location was amazing and in close walking distance to everything in the city. There’s a bus stop right by the townhouse making it easy to get around and back to the airport. The rooms are beautifully decorated, and we loved the tea station. Will definitely return for another stay in Edi!

This townhouse is perfectly situated at the West End of Edinburgh! It's near a lot of public transportation, which is also easily accessible (ie trams, shuttles, buses, etc.). Super clean and in a cute part of town as well. This might have just been the cutest hotel room that I've ever stayed in. I felt super safe as a solo traveler staying here.

Beautiful boutique hotel in a great part of Edinburgh. Close to all the action but away from the melee. While the room was small, my boyfriend and I had a really comfortable, cosy stay. The only thing to note is the lack of luggage storage, but the system with the store around the corner worked well. I’d definitely stay here again and would recommend it to anyone visiting Edinburgh.

Super easy check in process. Love the keyless entry system. We stayed in Manor and loved the room. Beautifully decorated, comfortable bed, well thought out layout and storage! The toiletries smell wonderful. Just far enough away from the hustle but close enough to walk everywhere or easily catch a bus/tram. Sad we only had two nights. Highly recommend staying here!

Out of the 6 hotels we stayed in on this vacation, this one was by far the best. I was a little worried that there wasn't a front desk but everything was seemless. They made you feel like you were in your friends lovely guest bedroom, but still had all the amenities of a traditional hotel room. Highly recommend for singles or couples. Would love to stay here again

We were given our check in details by email before we arrived at the property as this is an unmanned boutique hotel wd were afvused if we need help to call the number given.We gained access by the code given and we were advised by email where to go to get into our room. We were in the Coates room which is located on the lower floor dywn a very steep spiral staircase. Both myself & ny husband are nearly 70 so found this a bit difficult to manoeuvre however we finally got into the room which was beautifully decorated and had everything we needed for the night however we found the room tight. The bed was very comfy I didn't use the shower but my husband said it was amazing. This was a Christmas present from our family to coincide with theatre tickets we had bought it was near our venue however nit something we would use again

We had a fantastic stay here. The room was spacious and beautiful. There was tea and coffee supplied, plus a closet with some hangers and a really cute bathroom. The area was 8 mins walking distance from most things we wanted to see. One of the main streets was a little sketchy at night but we just took other routes. My only complaint/recommendation would be to add a mini fridge to the room. It would have saved us so much money and there’s more than enough space to have one. That and to add a dresser or furniture we could put our clothes away in as all the drawers present were pretty small and unusable.

Be very careful when you are booking.

Their booking software through Hotels.com and their site will book you into an open room that might not be the photo you are looking at and you need to read the tiny little print on the square footage of the room to know what room it is.

The photos you will see will be their 'suites' but the room you might actually get may be something you can barely turn around in.

I booked a room (not an inexpensive room either) for our twenty year anniversary that every photo showed as a large suite with a sitting area and a lovely view. It's a stock photo. (It's literally showing the photo of the room I tried to book next to this review)

We arrived to find our room nearly impossible to walk in and with luggage? Forget it. I tried to find another room for our stay, but the city was completely booked.

This room is ridiculous. You can sit on the bed. Period. And while the bathroom is modern, it's the size of a small closet. We've stayed all over Scotland, so we weren't expecting palatial.

Our view? It's a bin filled alley with trash strewn all over and the garbage trucks and lorries coming and going. Their response to all of this was, \"We're so sorry.\"

Sure, it's a 'premium' room, but if you are knocking your knees against the door to get into the room it's not premium. Be aware most of the rooms are up VERY steep, spiral stairs and you will be carrying your luggage up.

It was an incredibly disappointing stay.

Recommend nipping out to Cairngorm Coffee, a lovely local eatery for breakfast, and take a walk down to The Dean Bridge and along the Water of Leith Walkway to St Bernards Well and Stockbridge.

10 min walk to Old town, 5-8 min to lots of great restaurants in New Town. Don’t miss Water of Leith 30 min walk to Botanical Gardens. No front desk attendant but off site staff response was excellent.

Advertised as 2nd floor but room was actually on 3rd. Winding stairs made it very difficult to carry luggage up and down. Not recommended for anyone with any sort of physical limitation.

Also, no screen on the window and it needed to be open as the small room was stuffy and uncomfortable. Saw a sea gull come into the room 2 times and actually took a bag with nuts off the bed and came very close to grabbing a pill container. Needed to keep shade down so no bird would come in while sleeping. I wouldn’t recommend this place to anyone unless they stayed on the main floor. Good location. Close to tram, coffee shops and restaurants. Bed was comfortable enough but in general, the room was too uncomfortable on 3rd floor.

We loved staying at Eleven Stafford in the West End. Taking the tram from EDI was easy (even with many bags) and we found the location to be perfect for walking anywhere in Edinburgh. We had heavy bags because our daughter is moving here from the US and it was quite an exercise getting them up to the top floor so would probably request a lower level room next time. All in all, this was a perfect perch to explore Edinburgh!

We liked the location of the property. It was easy walking to see Edinburgh. There was plenty of restaurants in close proximity and it was on the quiet side being a block off the main street. You could even easily walk to Dean Village which was great. The room was small but sufficient. we did not spend too much time in the room, so it was not an issue. Parking was okay, pretty expensive in that area of town. Unfortunately, we needed a car for the rest of our trip, but you do not need one in that area of town.

Absolutely loved our stay here at Eleven Stafford! The area was nice and quiet, but near lots of cute cafes and shopping. The room had everything we needed and was spacious and well decorated. Note that there is no refrigerator and the ice machine was not extremely reliable, so there was no way to keep anything cold if that's what you are looking for. We would definitely stay again!

Good location fantastic cleaning crew

The stay was great, super easy to access and a great location close to the downtown there was a small miscommunication with the cleaning crew about an early check in but they were so nice and accommodating they went above and beyond in my opinion. Would definitely stay here again when we return to Edinburgh

We loved staying at Eleven Stafford Street and would absolutely stay here again! If you are looking for a cute, cozy and comfortable stay in Edinburgh, this is the spot for you. The room was very clean and had so many thoughtful details and amenities. Check in was easy and we had everything we needed during our stay. Highly recommend staying here!!

Lovely stay at a luxury townhouse in the West End close to New Town and the Royal Mile. Just a few minor issues like the bathroom was a bit tight, no in-room safe, and the mattress was slightly saggy at one side.
