This property was ok. I don't think I'd stay there again though. There was black bold in the bathroom, the shower drainage was poor and got all of the bathroom and when I flipped back the sheets there was two tiny stains. Just very sub par.

Kimberly at the front desk was great. She had good recommendations and spoke some English, and what we couldn’t communicate with my bad Spanish or her English, she was super patient to use a translator. The pool was a great hang out and refreshing. The location was so perfect fo getting into town and the mini fridge in my room helped us keep fresh water and some minimal food for snacks and healthier options. The room was spacious and the beds were comfortable. I gave cleanliness a 4 because my room garbage wasn’t emptied while I was there and on the smoking balcony the ash tray was never emptied either. The closet was in the bathroom, which I think was a bad location and hard to use. Also, in the bathroom the sink vanity was worn out from the water and humidity. It was hard to take a shower without making a mess of water because of the half glass. I would stay here again for sure.

This is our second stay at Kaab and we love it. Big rooms, mini fridge, air conditioning, the pool is a nice size and lots of chairs and umbrella’s. Second floor has a nice shaded seating area. The staff are lovely, super friendly and accommodating. There is an on site restaurant but this location is the best in Tulum. Right across from a bike rental spot, around the corner from taxi stand, 7 eleven, many many restaurants and bars, and a few blocks from the Collectivo stop to take you to Playa Del Carmen, Akumal etc. we love this location! My only complaint which isn’t their fault is that the beds are too hard for me. They are definitely a hard mattress, so be aware of that if you prefer soft.

Overall a decent budget stay. We weren’t looking for anything special as planned to be out and about the 2 days we stayed.

Cons: shower sprayed all over the place, no hot water (apparently this was getting fixed?), had to fiddle with toilet to get it to fill and flush, rooms are not insulated well

Está bien pero tiene cosas importantes a mejorar.

La habitación muy amplia y confortable. La cama muy buena. No llega internet en la habitación, con lo cual no se puede utilizar la tv y tampoco el wifi en ningun dispositivo.
Una contra también es el ruido externo de la calle pero por sobre todo del restaurant de abajo del hotel que a la noche el volumen de la música es muy alto. También por la mañana muy temprano, 7 AM se escucha ruido del restaurant y es molesto. El personal del hotel es muy amable y servicial.

I really enjoyed my stay here from the 13th of July until the 17th! Insaias who was at the reception was really a great host and recommended me and my friend different activities and stuff to do! Pool was clean, room was also clean. Just need to ask for towels…we didnt get them directly from the room cleaning, we had to ask at reception. Area is nice and walkable (8 minutes) to the restaurants and bars! Overall very satisfied, thank you!

Worst experience got charged twice for 6 nights

Save your money and time and stay else where! We got to the hotel our reservation had been cancel as a no show cause I contacted hotels.com to let them know that I was going to check in the next day... but they couldn't get a hold of the hotel! I tried calling 7 times too and they didn't answer! They emailed me asking what day I was going to check in... I replied tue email 3 times and no reply! When my gf and I got to the hotel we find out the reservation was as marked as a no show and they took our 4 nights money and kept! So I started calling hotels.com for. The next 2 hours they kept hanging up on me not resolving the problem! Pretending to call the front desk but the front desk phone never did ring... after 2:30 we got tired and had to book another room and pay again! So paid twice!! When we got to the room we found out that WAS NO WATER at all!!! NO TOWELLS! AC WASNT GETTING COLD! I had to rinse in the pool cause I had a long flight... then the next day we get up and still no water so we went down stairs and tha was water in the public bathroom so they only turned off our room water! The manager pretending like she didn't know we didnt have water while the whole hotel had water pics bellow

The location is perfect and the staff was friendly. The hotel itself was kept pretty clean. For some reason and I have no clue how but there were tons of mosquitoes in our room at ALLTIMES. There were mosquito corpses from previous tenants that were never cleaned so obviously this is an issue at this hotel. I stuffed a towel under the door and kept the windows shut at all times and there were still tons of them in the room. I had read reviews about the towel situation in this hotel and it is 100 percent true. You better keep your towel clean because you will not get fresh towels AT ALL throughout your stay regardless of how long you stay. We asked over and over and finally the day before we left we received a fresh towel each and they were old and stained so not sure if it was even a clean towel. I wouldn't stay here again because of the mosquito and towel situation but the staff was friendly.

