The room was very tired and dated, and didn’t align with the photos online. A big chunk of wallpaper was missing, there were stains on the chair, cracks in bathroom lino etc.
The info sent prior to check-in re the car parking was incomplete, so needed to call the number, and didn’t feel like they were overly helpful. The signage from the car park to the main reception area was non-existant and we just felt like we had to try doors to see where we ended up.
In the morning, the reception area had no lighting.
We did get a message from the manager asking if there was anything we needed, so were able to request more pillows, as there was only one thin pillow per bed

Good parking. Found a good pub nearby to eat in. The room, though spacious, was not checked. Tv didn’t work. Shower head wouldn’t stay in place and just flopped down so could only shower whilst holding the shower head. Bathroom light failed in the room. Won’t be rushing back.

Just decent but more to improve on

Rooms were ok were clean but had issues with the toilet and shower facilities. Low water pressure for the room so sink wouldn't dispense much at the time. This also applys to the shower as it will go slow for a bit and then wouldnt work after a point unless you were to crouch. Having multiple people in my room the toilet would take a few hours to actually refill itself after flushing. Not ideal, other than that its located well, close to the bus and tram routes.

The location was convenient, close to bus stops and the main road in Lieth and across the road from the park. The room was nice, but the beds were not good, poor springs. The sheets were changed once in our 10 day stay, though we had gotten sick, and I needed clean sheets, and left them on the floor to be changed. A maid did bring me an extra blanket, which I needed so much.

Avoid at all cost..

Booked this place because it was the cheapest during the fringe festival (although still relatively expensive for its amenities)
Pros: location

Cons:
-check in instructions not sent 24 hours before our arrival (i had to call them to follow this up)
-very uncomfortable beds. it feels like you are sleeping on a hard wood
-no point of putting up the sign \"make up my room\" because no one will clean it.
-they will instruct you to bring out your rubbish outside the property near a refuse (but you can't find this outside the flat)
-very thin walls. You can hear everything from the next room and even across our room
-complementary tea and coffee and milk sachets. However, no one is checking these and one of the milk sachets was opened and leaking (so we ended up not using this)

If you are in Edinburgh and would be doing lots of walking and would need a restful night (meaning comfortable bed and peaceful room) Then avoid this is at all cost. You'll feel knackered for the whole duration of your stay...

The room I rented looks wonderful and would have been perfect for our family. However, I paid for the room shown and got the old \"bait and switch\" routine. We were supposed to have a sofa and table and chairs, and the room looks extremely roomy.
The room they gave me did have the correct amount of beds requested but were crammed into a tiny little room where we could barely move without tripping over something. The entrance door was rotted at the bottom, the wardrobe door fell off, there was a big squashed insect on the wall just above the toilet. There was no air conditioning. We had to keep windows open and let the insects in. The bathroom door was hard to close. They did offer us another room but it had only one PUBLIC bathroom!!!

Absolutely horrible, not as pictured.

This was a classic bait and switch. The room pictured on Hotels.com is nothing like the room they put us in -- which was in the basement, with stained carpet, low ceilings, hanging wires and dirty throughout. We stayed one night of a four night booking because we had no other choice. They refused to refund the other nights.

The room was clean and comfortable, beds were nice. The room was a bit tired and lacking some maintenance (shower was noisy to operate, light in bathroom buzzed, shower leaked, tap wobbled, sealant in bathroom need redoing, kettle was temperamental) asides these niggles we enjoyed our stay, the staff we met were friendly and helpful. It would have been nice to have access to a fridge and microwave.

This is a very strange property. The entrance to our room was to go downstairs through the basement, and out back and up stairs into a parking lot.
A neighboring room kept tripping our breaker so the power kept cutting.
I called and the staff was not on site.
She refused to hear me even when I showed her that it was only OUR rooms that were dying. She kept saying there were works in the area. This was NOT true - I called the power company - and again, ALL other lights in the entire area were on, even the rest of the weird hotel.
Finally someone came to flip the breaker, but 5 times it went back off and I had to call again.
The room had a disgusting cheese smell and they had no fans that could have allowed us to bring fresh air in.
I would never recommend this place.

The room was on the second floor, and there was no lift in the building. The shower head couldn’t be fixed, which made showering very difficult. The iron in the room was broken and leaked water. Additionally, the window was old and not properly sealed. Overall, considering the price we paid, the room was overpriced and not worth the cost.

Pros: Price was great. Our room slept 5 and was quite large for a UK hotel. Area was mostly quiet and felt safe. Blackout curtains were great. Walkable distance to a Tesco, Papa John’s and so many other restaurants (check out Lioness of Leith!). Shower was great (water pressure excellent and plenty of hot water). Easy drive to Old Town attractions.

Cons: other than the shower, the bathroom could use some updates - the whole basement level of the hotel looks like it’s maybe in the process of a remodel? Our room was next to the stairs and I could hear them squeaking throughout the night as people came and went. Car park had limited space, but parking out front was free.

