The room is in a beautiful spot looking out over a canal in the centre of Venice, with a delightful balcony. It is between an excellent street for restaurants and the main shopping street. The main bed was comfortable, but the fold out sofa needs a full mattress or an upgrade. It would also have been nice to have wineglasses and a little more kitchenware to enjoy breakfast or aperitivo on the balcony, given there is no hotel restaurant.

Venezia is a beautiful city, and the view from the balcony was nice. Unfortunately, the air conditioning stopped working in the night during the worst moment of the late-June 2026 heatwave, and the temperature reached 90°F, 31°C inside the room. We maybe slept for maybe four hours in the very hot attic. The next day the staff accused us of pressing the wrong buttons on the AC, and chided us for not knowing how to reset the air conditioning system (at 1 in the morning).

We had an OK stay here. For a couple of nights in Venice it worked out well for us. That being said, the room was very basic and the walls / doors were incredibly thin. We could hear “everything” if you know what I mean… The bathroom was decent and clean, but had mold behind the sink and along the caulk in the shower.
It’s a unique room set up, no front desk, everything is through WhatsApp/Phone.
Again, for a couple of nights it’s fine, but for a longer stay I would be hesitant to book this.

Apart from an initial problem with access codes which was quickly resolved by WhatsApp, this was a perfect place for me. My room had everything that I needed - a fridge, kettle with teas and coffee, a spotless shower room and a UBS port right beside the bed to charge my phone. The room had three windows looking out over the canal on one side and over a Calle on the other. It was within 10 mins walking distance of water bus stops and two good supermarkets for provisions. Highly recommended.

My husband and I stayed here on the honeymoon and the room and view was amazing!! We loved the location and the balcony. My husband is tall, so the top balcony room was a bit of an issue for him, since the beams are very low. But the bed is comfortable and the overall experience was definitely worth it. The ac was amazing as well. Only complaint is that the front door is hard to find. I knew that after reading other reviews but I still was having difficulty. It’s a tiny door behind a bar, so it’s not obviously marked. But overall, I would stay here again.

The staff and location were great, but the property itself needs some improvements. Our room was not sound proof. Our hotel room was only separated by a door that had an inch wide opening to the next hotel room. It was not labeled this is another room; seemed like a locked closet. We could hear the next tenant cough and could hear full conversations at night. They could hear our tv. The beds are also harder, so if you have back issues, it might be annoying.

This is a lovely property with very helpful staff based at their sister property but only too happy to help via WhatsApp with any questions and with providing entry codes etc. Cleaning was great and location was quiet and slightly off the beaten track so no problems with noise.

This hotel is in a great location. The staff is offsite but very attentive. I only gave it 4 stars and considered 3 only because we had a long 2 story walk up with heavy luggage and the vaporetto station is not that far but with 4 stairway bridges and 2 large heavy suitcases it was a challenge. We had to take a private water taxi back to the airport just because of logistics which picked us up in front of the hotel and arranged by the staff. That was such a life saver and the price they got for us was much less than I found online The room itself was small, we were in #3 but enough for me and my husband. The towels were extra large which I love although I’m not a big person. The bed and bathroom were clean and comfortable and was refreshed every day. Overall we enjoyed our stay. Once again the staff was very nice, helpful and always responded quickly. Hope this helps the next travelers.

Me, my mother and sister stayed for 3 nights at the top floor with the balcony, the location is perfect to get to various parts of venice and close to the waterbus stops. The property itself is above a bar which caused no noise issues for us personally. Very clean and has a kettle which we always like to see. In our room we had a double bed and double sofa 'bed'. Unfortunately the sofa bed is really not fit for use in its currant state as the mattress is none existent, its like sleeping on planks of wood. Luckily it was me sleeping on it and i just about managed. I did see past reviews mentioning this issue so hopefully they will fork out for a mattress suitable for future guests.

The staff used for the online check in are quick and anything i needed they were straight on it which was great. And the cleaners are very good at what they do aswel.

Overall this property is lovely and really clean and great location so we would stay again for those reasons, the bed is the only off putting bit!

Arrived at property and check in went smoothly. Staff was responsive. Room was warm and messaged staff about air. Got response on how to turn it on yet there was no remote for split system so they told us to turn on the fan. My issue is they knew there was no remote and air wasn’t working bc they put a fan in the room. We opened the windows for circulation but there is a bar underneath the room and people were loud and smoking until 2-3 am. Very disappointed in air issue. If you are staying now through summer beware that you may or may not have air conditioning.

Internet good air-conditioning worked well. Recomend that no heavy bags unless your able to handle them. No elevator. We were on the third floor. Being seniors it was a bit of struggle to haul a medium size suitcase up the stairs. Nice drinking establishment right outside the main door.

Staff were communicative. Rooms are managed by another hotel so communication for check-in etc down via WhatsApp. All worked fine.

Room was generally nice but a couple of things weren’t in good condition or clean (eg coffee stains on outdoor table not cleaned ahead of our arrival).

The door was really awkward to open. Would have been appreciated if the reception contact had flagged the specific technique for unlocking it.

Overall, the room was nice and worked well for us (two adults and our 12 year old). Really great location - good to get from train station and around Venice. Lovely canal view from the balcony.

