Great room, only reason I’m giving it 4 stars is that there’s building works and the gym wasn’t operational which wasn’t displayed on the Expedia booking site. But it might explain why I paid less. Other than that the room was lovely, clean and new. They left some sweet treats and coffee pods for the Nespresso machine and had a mini milk in the fridge. The body wash/ shampoo etc smelled great. Lots of little extras made it a comfortable stay.

Good location. Close by parking option. Very clean room. Fully decked out kitchenette (not used). Big comfortable bed. Quite during the night (early morning noise from I suspect renovations). Perfect temperature. Modern feel. Good view. Helpful front desk. Plenty of power points.
Cons.
Water comes out of the shower recess and thoroughly wets the bathroom floor.
Plenty of ingredients to make tea or coffee except sugar. There is some device attached to the side of the AC head unit that flashes blue light in the dark (can't be noticed in the light), it was a pain when the lights were off.
The desk/table & solitary chair are very cramped.

Clean, great location bus stop right out front and trams down the road, IGA 2 doors down, walking distance from everything CBD, only downside is aircon is not ducted it is a split system in the living area and we prefer to sleep with the bedroom door closed, my partner did wake up sweating a few nights but we would definitely book here again!

The check-in process was an absolute hassle. I received an email to check in, but it didn’t include the actual link. I then had to call to sort it out, at which point I was told that pets don’t stay free — despite the Wotif listing clearly stating that pets are welcome and stay free.

What followed was a 40-minute argument with the agent, Paul. While I was on hold, he hung up on me. I called back twice more trying to resolve the issue, but no one answered, so I was forced to leave a voicemail requesting a call back. I was later told there was a power outage where Paul was.

Eventually, the agent agreed to honour the Wotif listing and confirmed there would be no charge for our dog. However, the entire process of trying to check in — before even arriving at the hotel — took close to 90 minutes. Ninety minutes I’ll never get back.

To make matters worse, the Nolo Apartments team insisted I send screenshots (which I had saved) to prove what their booking partner displayed, then told me their own website had different information — as if that’s relevant. I shouldn’t be expected to cross-check multiple websites to ensure policies match what’s listed on Wotif.

I was also told a supervisor would call me back the day after our stay. That call never happened.

The room itself was fine, but oddly set up: the bed blocked access to one of the power points, and none of the lamps were plugged in.

Overall, far more effort and frustration than a hotel stay should ever require.

Parking outside on the street, someone broke into my car. Room was dirty. curtains had stains on them. It's an old used apartment they put nice furniture in. I checked in at 7pm online as they requested and wouldn't let me into my room until 10PM after driving all day. They didn't have spare pillows. there was no air conditioning in the bedroom so you had to chill out the whole apartment on a 45 degree day.

Room was light and spacious and served its purpose.
Location was great, very central.
Apartment had been cleaned but not that thoroughly as someone’s work boots were left in the cupboard, and sweets were dropped under the sofa, visible whilst I was working out.
Tea and coffee were not replaced, and nobody changed our towels or bedding for 8 nights.
Also, nobody mentioned anything about construction works going on in the building when we booked.
On top of this the gym facilities are not available.
Fire alarms are a big issue and go off regularly, so much so, people don’t even bother to evacuate.
On 28/12/25, a fire alarm went off at 1:00am and continued for approximately 5 minutes. It was incredibly loud and quite shocking in volume and intensity and we were quite disoriented being in a strange place. It informed us to evacuate immediately so we got dressed quickly and left the apartment and stumbled half asleep down seventeen floors with the siren blaring in our ears, exiting the building in the back alley and then making our way to the street outside the building. The fire brigade gave the all clear after 5 minutes and we returned inside, where there was no one at the front desk initially but they did return whilst we were waiting for the lift. We asked if it was safe to return and we were told it was a false alarm and everything was fine.
To add insult to injury, this reoccurred at 5:30am on the same night.
And on 01/01/26 at 5:50pm, we had a repeat performance again.

It was New Year’s Eve, so it was over priced and basically hotel full of nuffies. I was on level 13 and could hear traffic and noise from our room. Let alone at 4am when a group of drunks decided to talk shot for too long outside our room. A little bit forgiven for NYE.
But basically a hotel/apartment block for under age kids and junkies. Not fun for a family.

