The room was very spacious and the beds were extremely comfortable, which made for a pleasant stay overall. Check-in was quick and straightforward, even though there is no staff on site, access is managed through a Ring doorbell where you speak with management to receive the key, which worked smoothly.

On the downside, communication with the property before arrival was very difficult, as messages went unanswered. The building is also quite old, with single-glazed windows, so outside noise was noticeable. The room was also very cold, which made it less comfortable, especially in cooler weather.

Clean but no personal touch at all - only difficult communications through an intercom when we had questions and difficulty entering the building. Clean and reasonably safe and quiet, but NO space to set anything down or hang anything up. Plus, their listing said they have a restaurant: they used to offer breakfast but don't any more which presented problems for our family.

On a bus route - but about a 10min ride into town - so that’s a down side - £11 taxi each way or £2 bus each time you want to go to town. Place itself is fairly clean and our room was clean and tidy with lovely white sheets and towels. Our room was not en-suite - but had a private bathroom with a key just for us, so was fine.

I booked this hotel for a 3 night stay and I had to ask for a refund and find lodging last minute as the conditions pf this property where very unsafe to stay in. The hotel itself at a glance outside will show you that the hotel hasn’t had a proper update since the late 90s. Balcony outside crumbling, half of the railing missing. Broken glass covered over with plastic. Thorn fitted carpet mended with duct tape. Surfaces covered in years of neglect. The hallways smell, the room is dark and has florescent bulb fixture. The bathroom is like a long corridor ( small that you cannot open your arms on the sides fully) with the toilet on one end and a shower on another with mold creeping on every nook and cranny of it. And the corners with years and years of improper cleaning. I was traveling with my husband and my 6 month old I asked for a refund as I didn’t want to have my baby exposed to this health hazard. The staff was very apologetic and understanding and helped with the refund.

Spend the extra ££ and stay somewhere else.

When we arrived our room had been double booked. It was late evening. No staff at the premises. When I called they realised their error. They gave us a different room but we had to wait 45 minutes, and go to their sister property (nice but under development).

The Guesthouse looked new or it has been recently refurbished. Very powerful shower with a lot of water pressure, which I liked. Comfy bed and good size room and bathroom. The location is convenient and there are lots of bus connection links to the centre, which is not far anyway, someone could also walk if they fancy it!
Only downside it was the complete lack of responses from the hosts that I tried to contact repeatedly beforehand. Even Expedia tried to contact them unsuccessfully. This should be improved, it's not good to ask questions and being completely ignored, especially because I was supposed to arrive in the evening and it was uncomfortable to think that nobody might not be there since there isn't a front desk at the property.

October half term

Stayed in Room 6 for 3 nights. As expected room did not have en-suite bathroom but has a separate private bathroom just for this room. Not a problem at all except the toilet got blocked but this was on the last day, and we have had a prompt response that it will be sorted shortly.
Check in was smooth even with no front desk at the property. Overlooking a busy street but noise was from the traffic mainly which, again, was expected. Pillows are a bit uncomfortable but a minor issue.
All in all decent stay at affordable rate (for Edinburgh in half term) at a walkable distance to the centre. 30 min walk or 10 min on bus.
Well recommend it.
Only one parking spot but there is a notice on the front door with guidance where to park.

Not a bad place to stay. Very helpful staff.
Only downside was the room (6) needs redecorating, water stains on the ceiling and the tiling finish on the walls makes it look like a big bathroom! Has a separate, private bathroom, which was very nice, tho we prefer ensuite as it's a pain getting up in the night and creeping about trying not to disturb other guests. Had to be careful not to leave the keys in the bathroom as you need them to get back into the room.

Property is in poor condition, communication w managment poor. No email introduction as to what to expect on arriving. Rm 6, poor condition and very noisy. Rm 8 was in the back, quiet, worth the stay. Biilding is in poor condition, windows bad doors bad. Etc. No services close by, had to take a bus down town for coffee. No food on site. Thos prop does not deserve a 7 rating.

We arrived and were not let into the property. The proprietor was not at the property so we could not talk face to face. We were told no dogs were allowed although we had booked one. The proprietor said we could not have a refund. She also said that we would have to contact Expedia and promptly put the phone down. Leaving us in Edinburgh at 4pm with no accommodation and not a lot of money. The property had already taken our money £290. We were not allowed into the property so cannot comment on its condition only on proprietors attitude.