The property is nice and location is good, however the bathroom door was broken and wouldn’t close. The main issue we had is that there is no wifi in the room, it only works in communal areas. This also meant that the TV did not work, as it was Netflix/YouTube only. We let reception know and twice they said they’ll send someone but they never did. I suspect this is a known issue and not something that they feel needs to be resolved.

Really Noisy!! No PLACE TO REST!! I traveled 1 hour back just to have a nice rest and what a surprise!! They ran out of Water!!! It took 2 hours to service again!!! They really do not care about customers , I had too long!! Because they are not are aware of water supply!! Too expensive for not having water storage!! And Too NOISY!! It is not really worth the Price

The customer service here at Kaab is excellent, front desk receptionist were very friendly. Marco who you can find in the restaurant area was also very friendly.
When we arrived we were given a room with king size bed & sleeper. We requested and PAID for two queen beds. 2) the room we were given was AWFUL, it smelled like urine and the sheets were dirty. We were upgraded to a suite at no charge. The suite was spacious but again the housekeeping is terrible. The “clean” bath towels in the bathroom were stained.
Pool area was also a little dirty when we arrived around 3pm on a Monday.

This is a tough one to review, lots of ups and downs with this place. The location is great - free parking and walking distance to everything in town. The people at reception were pretty helpful and the room was comfortable, and the hot water did work if you let it run for a little while. Good place to be based out of if you're exploring the area.

As others have noted, the safe didn't work in the room. It took two days to get it sorted but they let us store some things in the office safe in the meantime. What really got me was that they pulled the \"gas station\" scam on us at a meal. My partner paid with a $500 MXN bill, they said the bill was paid but wouldn't give her a receipt (she took a picture of it before they put it away). When we went to check out they said she had only given them $50 MXN and insisted we pay for the meal again. Taking advantage of customers is bad business, especially when the food was very unremarkable.

Convenient place to stay, but I would definitely not stay here again. Dishonesty sucks, and there are loads of other good places to stay.

Great room/service with a couple of fixes needed

The room was huge - super spacious which was amazing! The way they decorated it looked great. Although the cleanliness was slightly under par - there were some small stains on the sheets and when we asked to have them chained they agreed but didn’t end up actually doing it. The shower drainage was also poor but they fixed that the next day. These couple of things lowered the ratings for me.

We absolutely loved our stay here. All the staff are so friendly and helpful. The rooms are beautiful and clean and the pool area is gorgeous and relaxing. It was nice to have an oasis at the hotel and yet still be so close to town to walk to taco trucks and restaurants. I cannot recommend this hotel highly enough. The one thing I would mention is the wifi signal isn’t very strong in the rooms but in the restaurant and common areas it works great! I would definitely return!

Almost never worked in the room The TV has NO Cable, so you get to watch Netflix but No Cable makes it useless. The STAFF did it's very best but INTERNET was something they couldn't help GUESTS with.

Hotel is well maintained and very beautiful with the greenery around the pool. Rooms are spacious and comfortable. Location is very convenient. We lost water twice during my stay and also power on the last day I was there. The whole town was out but there was no attempt to communicate to guests about this or to make us more comfortable- such as offering more bottles or water to brush teeth/wash face, or having some sort of back up power to at least allow a cell phone to charge. I came back to the hotel before midnight one day and there was no attendant and no one answered the phone when I called 3x over a 15 minute period. As a woman in a foreign country who doesn’t speak the language, I was scared and panicked in this moment. Luckily I found a place to stay but I received no apology from the hotel when I told them. I was just told, “he was probably in the bathroom.” Also, be warned not fall for their scams - you’ll pay more on anything they point you too. Every taxi they called for me cost much more than the ones I got on the street. I asked for a recommendation of a cenote to bike to From town. The staff said there were none and tried to sell us the one they take a cut from. We ended up walking 25 minutes to a great Cenote-so glad we didn’t listen! When I ordered a coffee from the restaurant I was brought an Americano. The waiter poured all the non-Americans the regular coffee, but brought me the more expensive one. I don’t like being scammed.

