Great room, excellent bed & bedding. Bathroom well equipped with plenty of hot water. Parking was included & close by. Staff very welcoming & accommodating. Lovely evening meal in the restaurant. Our steaks were cooked to perfection & the whole meal delicious.

Only thing to let the hotel down was breakfast. Breakfast buffet was dry; the bacon was hard & fried eggs rubbery. The pot of tea was awful, which was a surprise at tea bags in bedroom were delicious. It was bad tea & doesn’t seem to have been made with boiling water.

We would gladly return despite the tea !

Lovely greeting on arrival. Parking on the doorstep which is a bonus being in the centre of Kendal. Check in was simple having already completed the online form. Facilities available were explained to us and we headed up to our room. We were a little cross with ourselves for not bringing our swimming costumes!! Room was spotless and lovely and warm. Bathroom was also clean. Love the fact that in the bathroom they have a note saying if you’ve forgotten toothpaste/brish/razors etc they have them at reception, simple but brilliant should you need. We had a great view of the river from our room, we couldn’t have asked for more. We didn’t eat or drink here but the bistro looked beautiful and inviting. Whilst the rooms aren’t super modern, they are comfy, clean and the staff are brilliant. We will choose to book here again when we head up to Kendal. In a perfect location for walking into town to explore the area. Many thanks

We arrived early at about 10:30 and were allowed to leave our car while we explored Kendal. When we got back around 14:30 our room was ready so we went in and settled in. My wife has an issue with onions her meal did contain onions despite being told they’d be excluded.
It would have useful to know we could use the pool prior to checking in.

Very clean room with an amazing view. Right on the river and over the bridge is straight into town. Loved the balcony bar, drinks were a little expensive in hotel but the view made up for it. Pool and hot tub were very clean a little dated but didn’t matter. Bed was so so comfy and room was always warm and very Cosy. Reception staff always there for anything needed. The rooms are a little dated but All the staff were friendly and helpful and we thought the hotel was good value for money as it’s very centrally located in Kendal and only a of minutes walk from the shopping area . The room was clean and the river view was great. We had no tv for 2 nights because the staff could not locate the remote . We booked dinner before we arrived .x we were celebrating a birthday and the online dinners looked amazing …. In the riverside restaurant . I was told 7 pm was fully booked . We had a choice to book 6pm or 8 pm . We booked 8 pm …. Arrived at riverside restaurant to be told there was a private function ?? We had to go to the tannery .. they had no booking for us !! They gave a menu …. Not much was available and we had to settle for something from a very limited choice . It was not nicely presented …… all in all it was quite disgusting . On hind sight we should have sent it back . The breakfast was fine . I would not stay here again or recommend the hotel to anyone due to the misleading menu online and our disastrous birthday dinner .

Room was big - one double and one single bed. Very comfortable though the fixtures and fittings were looking a little tired. That said the hotel is getting refurbished so I expect it to improve. Breakfast was buffet style which was reasonably good. Plenty of drinks hot and cold (fruit juice), cereals etc. Only comment was the tables were sticky - I suspect the antibac spray they use was the cause - could do with washing them with soapy water occasionally. Refurbished gym, pool and bar area. Staff were great - especially the housekeeping crew. Well located centrally and a few minutes to the town centre. Would visit again.

The hotel was lovely however not their fault but our neighbours room 407 which was an adjoining room to ours came in very late and had a very loud argument- this then continued at 8am this morning- we were coming for a leisurely break- early dinner with friends and a lie in- sadly we have come home worn out and needing a nap!!!

We had a lovely stay un a family room. Could do with updating in the room. A couple of things was broken(bath mixer fell iff and was moldy) also the drawes trim was hanging off. Otherwise clean and well topped up with supplies. Had everything we needed. Lots if clean towels too. Couldn't use the pool due to it been very small and alway over crowded. Bat/restaurant was nice, food was ok but disappointed with the fish&chips, fish was a suze of a fish finger. All staff was polite and friendly. Beautiful part of the lake district. I would highly recommend.

Middle of the road hotel. Good location on the river - receptionist was helpful and the hotel was alright overall, nothing special though and would say not worth the price.

I’m not fussy about a fry up but this was woeful. All food was cheap, poor quality and hot food tasted like it had been under a hot plate for hours (we got down there at 08:45). Also seem to get loads of emails asking for unnecessary “pre check in information” which was quite annoying and likely to gather info to spam people.

Workable for 1/2 nights but wouldn’t recommend beyond that.

Disappointing - tired and drab hotel.

