The room was clean, and the hotel overall was clean.
The staff was very polite and helpful.
The food selection and quality was not very good. The alcohol selection was also not very good.

The only redeeming quality of this hotel is that it is close to the National Park.
Food is okay, pretty much the exact same thing everyday in the buffet. No menu.
Hot water is a maybe.
Maid service is okay.
Elevators don’t have accurate floor numbers.
No room service.
Front desk speaks no English.

The hotel was in great condition, though there was room for improvement. The rooftop offered a fantastic view. The staff was helpful and friendly. There’s parking at the back, but there’s no welcome drink or coffee in the morning. While they do offer coffee and other drinks, they remind you to pay afterward.

Clean room, air conditioning and fan worked well, hot shower was wonderful after a long day at Jaguar Park which was a 10 minute walk from the hotel! Staff was extremely helpful in giving directions and helping us find affordable transportation.

Enclosed parking at the rear of the property. I didn't see any CCTV coverage so cannot speak to it's overall security. The room was very clean and well presented. The bathroom was adequate. The cost per night is very reasonable. Lovely views from the rooftop restaurant. I thought the buffet style dinner and breakfast were Okay but expensive

Disappointing Experience Overall

Unfortunately, our stay at Siente Tulum was very disappointing. The building itself felt run-down, and the sheets were dirty upon arrival, which was unacceptable. There were also no washcloths provided at all.

Trying to access the “all-inclusive” experience was a nightmare. Communication was extremely difficult since no one spoke English, making even basic questions frustrating. The food quality was poor, and the all-inclusive package did not truly mean all-inclusive — multiple bartenders told us the bar was closed or that we needed to pay extra for drinks, which completely defeats the purpose.

The only bright spot of this stay was Kassy, the bartender. She was amazing — sweet, attentive, and genuinely made an effort to take care of guests. She deserves recognition because she was the only part of this experience that felt welcoming.

Overall, I would not recommend this hotel unless significant improvements are made in cleanliness, communication, and transparency around what “all-inclusive” actually includes.

Recommended. Room was so clean. Perfect location if you are going to visit the ruins, breakfast buffet was so good, the jungle view was amazing. The price excellent. We arrived at night and went to one of the 2 little restaurants close to the hotel, food was delicious and cheap. We'll stay again next time we visit Tulum.

The rooms, reception and staff were great. We chose the all inclusive but the food was mediocre. Breakfast was great. Fantastic location. Right across the street from the entrance to the Tulum ruins. However it was really hard to find because the outside looks very derelict and it is slightly off the main road.

Overall, my stay was good, but there were a few downsides. There were quite a lot of flies around the food, outdoors, and especially on the rooftop, which affected cleanliness. The toilet didn’t flush properly at first, though it worked fine afterward. The landscaping at the front of the building could also use improvement. On the positive side, the staff was very nice, and the location was decent—close to the Mayan Ruins and about a 20–30 minute drive from Taboo and Papaya Playa Beach Club.

The resort was nice overall however I do not care for the limited food selection but all inclusive doesn’t really mean all inclusive. It means you’re going to eat whatever I cook for the day and often they ran out of alcohol. But the staff was really nice and my room pretty much look just like the picture.

Had a great stay at Siente Tulum. Convenient location close to the national park and tulum ruins. The collectivo stops right outside the hotel which was very convenient. The staff were great and very friendly. Food was good, could use some more variety but overall worth it for the all inclusive. A couple of cons: our door didn’t shut/lock properly without slamming it shut (room 319). There was a water issue on one of the nights we stayed, but did resolve within about 30 mins. The hotel has some very good potential. Overall a great stay and will definitely consider staying again.

I really wanted like this place but it makes it hard on itself. Price is reasonable which tempered expectations from the start I was prepared for small inconvenience..We had a suite with a king bed the room was spacious and had 2 nice big TV with netflix, the AC worked good and the bed was pretty comfortable Mauricio at the front desk was very nice and helpful ..Hot is not far from busy area about 5 min drive ...Thats where the positives end. The all inclusive is a joke food is nearly inedible. We saw a roach on the buffet and kitchen staff was very unclean seen the \"chef wiping sweat off his head then grabbing nacho chips and throwing them on a plate for guest. All the left overs get turned into a goulash and keep getting reserved ..we tried a breakfast/lunch and dinner and that was it for 5 days .you can only get drinks at the top floor bar it was unmanned half the time and drinks were very diluted another waste ..The pool is TInY and cloudy 5 people vis crowded...Super stingy with towels and bad quality ..the were several huge spiders in our room . The toilet randomly stopped working for about half a day. The was a 4 x4 window in the \"living room \" missing the curtain so our room was exposed to the alley it was facing we were uncomfortable and they tied a bed sheet over the window FOR 5 DAYS. the front entrance to the hotel is decent but you park in the back it smells like sewage and has molding puddles of standing water . You go thru a corridor that looks abandoned

3 night stay, pleasant staff, located within walking distance of the Tulum ruins. Flag down a Colectivo for cheap transport into town. The room was a good size, updated reasonably recently, powerful a/c. Toilet broke down twice, not used heavily. Safe not working from day one. Fire alarm system maybe not working (appeared to have been pulled and not reset, picture attached)? Limited hours for maintenance, they weren't able to fix the safe and on the second day moved us to a new room because their maintenance staff were already gone by 6pm. Overall content with the stay for the price, staff and location

This property was a total disappointment, false advertisement. The pictures on cheatickets were totally false. Everything in the room that was metal was rusty, even the outside of the building. When we got there I could not believe it was the same building on the picture listed on the website. The first night, the toilet did not work, broken safe, sink in the sleeping area and not in the bathroom. Toilet and shower was so tiny. Towels were stained and the bikes were rusty. The TV did not work, no phone in the room.
If I was told about the condition of the hotel and the room prior to arriving or when booking I would not have mind but none of this was listed and I was totally blindsided by the condition of this building.
The staff was super nice though and this hotel has potential and the downtown area is very nice. Recommend visiting the cenotes.

