Located in the jungle.....with zero amenities other than overpriced food and drinks.....this hotel appears to be a bank repo run by Wyndham. Much about the site is unfinished...including the road leading up to the resort. As well....many rooms have no doorknobs...beds...or tvs. None of the rooms except the kitchenettes had a refrigerator....the sewer line to the main overflowed daily onto the road .....we had a water break that lead to several of us moving from one side to the other. Then we had a power failure. For the last three days we had no internet...no wifi...no tv.....and no compensation from the staff. As well.....they also fumigated during the day driving thousands of large cockroaches out onto the walks around the pools.
The icing on the cake was that every employee....regardless of whether they were working on something or just standing around......every last one were in their phones. Everywhere.....even the manager as well as the chambermaid.
This was THE worst resort I've ever stayed at in over 40 years of travels. Never ever stay at a Wyndham again.........never.

I know I booked a breakfast with this hotel but was advised otherwise at check in. There is little one can do at this point but I have learnt a valuable lesson to screenshot the booking on Expedia in future. Other than that the hotel had great facilities. It did feel a bit isolated at night as there is no street lights into town.

Upon arrival the kitchen was lacking utensils but that was quickly taken care of.
Food was very good, service was friendly, pool was perfect. Could use more umbrellas. The rooms were lovely, beds comfortable, linens fluffy and white. The grounds were well kept.

hotel is new, nice pool good staff but the breakfast is overpriced.
We had booked a suite but they were sold out and we were given a conncting room egual to a suite.
that was good but still strange because it is a big hotel and only 15-20 rooms were occupied.
To bad it was so empty and that's why we felt a bit lost.

New hotel, very clean and family friendly. The lobby was initially hard to find (driver had to pull under ramp and signs were lacking). Easy check in and hotel responded several times to answer questions and confirm room prior to arrival. We loved the pool area and the restaurant. We had dinner (the best pizza) and drinks (try meztcalita) Excellent food, drinks, and service. Bed was on the harder side, but pillows were great!

Mixed experience. On the positive side, the restaurant staff were wonderful! However, the stay was marred by construction and a forced room change on my final night. Front desk coordination was also poor; I was asked to pay for breakfast despite having proof it was included in my booking. Great food, but the management and logistics need a lot of work.

We loved this hotel and would definitely come back. Daily breakfast was included, the room was beautiful and spacious, and the staff was super friendly and helpful. You also can park your car for free in the underground parking garage. The only deterrents were that the walls seem thin and you can sometimes hear other guests, and the hotel plays very loud club beat music in the restaurant/pool area starting at 8:30 a.m. and lasting all day. Otherwise it was wonderful, and we will definitely return.

Got off to a terrible start. We arrived around 11:00am (with a 3:00pm check-in) and the front desk told us there were no rooms available / the hotel was booked. We were able to book a room on Expedia right then and there, with almost a dozen rooms showing as available. That alone felt dishonest and set the tone for the rest of the experience.
While we waited, the front desk told us to go eat breakfast. After we ate, we were then told breakfast was not included—another bait-and-switch.
To make the first impression even worse, there was a sewage leak @ the front entrance that went unaddressed for three days.
The issues continued throughout the stay. The room was missing basic amenities like a mini fridge, and there was clear inconsistency between rooms—other rooms had patio furniture, but ours had none. The continental breakfast itself was very poor quality, so we offered a reasonable compromise: we suggested skipping breakfast the following day. Instead of handling this professionally, the restaurant manager and front desk reacted completely inappropriately, “guilt tripping” us and even suggesting they would make the staff pay. That was unprofessional, unnecessary, and unacceptable. Eventually the hotel manager stepped in and agreed to our suggestion, but it should never have escalated like that.
Facilities were also disappointing: the gym was missing basic equipment and all of the treadmills were malfunctioning, and the “adult spa” pool was ice cold. HARD PASS

When we did the check in none of the VIP services were given.
We ask for the sparkling wine and the lady said she thought they did not have any, but did not even checked. We then asked for a late check out and she said they were unable to do that.
In the morning we decided to see if we stayed longer and Hotels.com showed many available rooms.
I believe the person at the reception did not want to be bother with getting the wine and giving us the late checkout.
Once we saw they just did not honor the service we decided not to book there again.