The hotel was disappointing. Although the reception staff were always friendly and helpful, the condition of the room and bathroom were below par: stained carpets, mouldy bathroom, tired furniture, cobwebs around window. Breakfast was not of good quality and an expensive add-on. (Also no vegan choices). We didn't spend money or time in the bar. Pool facilities were ok but no clean towels for us when we used it. Finally, we were charged £30 for our small Yorkshire Terrier - with no explanation or warning of that additional fee deducted before checkout. This was an expensive and disappointing stay for us.

It’s a well rated 3 star hotel. Great location and free parking (limited spaces) in a lovely small town, which is ideal for visiting the more popular lakes and attractions. Unfortunately breakfast wasn’t very good, food had obviously been out a long time and not refreshed. Coffee was sadly undrinkable - BUT all staff were lovely and polite and helpful. We had a family room which was a great size. It was quite a hot day and without air conditioning was too warm to sleep well. There was a fan provided but it was too small to have any impact really. Despite the weather the room was clean and had everything you might need. The only downside was the bath drain was quite blocked as shower water took forever to drain and after a few hours of no use was very smelly. So we just ran the water as soon we entered the room to clear it and well the weather was amazing so we couldn’t really complain about that. It’s a good option if you’re looking for a good base to visit the area. Their Tanners bar served decent food (guess different chef from breakfast) and nice atmosphere at reasonable prices.

We loved the way the property- an old tannery- had been converted into a hotel with a lot of unique properties. Unfortunately, it had some challenges for disabled people: going up and down stairs, for example. They had a little chair lift in two places, but the wheelchair had to be carried manually up and down stairs. There was great difficulty for going from our ground floor room to breakfast on 2nd floor. They offered to accommodate by bringing breakfast down to us in the bar area of ground floor, and helping us with the stairs in several ways, but it was still challenging. The rooms were nice and clean and comfortably large, but there was no A/C, and no microwave or fridge, and little space for unpacking clothes. We had a wonderful view out over the river from our room. The bar or dining room, \"The Tannery\", had a nice selection of options for evening meals, which we used a couple of times, but they seemed to be out of the things that we would have enjoyed most. We loved the ancient feeling of the city, including a beautiful cathedral and an enchanting old castle.

Good points - free parking, very close to town centre, spacious room, breakfast, pool (didn’t use), staff friendly.
Bad points - tv broken, reported to reception but no maintenance on Saturday therefore unable to solve problem, air con would of been great during hot weather, cobwebs on ceiling/walls in room and around hotel, butter on chair and tables sticky during breakfast (better cleaning required).
Overall would stop again based on location and free parking but more attention to detail is needed ie cleaning and making sure things work (ie tv) before putting people in rooms

Breakfast good options and cooked food well presented, not greasy scrambled egg perfect. Some options such as tinned fruit, limited bread options a bit disappointing.
Overall some parts of the hotel look tired and could do with a revamp ie tables in breakfast room very worn, as were some fittings in bedroom and decoration could do with repaint.
However the positives outweigh these areas and overall still good value and would re-book

Everything was lovely nice and clean. Nice view of the river. Staff lovely and friendly food was okay. My only negative would be the terrace over looking the river. A few tables but not clean and smoking and vapeing aloud which completely spoils the special view. It would not be pleasant to dine on there while smoking is aloud. As it is a small area and unpleasant for none smokers. On the whole a nice hotel.

We stayed for one night as a stop over on our way back from Scotland to the South Coast. It was very good for our purposes with a convenient parking space. The disadvantage was the hot weather and trying to sleep with no air conditioning or fridge in the room for a cold drink. The breakfast wasn’t brilliant with lots of uncleared tables and stained cups. Think the dishwasher wasn’t working properly maybe? Staff were friendly and excellent in their roles. It’s just all a bit tired. It smelt of stale food when we arrived. Very hot and smothering inside the building. I would not recommend a visit here in the Summer. It was value for money though and we were fine for one night. Our room had a nice view of the river.

The spa facilities we average, sauna wasn't very hot and the jacuzzi didn't work.

Not too bad

The hotel was clean & the staff were fantastic. The only comments i'd make is that the rooms need a bit of a facelift. Could do with plug sockets near the bed and a smart tele with access to on demand tv would be great! Breakfast wasn't fantastic.. buffet style but the food was fairly cold & slow to come out so wouldn't say that it was great value for money. Although the evening meal was fab, drink selection ok & youre only a stone throw away from a wider range of places to eat & drink. Would stay again.

Cleanliness wasn't great

The bed sheets had marks on them as well what i can only presume were dog hairs. The towels also had marks on them too.

On top of this, when i called down to reception at 21:45 - 15mins before they leave, it took 6 attempts to have someone answer which after a short wait, someone called me back
