To get into the hotel and room was easy with the provided code. The room was ok. The coffee machine leaked unfortunately, which we didn’t realise until we were leaving. If you like a firm mattress you are in luck. If you like a softer mattress, Room 3 is not for you. The digital information which was forwarded to me was excellent, except it would be good to have information about places to park.

Comfortable room but in need of a little TLC. Two of the window frames did not fit, the paintwork looked tired, plus the stairway needed cleaning and was in need of decoration. That aside we had a great weekend, the room was quiet and the communication before we arrived was excellent.

Location - great! The hotel is a shirt waln to the pier, the Lanes and about a 15 minute walk to the North Laines.

System is easy. No front desk and you just get a code to enter the front door and room.

We were in Room 1 and we really liked the layout. It was roomy with lots of space to hang clothes and coats. Great mirror and lighting for doing make up. The kitchen area was spot on for what we needed.

They also supploed ear plugs and eye mask, which was a nice touch. Staying on a Saturday night, we were prepared for it to be noisy but actually it was really quiet.

The only issue we had, which couldn't just be resolved was the damp musky smell. It rained heavily the day we were there, so there may have been a little leak somewhere. However, there was a really good dyson fan/heater in the room, which we just kept on at bed time to keep the airflow going. I did raise it when leaving and they were going to look into it.

Also, the shower head had split and needs replacing, so it wasn't the best shower in the morning, but did the job.

Overall, it was a nice room and for a fun night out in Brighton, it was a good option.

In the heart of Kemp Town. Downsides: tough to park a vehicle, and noisy when bars a clubs close. Clean room, small, self contained. Had an Issue with a clogged shower drain.

It was a nice enough room, but the bed and the pillow are far too firm for me, i prefer a softer mattress
They provide eye mask and ear buds, we needed them, the people staying below us were chatting until 05:30am on the Friday night / Saturday morning, and smoking the funny stuff which we could smell in our room, the window blinds let light seep in at the sides.
I like you have a code to get into the building and your room, so don't need to worry about losing the key/ card.
It is easy to walk to most places from the hotel, no parking though, we parked in the NCP which was £69.00 from Friday 3pm until Sunday 1pm, We tried to park at Buzz Bingo which is cheaper only £41 for weekend and had plenty of spaces but wouldn't let us book on line as spaces gone, but car park empty when we arrived.
We were lucky with the weather, was a lovely weekend.

Great place for the front and town

Pros - place was really near the front, and the pier. Room was a decent size and clean. There was a dyson fan to help with the heat. Eye masks and ear plugs were provided FOC (nice touch), komedia 15 min walk away.
Couple of observations - there are a lot of stairs. My partners knee is not ao great and proved to be a little struggle. Fan was not enough at night when njghr temp was around 20C. I had some struggles in that code to get in did not arrive but i spoke to them on day and got it sorted.
I would stay again as it is better than a lot of brighton accommodation and accessibility to main attractions was great!

The entrance via a code worked really well and we received it with no problem in the day if our stay. The location was great close to everything we needed in the centre of Brighton. The room was decorated really well and had everything we needed. although it was small this wasn't a problem as it was well designed. We really enjoyed our stay.

This is not a hotel. It's a house with rooms. Tiny bedroom, directly by the front door, slamming closed every time someone arrived/left. The shower has no temperature control and goes from ice cold to scalding hot and back again every 30 seconds. Reported to the hotel owner and zero response. Expensive for very little

Basic but fine for what it was. No lobby or staff on site, so self-service. Beds were comfortable and room was good; we were at the loft on the top floor and one window was jammed partially opened, and rattled all night in the wind. Concerned about fire exit safety though from where we were situated; no escape whatsoever especially with jammed window on the roof! Other guests downstairs were noisy overnight.

Lovely stay

Myself & two friends stayed for just the one night. The accommodation is in an excellent location, right on the sea front within a few minutes walk to bars & restaurants.

The accommodation is super cute & was spotlessly clean! The beds were really comfortable & the bedding was all clean, fresh, white bedding.

I received a few texts from Jaqi & Michelle offering their services which was reassuring to know that someone was there to help if we needed them. Thankfully we didn’t need to contact them, but we really appreciated their messages.

My only criticism would be that the sink in the bathroom is just too small & even washing your hands means you get water everywhere. Other than that, it was great & I’d definitely recommend it.

Firstly a huge thank you to Michelle for being so understanding and helpful with our requests.Stayed in room 6 which overlooks an internal courtyard at the back. Didn't mind this as relatively quiet given the location which suited us.Earplugs provided if needed.Small room and bathroom but we knew this and it had everything we needed.Kept our clothes in our suitcase apart form a few we hung up.Very clean room,bathroom and kitchenette.Lots of stairs for the upper rooms due to the layout hence us changing rooms before arriving due to mobility. Perfect location...10 mins walk from main sights and shopping. 2 mins from beach.Plenty of bars pubs and restaurants nearby.Perfect for us.

Great location, however there is a bar a few doors down. Very noisey all night.
I had the attic room - very hot in the summer. The fans were useless and just blew out dust.
Visit Brighton regularly - wouldnt book again. For the price you can get alot better!

Decent budget option with sub-par showers

The room was small but decent overall. The real issue was the shower which had rather poor water pressure and was either scalding hot or ice cold. It took about 10 minutes of constant tinkering to get it to a reasonable temperature and even then it would fluctuate on its own. We asked the hotel for assistance but they had no real solution

Location of the property very good for easy access to the city, shops and pier.
Unfortunately the Courtyard suite would benefit from an overhaul. The outside courtyard itself was unuseable as it was covered in bird muck, cigarette butts, an old chicken bone, and mould, and looked like it hadn't been cleaned in a long time.
The bathroom shower was mouldy, with a rubber washer missing from the shower head, so this leaked.
The throw cushions were covered in dust.
Overall would not worth the cost of the room.

