The room was very clean and was refreshed daily. The staff was very friendly and helpful. We enjoyed the daily breakfast and hot beverages that were available to us.

The staff were very friendly and most things about the hotel and room were great, but the mattress on my bed was uneven and offered little support. I ended up putting my back out and leaving after one night. In fairness, the hotel refunded me the other two nights I had booked, and I don't know whether it was just an issue in my room, but for anyone who experiences back problems then I would go elsewhere to be on the safe side.

If you’re considering staying here, please take this review as a sign NOT to. I wish I had listened to all of the 1-star reviews I saw on here. It would have saved us a lot of headaches and our time in Edinburgh wouldn't have been ruined.
There was zero soundproofing in our room. It took four separate complaints before the hotel took any action. Each time prior, we were brushed off and our concerns were not taken seriously. When we finally spoke to the manager, he offered 10% off our stay (nowhere near adequate for a ruined vacation). When we checked out, the hotel only refunded 10% off 2 out of 4 nights, then refused to honour the manager’s written offer of 10% off the full stay. They have since refused to respond to our emails and escalate the issue to Marriott’s escalation team.

It was a half an hour drive away, so too far away and we had to book another closer hotel as had to be on hand for our sick dog in the vet centr. Disappointed and a complete waste of our money

The room was spacious and I loved the cooking facilities (modern and well equipped). Staff were very helpful and friendly. Sadly, I did notice that some of the other guests weren’t polite to them. I recommend bringing your manners to Edinburgh and you will receive a great Scottish welcome. I was visiting Edinburgh University and this location is exactly what I wanted - right in the heart of the University. It was close to the tourist sites with the benefits of not being surrounded by tourists. Bed and pillows were very comfy, too. Shower was hot. Breakfast was more than I expected but I don’t eat much for breakfast. Shops, restaurants and transport is all close by. I would stay here again.

The only reason I will not give 5 stars is that the temperature was not controllable in the room, and the bathroom had a very odd window in it that let a draft in. As well as that, the bathroom sink was located in the main living area which was a bit inconvenient with 2 guests in the space and not very private/practical.

I have to say I was put off by the bad reviews. But I thought I’d give it a try. It was surprisingly ok.
Good points - friendly enough staff, bed was comfortable, room was airy, breakfast was decent and plentiful.
Bad points - pillows were not great, breakfast area pretty rammed in the morning and chaotic, room decent but a little tired in places.

The hotel was undergoing a major renovation, and while they informed us about this after we booked it, the inconvenience was greater than expected. They offered a discount upon our expressing our issues, which they later denied and I have yet to receive.

Hotel was under construction and our sink backed up on night one. We were moved to a new room but AC kept making buzzing sound. Was told laundry service via third party was available but it was not only dry cleaning. Asked staff members about this and they were unaware of services and cost. Overall a good option if you are visiting Edinburgh as a tourist. The area is nice and as it is right by the university, and close to many old city attractions. Do not pay a higher rate for the included breakfast - it’s pretty basic, and the utensils had a bad odor, probably from their dish washer or the mixing of food with utensils during their washing. One of our family members skipped the breakfast for the 3 days we stayed there due to this. Also, found the staff inflexible when I requested a late checkout by 1 hour, which was odd. But for an expensive tourist destination like Edinburgh, this bite is still a good option for Ben with all these challenges.

Really enjoyed our stay at the Residence Inn. The suites(we had 2) were very spacious and comfortable. I was a bit surprised that the beds couldn’t be separated into twins, as there were clearly 2 single mattresses, topped by a queen mattress. Not every guest at the hotel is a couple, as in our case, a brother and sister( one slept on the sofa bed, which wasn’t as comfortable as the bed. The breakfast was very good, lots of hot and cold choices, great coffee. The breakfast area in the hotel is quite small and breakfast time tended to be chaotic, an issue which I’m sure other guests have commented on.The staff were so friendly and helpful. The location for us was great as it was close to the university, and easy walking distance to the many attractions of beautiful Edinburgh. I would definitely stay here again and would recommend to friends and family👍👍😀

Avoid! The doors between rooms (which most rooms have) are not soundproofed so you can hear everything going on next door as if they were in your room (ordinary conversations, kids screaming, ‘intimate moments’ etc). I booked for 3 nights but had to leave after 1. Awful!

However, while resting on the bed, I pulled back the blanket and was horrified to find something resembling a bandage or small pad with what looked like blood stuck to the edge of the blanket. On top of that, someone had left rubbish in the ice machine dispenser, and the air filter in the ice dispenser was completely clogged with dust. Adding to the discomfort, there was a strong, lingering chemical stench on the second floor.
While the front desk staff promptly moved us to a new room, which was problem-free, I couldn’t relax or sleep easily, as the image of the bandage kept coming back to me.

We had a nice stay. When we arrived, they had actually upgraded us to a room with 2 double beds instead of one double bed and the pullout cot for our son. So, he was happy. The staff was super great, the place was clean, beds were comfortable, an easy walk to Waverly Station for us, and breakfast was great. There is a little store around the corner for last minute needs or snacks. Would stay again if we returned to Edinburgh.

This was not a hotel. There was no restaurant for evening meals and breakfast was served in the lobby which was very much catch as catch can and seating was disorganized. The facilities - rooms etc - were very nice but the style of the place was more an upmarket motel rather than what I would expect from a Marriott hotel. That said the young lady who checked us in was extremely helpful, gave us an upgrade and some excellent recommendations for dinner. There were kitchen facilities in the rooms which leads me to conclude there was an expectation that you could prepare your own dinner. If you are wanting a fully serviced hotel this is not the place.
