What you see isn't what it is. They never mentioned that my room shared a bathroom with another room, and besides, the bathroom was a mess—disgusting! I had to write every morning to get it cleaned. They kept the air conditioning off, which was another issue; the temperature was at 75 degrees every day, and they didn't understand how air conditioning worked. The service was terrible, and they have a bar downstairs that's constantly noisy, making it impossible to be in the room. People from outside come to the bar and use your parking space, and then you have to park outside. It's a complete disaster. What a disappointment.

When we arrived, the bed was physically falling apart. The slats under the mattress were on the floor and it was falling through the bed frame. We had two adults staying in the room, and there were only two towels total for the entire three night stay. No hand towels, no wash cloths, no towel for the floor. The lighting in the room was very poor and we couldn’t hardly see. The building has a musky smell to it and the staff aren’t very friendly or accommodating. We paid for an upgraded room and it was quite literally bare bones. The nightstand was also falling apart. I recommend staying elsewhere!!

Overall this is a fine place to stay. The staff were all helpful and kind. The hotel itself is an interesting, former apartment complex. The A/C in the room isn’t the best but the room does what it needs to do if you’re looking for somewhere comfortable to sleep. The bar area on site is a cool location and worth checking out.

The hotel is in a good area because you are close to many places you might want to visit. However, the rooms inside are extremely small compared to what they show in the photos. The bathrooms are shared with other guests, which I did not like, and the description did not clearly specify that. I’m sorry, but in my opinion it would be a 5 out of 10, although the service staff were attentive despite everything.

Bothroom was broken. Toilet wouldn't flush half of the time. People (guests) were so rude! We stayed on the second floor, we had a very early doctors appointment at Jackson Memorial Hospital and everyone on our floor must have been friends, all night stomping in the hallway going from room to room yelling, it finally eneded at around 2am! I will never go back to this hotel. The policy says to respect the property and the guests. They apparently don't care what the guests do. I did not get but 1 hour of sleep. If that. Front office staff were very nice. Other than that. Horrible experience.

Honest review - Its more affordable than anything in the are and close to downtown. The rooms were clean but the hotel is old and in need of some basic TLC. Parking is free but very limited and we had to park out on the street about a block away.

The small bar located on the property had a live DJ playing house music. Unfourtunatly for us, it was located directly outside of our room (#202).Typically we enjoy this type of music and scene, but it was way too loud... I mean, like night club top volume loud... and went on from the time we checked in at 4 until midnight. I'm sure this isn't a daily occurrence but for the one night we were there it was extremely disruptive and not restful at all. My advice, don't stay in rooms 201 or 202 if there's a DJ in the wine bar.

I’m not sure where to start, let’s just say I wouldn’t stay here again even if they paid me to! I actually ended my trip early because of how horrible this place is. From the outside looking in the place is aesthetically appealing with the whole Little Havana theme. However, that’s the only thing nice about it. The inside is filthy, bugs everywhere!!! I thought I was getting ate up by mosquitoes but no it was FLEAS! Even after switching rooms we didn’t even get unpack before noticing fleas in the new room as well. I ended trip early because I refused to stay another night getting bit up by fleas so I slept in the car my last night. Even after having video and picture proof I wasn’t offered any type of compensation for the inconvenience. As if the bugs weren’t bad enough the property has no elevator and guests are expected to haul their own luggage up and down 3flights of stairs if they’re any floor but the first! The noise I expected from the reviews so it didn’t really bother me even though there is a draw bridge the goes off about everything 30min-1hr. The AC was trash because you can’t control how cool your room is even though you’re in hot humid Miami with a ceiling fan that is only good for decoration because it barely works. This place is truly a nightmare, book at your own risk ⚠️ wish I could post pics and videos…

The property is so cute and there is a bar and little dinner area outside by the pool. It is loud at night so I wouldn’t recommend it if you have young kids or like to go to bed early. But we had a great time! Most of the staff spoke English as a second language and we struggled to communicate with some of the but everyone was nice.

I had a very short one-night stay to volunteer at the 305 Half Marathon. Prior to my arrival, I asked for a room away from the restaurant to avoid at least some noise, and they kindly obliged in a timely manner! I love how conveniently located this place is...not in the nicest neighborhoods, but within walking distance of Brickell.

