The Formosa house was very clean and spacious for my family of 9 . The rooms are spacious and each had their own bathroom except for the two theme rooms that had a shared bathroom but it was very convenient. Kitchen has everything you need. The host was very fast to response with any questions. Definitely will be staying here again. We loved our stay here

First we walked into a house that was not clean. The kitchen had crumbs on the floor. Someone left a make up brush on the step. The door was broken to the outside area to go out to the pool. The carpets upstairs had throw up stains all on the carpets in the bedrooms and fecal spots behind the side of the bed. And throw up stains all down the hallway. It was not sanitary. After contacting the place they told us they didn’t have another house for us to stay out so basically we had no other choice.They would not get back to us about It even after we called Expedia to explain that the house contact was not answering our calls they intervened and said they also could not get ahold of the company. We ended up waiting around not unpacked for hours because we didn’t know what to do. We have 6 kids and couldn’t just book a hotel. I had to run to Walmart get cleaning supplies to clean and sanitize the place with Lysol and Clorox. Before we could even unpack. They finally got back to us and said they were going to send someone out to do the carpets which were still stained even after the cleaners. They offered us a late check out for the inconvenience. Which we couldn’t use so we asked for other compensations and was told no. Expedia were the only helpful ones ! I will continue to go through them but would never rent from this place again because of bad conmunication and walking into a dirty home that no one wanted to even stay in because none of us wanted to get sick. Awful!

I really enjoyed my stay at Formosa Valley Resort. The house was nice and clean. We had everything we needed. I didn't give it the 5 stars only because of the pool being so small. I came when the weather was chilly at night and would rather it have been a hot tub from how small it is. Other than that, this was a beautiful house that I would definitely stay again in the future.

The house is incredibly comfortable and large-4 bedrooms and 5 bathrooms were a huge plus for our large crew. It was very clean and well appointed.
With such a big group, I do wish we had some cleaning supplies so we could clean the house more during our 10 day stay. This would eliminate some extra wear on the house as well.
The short broom should be replaced with a full size to make picky moms like me feel better about the space.

There was a few things like patio door unable to lock so the latch could be lifted if someone wanted in, the pool is only a splash pool, no iron board, carpets stained on stairs & the mattress wasn't great - mattress's here are usually so thick & comfortable!

The property had stained carpets throughout, the leather sofa was ripped in multiple areas, and the bedroom had broken furniture that was unusable as the drawers were broken. It did not have crockery and cutlery for the amount of people advertised. The pool was tiny and should be described as a hot tub. The headboard on one of the beds had a huge stain hidden by the pillow. There is no internal security lock inside the front door and only a keypad to access the property. There is no safety deposit box and we were told to put valuables in our suitcases.

The first property I have ever booked that looked exactly like the pictures. the property was clean, pool was clean, the beds was comfortable, the kitchen had all modern day appliances, dishes was clean.. the host Maria responded almost right away I remarked maybe she has her computer or phone in her hands just waiting lol. I really enjoyed the property despite the sprinkler hose breaking and soaking through the carpet on the 1st floor. I had to contact customer service twice to have someone use a vac to soak up the water in the carpet. I reserved the property for 4 days and on last day around 2am, I looked our the window and thought its was pourin down raining outside. I noticed the it wasn't raining on the sidewalk. I walked outside to realize the sprinkler hose was broken and water shooting directly into the window.

We enjoyed our stay in the spacious house, which was perfect for our family of six. We would stay again in the future. However, there are a few areas for improvement:
Towels: We had a limited number of towels for our 5-night stay. More would have been appreciated.
Kitchen Supplies: It would be helpful to have basic kitchen supplies like salt and pepper available, as we forgot to purchase them.
Additionally, one of the bathroom doors accidentally hot locked .Although we followed the instructions to locate the key but couldnt find one in the laundry room; we contacted customer service, we did not receive a response. Fortunately, we managed to unlock the door before checking out.
Overall, we had a great experience and look forward to staying again if we visit Orlando in the future.

My only concern was the unit number was missing from my confirmation so we had to call in to get that. Thankfully we got an answer right away! Don't waste your money on gimmic pool heater!
Over all this would've the perfect stay but false advertisement about their pool heater. Had be pay and extra per day to have the pool heated and let me tell you the pool never warmed up. I mean, not even a little bit. I tried to communicate and it went in deaf ears. They knew the heater did not work and still charged me. Don't fall for the scam. So disappointed 😞

This was a family trip to celebrate my granddaughter 2nd birthday. She had an amazing time. Everything was in driving range. The house was just what we needed. Every room had its on bathroom. The room downstairs could use a tv in it otherwise everything was great.

The house was nice overall but the carpet was really stained and some spots were sticky. I felt uncomfortable walking barefoot in the house. I think the house is more meant for groups of college kids staying in Orlando but maybe not for families with little kids. The headboard in the master bedroom upstairs was also fabric and extremely dusty so I was a little paranoid. I didn’t complain about these issues while there because I didn’t feel like they were fixable and felt like for the price and location it was a pretty average rental. I don’t think we will be returning personally.

This is my third time staying at this property, and its an amazing experience every single time. The property feels like home and every room has its own ensuite which makes like so much easier! Maria is a fantastic host with great communication. Check was so easy! The area has many food options and is barely 10 minutes away from Disney World! I will stay here again, and again, and again.

This is a fantastic \"resort\" for families. Two full bedrooms and two kids bedrooms, 5 bathrooms and everything you can imagine in your house including a pool! The only downside is that it didn't have other resort like activities besides the backyard pool and community pool. In any case, this was a great and comfortable experience.

Loved the themed rooms for the kids! Good location, huge Walmart and places to eat within a 5 min drive. Disney was a 20min drive which for us was ideal. Highly recommend this property, communication with the host was good although they are not on site they were easily contactable, codes provided for access were easy to use.

The property was clean and had all we needed for the most part. The pool seemed a bit dirty but nothing we couldn’t clean. I would recommend a portable high chair (we brought our own) but would be nice with the portable crib that is there. Low water pressure in master bathroom and front burner was not operational but all in all, really great place and the home itself was very clean and roomy. Our flight was delayed and Maria was excellent in having a late 4pm check out. Communication was great. I would definitely stay here again.

Very clean and comfortable for a family of 14. The rooms were beautiful and spacious. My son did point out a good amount of bugs in one of the ceiling light fixtures. The tv remotes also took some time to sort out. They were programmed to different tvs through out the house. It also got pretty warm in the hottest part of the day. Granted, we had a full house in the middle of July… in Florida. A couple well placed ceiling fans would of been welcomed. All in all, my party and I were over the moon about staying in one place big enough for all of us and so close to all the entertainment. I will recommend this to anyone wanting to stay in the area and can’t wait to plan our next trip.

Locked Out in The Middle of the Night!
Imagine arriving at the property after a full day at a Disney Park, putting in the gate code and pulling up to your unit, only to have your unit door code not work! There was no front desk, no emergency number and no one to help. We had to chat with the booking site and after several hours (yes, HOURS) were sent to a new hotel that the booking site found for us. Outrageous! There were 8 of us and we had no place to sleep or shower, or even use the restroom for almost 4 hours! The best part...I have yet to receive a reply from Maria, who I emailed more than a week ago, as this was happening.