Overall it wasn’t anything fancy, but it met our family’s needs, was quiet and felt safe. If you’re on a budget, this is an excellent option.

Given that there is free parking on the premises one can walk from the property about 40-45 min to Royal Mile and maybe 50 to 60 min to the castle. The walk is through a nice neighborhood and can be considered part of visiting the city. The room I had did not have much furniture but had everything we needed for comfortable overnight stay. It was a clean, modest room for a reasonable price compared to other offerings in the city, perfect to crash in the night.

it’s a good stay if you’re able to get a deal on the price. nearby several bus/tram stations (about 20-30 minute ride into the center). beds were super uncomfortable and the walls between rooms are quite thin so a good nights sleep wasnt very possible. little interaction with staff but what we had was very pleasant. windows only open a crack so room can get pretty stuffy.

Staff was non existent and we are given a code to access and instruction to get the room key from the key locker at the lobby. Not that I cannot handle it but a bit of human touch would help the experience greatly. Being in a hotel I would expect toiletries eg shampoo and conditioner but they are not provided. The room was very basic. One hook or one rail in the bathroom to hang the towel would be just common sense but again they do not exist. I would say it’s expensive compared to the service and the quality of the room that I received. And I am fully aware I am booking a 3-star and it’s still failing my expectations

Only if I was absolutely desperate

It's not like we were expecting frills. I expected the beds to be hard and they are. The pillows were just barely thick enough to be considered a pillow. Good luck if it's a somewhat warm day, as the windows only open two inches, so there's very little breeze and on the top floor, the heats already rising to make the room overly stuffy.

Then the shower barely works. For all the extreme noise it makes, it puts out the weakest stream possible for maybe 3 minutes. Then we had tonfight with it, turning it off and on to get the bare minimum of water to rinse off. Good luck washing your hair.

And it seems like you can only flush the toilet once every half an hour and get an actual flush. Not that great for 4 people who wanted this room just to sleep and reset.

I sent a message through Travelocity and heard nothing back. It's not like there's a front desk clerk. I'd give this place zero stars if I could.

Ideal location and have private parking available ,but didn’t stay as planned and moved to another hotel. Room walls are so thin that you can hear people walking,talking and even if some one open next rooms door.Because of this disturbance at night time we have to move out to another location. We stayed 5 nights in April 25.The hotel is self service and unstaffed, you’re given a code to enter the main front door then a code to pick up your key from a safe. Our room (no 14 was next to the front door so we heard other guests coming in late at night, slamming the door, talking right outside our room. 1 night a group of young women were trying to get into the property, they obviously didn’t get the msg about the code. They were knocking on the front door and calling for someone to let them in at 1.30am. I had to get out of bed to let them, they were very relieved, but then it took them ages to figure out how to get their key out the safe so they were talking right outside our room door for ages.

There were 2 rooms and as a positive the rooms were huge so we had a lot of space. However the 2nd bedroom with 2 single beds had an external door that led to the carpark and guests arriving by car would frequently try to enter the building through this door (which had a very basic lock on it) This really scared my children in the night so we had to move one of the single beds into the main bedroom and my husband slept on the sofa (which was actually more comfortable than the thin hard mattress)

There was a fridge and a microwave in the main room which was really useful for breakfast however the fridge made really loud noises and also woke us up so ended up moving that into 2nd room. Overall we got woken up loads but the location is good, next to the no 1 bus stop.

Wonderful Stay – Comfortable & Thoughtfully Managed!
Stayed for 2 nights in Edinburgh and had a very pleasant experience. The property was extremely comfortable and well maintained. One of the best features was the option to use their waiting room if you arrive early or have a late flight – complete with bathroom and shower facilities to freshen up while your room is being prepared or after check-out. They also offer baggage storage, which made exploring the city so much easier. Overall, great value for money and I would definitely recommend this place to anyone visiting Edinburgh!

Our room was clean and did the job for us to stay a night. Only downside was the lock on the door didn’t lock easily then the door felt insecure when we were next to a fire exit that appeared to be open all the time for people to come in and out from the car park. People coming in were banging the door which was annoying but not the hotels fault more inconsiderate guests not thinking of people in that room.
Was a very convenient location to walk in and out of the centre and I wouldn’t be put off staying again.

Our room and another were behind a shared locked door. Our key worked in both this shared door and our own, which makes me wonder if their key also worked in our door..

Overall, noisy, musty, in desperate need of TLC, only really plus was it's cheap.

I’ll admit I was nervous after reading the reviews but the price was so good I thought it worth the risk. I stayed with my daughter for three nights.

Pre arrival we received a detailed email with a code for the front door and information on how to access the key for our room. Access was easy and I actually prefer the fact it is un manned as no pressure to check in at a certain time. Plenty of unlimited parking on the road outside but also a large car park at the back.