The rooms were very spacious. Very clean. Only thing i can rate against this room was , there was no lock on the bathroom door, and dishwasher didnt work. Thats the only bad things about it. It was the pefect location. In the city, but out of the hustle of it all. China town in a 5 minute walk. Victoria markets around 15min walk. Right next door is IGA supermarket and bottle shop. The staff at Nolo are fantastic, Very warm and welcoming right from when we got there untill the minute we left. Always friendly. We had room 701. Mostly everything is new in there. Great view of the street from the balcony. Perfect spot really for a weekend getaway. Great for singles, couples and familes.

The location and price of the Oaks Melbourne was excellent. They offer their own parking and there is parking options nearby as well. The staff were lovely and my partner and I had a great experience.

There were a few small negatives that I will mention, there was a small amount of black mould in the bathroom silicone. The other things was that there was no stock of anything in the cupboards, by this I mean no spare blankets, no extra rolls of toilet paper, no plug for the bath or bathroom sink for shaving. It just felt like things were missing. In saying this we did not reach out to reception for any of these items as we were not too bothered by it, I imagine reception would have been happy to provide what we felt was missing.

Overall we had a good stay.

Location was great, a bit dated and the room was not serviced for our 5 night stay. We left the please make up sign out daily. We ended up going to woolies for our tea and coffee supplies. It was expected we empty our own bins and put down the shute. I expected more for the price.

Staff were lovely, location is excellent. The hand and body wash wasn’t filled before our arrival so that was disappointing. Also would have been nice to have an extra pillow and blanket incase. Loved having a kitchen and IGA is next door (or 2 doors down I can’t remember exactly) so very convenient. Washer and dryer was also very convenient. Overall we loved our stay here and will definitely stay there again in the future.

Hotel was clean and very open plan, like something big was missing in the room. Sadly the two \"king\" beds were singles pushed together causing a massive hard lump in the middle and were not comfortable. Shower was in really high bath, making it hard and dangerous to get in and out from. I would stay again if cost was the deciding factor, however it definitely isn't my first choice.

I had monoxide poisoning this one from their beds, property charged for the exposure and then the water had high levels of bleach in the water, water un drinkable and rat poison in it as well confirmed, nightmare stay if I’m honest, it’s gone down hill since I last stayed. Stay at your own detriment this one at the moment.

We have stayed many times at Oaks on Lonsdale. When we checked into our non smoking room there was a bottle of water with dirty smoke butts in it on the balcony table. Advised front desk. They apologised but it wasn’t removed. Cleaning of the bathroom wasn’t good either as hair on the walls and sides of the bath. Remote wouldn’t work at all for tv but front desk staff found an old remote that worked. Very good location and extremely comfortable bed and pillows.

Great location, close to railway station and free tram stop. IGA Express next door was a bonus. The 1-bedroom apartment was spacious and had a nice balcony, but it was lacking in conveniently located power outlets for charging phone etc. And what's with a clothes washer but no dryer or even a drying rack? I've stayed here before and will definitely stay again.

Shower over bath, with only one handrail, led to my fall and possible broken toe and bruises. Suggest 2 hand rails, not slip mats in the bath.

Few issues with apartment:

- No Room heater or air conditioner. With freezing temperatures it was difficult on first night. Later property provided room heater. Since this property was listed as having AC, but only in living room not in bedrooms

- washer/dryer - doesn’t dry out cloths. You need to dry out on stand

You could only go to your floor on the elevator, normally would be fine but my friend had hurt her back and I couldn’t go to her level.

Stayed in one for the one bedroom appartments with kitchen, was a lovely stay but the place probably needed more of a thorough clean. The bath was stained which happens over time but we are glad we found the lighter from the previous guest before our 1 year old did.

For what we paid, id recommend updating the TVs.. the one in the bedroom wasn’t even worth watching it was so small.

Overall would stay again but needs a bit more love!