This was our first time visiting Tulum, and aside from this hotel, our experience was wonderful. The people, service elsewhere, and overall destination were great. Unfortunately, this hotel significantly missed the mark.

We arrived to a room with no hot water and were unable to reach the front desk. The food served at the on-site “restaurant” was inedible. Several amenities were misrepresented, including a spa, convenience store, and white sand beach. There is no beach on-site, and accessing one requires a costly taxi ride & beach club fees at another hotel.

When we asked to check out early due to these issues, hotel staff were unhelpful and unwilling to accommodate us, despite multiple attempts and Expedia’s involvement. This property did not meet expectations and was not as advertised. We left days early and still have not been contacted by property about issues.

Food is bad, cheesecake was really hard. Food is expensive for the quality and price. Buffet is not very good either, better to eat out somewhere different. Rooms are clean and comfortable. The room with the pool, the water is cold, and turbins will work 7 pm only, then you have cold water, if you go in winter break don't take that room.

Clean, new hotel with decent, spacious rooms, but it felt empty, unfurnished, and not fully finished.

Service: The security guard was by far the most helpful and always happy to answer questions.
Rooms: Spacious but lacking basics like sufficient towels and a fridge. Two free bottles of water daily were appreciated.
Location: Walkable to restaurants (10 mins to main road), but the beach is a long, hot walk. The road outside is poorly lit at night and unpleasant to cross due to sewage smells.
Transport: No beach shuttle, bikes, or umbrellas like other hotels, but bikes available from the main road if needed. Taxis are very expensive, which makes getting around frustrating.
Facilities: Large gym and padel courts, though the gym also feels unfinished.

Overall: Fine for a short stay thanks to being clean and new, but missing basic amenities you’d expect from a Wyndham.

Do not stay at this Hotel, The Television doesn’t work, The Hot Tube doesn’t work, the elevator doesn’t work, Everything cost , it cost $4 just to get a glass of orange juice. And the breakfast that is included in the morning, is not even worth going to. Its flies all around it. It’s only bacon, no other options to choose from. And even when they bring the food out, it’s still cold. I wouldn’t recommend this hotel for anyone to go.

The hotel was absolutely gorgeous. Our rooms were incredible with Súper comfortable beds, spacious bathrooms and beautifully decorated. The pools were gorgeous and clean and the gym well equipped. The staff were all so lovely and helpful. Alvero in the bar/restaurant was especially wonderful and made our stay really special. It was my birthday and they presented us with wine, fruit and cake. Really kind.

Very aesthetically pleasing hotel, modern with multiple pools. We rented a car, which was a big reason we picked this hotel - otherwise you're walking 5-10 minutes to get even get to the first street in the heat, a covered parking lot kept us sheltered from the rain.

A pipe burst in our complex, so they moved us to a suite which was a very suitable fix for us. We didn't use the gym facilities but they looked very nice. A padel court which we also didn't use.

Staff was friendly the whole time.

I'd stay again, as long as I had a car.

Restaurant, front desk and facility staff were the best around. Wyndham is very lucky to have such amazing staff. The pools are relaxing and beautiful and it's a great place to unwind if you are not looking to stay in the loud beachfront party scene.

However, be aware that the walls are paper thin and the hotel A/C system is hit or miss. So bring ear plugs and make sure you check the a/c works in your room before settling in.

The place looks nice on photos and some what in person too. They spent more money to make the front water feature than the actual pool. The pool is sub par with insects all over. And the Fancy island on the room kitchnets were cracked - my biggest problem that i faced was there was no electricity in the rooms for 2 days. I checked in and the property said they are having some isses, no one else was having issues. They had generators to run the AC in the lobby, but not in the rooms. We were promised 30 mins it will be back... took 7 hours. Next day morening 6 am the AC stopped workin gin 90 degree weather, and its became humid and unbearable. We went to breakfast and flies and mosquitoes everywhere. We didnt eat, it kinda felt lackluster.