We stayed in room 10 which was a triple room on the top floor with a double and single bed. Quite a lot of stairs but not steep or anything. Room was large and clean with an en suite toilet and shower, a desk and a wardrobe. A few negatives, the shower rail was hanging off, no plug for one of the lamps and had to use the kettle on the bedside table rather than the desk but absolutely nothing that caused any real bother. Plenty of toilet rolls, fresh towels left on a table outside and lots of tea and coffee available.

Location is excellent. About a five minute walk to the tram stop and huge selection of shops. Big Tesco across the road.

In all we had a great stay and will definitely book again in future!

We really enjoyed our stay, the room was spacious and the bathroom was clean. The area is pretty safe. However, we could hear people from other rooms, but it wasn’t too loud. Shower instructions were also unclear, but we figured it out. The shower was nice though when we figured it out. Check in and check out process very straightforward and simple. Plenty of space, and clean facilities. Easy, contactless check-in. Our room was located behind the building which initially was a slight concern for safety. However, we had no problems and found the surrounding area very safe. Staff was very friendly. The only concern we had was with the key. It seemed like our neighbor's key might also unlock our door, as the hallway connecting our rooms used the same key as our room door. It didn’t cause any problems during our stay, but be cautious if you're traveling alone or with a group of girls. Overall, room was great for the cost!

There is no staff on site and the phone number they gave did not work on our sim. Additionally the phone they provide in the foyer was not working so we had no way of contacting any staff when we accidentally locked our key in our room. Once we had found a public phone and called them the staff member we got through to was not very interested in our problem and then eventually gave us the code to spare keys that opened multiple rooms which made us somewhat concerned regarding security.

Firstly, I must express my disappointment regarding a significant issue with the room's infrastructure. We discovered that the roof was leaking with water from the washroom, which created an uncomfortable and inconvenient situation. To make matters worse, the next morning, we were unable to use the water supply in the washroom, leaving us stranded without the ability to shower or brush our teeth. This was especially frustrating for us as tourists, as we had planned a busy day and had to manage without basic amenities.

As you can imagine, this caused a huge loss of both time and money for us. We had to rearrange our plans and seek alternative solutions to manage these issues. Given the circumstances, we believe that this experience does not meet the standard we expected from a hotel of your reputation.

In light of these inconveniences, we would appreciate it if you could kindly consider offering a refund or compensation for the disruption caused. We sincerely hope that our feedback can be taken into account to improve the overall quality of service for future guests.

a part from free parking which should be secured but it was not , we did not enjoy the stay for the following reasons :

Woke up to no running water. While I completely understand that unexpected issues can arise, it would have been really helpful to receive some kind of communication or notice about the situation. I tried calling the number provided for assistance, but there was no answer, and with no reception (there is a phone downstairs but it had no network connection), I had no way of finding out what was happening. It wasn’t until later in the day, when I asked the cleaning lady who was tidying one of the rooms, that I found out there had been a leak and the water had been shut off—I was unable to shower. I find this unacceptable, and shows a complete lack of basic hospitality.

I was a bit sceptical about this place because of the price I should not of been worried what a wonderful place booked the family a room and it was excellent clean well presented and had all the facilities tea coffee hot chocolate fridge and microwave.
Location for us was excellent a tram ride into the center of Edinburgh.

How this place can do it for the price I do not know 5***** thanks will use it again when in Edinburgh

Didn't like access code as Didn't work had to wait 5 mins for it to reset then Didn't work again, had to contact staff to open door! Also rear door access from carpark remains open at all times so wasn't secure and wasn't a secure carpark.

It was a good place to stay over a few days checking in was easy didn’t have to speak to anyone if that’s what you like when checking in didn’t have any problems during my stay price wasn’t too bad overall

I loved the size of the room. The beds were really comfortable and the shower was good. Plenty of tea, coffee , sugar and milk available to make a drink. There was nothing I didn’t like about the property.

This property is okay if it is just somewhere to sleep, didn’t see any staff. Quite hard to access with pushchair as stairs only, it was clean but around the bed and under the table wasn’t and we had two children who crawl. Nice quiet area though and simple walk to town centre

I liked the presence of private parking because the street is always packed with cars. I am not a big fan of online check-in. I made more than 2 attempts to get key box to open although my experience was beyter than during my previous visit.

They have ironing facilities which is a bonus.

When I complained about my room door which was not locking. It was fixed immediately but I ended up carrying my laptop with me because I didnt know when it will be fixed. I think the door should have been checked before assigning the room to a guest.

I didn't feel comfortable to sleep in a room with unlockable door.

Best bits of this hotel - easy self check in and check out. Everything else is really quite basic which corresponds the price. It is great if you need to stay somewhere as you wait over for a flights in Edinburgh. Tram stops are in a walkable distance, or we just walked to the centre - I think it took us less than hour.
It can be quite noisy - you can hear people going in the corridors back and forth. Furniture.. a bit on a shabby side :).
Good place for those travelling on a budget. Car park at the rear is good extra.

The check in and check out procedure is very smooth. The room is clean and adequate for 3 people’s use. No lifts are provided however, disabled users and elderly might not be suitable in here.
