The room was small but warm and everything you needed little bit outdated and need of few touch ups remote control didn’t work properly but used tv Buttons. The shower very tiny not really a waterfall shower and the shower door didn’t shut properly so meant less room. Not to far to main town pubs etc . Easy entry and always had quick reply from staff .

We phoned before we booked and were told we would have a ground floor room. When we arrived we had been allocated a room on the third floor. We had to find alternative accommodation and didn’t stay there as we hadn’t got what was agreed.

The room was awful, the floor uneven and absolutely nothing like the photo, the bed was on a slant from the headboard down to our feet. The sheets on the bed were not large enough to tuck in so ended up all over the place.

From the second morning we put the make up our room dign out but nothing ever done including having to buy toilet roll, I contacted the available number and left some messages but no reply.

It was advertised as a sea view as long as you put your head put the window far enough you could just about see the sea.

It was a short walk down to the sea front and there were plenty of lical shops thankfully so we couod buy more tea bags, milk and toilet roll.

It's Brighton, so not far from anything. Close to the Lanes. They have a discount deal with a local restaurant but you have to ask for it. The onsuite single room was small but I was there to sleep not entertain, so that was okay for me.
The only slight negative was that it was not very dark when the lights went out. But as I said earlier was asleep at night so only a little negative.

Great location just 2 minutes walk from the beach and City centre
Spacious room clean, room was on the top floor with shared bathroom but that was my choice
Bathroom was always clean even when shared between 3 rooms and spacious too

No lifts but they do have room on the ground

Daily room cleaning on request

Only negative was the

No reception desk if anything is needed you need to contact them via email or an app

Blind in room didn’t do anything to protect you from the daylight so as soon as the sunrise your room was bright

Would definitely book again as price, Room and location were fantastic

Could do with a fridge and microwave access as I was there for 4 days

The pictures of the accommodation must have been taken when the property was first decorated 20 years ago. On opening the front door all we saw was a dirty thread bear red carpet. The tap in the en suite would never turn off fully. While the location was ideal for the town center we wont be staying there again.

Compact and bijou!

The room was small but perfectly formed! Spotlessly clean and provided everything I needed. Lots of stairs but worth it for the amazing sea view. Bed very comfortable. Window was old and rattled as it was very windy, and I would have preferred more tea/milk sachets but other than that, I can’t fault it. I had a great stay in a perfect location right by the sea and overlooking the park. The 20% off voucher for breakfast from Â Table was an added bonus.

Parking availability was shocking, had to park a 10 minute walk from the hotel and it cost me £5.80 per hour. My room stunk of a mixture of wet dog and homeless person. Carpets was filthy and the bed had hairs in it.

The hotel is a half block from the sea and close to shops, pubs, and restaurants in Kemptown, as well as walkable to central Brighton. My first room had a few problems, but management very kindly moved me to another room the next day. I would stay here again.

We had a fantastic stay at The Hamptons. The family room D, located in the basement, was very large and spotless. It was bright, and airy with lovely blinds to close off from the road at night. The beds were all extremely comfortable.

Refreshments left in the room were more than generous. Lots of coffee, teas, milk, sugar, biscuits, and nice toiletries, towels.

Checking in was quick and easy. ID and your payment card are required.
Hamptons is located in a great position, close to Brighton Pier. Parking on Madeira Parade, is also convenient, and located across the road alongside the seafront.

We will definitely be back to stay in the future.

The room was small but was big enough for my needs. The major down point was checking in, where i was asked for id, credit card details and to sign for the costs that may be oncurred from my stay. Please lose this needles check in ritual, for a possible rare incident that has happened before.

Great location, friendly staff. Property very worse for ware. Walls and ceilings thin and can hear every step your neighbours take. Walls are crumbling apart. Stains on bedding and carpets. Dirty coffee cups, shower door didn't close, TV remote faulty and plug sockets didn't work. WiFi doesn't work at all.

The property was located within walking distance of the beach and all amenities which was good.

