Avoid at all costs!!! We did late check-in and our room wouldn't lock at all. The hotel refused to fix it right away, refused to switch our rooms or provide a refund. As 2 female travelers, we were super concerned for our safety since the lobby was not secure and there were alot of random men outside. Because it was late, and we had nowhere to go, we stayed the night with our luggage and furniture propped against the door. The room had a broken AC unit that was dripping water all over the floor, we had no towels, the bar was not operational upstairs, and the only breakfast served the next morning was toast and coffee. I had to fight to cancel our reservation and the staff was super rude about the whole situation. My advice is to take your money elsewhere - there are so many other better places.

The staff is very friendly and helpful. It's close to the center of downtown Tulum. The room is acceptable as a small hotel. The free breakfast is just toasts and coffee, but I liked it. The road in front of the hotel is unpaved and pooled with water.

Location and it had a rooftop pool. The pool was so very dirty It was absolutely disgusting. Staff saw us up there so they skimmed the pool water to try to clean it. It was filthy throughout that took photos as it was so bad. The front desk staff was courteous. The breakfast staff was not very helpful and the first day they said they ran out of food even through we were up at 7:30 am. We saw others served a little later so we were very confused?
The patio area in the room faced a cement wall. They were approximately 3’x6’ in size Hardly anyone was in the hotel, why didn’t they give us a patio room? We didn’t bother asking because we were just so disappointed. Staff kept parking bicycles right in front of our room area at the door in the hallway so we had to keep moving them and asking them not to do that as we would bump into them going in or out of our room. They kept parking them there. I felt like we were staying in the closet/storage area?

The pool was gross, water was green don’t think it was ever clean. It had a scum on it. Wifi was very weak. It says free breakfast first day they had nothing to cook us second day we got fruit and the third day we finally got eggs and toast and coffee hot water was hit and miss in shower. The only good thing was the beds we’re comfortable and ac worked. I would not recommend the Zendero

Really hate to write a bad review but I do just want to warn others to avoid this place.
I forgot a pair of shoes there (I’m positive of this, I wore them on our last night staying there and am quite positive I forgot them under the bed as I usually slide shoes down there). I called hours after checking out and they said that nobody had found them. They claimed they checked everywhere in the room. So, unless you want someone who is dishonest possibly cleaning your room, don’t stay here.
Additionally, we chose this place specifically because it included parking and in reality there is only space for 3 cars at the front of the hotel.
There was also construction going on across the street (not the hotels fault) but the view from our room was just a construction zone and we couldn’t sit on the chairs in the balcony because they were covered in dust from the construction.
It seems there was also construction going on in the hotel itself and they started at 6:30am, so I wasn’t able to sleep after that.
There was also a stain on our sheets.. it seemed like they were clean/ washed, but the stain wasn’t a great impression.
The breakfast is good though and made to order, and the folks at reception acted nice and professional.
I could have over looked all the bad things and wrote a review focusing on the good but knowing that someone is lying about not finding my shoes really ruins it.

Overall, our stay did not meet our expectations. Hotel was not nearly as nice as the photos. Mold stains on wall. Stains on bedspread. Breakfast was good but took 45min our second day. Evening receptionist was not very friendly. Only 3 parking spots (but can park along the dirt road it is on). Walkable to downtown Tulum, but not that nice of a walk. No chairs or desk in the room. Chairs on our deck were covered in dust from construction across the road.

This is such a quaint and lovely hotel. It’s near a strip of restaurant right in the center of town and not far from the Tulum town center where all the bars and boutiques are. You will need a car to get around in Mexico. The staff was super helpful and friendly and the breakfast menu was excellent.

This is a brand new hotel. Actually you can tell by the smell of the room. The rooftop pool is quite nice. Breakfast is a plus, it was actually very good! The only downfall is the $30 extra charge for 3rd person for one night. Seemed too expensive. The location is kinda hard to find too, it’s tucked away from the main street. But the service was excellent, the guy at the front desk was nice.

Staying at Zendero was a great experience. It was very affordable for a clean, good room. The rooms are pretty standard, but what stands out about Zendero is the service. Pablo and the rest of the staff went above and beyond to make our experience incredible. Just to highlight two things, he went to the market to get food for our friend while she was sick. He also helped us book COVID tests and waited for the results. You will not be disappointed with your stay!