Our stay was comfortable in a large 1 bedroom apartment. We needed parking however there is nowhere directly outside to park while trying to check in - only a bus stop. The rooms are a little dated but like I said comfortable with a large kitchen, bathroom and living area. We had a balcony which needed a clean but it was raining during our stay and didn’t spend any time out there. Only real criticism that would need addressing are the floors - they needed a good clean. In the kitchen the floor was actually sticky and could see footprints of previous people that had stayed.
Staff were polite and had a call from reception a few hours after check in to see if everything was fine.
Overall I would stay again as it was an extremely quiet room and had a good nights sleep.

The location of Oaks on Lonsdale was wonderful for attending the Melbourne International Comedy Festival, the room was larger than we expected with all the conveniences that you would expect from an apartment - full kitchen and a laundry with washer and dryer.
The bed was comfortable and the room and the rear of the building was very quite.

My only issue is that the wifi is the slowest that I have ever had with speeds of 1-4 mb/s download and less than 1mb/s upload, even slower than you get aboard a cruise ship

If the wifi was better I would give them a rating of 4.5 to 5

The Oaks Melbourne on Lonsdale is not the latest/greatest building, but is an excellent place to stay in a great location for transport, dining, bars, and cultural sites. Cooking and washing/ironing facilities were handy and used daily. The views from our 24th floor apartment were amazing.

The property was in a great position for China Town, the Greek quarter and for Melbourne Museum.There is a bus stop in front, or the free tram about a 5minute walk from property allowing for easy access to the city and Docklands.
Compared to other Oaks properties we have stayed in, this one felt more tired.
The kitchen area had lots of cupboard space and there were many appliances, but crockery and cutlery were basic and limited in number.
The bathroom looked the most tired. The shower was good and the bath had rails to assist access.
The beds were comfy and good wardrobe space.
The whole staff group were very welcoming and willing to assist with queries.
It was a lovely stay and we would recommend for a short stay.

I have stayed at many Oaks properties and this was one of the worst experiences. Upon arrival, I was advised the room wasn’t ready so I stored my bags. I returned later in the afternoon to check in and was given a room with the wrong bedding arrangement. When I advised staff they told me “Oh we’ll push the beds together, give us 1-2hrs to get it ready”. I said no as it was already 2hrs after check in time and the room we booked should have been ready. We were tired from the flight and did not want to wait another 1-2hrs. We were given a different room, however the wifi access did not work as the room had not been changed to our names. The room itself was outdated, there were holes in the couch and very dirty furniture. The most alarming part was the hairdryer which had a sticker over the switch showing “Danger, do not use!” Which was dated early September 2024. There should not be appliances that are a danger kept in rooms for 6 months. This also meant that the appliances advertised for the room were not actually available. Simple maintenance activities should be kept up to scratch. Upon check out, the staff member was rude and dismissive. I had my luggage stored for approx 1hr and when I returned to retrieve it as I was heading to the airport, she asked me to wait at the door of the storage room and then proceeded to initiate a phone call so I had to wait until she was done. Other than being a convenient location, I would not recommend staying here.

My wife and stayed recently for NYE. The hotel is in a pretty good location and checkin was quite easy. Parking was a reasonable price and location to the hotel. The view from our 17th floor room was great for the fireworks. Unfortunately the room had a weird smell when we entered and the too didn’t seem very clean. We also didn’t get any towels but this was quickly rectified by the hotel staff.

Both units are below average conditions. Units really needed upgrade. Also we booked through the Expedia website that showed it has 4 king beds but on arrival it only has 3 King beds. Please correct the error on the website. The staff that we spoke to advised us to contact Expedia stating the error is with Expedia. She did offer another single room at a different floor but that does not suit us. Luckily the king bed can be split into 2 singles in one of the rooms. Otherwise the stay was pleasant.

When I arrived at the reception desk the receptionist was a trainee and she was very friendly. She called her work colleague to help as she couldn’t find my booking. The other receptionist wasn’t very friendly. She didn’t greet me. They spent 20 minutes trying to find my booking while my husband had to keep doing laps around the built road in the car. They had to rebook me a room. I was very surprised when I was charged $37 to park the car in their building. On the Hotels website it says Parking Available but I didn’t realise we would have to pay extra otherwise I would have booked a different hotel. The room was clinical with no relaxed atmosphere. The bed was very comfortable. I’m very disappointed in the whole experience and will not book here again.
