My room was clean, acceptable and the bed was comfortable but had no heating upon arrival and for the first night. While the staff did find me a fan heater and then an electric heater, along with an extra quilt upon request it was not ideal.
Also the walls are paper thin as I could hear next doors antics in the middle of the night, as well as people shouting and drunk.
The second night he had got my heating working but was also extremely noisy all evening people arguing next door.

Please do not be put off by the negative reviews.

I was worried after checking the reviews after booking the reservation, but the hotel and room were clean. Fresh towels and sheets were provided. There is an electric kettle with supplies for making quick tea.
There is good parking at the back, and a bus stop right in front of the hotel.
It was not noisy. The staff and other guests were polite. The hotel also has a lovely little dining room.
It is clearly stated that towels and bedsheets are replaced every other day, which we were fine with.

The check-in and check-out process was quick and hassle-free.
Overall it was a good deal.

⭐️ 1/5 – Absolutely disgraceful experience

This was hands down one of the worst hotel stays I’ve ever had.

From the moment we arrived, the staff made it very clear they did not want to attend to us. There was one Greek staff member in particular who was outright rude and dismissive. He seemed to live in what looked like a room next to reception and acted as though coming out to do his actual job was a personal inconvenience.

Our room was NEVER cleaned in the four days we stayed. Not once. For £307 for three nights, the bare minimum expectation would be a made bed and fresh towels daily. Instead, we were met with attitude when we asked at reception. We were told, with visible annoyance, that towels would only be changed if we threw them on the floor. We did exactly that and guess what? Still no towel change.

I had to repeatedly ask for clean towels just to shower, and each time I was made to feel like I was asking for something unreasonable. The attitude was shocking.

The cleanliness was beyond unacceptable. The cleaners are clearly not doing their jobs. The two coffee mugs provided were filthy. I will be attaching photos because it was genuinely disgusting. The toilet was dirty, surfaces were dirty, everything felt unclean. This was not a hotel-level standard by any stretch.

The whole place felt more like a poorly run house share or room accommodation pretending to be a hotel.

Genuinely the worst experience I have had at a hotel. I haven’t felt so uncomfortable in my life in another accommodation.
The person at the main reception had no respect and an attitude problem from the moment we walked in. When we got to the room, there was an unknown red substance on the wall, hair in the bed and on a freezing cold night in Scotland, no working radiator.
I made them aware of this issue, they provided me a small heater. I advised I couldn’t leave it on all night and the response I got was an abrupt ‘sorry about that’ as he walked out the room.
I was expecting at the very least a sincere apology and a room change but this was never offered and just assumed we would be happy with a tiny heater.
As my partner and I were VERY uncomfortable and couldn’t stay in a room without a working radiator, we made the decision to go home a night early.
When I handed the keys back, the attitude we got from the owner and disgusted look was horrible. I let him know I was uncomfortable and unhappy and that Expedia have contacted him to resolve this multiple times but he refused their calls.

If you ever come to Edinburgh, never even think about this hotel. The worst one I have ever been to. Save your money or spend on a better place. It’s worth it.

Staff at the reception is not very welcoming. Was very harsh with us. Our first visit to Scotland and our stay was a very bad experience. Only once in 4 days of stay the housekeeping person came to clean and did not change the sheets on the bed at all. Very bad experience.

Microwave was removed from property, listing said it had microwave and refrig. The fridge was downstairs in dining room that was shared with all guests at hotel. Caused a huge inconvenience as we were unable to put things in the fridge after 10p and had no microwave to reheat. The prices were tripled because of the festival . The internet was out half of our time there. These 2 things caused us extra expenses (not able to eat left overs, had to pay for out of the country internet services while the internet was out) that we weren’t prepared to pay. Manager was no help with directions how to use bus services and was extremely rude. Housekeeping services were every other day. The housekeepers were awesome but the manager wasn’t available at the desk before 11a and after 10pm. I wouldn’t stay here again. 8 nights equaled $3,000 American dollars with no internet and no microwave . No fridge in room as claimed on sight. Will be filing a complaint with Expedia.