Overall, I’d recommend it and would be happy to use again,

We were unable to adjust AC. Room was clean, bathroom roomy. No counter space, small shower. Bed takes up yhe majority of room, no where to put suitcases.The bed is box spring and mattress on the floor. It was in a nice area. Quiet even though it's directly above a pub. Towel rack/warmer is above bidet. Recommend covering the bidet with a towel if you don't intend on using it. Staff was accommodating, friendly. Checkin was easy.

Most rooms don’t have a balcony ! But otherwise great property, located right above a an evening pub but no noise issues, just across the bridge from a main strip but in a less busy with many cafe/restaurant just down the road. I’m not sure how cooling goes in the summer I was there in April and a fan/open window was sufficient . Felt safe and away from the hustle but easy to join if desired

Very unique room view from the balcony was exceptional right on the canals only negative thing the only way to get there is to walk 30-40 minutes with your suitcase up and down bridges on Cobblestone roads or take a very expensive water taxi we opted for the very expensive water taxi Venice is a beautiful city to visit once in a lifetime experience experienced once for a lifetime

We stayed in the top floor room which is as pictured. It was nice to have the balcony overlooking the canal, refrigerator and electric kettle. It is up 3 flights of stairs. The shower was fine though a small stall if you are a bigger person. Communication before arrival on Whatsapp was informative and responses were helpful and timely. Our room was ready when we arrived so we did not have to go the other property to store luggage. No reception onsite. It is about a 15 in walk from train station. Access to building and room was with codes. only drawback was the sofa bed was not very comfortable. Otherwise this is a lovely place to stay.

for starters this hotel is in a perfect area, is very clean, and totally modern and upgraded. My room was so comfortable and overlooked the canal. I would also like to shout out the staff. They had reached out to me days before my stay that there was going to be a train strike the day i was arriving and to be prepared. because of their warning I was able to rebook my train and make sure I got into Venice on the day I planned to. I would not have made it without their help and communication. In short, beautiful hotel amazing people!!

We walked from the train station and it wasn’t too hard to find with a 15 minute walk. Good communication from hotel admin beforehand so had check in details ready before we arrived and could check in straight away at 2pm. We had the loft apartment which was up a few flights of stairs but this was well worth it when we saw the view from the balcony. The ceilings were low which was tricky for navigating as tall people, but the room was spacious and the bed comfortable. The bathroom was very small and compact. We enjoyed the location with good access to lots of places to eat and supermarket nearby.

We were very happy with our choice in this hotel! Spent four nights there. Definitely recommend. However, the only issue with this place is that you have to go to another hotel that is over 600 metres away to go check in and get your codes for the entry and room which could by easily done electronically.

We were in a fantastic spot and the hotel to check in is only 5-10 minute walk away. The water taxi from the airport took us right up to the hotel on the canal. The staff were honestly so lovely and helped us in every way. Nice location, 15 min. walk from the train station. Our room was clean and comfortable with a view on the canal. No breakfast but there are lots of options nearby. Be aware that you have to check-in in advance in order to get the code to enter the property. The check-in counter is in another hotel and the staff is really friendly and helpful. This property was amazingly good, however there wasnt any shower gel/soap on arrival. Its conveniently close to great dining options and the water taxi. If i were to visit Venice again i would stay here again. Note, there are no elevators so you will have to use the staircase with your suitcase.

The top floor apartment was amazing, clean & tidy with a balcony over the canal. Overall, we had a good stay. The check in process was a bit unconventional. We had been in communication with them through whatsapp. We weren’t given any codes until we were standing outside the building. Once we were in, the room and bathroom were very clean. It was a small room but did exactly what we needed. However, we did have some issues our second night. There were people staying in the room next to us. We are pretty sure our rooms used to be connected as there was a locked door. We could hear everything they were saying or doing. It was especially frustrating when it was 5:30am and all we wanted to do was sleep. The rooms are advertised as soundproofed but they are not. Otherwise this was a great stay!

Location and view were excellent--a canal and piazza just below the windows and food and drink choices galore within a few steps. Downside: level 2 is like 3rd floor in USA, and there is no elevator. The bed is only 7 inches above the floor. If you are old or have arthritis, beware.

although note it is a 10 min walk (with 4 bridges) to their sister hotel, where luggage can be stored.

Room itself small but functional. No surfaces to put anything on, bed very low (almost on the floor) but small fridge was useful. Cleaning service was good.

We really enjoyed our stay here. We were expecting average from the reviews but we were pleasantly suprised. Online check in was easy so we could arrive straight to the room. The room was spacious and very clean as well as the bathroom. We had the upper level with a balcony which had a view of the canals and bridge below which was really nice. There is a bar down below on the ground of the building but because we stayed mid week it was never too noisy. The staff were super helpful with check out, we were allowed to leave our bags at another hotel about a 10 min walk away. Great location and great clean & big room for the price.

The location is superb and the room is immaculate. Customer service was excellent, responsive and courteous. I generally enjoyed my stay. On the downside, besides the size of the room (which is very small), the main issue is its location right above a pub that can get very busy and noisy at night. I was on the first floor and this was a bit of an issue on Friday and Saturday, when loud music could be heard into the small hours.