When I arrived, and rang the doorbell, I was connected though the intercom with someone, whom I had a very hard time understanding. The sound quality of the intercom connection was terrible. The person on the other end was apparently shouting as loud as she could, but still almost nothing was arriving at my end. I had no phone plan in the UK yet, had to activate my Canadian plan, and eventually was able to call her by phone to receive the information on how to access the building and my room. I wonder why they don't just sent an email as other places do.

When I eventually entered my room, I figured that it hadn't been serviced. The bedding and towels were obviously from the previous occupant. I called the manager again, and she sent a person over who arrived about 30 min later and cleaned the room.

So, my experience certainly wasn't particularly good.

A lady banged on the door at midnight asking for payment. They had my credit card on file and I offered to pay at check in. The staff did not speak English in an English speaking country. The worst experience ever.
The rooms are extremely noisy.

Arrandale guest house provided a comfortable room and a good spot to rest your head. We stayed in room 6 which has a private bathroom, which was a bit dated but perfectly functional. Points added for a shower with good water pressure. Our room did smell a bit like cigarette smoke when we arrived but it disappeared after we aired out the room. It was most likely due to the smoking spot being right under the window.
It’s easy to access centre of town on the bus, small downside is that it is a bit more of a residential area so things like restaurants/coffee shops etc are limited although lots can be accessed a very short bus ride away.

Didn’t actually get to stay due to:
1. Hotel took payment 16 days early as it was supposed to be pay at property.
2. No reply to calls or snails for 14 days with a question.
3. Finding out that parking is not included and it’s a free for all on the local streets that are mainly permit only.
4. Finding out there isn’t breakfast available if needed.
5. Finding out it’s an intercom system to okay find the key.
All in all it wasn’t what it said it was when we booked.

Ghost Host - Lacks a Personal Touch

Everything about the room in the guest house was fantastic. It was clean and newly finished. All the amenities were provided and it had a lovely bathroom! However, it called itself a \"guest house\", but there was no host to receive the guests. There was no personal customer service at the reception and no clear direction on the check-in procedure was offered on arrival. We found this exasperating! Another guest fortunately explained the procedure to us. To check in, you had to press a buzzer and an unclear and inaudible voice answered and gave you instructions. We expect this at an Air B&B where the owners are often absent, but not at a guest house. This is the reason that we didn't choose an Air B&B. Therefore we will not be recommending this place to others as it definitely lacked a personal touch and the customer service was non-existent.

This was a terrible stay. There was no parking available except on the street and the map and help was co fusing as hell. The room was spacious and room enough for three.and the beds were clean, and bathroom was clean. But the rest was terrible. The room smelled very odd and and unpleasant. It was also hot and the windows did not open. And the in our booking for 3 people we were given 1 bath mat and 1 handtowel for the room! I contacted the agaent at 8 pm, and when i said we dont have towels and need them now to shower and go to bed, she replied, well I am just going to dinner. I again said we needed them now and she replied she'd bring them later. When is later i asked. She stated 9. She NEVER came to bring the towels!! Just awful customer service!!! Wll tell everyone to stay away!

No complaints, super comfortable. It was clean and very convenient, the bus stop is right outside and it’s a 10 minute walk to various restaurants, shops and convenience stores. There is no breakfast at the property. We did have trouble contacting the property before hand, and Expedia was also unable to contact them. It shows permanently closed on Apple Maps but it is open. When we arrived, they said they don’t even know that number that was online, however the correct phone numbers are listed outside the door. The number should get updated but we felt safe and clean there and that’s the most important part.

We had a lovely room on the ground floor so easy in and out with luggage. Another challenging shower to figure out while trying not to get scalded.

We were only there for a quick overnight before a very early flight and were happy to enjoy the quiet compared to old town center of Edinburgh.

The Arrandale Guest House is very easy to get to from Princes Stree.the bus service runs regullarly. And for the fit,walk takes about thirty five minutes. The guest house is exceedingly clean.The room I had was very big for a single.The bedding was like new, and towels were think and f,luffy, would be nice if there had been a restaurant to have breakfast. Wou,d give it five stars

Poor service here. Property is a construction site outside and much shabbier than the nearby guesthouses. Inside, my room was very small and dated. They have an early check out (10:30) and they bang on your door right on the dime to get you out. As I was waiting for an Uber outside with my bags one of the owners/ staff actually asked me why I was on the property still. I have never had such rude treatment.