If you’re looking to party and not get any rest, then this is your place. Chances are you will not get parking inside their gated parking lot. They have a bar that stays open till almost midnight so the guest for the bar take the parking spots forcing you to park your car in the street. The rooms are not soundproof so you hear the train, airplanes, and the loud partying from the bar. The rooms are extremely simple. Do not expect extra toilet paper or towels.

The room wasn’t terrible but it did smell a little musty, maybe from the moisture in the air. The toilet wouldn’t stop running and the bed creaked every time I turned. It seemed like a lot to ask of them when asking for towels. I also found a pill on the floor of the corner of the room from a previous stay. I will say the outside is beautiful and makes you feel like you’re in a tropical stay. I don’t think I would stay again though.

We had the front desk call us a taxi and we think it was a relative and I asked the $ to the cruise port -he said he had a meter so we thought ok…we pull up to the port maybe 7 minutes later and he said $50-I said not a chance! He showed me his phone and it said $42-I said nope, the ride from the airport to the hotel was $42 and that was 25-30 minutes! Gave him $35 and felt totally taken!! Shame on this hotel!!!

- No elevator, so if your room is not on the first floors be prepared to carry your luggage up some narrow stairs (no help available).
- When we got to our room air conditioning wasn’t working at all, when I communicated this to the front desk staff, they rudely invited me to request my money back on Hotels.com instead of offering a promo solution. After some time the hotel fixed the AC.
- There is a restaurant / bar in the hotel and music is loud until late night, since the hotel is very small, music is quite audible in the rooms, if you are up for this kind of entertainment, it is great, if you want to rest quietly, this is a problem. It should be clearly established in the property description.
- Last day, same problem with air conditioning, didn’t bother to talk to front desk.

Everything about this place was charming, except that it’s more like a b&b. The rooms are all in bungalows. No sound dampening and bathrooms were awkward. I really enjoyed the bar, the pool and the outdoor seating, but bring ear plugs and an eye mask! 👍

This place does not look like the pictures! I booked one night on February 15, 2026 just to rest after an event, and the experience was completely unacceptable. Room D102 was extremely hot, the ceiling fan did not work. Upon arrival I was told the A/C is centrally controlled and shared with other guests — something that was never disclosed when booking. It was unbearable to rest due to the heat alone, regardless of all the other poor conditions.

The property is very old and poorly maintained — rust in the bathroom, loud squeaky floors in the room and no basic hotel essentials provided. There were no toiletries at all — you must bring your own items — which was also not disclosed in the listing.

I went to reception multiple times, maintenance never showed up, and I requested to speak with a manager but never received a response. There was no effort to resolve the issue or offer another room. I chose not to stay.

Expedia agreed to issue a refund if the hotel approved it, but the hotel denied it. I have videos documenting the conditions and will be providing them to my bank to dispute the charge. Extremely disappointing, poor customer service and lack of transparency.

The grounds and courtyard are beautiful with lots of lush foliage and trees. The rooms are clean but need a few things like a bath mat, cups, hand towels, television, coffee maker and maybe some pictures on the walls would be nice. Also no coffee available anywhere on the property. Restaurant is not opened at all on Sunday. The staff was very nice. I think with just a few improvements this hotel could be a very nice boutique hotel with lots of old Miami history.

The only thing nice about the hotel, where the grounds they were beautiful. We couldn’t enjoy the beautiful pool because it was ice cold. Put my feet in it. My feet turned blue. We had no face towels or washcloths. I had no light in my room. We stayed in the apartment. My room is facing the grounds. I was kept awake from the loud music until 1:45. I’m sure they Photos shopped all the inside rooms. Everyone was crowded in the office complaining about their rooms . Bad experience.!!! is that time was within walking distance, and restaurants, that was a lie. The closest place to eat was nine minutes by car. We had to get an Uber.. will not recommend this an Expedia shouldn’t either. I’ve never in my life for a negative complaint.