The manager of the hotel, Jose, asked about our experience, we came back to the hotel a week after! This hotel, is the best hotel in TULUM, for sure.

When we arrived we didn’t get a key to our room until the next day because the system wasn’t working. There wasn’t any hot water the 1st 2 days of our stay, the wifi did not work no cable or tv stations, we couldn’t watch any tv horrible!!!!! We had to change rooms because we purchased a pool view but they gave us a standard room no view at all. The location was okay, walking distance to a lot of places. The area gives off hood vibes so if you’re okay with being in the hood this place is okay.

This hotel is more than worth the money. The rooms are more on the simple side but very clean and comfortable, pool area is beautiful, staff is friendly and attentive, the hotel is walking distance to tons of food and shops (about 8-10 min), and the location is very convenient for day trips to cenotes and surrounding sites. We always felt very safe walking around at night but if you prefer to bike/moped, there is a rental shop across the street. Covered parking is free and limited to about five tight spaces. We had an interesting time fitting our rental van in (had to fold in side mirrors!)

Meal wise, the on-site restaurant has excellent food for a reasonable price ($8-12 USD per person) if you want to get convenient breakfast or are tired after a long day. Only complaint was that the water pressure is on the weaker side; it will take you longer than usual to shower. Overall, we loved this hotel and will definitely be back.

My stay at Kaab Tulum was awesome. The staff are very nice and accommodating. They are friendly, personable and helpful. Eliseo and Jenny at the front desk were phenomenal. The servers were also very attentive. The room were spacious, the architecture is very cool and the decor neat. The only down fall was the cold water in the shower but after all it wasn’t a big deal because the days were hot and cold showers were necessary 😅. After each shower I actually felt better. I would definitely recommend Kaab to anyone thinking of going to Tulum. The location is perfect, it is walking distance to the center and the bus/taxi station. One other thing that was remarkable about the hotel was the breakfast. Overall I was pleased and will visit again.

If you’re looking for an affordable yet good location around Tulum this is the place for you. The staffs are amazing are very helpful throughout our stay. The room we got had a balcony with a swing and poolside bed. We had a very spacious room with a small living room. The vicinity is closed to other restaurants. It’s about two and half miles to the beach. Don’t forget to rent a bike if you don’t have a car. Would definitely be back again here.

The hotel was really nice! Beautiful hotel atmosphere. Front desk girl from France was a very kind, and accommodating and helped us with anything we needed or asked for. Room was clean. AC worked well which was great since it’s really humid in May. The tv worked fine except the volume was set a little loud and unable to adjust but No big deal. Our package came with breakfast, simple breakfast but very tasty, first morning we stayed there, the guy serving us was super friendly and served us very quickly since we had a tour we had to go to. The second morning a different guy served us, some short chunky guy and wasn’t so friendly, he waited for guests to ask him for breakfast and was talking crap under his breathe, which guests can totally see and hear. It made our breakfast morning uncomfortable since he was rude and unprofessional. He even forgot our toast and our fruit too. Other than that, our stay was great! Location was close to everything, had a lot of good places to eat nearby and shops for souvenirs or market to purchase whatever you needed. I would stay here again.

