Unfortunately I cannot say the value of this place is accurate. The view is fantastic and restaurant staff were great, however I did not feel super safe/comfortable.
My parter getting shocked when he turned the light on, to having to strain and twist to get out of the room to the back because of the room planning, the slippery floors in the bathroom and the raised deck boards causing many people to trip.
The shower wasn’t clean and the design with wooden floor was smelly.
This place could be great with a lot of maintenance and rethinking some original design choices to make clean and more accessible.

Want to get hotel catfished then book here! I’m sure at one time this place was a 4star hotel, but that was prob 15+ yrs ago when they originally took the hotel photos. I paid for the master suite (which I did not get), the room door could be opened with any key and even a coin (trust me I have videos!) The beach and surrounding areas was heavily covered in trash and heavy seaweed. I understand not all hotels clean the seaweed but at least attempt to clean the trash and love the ocean smh. Don’t let them fool you when they say all the beaches are like that, they are NOT! The bed in the room was probably the best thing about the place, and the breakfast was a joke (good thing I don’t really eat breakfast). The staff was informative and mostly nice, with hints of sarcasm I didn’t appreciate. Long story short don’t stay at any of the hotels in the Tankah neighborhood, unless it’s the Cielo Maya.

Room was spotless and the ocean view INCOMPARABLE! Comfy bed and linens and a sharp modern washroom area. Small kitchen-y area with a fridge to stash your snacks and drinks. The food at the restaurant was very tasty and priced in line with other places we’ve eaten. Nouria and the rest of the staff were kind and helpful, making us feel very at home. The only shortcoming, in my opinion, was limited seating at each of the two pools. Also—fair warning there is a long drive down a bumpy road with BIG speed bumps that aren’t always marked. Drive SLOWLY.

Property: Absolute disrepair and needs a complete makeover. (I have plenty of pictures should this property owner tries and deny it). Not sure if it was the discoloration of the pools (yellow tint) or just dirty water, but we didn't get in once. Even though the staff was nice enough to clean our personal pool for us.
Room: Needed to be cleaned which the staff did right away. Again, everything is in disrepair. Door handle to balcony was loose (staff fixed). There are no window screens of any kind of mosquito nets so prepare. Out bathroom window was broken and never shut so we needed to keep the bathroom door shut to keep mosquitos out. Smart TV works, AC works. Our bed was very soft. Old mattress with egg crate foam cover. Nice sheets and pillows!
Pictures MUST have been taken years ago as they do not match. Aerial view is from so long ago that there was no neighbors to the right.

We were looking for a remote quiet get away and it was perfect for that. Beautiful sunrises, great weather, calming waves. Just what we were looking for.
They warned us taxis to the location were expensive and they were right. Plan to spend $100 a day just to leave the facility. The facility is a bit dated and doesn’t look quite a nice as the website photos. Still it was perfect for us.

This is a very quiet place to stay. Safe and great for solo travellers looking for solitude or couples looking for a romantic getaway. Not many rooms or amenities. Private balconies and rooftop pool have beautiful views. Very comfortable bed. Restaurant was mid, continental breakfast is quite small and menu options are $$$. Overall, enjoyed the stay, the staff were kind and informative of the area.

The road that leads to the property is a dirt road, with too many potholes and speed bumps, some too high, my rental car kept rubbing the speed bumps, even if when I tried to go very slowly.
The first night the room plunge pool had dozens of dead mosquitoes, and the bed sheets had a blood stain. The water of all the pools in the property is cloudy and foamy. The beach was plagued with sea weed and rocks. The day bed and beach chairs need maintenance.
The property has potential, but it is understaffed, and dirty. The pools are gross, need deep cleaning.
The room has a coffee machine, but the hotel does not provide the coffee pods… ?
The service in general is pretty sloppy, and while the hotel owner tried to make things right by having staff changing the bed sheets and removing the mosquitoes from the pool, our first impression was that the place needs a more serious administration and better trained staff.
We are definitely not goi g back to O Tulum.

There was a dude there with his friend who fancied himself a great singer. So he would play songs loudly by the pool, and suddenly break out into LOUD song himself.
I took it with humor but then he had an argument with his friend at 3 am, right outside my thin glass door. After a half an hour I had to tell him to keep it down. Didn’t sleep until ten am that night/day.
I would have picked the 5-10 plastic bottles and buckets off the beach, and dug a small path through the sargasso, especially on the couple of days there was none in the water.
The moon and stars over sea were gorgeous.

In summary no hesitation to return to this hotel. Beautiful ocean views in a nice quiet get away from the larger party resorts. The staff were extremely pleasant and helpful!

Main recommendations is to rent a car if you plan to site see as the taxis can be expensive if performing frequent trips (road can be rough so be careful) and if you want to save a bit of money on drinks buy some while in town to bring back to the hotel but they do make some great cocktails!

