Family room was quiet, spacious and clean, with plenty of tea and coffee and mugs. (Kettle would have benefitted from being a little bigger) Room was air conditioned and had a fridge. Bath and shower was good and anti fog mirror was a nice touch. We all slept well in two king beds and enjoyed the view from our room. Check in and check out was quick and stress free, staff were polite and helpful. On site parking was busy but helpful. Location of the hotel right on the sea front and close to the pier. Breakfast in the atrium was lovely and the omelette / pancake station was particularly busy. Good selection of breakfast options and the area was clean and tidy.

The room was ok, however the shower had no hand held opportunity which made it difficult to use. The windows wouldn't open, so no fresh air.
The lobby was very dirty, with unwashed floors. The lobby furniture were old, shabby, and mainly stained and unclean. Breakfast was good.
Room service did not answer the phone.
So disappointing.

This hotel has an amazing location overlooking the Palace Pier and beach. Its rear entrance also opens right onto the Lanes. It’s not far from the station, the Royal Pavilion, the Brighton Dome and the Theatre Royal. The staff are all very friendly and helpful and my room was spotlessly clean and very comfortable. It had a coffee pods machine, a kettle and a fridge and was serviced daily. The pool is quite small with a very shallow shallow end. It’s available to accompanied children so choose your times. The restaurant food was excellent, as was the buffet breakfast and catered excellently for my dairy free needs.

Do not book a room with a sea view on the weekend. There is a club on the beach pumping out music until 2am. You can hear every word from your bed. We had to move rooms at 1am. Staff were really helpful.

My friend and I enjoyed a mini break for her 50th.

We immediately got upgraded upon arrival.

The rooms were fresh, spacious and comfortable.

This hotel is situated in the heart of Brighton making eating out a pleasant experience - we were a few minutes walk from the lanes, packed with restaurants.

I would highly recommend this hotel.

Property is adjacent to the beach area, we had a great view of the esplanade from our room. The check-in was great, probably the friendliest one on our 20 day trip around Europe. Room was run of the mill, bathroom could do with some modernisation together with some luxurious towels instead of the heavily used ones provided.

We stayed at Leonardo Royal Hotel Brighton and unfortunately the experience was very disappointing.

The swimming pool was not fully usable during our stay, which was one of the main reasons we booked this hotel.

Our room was booked for three guests, but it was only prepared for two. Basic items were missing and not set up correctly.

Several maintenance issues were also present on arrival, including an empty handwash bottle with a broken trigger, a faulty door handle, and an iron that did not work properly.

Overall, the room was not properly maintained or prepared, and the issues reported were not resolved during our stay.

Very disappointing experience and not reflective of the standard expected.

There was a very rude member of staff who checked me in called “SEV” she went out of her way to make sure I couldn’t check in early even though there was plenty of rooms available, She is rude and nasty !!

The hotel is nice but always very busy especially at breakfast times.

Parking is difficult and VERY EXPENSIVE!

Excellent hotel that is highly recommend. We stay here probably once a year and have done now for a number of years. The location is fantastic. Pretty much opposite the pier and a couple of minutes walk into The Laines out the back of the hotel. Cracking views over the sea front from the front of the hotel. Handy car park underneath the hotel. Rooms are always good. Staff are friendly and helpful and the breakfast is excellent. Think I’d struggle to justify staying anywhere else in Brighton.

The room was kept clean excluding a coffee machine. I recommend you family room should be located far from elevator hole.
The staff were friendly and kind so much.

Really nice room (partial sea view with terrace).
Lovely big spacious lobby bar, very pleasant place to spend some time for rainy days, but as it was glorious weather we were moments from the beach.
Staff were excellent (shout out Jerome, super friendly and helpful).

Maybe some chairs and a table on the terrace adjoining the room could have made that a nice place to spend some time too.

Overall a good experience for a family of 4. The price over the Bank Holiday was to be expected.
PROS:
-Across the street from the Brighton Pier and beach
-Rooms are very basic and small, but clean
-Room service was quick and helpful
-Check-in was fast, and simple
-Pool was clean
-Poached eggs were available, and all you can eat breakfast buffet was great
-Friendly and welcoming staff
-Decent restaurant with kids menu
-Close to city centre and many restaurants to choose from

CONS:
- Overpriced for what you get, but the kids wanted access to a pool, and to be close to the Pier, so we went for this option rather than an AirBNB.
- Restaurant / breakfast food cooked with seed oils (rapeseed oil), so if you're ok with that then no problem
- Rooms are small and basic, back room window barely opens, but assuming for security issues
- Back room facing pub, back street felt like it could have been a few hundred pounds cheaper, due to noise, mosquitos and no view.
- Inconsequential, but the kids noted \"there's no hot tub\" lol.