The room was okay but it obviously hadn’t been thoroughly cleaned because there was a pair of shoes under the bed that I guess belong to the previous guest. The young lady at the front desk wasn’t very helpful. She didn’t give us the remote to the air conditioning until we went back down and asked for it and when we asked for clean towels she said there wasn’t any....
The road up to the hotel was basically a dirt alley which was pretty dark at night.
The only positive was they had bikes for rent, pretty good breakfast and the rooftop is nice.
Definitely wouldn’t recommend staying here

The hotel was very unique and different.
It was a perfect stay for us as we were mainly out and about.
The area around the hotel was the throw off...when exiting always go to the left never the right....
Left had more action and restaurants choices.
Right was very very local and it even seems like
Your walking down a alley :(
Overall I loved that the hotel offered complimentary breakfast every morning and it was delicious. The bar they have pictured upstairs by pool was closed the whole week we were there.
The room again was nice as well. However when we entered our room there was nothing...no towels or soaps, we went down to ask and the young lady at front was very helpful and gave us everything!
Biggest thing was there is no elevator, so pray if your luggage is heavy your not on top floor lol
But overall worked for our trip.

On a building site..

Was this really a 4 star? \"Four-star hotels offer loads of special services and amenities, including concierge services, fine dining, multiple pools, and hot tubs, high-class fitness centers, bellhops, room service, valet parking, day spas, limousine services and an array of special suites\"..

This hotel had none of the above.

Neither did it have a fridge, or a hair dryer in the room. Or even a comfy bed. It was quite literally on a building site. I'm sure give it 5 years it will be a lovely area, but at the moment it's just all banging and knocking all day long.

Location was in an okay spot of town, not really close to the town of Tulum. Service was also just okay. One woman at the front desk tried to have us pay $45 USD for a 10 minute taxi. We are glad to have known that was a rip off based on previous taxi rides (typically $15-20 for same trip) and turned her down. Having bikes for rent was a plus. If returning to Tulum in the future, I would probably skip this hotel for one either on the beach or closer to town.

The hotel is decent, nothing too fancy. Lobby and breakfast area is cozy. Rooms were ok. Staff are very nice and friendly. Just AVOID staying on the 3rd floor rooms if you don’t plan to party and stay awake all night. Pool area is at the rooftop (4th floor) and it is very loud at night when people are partying by the pool. Parking on site is very limited, only 2-3 spaces are available.

The staff was very welcoming, friendly and really fun to talk to. The breakfast was delicious, and the beach club association was perfect to spend a day at the beach at. The staff were also accomodating in helping us adjust the bike rental seats and encouraging us to explore the area on bike which I now recommend doing.

The only minor thing is the amazing rooftop pool could use a little more chlorine and the showers in our room weren't always hot. But those did not affect our stay at Zendero. I in fact would love to stay at Zendero again and see the staff that I now feel like are my friends.

We had a great stay at Zendero Tulum! After 3 nights at the beach, we wanted a night to experience the town. The concierge who greeted us was incredibly friendly and helpful. The room was beautiful, very comfortable, and clean. It had a full bathroom as well as a half bathroom, which was surprising but nice. We walked from the hotel to several restaurants and bars that night. We never felt unsafe in the neighborhood, and had a great time (Batey is awesome! We also loved the food at La Malquerida) We also felt safe because the hotel used wrist bands for added security. Would highly recommend!

We loved our stay at the Zendero hotel in Tulum. The location is perfect, right off the main road that takes you to the beach and walking distance from lots of great bars and restaurants. The rooms are small, but are very clean and have everything that you need. The complimentary breakfast is delicious, be sure to make it down for breakfast at least once. The pool is small, but the roof is great and the day we were up there we had the whole place to ourselves! The staff was super attentive and even called a doctor when we experienced a bit of a medical emergency. Would absolutely recommend!

Lovely rooftop pool. The rooms are small, but we loved being able to log into Netflix. The hotel is not very centrally located, but fine for a day trip exploring Tulúm. Altogether great, personalized service (the second morning at breakfast, the server remembered that my daughter didn’t like coconut and warmed the cook) and very clean establishment.