We were greeted as an inconvenience to the staff that we’d dared checked in. The bed was comfortable and clean enough so if you’re staying for one night and need somewhere this might do but the room wasn’t particularly clean and the bathroom had mould all over ceiling and floor surrounding the toilet. It had the worst shower I’ve had in British hotels with a trickle of water you couldn’t even stand under it as the shower head holder was fixed in place. We didn’t even bother with it the second morning and checked out feeling a bit grimy to travel back home.

Couldn't check in until 3pm and check out at 10am. Also they charfe dor leaving bags temporarily which is a rip off given the price you have to pay. The bathroom was noy as clean and shower wall is rusting. Also the room we had was not very sound proof and couldnt sleep as could hear people slamming doors and also could hear noise from cars and the street.

Convenient transpiration into the city center, but don’t count on any amount of hospitality. The commitment to no early check ins goes as far as to just have the door to the hotel locked until 3, even when someone is sitting at the desk in front of you. There was a partial roll of toilet paper in our room and it took us over 24 hours to find someone to get more. No one services the desk, there’s a sign indicating to ring the bell if you need anything, but no bell exists. It’s a place to sleep, nothing more.

Great bass for exploring Edinburgh

Stayed here as the first stop, for 3 nights, on our 12 night Outlander trip around Scotland. Room was very comfortable but a bit dated. Perfect as a base to explore Edinburgh though. Mall a short walk away for any essentials and buses stops right outside.
Lost a few ratings stars as the traffic noise is very loud. Luckily we travel with ear plugs.
Too: Request a room at the back of the hotel if you’re a light sleeper.

It was easy to check in. I was in room 14 on the first floor, room facing the rear of the property. Good sized room. Bedding looked clean and fresh and so did the towels. Bathroom was clean. I only stayed one night. My wife in ERI. I had previously stayed in Travelodge which is about 4 doors away. Far cheaper than Travelodge but also an older property. When I went to bed, I heard someone knocking on a bedroom door on 3 occasions and hoped that I wouldn’t be in for a night of it. Fortunately it stopped and I had a very good sleep in the comfortable bed. Complimentary coffee, tea, milk etc in the room. So to summarise, this hotel/guest house did exactly what I wanted it to do. Thanks

The room (sleeping 3) was clean and spacious. It faces the back, so it was quiet despite major road and traffic going by the front of the building. Convenient location: Shopping center with Aldi is in 10-minute walking distance, and bus stop with connection to the city center right in front of the hotel. (You don't need a car in the city of Edinburgh). Staff wasn't overly friendly. The gentleman working at the reception disappeared when he saw my heavy suitcase...So did housekeeping upon check-out. Please provide lock boxes in the rooms and some shelves in the bathroom. Overall, my stay was pleasant and served my needs. I would stay there again (with less luggage...;))

The single room was adequate for my needs, I had travelled up from south England to pick up a daughter from uni and stayed 2 nights.

Pluses: comfortable bed and decent shower (despite it seeming to only have one setting: hot) - which is all you need really. Nice location. I like walking so was happy to walk the 25 mins to daughter’s place / 50 mins into the centre and back. Very easy - basically one road.

Negatives: my room was at the front so quite noisy and noises from either side of me sounded like an extremely old cistern or pipes every time someone had a shower or went to the loo.

Upon arrival we learned that the room that we were allocated was the so called \"emergency room\" where it was right at the front door in the reception area. If you opened your bedroom door, you can see the reception desk. The reception also informed us that the room had no on-suite bathroom. Our bathroom was the right next to the reception desk. So if you are needing the toilet in the middle of the night, you are walking into the reception area and likewise if you are going for a shower.

We have no issue with the bathroom not being inside the bedroom, the issue we had was that the bathroom was literally inside the reception area for all to see.

I went back to look on the booking to see if I had missed anything and no where on the booking information on the property, when you click to select your room, does that room appear. There was no mention of no on-suite toilet when we proceeded with the booking.

