I was up on the 2nd floor so had to go up a lot of stairs with my heavy suitcase. The shower didn't function well. The water was either very hot or very cold.

Sorry that there was no elevator, but because it is an historical property, it can not be installed. Staff was wonderful and breakfast and the room it was served was beautiful. Well worth the money if you can do 47 steps to the top floor. Were in our late 70’s and we did it!!!! Great spot and great people running it.

The Ben Doran is a 300 year old mansion converted to a hotel. The ceilings are like 16 feet tall. The walls are really thick. So it is really quiet. The owners and personnel are so nice and friendly. Odette is a sweetheart. The location is awesome. You can walk if you want or take a bus from close by or uber. Loved our stay!!

This is a classic structure with loads of personality. Well maintained and comfortable. Beautiful gently curving spiral staircase. Staff and owners were very helpful. They focus on guests’ needs. Broad choice of breakfast foods. Bus stop very close by. Don’t bother with a car in Edinburgh - it’s too congested and the streets are narrow. Walk or take the bus. We did!

This is not a 4 * hotel!!!
It is not more than a 2½ *.
The Guest House do not have elevator and rooms are 1 or 2 floors upstairs and nobody helps you at the arrival.
Some rooms are sharing bathroom.
No front desk with employees.
Only 1service: breakfast Is included.

Great Guest House - Clean & Warm Room

The room was very spacious and clean. It seemed as it was recently refurbished.
They were really accommodating and provided us with a packed breakfast as we had an early tour one day and couldn´t stay for breakfast.
The buffet breakfast was good and freshly made.
The guest house is very well communicated, it is about 30 min walk from the city centre but has restaurants 10 minutes away. Also the bus stop is right opposite the house.
There was barely face to face service and the man I spoke to wasn´t very welcoming, but other than that it was a pleasant stay and I would recommend this place if you are visiting Edinburgh.

Booked this for my daughter to stay for two nights. First night we couldn’t get access to hotel. Nobody answers the phone..
2nd day arrived 3pm. Hotel room freezing no heating on no hot water for a shower room not cleaned properly and smelt damp. My daughter returned home and drove back next morning.couldn’t talk to anyone as no staff present

Honest Review

The city was beautiful and we chose this hotel as it was the perfect location and it offered a full
Scottish breakfast to prepare us for the day but that didn’t happen they served egg and sausage both of which were just topped up from the day before the cereal was stale and same as the bread. There was no body to greet you and the emergency number provided was in contactable on several occasions as we tried to get in contact as we had no front door keep and a problem with our bed.

This place ough to be renamed Fawlty Towers!!

Room was acceptable if stuck in 70's.
On the other hand breakfast was like an episode of Fawlty Towers... We arrived at 8.30 (half way through the hour window for breakfast) to find that other than a handful of bacon rashers they were out of cooked breakfast options. When i asked for more, the owner/waitress checked each of the chafing dishes and announced 'there was still bacon'. I had to beg for an egg, i mean i almost had to drop to my knees...
We then discovered that the orange juice was bad. Informed the hostess who took my glass; returned a little later, took the jug and that was it. Had to ask what the outcome was, only to be told there was nothing wrong with it, but that she'd open a new one if i wanted.
There's more, a lot more... a full 10 minute wait for eggs and bacon (which all came on separate plates minutes apart); shoulders slumping and eyes rolling when any request was made (coffe, toast) ; noisiest clean up ever which began before we received our food....
Under no circumstances would i ever stay at this hotel again. But if they were to take their show on the road i might get tickets!!!

Owner went above and beyond to help and accommodate me when I was unable to manage the stairs. Big old townhouse on busy thoroughfare into Edinburgh with rooms on 1st and 2nd floors. Rooms spotless. The w-ifi was weak in my room so I had to sit in the lobby. Very strange shower water control. No matter what setting I used, the water temperature varied from ice cold to scalding hot - I just used the water stream when the temperature was comfortable. It took over 5 minutes for the toilet tank to refill.

If you don’t mind sharing bathrooms and the plugs you use to charge your phone etc can fit on a skirting board this is a very ok place to stay. Room was clean but very dated and small. Surprised they charge as much as they do.

Weather good location great. Hotel did not offer full Scottish breakfast & the same items every morning for 3 days. Had to make special request for veg sausages. No fruit salad. Worst was that this hotel showed our room online as a standard room but claimed it to be executive on our arrival. No atmosphere of Scotland with no Scottish staff involved & no Scottish music only rather maudlin classical. Breakfast staff did a good job in being helpful within extreme limitations due to the poor breakfast.

