I read a review that said this property is \"neglected elegance\". It's a nice way to say the obvious. There are no room pictures and no website that exists anymore. There isn't any WiFi and the phone number listed doesn't work. Stayed in the cottage. There was no WiFi, no horses, TV's couldn't work and the bed sheets were crusty, really gross. I wanted this place to be charming and it was far from it. It's days appear to have gone by. Cleanliness would have gone a long way.

Easy check-in and check-out. The stairs are easy to navigate with suitcases because they are wide, but do be prepared for stairs leading into the main foyer and then a flight of stairs to the bedrooms.

The decor is fun. The theme being horse, all things are horsey. It was fun being brought back to my youth as a horse crazy girl.

We had the jet tub room and I have to say, as kitchy as the red heart theme is, it was the most comfortable jet tub I've experienced. Perfect for a long soak.

The bed is squeaky and very very firm. The bedding was clean, and pleasing to the skin. I was so happy to have been accommodated, with my request for no fabric softener, due to allergies.

All in all, I say this was an excellent experience and plan to book again.

There is no communication with this property whatsoever, so beware. There is a zero refund policy, which I was aware of, but due to some scheduling complications, I was never able to confirm an attempted cancellation nor was Expedia able to confirm with the owners. Had to spend extra money for other accommodations because no one could make contact with this property. Ridiculous.

We loved the horses and fell in love with them right away. The house was very beautiful and the grounds lovely to walk around on. There were people working on the house which was a bit uncomfortable as we didn't know who they were. The coffee machine did not work. The lightswitch in the bathroom not grounded very dangerous. I think the place was haunted due to something strange but other than that it was lovely. The horses I will never forget dear souls...very sweet. They loved the carrots. thank you for a lovely house.

Picked up my key from within a used envelope with my name on it; \"contactless check-in\". No human contact. Continental breakfast was two green bananas, two oranges, and 4 packets of maple brown sugar instant oatmeal for a two day stay. Yes there was a coffee pot and a gallon of water in the closet and a small fridge that I couldn't figure out how to turn on. Red heart-shaped jacuzzi tub in the bathroom! Very old house, comfortable bed, quiet location.

Well Loved & Unique in Sudbury

High on charm and comfort but not “technology”, this inn is well loved, and not for the corporate traveler. The inn is on a 9 acre farm in the middle of historic Sudbury. Come to see and feed the horses, wake up in a four poster bed, and enjoy the beautiful tile & polished beach stone covered bathroom & shower (with a heart shaped bathtub!)… This is a contactless inn, you will likely not see the owners, nor have maid service during your stay. We were looking for something unique, enjoyable, and not “cookie cutter” for a two night stay…We found it.

The property is set back from the road and has an historic feel to it. Our room had a balcony which was great on a sunny day. The room was heated by a gas fireplace which was a nice touch. We were able to walk to a restaurant and bike to the Bruce Freeman bike trail which was great. The Inn felt like it needed some TLC and updating.

and breakfast items in the room were processed donuts and fruit pie. The milk was curdled not even able to get a cup of tea,so unlike any previous bed and breakfast experience.The room was comfortable and all other services available.

The property is NOT at all what it was advertised to be! We found someone's dirty underwear and garbage in the room, no extra toilet paper, the sink dripped water constantly, the 'pre-packaged breakfast' were 3 small packages of Hostess donuts, 1 fruit pie, 4 small fruit cups and an in-room coffee pot - a comfortable bed, with very uncomfortable pillows. That is the worst so-called 'breakfast' I have ever experienced! There is no living room or any 'shared' space, other than the entry where you pick up your room key. This is NOT a bed and breakfast and should NOT be advertised as such. It is an old house that needs significant upgrades, with rooms to rent in a nice setting.

The room was more than I expected. However the check in process was confusing. I received an email stating I was to call at least 24 hours in advance for instructions. When I called a couple days before I arrived, all I got was leave a message. I tried again as I got closer to my arrival and again got the voice mail. I became concerned when I didn't receive a return call. Upon my arrival I was left instructions with my name on it. As stated above the room was very nice. It would be even better if the check in was clearer.