Unexpected good hotel

Self check in and check out with detailed procedure by emails. Female staff on our first day of arrival told us the ways and directions of going to town centre. Free parking was available. Transport to town centre is just outside hotel and is very convenient. A shopping mall is just around corner. Restaurants just a short distance from hotel.

The accomodation was poor at best. It is badly in need of an update. The carpet was dirty and should be replaced. The shower is far too small even for a person of average build. My room was at the front of the hotel looking out on a busy main road. Even in the early hours of the night it had traffic along it. Due to the fact the window didn't shut properly the noise of the traffic kept you awake at night.

The building needs to be renovated from the inside, it felt and looked very old. Our room was next to the steps and it was noisy and there was were weird stains on the bathroom wall and we couldn't close the window because there was a weird smell. One good thing was there was free parking

It was a good short visit , the best thing of the hotel is location. I am extremely thankful to one of the staff members ( dont know the name ; but she was cleaning the room and dining area in afternoon), she has such a good heart, guided me, helped with phone charger, told me how to get around the city. Invited me inside to sit down in warmth while waiting for check in as i was early. God bless you always! And thank you. Hotel was really run down, carpets are so work you can see the threads, shower had no pressure and just trickled out. Windows let so much draft in, it was freezing in the room. I was also hounded by thr hotel days before my arrival for my crad details so they could take payment, on a room id booked to pay at the hotel? Paid £200 for a night, save your money and go to the travel lodge down tbe road.

Walked through the front door to noone on reception,we had to ring the bell on the desk before someone arrived. We told him our name and was given a key to the second floor, as told enjoy your stay before he disappeared. So after struggling up the several flights of stairs and long corridors. (No lift) we got to the top of the building. Room no.20. On first impressions, looked clean and tidy. Then sat down in a very cluttered room and took everything in. Put kettle on have a cuppa, big crack it one of the mugs.Go to get a shower, the cubicle was so small you had to leave the door open so you could move. No grab rails, cupboard under sink to store your toiletries , just bare wall and pipes. Double bed had a part memory foam topped mattress, which on inspection ( see pic) was covered in urine stains. I approached one of the cleaning ladied and asked if we could have a different mattress, she told us this could not be done. And it would be ok because the mattress protector was clean on(which was not clean) i asked could we have a clean one to be told sorry but we dont have any! The beds thenselves were cheap metal ones the ones that are responsible for multiple bruises on knees and toes, because they were too big for the tiny room. Cheap hairdryer that over heated. No iron or board as stated. The room was hoovered once in all our stay curtains stank of cigarettes. Went down stairs to check out the dinning room. One shared fridge and wooden spoons and paper plates on the side.con

The property is okay, good location, bus stop right in front of the hotel (8 stops for the center of the city).
The bedroom was simple, need a better maintenance of the building and bedroom (There was a 5\" hole behind the toilet with pipes exposed).
No AC, no mini bar and no ice maker.

The bed was very comfy however that's the only thing which was enjoyable. The bathroom which i thought would be in the room was past a glass door at reception and down the hall. The bathroom was covered in spider webs and the shower fell on me when showering. The curtains were covered on dust whoch i found out when i pulled them shut and got a face full of dust come down on me which went in my eyes. I couldn't tell reception about this as nobody was there. I had been at the hospital all day with my son and just wanted something to eat and a rest. There wasnt any guidance to where i could get food so i had to roam aimlessly in the rain u till i eventually found a Greggs. No breakfast was available so in the morning i had to go and search for a cafe over a mile away. As there was a dining area i did expect atleast breakfast. Very overpriced for what was offered. Unfortunately i wont be booking here again.

Lovely hotel and staff welcoming. Rooms are a good size. Lovely and quiet and beds are comfortable. The only downside is that the hallways are narrow and it’s difficult getting through the doors to room. This would be awkward if you had suitcases with you. Also, the hotel doesn’t provide breakfast which doesn’t make sense when it is called a hotel. I stayed for one night as went to Military Tattoo Festival.