Overall we liked the hotel, but £800+ for two nights was CRAZY expensive, but then again it was the May bank holiday heatwave week 2026, so everything during this time wasn't cheap or was fully booked. 3/4 stars overall due to VERY high price for dated, small, back street facing room.

No early check in or late check out. When checking in early, they said “your room is guaranteed at 3pm”. At 3pm they said your room is not ready and so we upgraded you to a sea view room. Got to the room, it’s a wall view room with one less bed.. we booked a room with two king size beds and got 1 bed and 1 sofa bed. When called multiple times, nobody picked up the phone. When requesting late check out they said “we have given away too many late check outs already “, are you kidding me?? Staff were rude and non cooperative. There are water jars at 35C which is very thoughtful but only if they have water in them. Extremely disappointed with what we got for what we paid for. Do better!

Hotel and room were great. The TV in the room I had only worked if you stream cast (so no freeview) Also the temperature control wasn’t great, despite set to 18 it was much hotter (making it difficult to sleep) and there was a night club right out side which didn’t stop till 5am and the sound proofing was great.

Large corporate hotel in an ideal location for shops and theatres. Nice view of the seafront and magnificent breakfadt helpful staff. A shame the bar didn't have any snacks crisps or peanuts to go with our late night drinks and a bit surprised to be told to go around to the corner shop if we wanted anything. Lol.

What a great location for the pier, beach and the lanes. Walkable from the train station to get your bearings.
I did feel the pool tiles were slippery under foot when wet so had to walk very slowly. Pool and showers where great and the Welsh chap on gym was very friendly and helpful.
The lounge had awesome views which we used several times while staying.
Our double king size room was great for my friend and myself.

View from executive suite was excellent. Found 2 moths in room. Carpet needs changing. Front desk staff need a customer service refresher course not the service i was expefor £260 a night. Wasn't informed if breakfast or dining facilities. They might as well use a vending machine to check you in and get your room key!

Breakfast was expensive, so I only had it on my first morning. I rang reception to ask for a Hairdryer as the one in my room didn't work ! I ended up drying my hair in the sun through my window as after waiting 30 mins I never received a replacement, I was really disappointed as the card in the room say's \" don't worry if you forget anything, just call reception\" !! My room was great & view of the sea, terrific.The staff in Leo's were exceptional, that made my stay.

Decent room. Some dirt needing reporting.
No safe.
Water not replenished each day.
No robes or slippers. These are charged and too much. So not great facilities.

Breakfast was brilliant, good food selection. Check in staff could have been a bit more informative, we were given our cards with no further details or info.
When I booked the hotel, I asked if I would be able to shower after finishing the Brighton Marathon and was told yes - in the Leisure Club. But when I arrived, the staff at the Leisure Club refused and said the hotel should not have said this and initially refused to let me shower, then they did but came and told me I took too long and they would need charge me for it. Left a really bad taste to what was otherwise a really great stay.

Evrything was fine ,there was an issue with the swimming tho , there were children unsupervised in the pool messing about and ruining it for everyone ,one was with an adult and dived in !!!!apart from the danger to themselves they ruined it for othervpatrons ,we did report it and realise its not the hotels issue but they would look vinto it and liaise withh those responsible for the pool. Staff in hotel were lovely and helpful.👍

Even better if the car park rates were cheaper. We also had a noisy corridor which disturbed us several times during the night.

Second visit. Not as good as the first, the upkeep needs to be kept up. The room we had was too close to the elevator machinery which detracted from the otherwise very comfortable room. The pool was loved by the kids. The bar was fine.

Very handy for seafront, the pier and The Lanes. Made use of the swimming pool, which was nice, but steam room was very crowded so did not use.
The picture shown when we booked the room had a sea view, but in fact we overlooked the town hall building (?). Not sure how you ensure a sea view. As it was very gray and misty it didn't matter much.

Hotel is in an ideal location, we used the swimming pool which was good fun with our 1yr old. The staff were amazing when our child was suddenly sick in the night. Their staff cleaned our whole room, changed beds and gave extra towels and sheets; they were so helpful we appreciated it. Breakfast is really nice too and easy to help yourself

My first room was not so nice. Smelt of damp and had a really dreary view. Location perfect, I should’ve been given a nicer room at no extra cost but had to pay £25 to upgrade C’est La Vie. Some staff were lovely and some didn’t seem to quite be as caring. The lift smelt of urine that needs to be addressed.

Room was clean and nice enough, reception staff friendly however one of the lifts weren’t working, breakfast was poor and wasn’t restocked properly and they were clearly understaffed. Lots of tables were free but they were full of plates and half eaten food/no cutlery etc so there was nowhere to sit. Health club staff didn’t seem very friendly, pool was really cloudy (not sure why which concerned me a little) and the layout was strange (having to walk though the gym to get to the pool) surprised there hasn’t been any accidents in the past from gym members slipping on the wet floor.