El lugar está bien ubicado. Es moderno y bonito. Todo limpio y ordenado como lo promocionan en la página de internet.
Lo qué no me agrado fue que la puerta trasera no cerraba con candado y el aire acondicionado no funcionaba a su potencial. Tras hablar con los empleados del hotel su respuesta a nuestras pequeñas molestias fueron lo siguiente, “ yo creo que no van a entrar a robar” y “ el aire si enfría pero como hay 4 personas en el cuarto el calor del cuerpo humano reduce el frío de la habitación”. Una sugerencia que nos hicieron fue que si teníamos mucho calor podríamos refrescarnos en la piscina del hotel. Después de hacerles una petición para cambiar de habitación, nos dejaron movernos a una habitación disponible. Parte de nuestro paquete incluía el desayuno. Unos de los días decidimos tomar el desayuno incluido, para nuestra sorpresa la mayoría de la comida se había agotado. En si el hotel es muy bonito pero como sugerencia creo que deben de trabajar en su servicio al cliente.

Very cosy hotel, very clean and our room was very spacious with a cute little balcony.
The staff is extremely nice and welcoming, they gave us the best addresses to visit in Tulum. The location is also good since it is between the center of the city and the beaches, resorts and touristic places.
We definitely recommend it, especially for young professionals since the prices are not too cheap but not expensive compared to other places.

I LOVED this hotel. It is perfectly located on Ave. Coba, the main street going to the beach but right off tHwy 307, the main street where everything is located in town. They free breakfast that comes with your room was delicious and all the desk staff were friendly and helpful, especially Christian who was quick to offer recommendations for places to eat, drink, make free reservations for you at a beach club. If he did not know something he would call and ask.

Beautiful Jr Suite with lots of space; large bathroom! The bed was comfortable, the A/C worked well and it was spotless! Obviously there was a lot of thought and love put into this hotel and the owners should be proud. Nice \"zen\" area near the lobby.
Unfortunately we were only on a quick one night stop on our way to Bacalar and had to leave before breakfast was served, but the menu and the breakfast area looked pleasant.
We will definitely come back and try it again when we have more time to spend.

A great gem in the city!

Zendero Tulum totally undersells itself when describing on Hotels.com It had amazing service, close to the nightlife and a great breakfast options! I would definitely stay here again =)

Zendero - Si Si!!

Clean new hotel with excellent complimentary breakfast, choice of 5 entrees with fresh squeezed juice and coffee. Friendly and helpful front desk staff (especially Ava) and waiter at breakfast. Clean minimalist room with excellent shower and sink area. Only recommendation would be add a small chair to room as no where to sit other than bed; room small but adequate and comfortable. Wide range of options on TV including netflix for those guests looking for languages other than Spanish.

First the good: modern and stylish, good location, good breakfast. Not so good: small rooms, poor internet connection. Really bad: the hotel does not have a generator. After a windy day the electricity went down in Tulum. Even small restaurants had their lights on with a generator. I assume this was not a rare event. However at Zendero we had a night with no electricity and no water. They should have reimbursed everyone for that night but the excuse was that it is a new hotel and did not have time to install a generator.

Tucked into an alley, room with view of wall 9 feet away. Staff could not work TV, security questionable. Breakfast room too small to accommodate number of patrons, breakfast did not match description on menu. No elevator visible, pool on roof up three flights of stairs.

Hotel is tucked into an alley, balcony with view of wall 9 feet away, staff could initially not work the TV. Room security questionable. Breakfast room too small to accommodate number of patrons, cooked to order but breakfast did not match description on menu. No elevator that I could find, pool up three flights of stairs.

Good location for downtown Tulum. Rent a bicycle and ride to the beach, cenotes or downtown. Very nice breakfast.

A modern new facility.Lovely rooftop pool. Nice breakfast included. The location in town is excellent as it is near stores, markets and restaurants. Located just 3 km from beach area which you can reach easily on the bikes they have there. Fre parking in the area and several car rental places and taxis less than a block away.

The rooms are very nice and clean . The staff is super nice. The breakfast is delicious.