Look, we like funky, personal, old-fashioned bnbs and inns rather than homogenized generic hotels but there are really two issues with this place: they either need to upgrade or they need to charge less, a lot less, for what they are offering. The property is radically neglected with lots of junk everwhere (a mop head here, a mold covered soccer ballt here) and outdoor carpeting that should have been removed decades okay. Indoors the clutter is insane. Our room was palatially large but there was no soap for the jacuzzi tub (which doesnt work anymore and the water didn't get very hot), no bureaus, and the closets were blocked by chairs and tables and filled with crap. There was an old funky coffee maker but no coffee , wall to wall carpeting in the bathrooms (but not the bedrooms) It seemed to be furnished by a grandmother in her Liberaci-Flowers in the Attic period. There's just too much stuff everywhere but not the stuff you really need. I think the owners are older, covid's been hard...and they've got two options. Drop the price and let folks enjoy the wild and wonderful property and the ghostly inn...or get a dumpster, a power washer and hold a yard sale. I hate giving this place a bad review because I love that they care for animals, and I think that once it was a great place, and we all get older...but they cannot charge what they are charging for what they are offering.

What a funky, unique Inn to stay at in Sudbury, MA. We had a very comfortable suite with two bedrooms, a jacuzzi/shower room and a bathroom, plus a small kitchenette and two roof top decks with seating.

Lots of horse paraphernalia and antique trinkets and decorations everywhere. Everything made you feel like you had stepped into a different world. Fun!

The only disappointments were 1) the Inn owners or Innkeeper was never there the four days we stayed. No manager and no person welcomed us onsite and even after four days we never saw anyone connected with owning or operating the Inn, even though we texted with Joan Beers, owner, prior to our arrival who was very accommodating. We would have enjoyed meeting the owners/proprietors of the Inn especially since there were photos (we think) of them on the wall in the stairway from back in the 1970s or so. And they appeared to be big horse enthusiasts which would have been enjoyable to learn about. Our room key was simply left in an envelope in the foyer for us when we got there, and then a sign told us to drop the room key in a basket upon departure. No human interaction with the proprietors whatsoever. 2) The outside of the Inn and the grounds appear to be neglected in maintenance. Paint is peeling on the porch decking, outdoor furniture is dirty, and the grounds are unkept. It appears that little is being done (or maybe little can be done (physically or financially?)) to keep things up. And that's a shame.

The Inn on the Farm is best described as neglected elegance. Our room's decor and design was superb...but the tub had wads of hair in it, the shower drain too; under the bed was layers of dust, an old plastic spoon. I felt like I'd stumbled into a gorgeous room from the 19th century and nobody had been there for a hundred years. A plus was the place was as quiet as could be. If the owners paid it more attention, I'd give it an all thumbs up (though they'd also need to up their in-room coffee offering--it's instant).

First, the pictures that Expedia shows do not begin to expose how much clutter there is in this place. There is so much personal stuff everywhere that you can hardly move for it, especially books, photographs, knickknacks, and shells. There are literally thousands of shells in the bathroom. Of course, all this means there is also plenty of dust. There was not a sheet on the bed, just a dust ruffle where the sheet should have been. The steps to the front door are covered in extremely moldy looking carpet. The shower barely works. The water in the bathtub does not get hot, and the jets don't work. One of the horses on the property is completely emaciated; I have never seen an animal in such pitiful condition. On the plus side, we had plenty of room and plenty of towels.

The property grounds were not maintained. The “Luxury” room was a plain room that needed a good cleaning. There was a thick film of dust on the spa tub and the shower leaked all over the floor. There was no personal contact with the innkeeper, just communication via email. Overall, it was a very disappointing experience.

Not worth the money. Has a boarding house feel

I stay at B&B's multiple nights every month so I am familiar with what a good one looks like and this was not. This Inn has more of a boarding house or air b&b feel. Unfortunately it was not worth the money spent ($295.00).
It has a beautiful long driveway up to an older country Victorian. Unfortunately none of the lights were on for me to come up the drive nor up the stairs. They knew I was coming and did not put any outside lights on for me. The steps are peeling.
The Innkeeper gave me my key & did not take me to my room. I had to go searching for it up. They did have the music playing and the gas fireplace on when I arrived to the room, which was lovely but they hadn't turned the heat up. The ceiling had water stains in multiple areas and a hole was seen. These water spots could mean they have mold.
I was not shown around down stairs nor were there snacks.

The smoke detector was chirping and they removed it. The innkeeper tried to assure me I would be fine and didn't really need a smoke detector in my room for the night!! I do believe that in itself is a code violation. When I told the wife, they did move me to another room. All rooms were clean yet out of date. The wallpaper is peeling and the linens are old and thin. The curtains were falling off the rods and they had placed a small mattress on the larger one. It was not very comfortable.
I left there at 6:30 in the morning because I couldn't stand being there any longer. They need to put some money into upkeep.

The house is filled with precious antiques and Knick knacks. Each is great but if the clutter were reduced by half those that remained would certainly stand out better.