The Ben Doran is a fine old classic Guest House. We're in good shape so we climbed the three flights of stairs to our room in style via wide winding staircase with a burgundy patterned wool carpet runner fastened in place with brass stays.

The bathroom was spotlessly clean. I had not seen a \"bhagwan\" since the Philippines in '97 but this was the first of two seen on this trip so I guess hot water on demand is once again a thing. The bed was very comfortable and wi-fi serviceable.

The room guide warned against using adaptors to charge our (dual voltage) devices in the outlets. We got the impression there was something quirky about the building's voltage so we just waited to charge our phones in the car on the next day's drive up to the Highlands.( It could have just been outdated information but we decided not to risk it.)

The best things about the Ben Doran are the hot breakfast and the helpful, friendly, attentive staff. We found out in real time how limited the parking is, but after we unloaded our rent car the street parking around the corner was just fine.

Old Town is within a 30 minutes' walk but there are also buses running every few minutes and the staff will gladly break your five pound note into change for the fare. We walked into and around Edinburgh, then rode the bus back later that evening without ever feeling exposed or vulnerable.

We'd stay there again and recommend it without hesitation.

Fantastic stay. Perfect from start to finish. Easy check in everything clearly explained. Bus stops across the street and goes straight into the centre of Edinburgh. The lady who greeted us (apologies for not getting your name) and was very helpful all stay, is a the best front of house we have experienced this trip. Breakfast, delicious. The location is great for walking into town. It is on a busy street so there is some road noise at night and this proved to be an issue for me. The room was a little warm so I needed the window open and the street noise made it hard to sleep. The breakfast was good and the staff very friendly.

This was our first stop on our two week trip to scotland and ireland. The room was very comfortable, had 4 great sleeps in the bed. Breakfast was served every morning and was enjoyable, there seemed to be a variety so there would be something for everyone. The host was very helpful, provided us with directions for bus routes and even gave us a wallet sized printout that showed us whixh buses to take into town and back. Location was slightly removed from the hustle and bustle of the city, which we liked, but it was still very easy to get back and forth from the Royal Mile area. Would definitely recommend!

We found this B&B online and figured it would be a good place to stay. The pros were that the location has a bus stop right out front, and the staff was warm and inviting. The bedding and bathroom was clean in our room as well. In addition, the breakfast room felt cozy. The cons were:
- Breakfast was not good at all. Beans were the best thing. Ham was overcooked and dry, apricot jam had zest in it and was not good at all - no other options, sausages had a tough casing and very soft meat inside so the texture was very odd. I barely ate anything. There wasn't much variety either. Day two I had the safe bet of rice krispies and banana.
-Bedroom was an OK size, but wished it was larger. Only a full size (Double bed) which felt like the mattress was in dire need of replacement. I sat on the edge and the top nearly touched the bottom of the mattress. It was springy and not comfortable. The decor is severely outdated. I know that the feel is supposed to be from a earlier era, but with the flowery wallpaper, flowery carpeting, dark fuchsia drapery, I felt it's an easy way to hide stains and cleanliness. (Note - the bedding and bathrooms were very clean though).
- The in room bathroom was quite tiny, and there was no were to hold any toiletries. The shampoo in the small shower was on the floor, so everyone dirty water would just go on top of it.
- No AC in the room
- No elevator to my knowledge so be prepared to carry your luggage upstairs.
- 25 min walk to city center

We stayed for just one night but it was a very pleasant stay. We was in the garden flat (I think that was what it was called) and what a room. It was huge, very clean and comfortable. The young lady who greeted us on arrival was very helpful and polite. Huge bed of which we had a great nights sleep. Breakfast was more than ample.
On the whole. A fabulous place to stay, we will definitely stay again.

We found the location fine, even with a 20-30 minute walk into the heart of Edinburgh. Safe area. The room was a bit cramped and it's definitely not ideal to be sharing a toilet/shower with others outside your room. Breakfast was ok, too. The service was very good.

Very Nice B&B, Easy Access to Popular Bus Lines

We stayed in the lowest level unit - a few steps down and back up, but large, quiet (even though it's on a busy street), very clean modern and comfortable. Breakfast exceeded expectations, in terms of both the variety of selection and quality. Edinburgh is the big city, so B&Bs there don't necessarily have the cozy quaintness of say a place in the Highlands. There can be a bit more of a hotel feel. Plus, as we were in the City during Festival time, accommodations were plainly expensive all over. That said, our hostess was efficient, polite, and very knowledgeable and helpful. Because of her wise suggestions, we were ultimately able to see a performance of the Tattoo (highly recommended) despite having no prior reservations (Thank You!) All in All, the Ben Doran delivered everything it promised. A quality place to stay, and a pleasure to recommend.