The staff forgot to decorate our rooms after we asked 2 months in advance and everything was unorganized. My room door did not lock. The back sliding door did not lock either. I was staying alone and when I asked the front desk if they could fix this, they said “don’t worry it’s safe here. We can see if we can fix it tomorrow.” The doors never got fixed and I pushed furniture infront of the entrances and exit so that I could fall asleep somewhat comfortable.
We also were supposed to get 2 free bottles of water in our room daily, this did not happen. I would ask at the front desk if they could bring them and it was always uncomfortable and they would question you before finally giving water. There was also a used bandaid in the sheets the first night. When they came back to clean the room, the bandaid was still there just on the floor…

Beautiful property, quiet secluded location. Our room with the plunge pool was amazing. Maria at the front desk was lovely. She helped us schedule massages and an ATV rental. Definitely recommend for a quiet relaxing weekend.

As mentioned in previous reviews, the road to this property is pretty bumpy but this is common for any road taking you to a cenote area. A divers cenote is a short walk so the road is kept unpaved for preservation. The room itself is decent. It has more of a bnb vibe. You will need to cab or drive but careful driving in mx and in this area. There are the obvious reasons you can research but also the road is difficult and could result in car issues. I saw a famiy trying to pull a large branch that was caught around their exhaust. The staff are very sweet. I really appreciate the young lady at the front desk and Jose who works in the restaurant. (I don't recommend the pizza btw). A taxi to town is 500 pesos ($25 USD). The hotel tells you the price and if you just have the cash ready, the taxis accept you know. If you ask how much, they will try to extort you. Make sure you book airport to hotel transfer no matter where you stay or take the ADO bus. I wouldn't rebook this location but enjoyed myself regardless. Highly recommend checking out Playa Paraiso beach and Taqueria Honorario.

Road getting to the hotel is HORRIBLE. So many potholes that it take 15-20 minutes to go just over a mile. Would stay again except for the road. Hated the idea of leaving or coming back to the hotel. Thought it would damage our rental car, a smaller crossover.

The staff was extremely welcoming. Nuria and Cynthia at the front desk helped us feel comfortable, especially when I wasn’t feeling great. They also recommended going out to see the turtles lay eggs at night, which was unforgettable! All of the gentleman at the bar, and the cook made our mornings and afternoons. I looked forward to avocado toast and cappuccinos every morning. The housekeeping staff kept our room immaculate. We would recommend.

Wonderful beachfront hotel. The food in the restaurant was good, the view of the ocean was great, as was the front row view of the turtles coming on shore to lay their eggs.
What was more amazing is seeing the baby turtles run to the ocean down the beach.

There were pros and cons. Pros- good food, beautiful view and secluded (we prefer seclusion). Cons- the hot water didn’t work and the bath tub didn’t fill and was cold water, and the dirt road to get there takes 10 minutes to get in and 10 minutes to get out. It was fine, but not amazing.

A very bad experience with hygiene: old towels that were disgusting to use, very dusty floors and bathroom. The pillows are the lowest quality you can imagine and they smell. Our 2 nights were prepaid, yet due to the bad experience, We checked out one night early, lost the money and went to another hotel.

The property was very easily located off thebhighway close to the town centre of tulum. We were easily able to access the hotel zone and local attractions with our rental car, but there were taxis ready to go any time for people who dont rent cars. The road to the properties was guarded 24 hours so we felt very safe. Food was excellent and reasonably priced. Included breakfast were generous portions of mexican style breakfast, not buffet or contonental style, so were very good.

Upon arriving they have brochures about tours, which is a bit of a turn off. You also have to sign about 10 pages of documents, mostly rules and liability stuff. Not the best way to be welcomed. Overall you pay for the view and the location on the beach. However the beach is a bit trashy and rocky, not good for swimming. The restaurant food is fine but not great, the breakfast was quite good. The restaurant staff is very nice and helpful. The room was comfortable with a nice bath tub, but not very spacious. Upon checkout I was told one of the robes was missing from the room. I told them to check again and of course they found it. Not nice to be implied as a thief. Overall I wouldn’t stay here again.

Okay first off there is definitely hot water, u just have to let it run for a hot minute. Secondly they absolutely maintain their facilities…. I get up at 5:30, everyday at 6:30am they were tending to the pool. The issue is that the pools need to be drained and the bottom repainted or a liner placed. I’m not sure about concrete pool maintenance but in front of the honeymoon suites there r scrape marks across the pool from the vacuum being used. Also I did notice what I would call shawdy construction so I think they’ve been taken advantage of by a contractor at some point for sure. That being said I loved my time there and will absolutely be returning. I loved my honeymoon here, it was like a dream and their breakfast is amazing. Suggestions? I’d love for them to have a drink package