The window was open and stuck upon my arrival. The night manager was kind after i checked in but the yoinger employee was very rude. When i told him about the issue with window he made a sarcastic comment, had to shake the window for awhile to get it down. Then cursed about me to another employee, when he didnt try to fix the issue until i slept in a freezing room for two nights because of the window. He called me some profane words that Expedia won’t let me post to a cleaning member. The manager did not reply to my window complaint and only replied to my email about his employee cursing about me. Apparently the oqnees soand the ont bother to check the room beforehand and a window is stuck and a customer asks for help, the customer is \"a real f'ing a-hole\". It actually was the one part of my 15 day trip that ruined the last 4 days. There was a bathroom in the lobby i was informed was just for me because they had all booked up on the rooms with bathrooms and told me when I arrived i had to use a bathroom in the lobby but others had clearly gone into it although it was \"only for you\". On expedia the room is labeled as soundproof. It was not at all, every car and person that came in the lobby i could hear. And i could hear anius, i believe his name was, cursing about me for asking about the window. I was in room 1 b i reccomend you dont come here specifically because of the employee being so rude. Fautis was the only one who seemed to care about the customer.

This place was exactly what we were looking for with a grocery store nearby and a bus stop directly in front. It was clean and comfortable and was exactly as described. The lack of AC was the only issue. Although the window was sufficient to let in cool air, it faces a very busy street which made for very early wake ups. Would stay here again.

We got out all the way on the third floor. This hotel has no elevators so we had to drag our heavy suitcases over 2 flights of stairs and through narrow hallways and hard to open doors. Show was super small and cold water with low pressure. Bad smell in the property. The room window wouldn't shut completely so there were car noises when trying to fall asleep. Complicated check in process.

We came for a Taylor swift concert, we unfortunately could not get a room anywhere, this one was the only one left, and it was an extortionate £300 a night for just a bed and a shower, there was no food, the room was very clean, nothing wrong with any of that, just at £300 a night I would have preferred a bigger room or breakfast, as the bedroom was very small

Not a hotel, by accepted standards.

We arrived at 1:15 pm but check in was not until 3:0 pm. Having driven from Inverness, some 5 hours on the road, I needed the bathroom, but they did not have one available. The only bathrooms are in the rooms, which you cannot access until after 3:0 pm.
No food available within 15 minute walk, then it was Cosco, Greggs or Subway, but not after 5:30 pm when shopping centre closes.
The outside tempetature was 13 degrees and there was no heat in the room. When asked about this at reception I was told, \"It is not cold enough to turn on the heating and if we did that for you we would need to do that for all the hotel guests\". I was then given a small fan heater to use. Temperature is centrally controlled for all rooms.

Location was good. The shower was extremely small and the water pressure was nonexistent. The last morning there was no hot water. The reception hours seemed extremely limited (incases for emergencies etc).

Don't stay here.

Room was filthy, carpet 10 years past replacement. Awakened by the sound of rodents in the wall. Room not cleaned between days except to clean excrement on toilet we complained about.

The place did not have much facilities . The milk sachets kept were expired 3 months ago and did not have even proper drinking water facilities and no floor mat on the washroom .
The room was very congested for 3 people for that price of the stay .

As soon as I got in the room I noticed an odd fishy smell. I soon realised this was the kettle. There was free wifi but it was really poor. The traffic noise from the road was awful. My biggest irritant was that the shower had no pressure. Just a dribble of water coming out to get washed in. I was thinking about extending my stay but with no tea, poor wifi and useless shower I decided not to.

Very noisy. Room was right at the front door so you heard every coming and going from 5am. Room also faced onto a main road so once the traffic got started in the morning forget getting any sleep. Bed was also a metal bed frame that squeaked every time you turned over. There would definitely be no \" fun\" taking place. Lol. Definitely wasn't worth the £99 price tag for 1 night. Very basic more hostel like. If I could ask for money back I would ! Dont know about other rooms we were in room 1. Definitely avoid this room if you plan on getting any sleep. Staff were helpful on the plus side.

There was no staff to checkin at 1pm and no staff at checkout at 10am, I had bags which I could not drop off which was very inconvenient. No breakfast offered at hotel. Window in room was very drafty and did not offer any sound insulation from the busy road