I absolutely adored Alexandra and Allie (actually that could be wrong name) but to suffice it to say the ladies are wonderful. Is that a reason to book? Likely not. It's the first time I ever stayed at a guesthouse- I hadn't realized there would be no air conditioning... it's Scotland so it's never hot persay but it does get humid and stuffy and rainy ...
I didn't realize I'd have to heat the water for at least 5 minutes before showering- or that the water pressure is nonexistent. The room was sparkling clean. The mattress should be replaced soon or perhaps a topper would help cover the feel of the springs in certain places.
I didn't love the breakfast- but I swear to you they will make you just about any kind of eggs you want! The ladies are helpful- the price is very reasonable- awesome access to the city center too

Friendly and helpful staff and nice room. Breakfast was good. We could smell the bacon cooking from our room so may not be ideal for veggies/vegans! Could've done with a later breakfast time as finished at 9 except Sundays at 9.30. They charge 3%surcharge on all card payments so consider taking cash.
On a bus route into the centre or about 20 minute walk so well located.

Overall it was ok. Nice welcome, breakfast was good. Ensuite plumbing could do with an update. Room clean, nice towels, If you want TV, it's too small, but I never want it anyway. Plenty of tea n coffee etc. Good location Probably better value if you're a couple.

If you do not like sharing a bathroom, then this isn't the place for you although every time I went in there it was clean and I never had to wait to use it. Only negative thing is that I felt a bit rushed to get out. Cleaning staff was knocking on doors at 10am to see if they were empty with a 10:30am check out. Perhaps they can ask guests to use the door stop to leave their doors open when they leave or to hang something on their door that it's ready to be cleaned like in a hotel.

Wonderful hotel close to the city center

I enjoyed my time at the Ben Doran. I found everyone very warm and welcoming. The accommodations were very clean and well kept up. I would definitely recommend it to anyone who is traveling to Edinburgh. I know I will definitely stay there again. Thank you!

Good place to stay

I was there for a few days. City centre is within a walkable distance, buses just across the street. The room was clean and had everything I needed (clean sheets, towels and toiletries). I shared the bathroom, which was always kept clean.

Nice hotel with a pleasant walk into city

Nice hotel with good breakfast available. Room was on top floor so lots of stairs to climb so it would be very difficult for disabled people. Room a bit cool but not a problem.

Great guest house. Large rooms, bed, hot showers and a delicious breakfast! The lady was great at explaining how to get around. The royal mile is about a 30min walk. Or 10 minute bus ride. I personally like the location and would highly recommend the place.

Great base for Edinburgh sightseeing visit.

The location was convenient to the sightseeing attractions.Staff were very friendly and efficient, Breakfast was excellent,great choice and quality. Our room was warm and cozy, in great shape in a beautiful period house, everything we needed was included
We were unfortunate to have a flat tire on our car in the morning and the help we received in locating a repair shop was well more than expected.

Perfect Stay for an affordable price!

This is one of the best Hotels I have ever stayed abroad. The room and facilities were up to the mark. I had a really comfortable stay for a night. The staff were friendly and accommodating. Breakfast was tasty and delicious. I'd recommend this to anyone.

A wonderful experience at the Ben Doran

We stayed in December, and the hotel was simply delightful. We have a deluxe room which comes with an ensuite shower room but in fact we made use of the shared bathroom next door which has a huge bath tub with very hot water. The room was beautiful and very comfortable. There is no flat-packed furniture, and everything suits the style of a Victorian townhouse. The bed had mattress comforters that made it very comfortable. I suffer from a bad back so it was really wonderful to find a hotel with a comfortable bed.
Breakfasts are great. There is a nice cooked buffet but you can request extras such as porridge with cinnamon and honey for no extra cost.
Staff were very friendly and always has a nice greeting for us.
As it was Christmas, they had decorated the hotel for the season with a large Christmas tree in the entrance hall and another in the dining room. In the mornings, Christmas music was played over breakfast - a nice touch.

dont stay here

Dont ever make the mistake of writing your review before you leave the hotel. I left my review of how unhappy I was with the hotel, and they came banging on my room door at 9 m giving me the interrogation of why I left a review and was unhappy, and the whole rest of the week, they scolded and treated me like the plague.
Its far from the city center, and the employees that work there are rude, and very unprofessional.