Positives: The hotel itself and grounds are immaculate as you would expect since it was opened in 2025. It is very 'open plan' so there are large open areas of concrete which seemed to be a waste of space.
The Club Room is the size of a small apartment with a private terrace and jacuzzi. Room was cleaned daily. The restaurant is open to the elements so be prepared if you are dining in inclement weather. Breakfast (buffet breakfast may be included) was adequate enough and not short in supply. There's a good dinner selection at prices comparable to restaurants in the town and the quality was good.
Service provided by the staff in general was always good, particularly the concierge and restaurant staff.
It's a good 30 minute walk to the centre of Tulum, but there are many places where you can rent anything with wheels. There is plenty of free parking underground on offer. Internet service was robust enough.
Negatives: Reception experience on arrival was poor. Was given no information about the hotel nor towel etc. Could be more lively on that.
Facilities at the hotel are limited to restaurant, gym and outside court, so do not expect a spa or alike.
TV services are very limited, so you may want to bring your own device.
Road leading to the hotel is unfinished and without lighting. There was also an open sewer which overflowed. Not such a big issue since it's a few minutes walk to the main street but first impressions for guests not good. Bring mosquito repellent.

I had a very disappointing experience during my stay at Wyndham Tulum hotel, and I feel it's important to highlight some serious issues for future guests. The biggest problem was the lack of water in my room. From 10:00 PM until 3:00 PM the next day, I had no access to water, which is an absolute basic necessity. This was an enormous inconvenience, especially considering how essential water is for daily needs. Not having water for such an extended period severely impacted my comfort and ability to use the room.
In addition to this, there was a loud generator located near my room that created a constant noise, both in my room and in the hallway. When the generator runs, there is also a strong smell of smoke that comes through the air conditioning vent, which made it difficult to stay in the room. I reported this issue to the hotel staff, and they temporarily turned off the generator, but it started running again around 2:00 PM, making the situation even worse. I had to turn off the A/C to avoid the smoke smell.
Given these major issues, I cannot recommend this hotel. The lack of water alone was a dealbreaker, and the noise and smoke compounded the discomfort. I hope the hotel addresses these problems to improve the experience for future guests.

You really feel the peace at this ressort, outside the main area and in the nature. Would recommend to stay.
Points for improvement:
More towels would be great (incl.small ones); bathrobes and slippers would be appreciated. Breakfast is not that varied and after 2 days you really feel the lack of variation. Also, flies flying around at the open stuff at breakfast (no one of the staff was really concerned about this).

Enjoyed our stay here. Worth the price. Clean and luxurious. Without a car, a taxi is basically needed to get anywhere.

One-bedroom suite was spacious and fit our needs. Limited appliances and plates/utensils/glassware, but you can call the front desk and have it delivered from the common dining area.

Breakfast included was great and made it easy.

The place was quite empty, so had no problems finding space by the pool or in the dining area.

The Wyndham Tulum is beautiful and the staff outstanding. Myltha, the front desk manager goes above and beyond to make sure guests have a wonderful stay. Martin in the restaurant served our food with great care. It was delicious. Rent a scooter-ATV-bike--both town and beach are near by.

Isolated enough to feel private but very close to the town center. I recommend renting a car but on cooler evenings it’s pretty easy to walk to convenience stores and there are plenty of taxis to take you to the center. The pools are all incredible and the staff are very helpful and kind and were quick to respond any issue that came up. I thoroughly enjoyed my stay and would love to come back.

This is a new property just opened in April 2025, and has been buit to a very high spec. The rooms are modern and each with private jacuzzi’s, with the suites super luxiorious with a kitchen and living room and very roomy. The swimming pool area has lots of loungers to relax after a swim, and has a dining area in the middle to order refreshments. The gym is fully equiped and excellent. 24 hr concerciege and free parking. Ivan, the manager, and his team are always readily available to help if you require anything. The cleaning staff are great and ensure rooms left pristine