My girlfriend and I stayed here for our trip to Tulum. It was exactly what we expected but some things were a little disappointing. The food to begin with is not worth the all inclusive price at all and to be honest it was unappealing and cheap. The drinks were very inconsistent. The servers at the rooftop were not very friendly whatsoever. There was 2 people that was great though but the rest seemed like they hated to see my gf and I (we’re Asian American and African amaerican). Overall great place to rest your head, but not a good place to enjoy a day there.

Siente was wonderful I had a great time I enjoyed the all inclusive the staff were incredibly kind and eager to serve although I drank quite a lot a felt nothing at all I ended up buying my own tequila bottle for 12$ at the store down the street. The food was okay very basic but filling. We rented bikes for 250 mxn and a 500mxn deposit. The ruins are down the street I wish I hadn’t rented bikes to go and just walked instead.

The location of the hotel is great! The room was very spacious. I brought a hair dryer as I knew there wouldn’t be one in the room. There is a safe in the room. We would have liked a small refrigerator for water. We chose the all inclusive plan which was well worth it as the breakfast was excellent. We were out during the day so I can’t comment on lunch but dinner was good although a larger variety of choices would be an improvement; as well as a larger choice in beverages at the bar. I had hoped the fitness room would be available but was told it was being repaired. One should also be aware that all the beach accesses require a nominal fee ; the beaches are absolutely breathtaking. Also do rent bicycles as they are very popular in Tulum and biking paths are easily accessible! We also loved the rooftop at the hotel for the meals and view!

We had all-inclusive, 1 double-queen room, and 1 king suite.
-reception didn’t explain not to drink the tap water. No signs are posted near the taps warning this
-one key per room—keys are for adults only (not even teens).
-meals on site are heavy, overcooked & repetitive
-each room had 4 remotes: TV, Roku, A/C , Ceiling Fan. Need some signs or how-to.
-Coffee seriously terrible. They ran out of black tea, I asked 2-3 days in a row, made 2 ‘reports’ w/2 different staff at reception & was ignored. This is basic and disappointing.

-Dani at the tour desk was informative and friendly. 2 of us booked the Casa Tortuga (4 cenotes in 1 park w/transport & lunch)—price was great for all we got!
-jungle and sky were beautiful to see each time we visited the hotel rooftop to eat or hang out. Seriously a highlight that made for a beautiful escape from the hotel’s surroundings.
-bathroom fan worked great, toilet and shower SUPER low water flow.
-a handful of staff were disconnected or seemed indifferent toward guests, even the owner. Several others were friendly and helpful, and after a week we had a couple favorites.
-thankful for smoothly working elevators!
-convenience stores a block away, Starbucks and grocery 20 min walk. Busy main road and lots of construction, rubble, litter, standing water.
-jungle preserve Jaguar Park across the street, with paid entry can access beaches and ruins/museum (extra fee)
-taxi easy to get around, but agree on the price before getting in.

Buyer beware

The room was large and comfortable and we loved the hammock in the room, but we were very disillusioned with the hotel overall. We paid extra to include a daily breakfast and an excursion. When we arrived, we were told “ Excursion” was the use of bicycles for a day. This, is not by any stretch of the imagination, and excursion. My partner does not know how to ride a bicycle and, due to knee problems, I was unable to. When this was noted, we were offered a $10 discount on transportation to another excursion… Which we would have to pay for. $10 off is not commiserate with the amount that we paid for the excursion in the first place. I do not appreciate places that do not follow through on what they offer and I will not stay here again nor will I recommend this hotel.

Nice room, good shower and lovely rooftop resto and pool.
It's across the street from the ruins, but off the beaten track which was good.
We recommend the hotel!

Overall, the experience was good. Customer service was amazing, the food was enjoyable, and the location was perfect if you’re looking to be near the beach without breaking the bank. A few things to note: this is not an adults-only hotel, so be mindful if you’re specifically looking for that type of environment. The all-inclusive service isn’t 24/7 and closes after 10 p.m. The hotel isn’t very close to Tulum city, but there is convenient nearby transportation for getting in and out. Overall, it’s a very good hotel.

Overall sensational stay in a minimalist hotel. Did the all inclusive option.

The mattress was way too firm for my personal tastes, the drinks at the bar didn't pack any punch (even after having quite a few), and the meal options were quite limited (although everything I tried was pretty good).

However, the service was kind and attentive. The design was simplistic and eco friendly. The location was perfect, as it was close to everything we needed, but not in the mix. Overall, enjoyed and would stay again in a heartbeat.