Not properly maintained nor staffed. The shower handle fell off when I turned it. I was in a room with a shared bathroom so I had to exit my room to use it. Doors have a keypad, mine stopped working so I was locked out, I had to walk shirtless in front of the restaurant to the reception. The attendant unlocked it for me but it still didn’t not work until he came back 45 min later to replace the batteries. Luckily it was the end of my day so had no more appointments, if not I would’ve had to leave the room unlocked. Some accountability would’ve been nice like comping a night or something, but nothing more than an “oopsie”

Where to start. We arrived on a day Miami was experiencing cold weather! 35 degrees. No heat. No blankets. Bed was covered in a sheet with a this blanket and that’s it. The older plantation style windows, literally were open ALL night! Latch was broken, palm tree leaves blowing in and it’s 35 degrees! Office basically said, welp. Also, 2 bath towels. No wash clothes or anything. Not that I would have taken any clothes off to shower they also did not include a hair dyer. (Which is very basic!) We slept with ALL of our clothes on, shoes too! We were too cold to even change our underwear!

The hotel is close to the airport and extremely noisy. The room windows have poor insulation; they are old single-pane glass. I was also placed in a room next to a bridge, just a few feet from heavy traffic.

The room does not have individual air conditioning. The system is centralized and was not working. I contacted the hotel and was told someone would come to turn it on, but no one did. Later that night, I called both hotel phone numbers several times and received no response.

They switched me to their sister property which was a total let down, roosters crowing everywhere at 5am, after parking only that was impossible we had to park 3 blocks away.. we were told we could go to the main property to enjoy pool and stuff but we booked the place with the pool.. bathroom was so tiny you can’t even use the toilet without turning sideways this was a total joke!!

The property is very misrepresented. It comprises converted apartment buildings, so your room door is a standard hollow-core interior door with a massive gap underneath. Other guests conversing in the next room sound as though they are sitting next to you. As your room is essentially an individual room within an apartment, you have no temperature control as the AC unit is central. The room was hot and humid. The state of the room was horrendous. Falling plaster on the ceiling, doors and trim coming apart, rusted pluming fixtures, etc. Surprisingly, it seemed clean and the girl at the desk was pleasant, but that’s where the positives end. At the time we booked, the ratings were overwhelmingly positive which make me wonder if they are somehow getting fake reviews. The price we paid for 1 night was 200USD which is the price you would pay for a hotel like Hampton Inn, HI Express, or Comfort Inn. As a long time hotels.com user, I have never encountered a case of misrepresentation like this before on this platform. This was a $50/night backpackers hostel experience that was represented as a 3 star hotel experience and charged accordingly.

Our stay at Miami River Inn was extremely disappointing.

Communication was nearly impossible—there are multiple phone numbers listed, yet none connect to a real person. We left multiple voicemails and never received a call back. The listing states that the rooms have air conditioning, but there was no AC in our room. On top of that, the overhead light and ceiling fan didn’t work at all.

The bathroom was so small that only one person could fit inside at a time. The curtains provided zero light blocking; the parking lot lights were so bright that I could have easily read a book at night. Sleep was nearly impossible. The bed itself felt like sleeping on the floor, and the bed frame was very creaky.

To make matters worse, the staff we did interact with were less than friendly and not helpful. Overall, the property did not match its description, basic amenities were missing or broken, and the experience was frustrating from start to finish. I would not recommend staying here.

Only reason it gets 2 stars is because it was at least clean.

They need to offer coffee and tea in the morning; there’s nowhere close by, and it would have made the stay much better. The hotel was nice. The bed was was too soft, but doable for one night. There was a couple was one child, around 6 or 7, that screamed and carried on late at night, then started around 4 AM. Other than that, good stay. Front desk people are very slow, and don’t seem to care much.

Hi, the staff was lovely however we had asked for early check in and were told 3pm was the earliest. We sat in a lobby with other people waiting for many hours while they cleaned our room. We were exhausted and this was not ideal. The luggage storage was great and the place itself was ‘ok’ but there was no hot water in the kitchen or bathroom sinks. Just the shower. There isn’t much within walking distance of the place and a loud nightclub downstairs with people cheering etc till 3am :(

Nice place, close to down town mall, within walking distance to target, Ross, and the Mall. Would definitely recommend! We will be back to stay here again.

Firstly to be fair to them we arrived on New Year’s Eve and the problems we experienced may have been exacerbated by the timing and the shortage of staffa. We were there for 3 nights and for the first 2 days we had no working shower. It was unusually cold in Miami and we asked for extra blankets. We finally got some for the final night. The worst aspect of the hotel was the bed. It was very uncomfortable and kept breaking because the slats were not secured. You don’t expect to keep having to get up in the middle of the night to repair your bed. It’s also far from any eating places.