It was honestly a beautiful hotel. Everything was clean & updated. I know it opened sometime last year. Few things that we weren’t satisfied with: there are no ice machines on the floors, so we had to call every time we needed some. Sometimes it came, sometimes it didn’t. We had a nice balcony, but unfortunately there weren’t any chairs to sit, so we found that a little odd. Inside there was only one seat. No little tables either to eat. We got a basic room, but even with that, I feel like there should have been a least a little table and maybe another chair. I also ordered uber eats a few times & the hotel gave them a hard time handing me the food. The first time, they had to escort the uber driver to the room(totally fine, as I know they are just trying to be safe) but the last two times I did it, the hotel made me walk to the lobby. Thought that was weird, but also a little inconvenient, as the lobby is far from the room. Lastly, check out was fine, but once I got into the ride to go to the airport, they called me accusing us of stealing a blow dryer. We were so confused & upset because we didn’t know how to prove that we didn’t take it. They said not to worry and they will talk to housekeeping. I told them to please get back to me & they never did.. I keep checking to make sure I wasn’t charged, but it was just a little weird. Overall, beautiful place, but they need to change some things

Only reason I’m rating staff 3 is because on my check out date restaurant crew supervisor wanted to charge for breakfast knowing it was included in our stay. Then he refuse to serve products on menu stating items were not included on our package although we were served those items our other days. Even though items were clearly listed on all inclusive MENU.

My family stayed at this hotel in August, and we loved it! This is a brand new hotel that just opened this year. While everything is brand new, they are still working to finalize the hotel (finish one section of it and fully stock up the rooms with kitchen supplies, such as plates, cups, utensils etc.). This, I'm sure will happen shortly. The room was great, with one king bed in one room and a sofa bed in the living room. We even had our tiny private pool, which we did not end utilizing as their public pool is stunning.

The hotel is located in a newly-developed part of town, so it's away from busy streets and noise. Nonetheless, it's a short drive to all the beautiful attractions and tourist zones around Tulum.

The staff was very accommodating and nice, and we felt they really cared that we enjoy our stay.

I will definitely recommend this hotel and would love to stay in it again in the future!

This is a brand new hotel that just opened up in December. So of course everything is new, including employees. It seems they kind of rushed the opening without being ready. A few things missing here and there like lack of employee customer service because of the lack of training/experience. They were lucky that it was pretty empty as far as guests go or else it would be a big mess but it has a great potential. It’s all a matter of time.

Great service, employees were wonderful. The pools are quite large and nice. Big size rooms. Some rooms on the first and 3rd floor have personal pools which is nice if you want to refresh yourself outside of the pool hours. The gym is well equipped for an average workout. I haven't tried the restaurant. Also since it's a fairly new hotel, construction isn't finished as of June 2025. It didn't bother me since I was out most of the day, but if you plan on staying in, bring some earplugs. I liked that it was situated halfway from the beach and Tulum Center. Though walking is doable, renting a car, scooter or a bike is a better option for getting around. If you rent a bike, I would suggest doing it from a place downtown as it is cheaper than renting from the hotel. However if renting from the hotel is more convenient for you and you don't mind paying a bit more, they offer the service. Once again the staff was very nice, friendly and helpful.

This is a lovely property close to downtown Tulum area, with great staff, and an absolutely gorgeous pool area. We struggled with getting consistent internet in our room. Used the lobby internet on several occasions. It was nice to have a covered parking garage. Exiting the garage was a bit of a challenge due to a very narrow exit ramp. Fortunately, we rented a small car. If it was larger, we make have scraped the exit walls like other car apparently did due to marks make on the wall.

This seemed like a new property as everything looked and appeared as such. It was clear, had more than everything we needed. Amenities like padel court were a great addition. The pool was a highlight! I would highly recommend staying here instead of the hotel zone as it offers better proximity to restaurants in Centro which is better in my opinion. Overall 10/10!

Absolutely beautiful place! We paid for the shuttle service to/from the airport, and did not have our own transportation. This place is set away from Tulum in a forested area. It is within walking distance of an old Tulum and a 7-Eleven, just bring plenty of water due to heat & humidity. It is not within walking distance to the beach. The place is still under construction, so taking a nap during the day was difficult! The staff is very kind and has bilingual people available. The on site restaurant is very good! There is not a gift shop on-site. We went on excursions on two separate days and we were picked up in front the compound at the steps, as the lobby is set further back and not visible from the road. Overall, we were happy about how clean the place was, and the landscape within the compound was stunning!