The best part of the property is the excellent location.

However, there were various issues with the room itself including a broken coffee machine, sink with faucets that needed 10 turns before going on, a shower that doesn't drain correctly.

On top of that, the owner walked in without knocking and the manager failed to give us coffee for our second morning even after requesting it.

Couldn't sleep as heard people coming in from a night out at 3am and talking untill 6 as massive gap at bottom of our door and walls paper thin. Unpleasant.
Only gave us £7 cash back despite the room being nearly £200...

Love the concept of this place, the rooms are small but so well laid out that they feel spacious. Absolutely brilliant to have a fridge and a microwave and kitchen sink. Fantastic place, will definitely use again.

A big shout out and thank you to the brilliant and helpful from Michelle at Hotels.com. I made the embarrassing mistake of booking the wrong night and turned up without a code and my phone about to run out of charge. I was in a bit of a panic as trvaelling alone, and was late and dark. Michelle was wonderfully calm and helpful and helped resolve my booking. She went above and beyond to help me, it was so much appreciated!

Great 1st impression but poor attention to detail

Lovely style to the rooms but attention to detail lacking.Our original room had a nasty smell coming from under kitchenette sink and the internal door handle wasn't properly attached and came on when we 1st left the room. Reported offered a new temporary room until repairs done, we asked for a permanent swap which was honoured. New room was smaller than what we paid for and had a shower that seemed to drain drip by drip. Fixed this ourselves with drain unblocked from local Morrisons.Ran out of toilet roll and had to source this ourselves too.We loved our stay here the previous year and being fair both the rooms were warm and the beds cosy, it's just a shame the smaller details seemed to overlooked.I even fixed the divan bed drawer in our first room as it was off its runner and found a cushion and some fake eyelashes under the bed ! A shame really.

Wonderful place with eco-friendly urban vibe

We loved the eco-friendly, urban vibe of this lovely building. Couple of minor niggles - no shaving mirror light and a slow shower drain - didn't alter the convenience, comfort and cleanliness of One Broad Street. A great choice for a getaway hotel, and we didn't mind the self-service aspect at all.

The rooms were clean and comfortable and well designed. The main entrance and stairs area could do with maintenance but that didn’t effect our stay.
The house is 5 minutes walk to the Lanes and town centre and 2 mins to the sea front.
We would stay there again for a short break.

This is a cramped old building that has been broken into rooms for guests.

There is no staff on site. Corridors are like the catacombs, carpet filthy.

Our room for 4 was in the basement. Windows could not be opened because of security.

However cleaning staff was very helpful and receive HIGH marks.

Lovely little spot to stay. Only gripe was that there is a great Nespresso machine provided but there was no pods left for it so after a long journey had to make a trip to the nearby Morrisons to get some pods for a much needed coffee. But really is the only gripe.
Room is awesome. Location is pretty much perfect. Can highly recommend.

Had a meal in Brighton so needed somewhere to stay the night and this was perfect with the advantage of key code entry for both hotel and room. Received texts before our stay with all the details we needed. Coffee and tea provided. Only negatives were lights weren’t the brightest and taps for basin took many turns to come on but got there eventually. Would recommend this place to stay.

A great concept hotel, no reception but very slick process using security key code to get in. Great location, just 2 mins from the sea and 5 mins from the Pier.

Well equipped with small kitchenette and very comfortable beds. We had no issue with noise, but it was a Sunday night stay.

Brightons hidden gem

Amazing location if your looking for a night out, peir and bars are a stones throw away. Room was modern and stylish with great deco.
Room was clean and accommodation had key code entry so no worry abojt losjng keys.
Downside is that the accommodation is right next to a bar/club so can be a bit noisy still at 3am.
Lots of stairs and in my opinion it IS NOT suitable gor wheelchair access.
Overall would stay again.

The room (room 9) was clean and attractive, asked for two single beds and that was fulfilled. Comfortable size for two people. Appreciated the coffee machine and tea available, and lots of towels too. My only issues were one of the windows not shutting so it kept banging in the night due to the wind. Would also have appreciated a little more cutlery as if you were having multiple drinks or different meals etc it was a little bit of a struggle.

The room i booked and can see in the picture was surely not the room i stayed in. This image of a double bed with a table and big open window would have been great. Instead we were in a small basement room with low level ceiling which had a small fan on the table when we got there because it was so hot. the fan was on the whole time which kept you awake all night. the bed was a mattress elevated onto a sheet of ply with a large empty space under the bed tucked right upto a window meaning you can only get onto the bed form one side. the window was not obscure then to realise you can see people form the bed if you didn't pull the blind down, people in the lower ground were shouting all night smoking outside and it was coming up into our room, it was all a bit of a mess really. The design of the room was okay small shower, tiny sink which is only barely fit for purpose, but it had a small fridge even though it needed de frosting because it was solid with ice. microwave and that was clean. Biggest problem was the bed, room location and not having a room which i originally paid for. the hotel is basiclaly a town house broken up in to rooms. down a very small double yellow lined street, we walked 10 mins carrying all our bags and stuff there and bag and it cost 29.00 to park the car for one night. Total rip off, its cheaper in central london and the hotels are amazing, wont be staying here again and iw ouldnt rate it, there are so many alternative options.