Stop deliberating and just book it! Best decision you’ll make all trip. Save the money you’d spend on a big fancy hotel and use it towards snorkeling, good food, cenote tours, xel-ha, and souvenirs! This place is perfect. You’re an 8 minute drive to the Tulum ruins, 10 minute drive to multiple cenotes, 2 minute walk to the main strip, 4 minute walk to nice restaurants, 5 minute walk to multiple covid testing centers. The room is clean and the staff is nice. I stayed here for a week and felt safe the whole time. Water isn’t always hot and tv is glitchy but you’re not going to Tulum to watch TV or take long hot showers. This place offers the best bang for your buck. Just book it.

I would stay here again. This is why. We went for New Years Eve and had no idea that we would not be able to get a taxi from Kaab to Tulum Beach. There were 5 of us and the owners of Kaab let us pile into his truck and took us to the beach. If he doesn't take us, we miss New Years!

Additionally, the staff was very helpful for anything we needed.

This was a very disappointing stay. We have never given a one star but the way the staff was here it sure deserves a one star.

The good - relatively clean and in decent condition.
The bad - just about everything else. Restaurant was out of everything. Not even orange juice. The waitress never smiled and had a terrible demeanor. The “manager” was just as bad. They wanted tips for everything and would hound you for it. The checkout was just as bad. They wanted a whopping $11 for something we didn’t order. They wouldn’t let it go.

If you choose this place just expect one star service at a non 5star hotel. Awful, awful!!! We’ve been on a 3 month wonderful adventure in Mexico and they tried ruining it for a few days.
Now back to a real hotel and customer service that will wash us clean of this terrible experience. Moving on!

I’ve stayed at beach front hotels as well as several other nice hotels downtown. Kaab is definitely my favorite. The owners are so nice as well as the staff. Nacho and Mariela are the best. I will definitely be back and also to check out their other hotel opening in Coba.

I absolutely loved this hotel. Great energy, clean, beautiful. Due to covid there wasn’t many people staying there so we pretty much had the place to ourselves.

Receptionists were all very helpful and sweet. They wore masks at all times, temped you, and had you clean your shoes when you entered.

The last morning we woke up some people had arrived and were at the restaurant area so they had lovely Spanish guitar music playing. I wished we were staying another day so we could have enjoyed time with those guests.

I’d definitely stay here again if I were to stay in Tulum city.

Nice cute hotel, very comfortable beds but understaffed. Towels are very limited. Cleaning service is done before 1pm so if you want your room cleaned you can’t sleep in late. Breakfast was very good. Pool looked dirty that’s why we didn’t swim in it. Good deal for being real close by the tulum hotel zones. We hung out everyday at the 5 stars resorts on tulum and went back at the end of the evening just to sleep and eat breakfast. Definitely something to consider if you’re on a budget. You must rent a car if you plan on staying here.

Cool hotel right on the beach. Going through a few renovations at the moment so be awhere. The rooms were really nice with good AC and a great rooftop bar. They do need some extra staff on service. The poor guy who was waiting was completely overwhelmed and we had to wait a long time for some things. (2 hours for lunch) but overall it was a really great hotel and a beautiful location!

The pool area is sooo dreamy and wonderful and inspiring. The rooms are simple but great. My shower was clogged a little bit, but it was manageable and we could've told them and I'm sure it would've been fixed. The restaurant had such great drinks and guacamole. I'd stay here again!

There is a party house next door. Even though the hotel knew about the party in advance I was not warned when I had the room facing the party that went to 7am. No apology and no offer of recompense for zero sleep.

Stayed for 8 nights. Very spacious room. Rooms are new. Friendly, helpful staff—Ermilo (waiter in restaurant and at the pool) was excellent. Sergio and the woman at the front desk were always ready to answer our questions. Having bikes available made our trip to the cenotes very easy. The only “con” at the hotel was the constant music coming from the bar/restaurant. It started at about 8:30 am and ended around 11:00 pm ( sometimes later). Since everyone at the pool appeared to be listening to music on their phones, this could be lessened or eliminated for some of the hours during the day. It would be nice just to relax and enjoy the pool. Overall, an enjoyable experience and would stay again!