I was supposed to be staying here with my wife, but she couldn't make it, so I 'batched' it and still had a great time visiting with the critters and hiking around the property. Would be great for couples that are really comfortable with each other (not always the case). Great hospitality and cool environs.

This Victorian-style B&B is situated on a scenic property. My room was very nice and cozy. My room had its own bathroom with hot tub and shower - I only used the shower - all was clean and welcoming. I did not have an opportunity to try breakfast (I believe it was served between 7:30 and 8:30 am, as I had to depart for my next destination before 7:00am.

Stay was a disaster we checked in at 3pm and left the key to the room at front desk at 7pm and never returned . Mend u we never met any staff upon checkin or were they around when we walk the so called farm . Totally disgusted that I paid 268 dollars for this dump and left four hours upon arriving . No idea how u rate this place a 9,3 that’s baffling . All u did for this disaster was give me an 80 dollar coupon to use for a time I booked something thru your service . I have tried two separate times to use coupon and it never worked spoke to a representive and was no help .

We love this place!

Our stay was fantastic! - even though we only stayed one night we loved our room. It was very clean, quaint and comfortable. The owners Joan and Rick were so nice. Home cooked breakfast omelettes with their farm fresh eggs! Reasonably priced for a stay that feels like home. We will be back to stay longer!

Comfortable, eclectic Inn on a horse farm

This is not a shiny, new, glitzy place. This is a home with a lot of history. It’s comfortably clean, and kitschy. We found the owners to be the perfect blend of there when we needed them and very respectful of our privacy. They upgraded us to a larger room when they learned that it was our anniversary. That was sweet.There are several buildings on the property, so I can understand being a little unsure of which place to check in. It’s the big house at the end of the long driveway. We are spent a comfortable night on a decent bed with smooth linens. The television was glitchy, but we were not there to watch TV. There was a big whirlpool bath in the attached bathroom, and that was fun to soak in. We were invited to walk the grounds and feed carrots to the resident horses and chickens, and that was enjoyed by all! Breakfast was the farm fresh omelette with mushrooms and cheese, English muffin with Joan’s homemade jam, and fresh fruit salad. Overall a very enjoyable visit, and we would recommend thIs quiet Inn.

I made a reservation on line. A few weeks before our check in date I called to confirm. I left at 5 messages in the course of a week and a half. Not one of my calls was returned and no one would answer the phone. We finally had to make other arrangements. Will not ever stay at this B&B.

We stayed recently for one night. It was very welcomed. Suits are little bit old fashioned but thats the charm. Being a vegetarian, break fast was challenging but owner lady made our day with delicious pan cake! I would definately recommend this horse inn

Quirky old place with peeling paint steps

While clean ,this old house was like being in your Great-Aunt's house. everything except the new bath with the two person heart -shaped flaming red tub!!!

Quaint and quiet

It was very quaint. The owners were very accommodating. Very quiet. Great for a couples get away. Wasn't expecting the red heart shaped tub and remote control candles!! Nice touch.

beautiful place to relax

We arrived around 4:00 pm, walked around the property and checked out the horses and chickens. Sat out on the porch with a cup of coffee for aa while, then went out to dinner..Morning omelets were great, but the coffee was good also They had a huge variety of teas to sample too. On thing, it was very very quiet at night. We enjoyed our 2 day stay.

Past it's prime

I was so eager to relax and enjoy this B&B based upon the description online But was disappointed with our stay. Not quaint but could be a great place for American Pickers who deal with old relics.
Full breakfast - day 1 eggs and bagel, day 2 a muffin, day 3 the offer of a bagel as we were departing.
After this experience it's hotels for me!

No horse play! A great weekend get away!

The heart shaped tub allowed to enjoy a relaxing soak together. The foam topper mattress was so comfortable. My husband raved about his farm fresh over easy eggs!

Home away from home

We are in the Sudbury area a few times per year to visit family. This is our go-to inn. The innkeepers are very friendly and the place is very comfy. Breakfast is very good with farm fresh eggs. We enjoy walking around the grounds and saying hello to the horses.

Nice, quiet, clean B&B

I was upgraded to a very comfortable room with a heart-shaped two-person bath tub. Unfortunately I was traveling solo, but there was a shower, too. Many antique decorations, but modern temperature controls, flat screen TV. fridge.

Great Place Outside of Boston & Salem

When we got there we were immediately upgraded to \"Georgie's Cottage,\" the separate building right behind the main house. Georgie the horse is right in your backyard and happy to eat carrots from your hand!
The house is lovely and the innkeepers are kind and personable. Breakfast is served each morning and there's plenty of land to walk around and explore.