However, there were stains on the carpet, the radiator didn’t turn on, the shower door was stiff, the sink&toilet were dirty, the floor and entire room was uneven and the bed wasn’t even properly made when we asked for housekeeping.

Myself & 3 children stayed here for 2 days. The location is brilliant & so close to the pier, shops.

The hotel itself is dated & we stayed in the basement where the people upstairs was so noisey!! The walls & ceilings are paper thin. I do get that brighton is very busy & the highlight for night life but if your looking for a peaceful night sleep.....forget it. The double bed i hit my leg on the edge of it the entire stay & i got a big bruise!! Overall if i was to stay here again i would not stay in the basement.

Great location, really convenient place to stay for visiting friends and being out in the city. Would stay again. Nice and clean room and well stocked. A bit of noise in the surrounding streets at night midweek but nothing much and the staircase is a bit of a hike and narrow up to the top floor but its fine.

The location of the property was great - very close to the beach and just a short walk from the main attractions.

The condition of the hotel, and our room, was poor: worn carpets, incredibly uneven floor, bathroom sink had a big crack and taps weren't fitted propely, and the bathroom generally felt grubby. We were also unfortunate to be staying in a room below some extremely noisy other guests who were banging aroind loudly at 2am.

Only negative was it was very noisy from the street however this is purely subjective given that I don’t live near a main road normally so notice every bit of noise. It prevented me sleeping. The hotel is falling apart and needs update.
Bathroom has no ventilation
Pillows were old and lumpy
Tiny soap and shower gel per person per day
Blinds didn’t shut properly so you had sun coming in
Reception at check in suggested there is a 24 hour reception and when we went at midnight the told us that his job is to go around the hotel not reception so better not leave the keys.
We had only one key for 3 people and there was no spare
We could hear everything… no sound proof at all, a shared bathroom was outside our room and all night we had people from the whole hotel going up and down, banging doors. Very bad experience…

We were less than a block from the beach. Although the room was small, it was painted light and felt airy and roomy. The only downside was the shower. It was tiny, which is manageable, but the rain shower head made it so there was no place in the shower you weren't getting wet. There was not a shelf for soap or anything and the door wouldn't close. Other than that, we enjoyed our stay.

We were greeted with a warm welcome. Do not be fooled by the pictures on their website of this hotel. The mattress & pillows were very uncomfortable, the carpet was stained & not fitted very well, there was mould residue in the so called en-suite, the shower was very dated & fixed, there was dust/dirt inside the cupboard, some sort of brownish coloured stain on the lampshade. Overall for the price we paid, we were very very unhappy to say the least & would not recommend this hotel. Such a shame as it is in a very good location.

The room was reasonably clean, the beds mattress was ridiculously soft, the 2 pillows I had were uselessly soft I asked for another and told that wasn't possible. I ended up barely sleeping due to this.

I had to run the hot tap for nearly 10 minutes for water to shave with.

I upgraded to a onsuite room to be told it was on the 3rd floor when I arrived I had to climb 4 flights of stairs to my room. The room was very small no room to sit and relax bi dressing table to put anything carpet was all threaded and the mattress was very uncomfortable and was very stained for the Amout of money u paid I did expect a little better as the pictures on the web were nice. one positive was chap on reception was very helpfull he helped me carry my things upstairs. as I had to make 3 trips if he hadn't Really not a good experience at all .

Very tired, shame as great location

The pictures are definitely taken when newly done, the carpets are tired and stained, if you are staying ground floor you’ll definitely hear all passing drunks at 3/4am, the exterior light came on at midnight and came through the window shutters as it was a car shining it’s light straight through. The bathroom was pleasant alone with the location, it is very close to the pier. If you don’t mind hearing the door open at all hours, followed by the heavy door bang repeatedly through the night and the all night lights shining through the windows you may enjoy your stay! Not recommend by me personally for a family with younger kids. Beds clean and made up well, bathroom perfect condition! I can’t give more than 3 stars as none of us slept well with light show in room all night.

Room was very basic. Not really that clean - stains on the carpet, mould in the shower, cracked sink basin, cracked toilet lid, dirty skirting boards. The rooms on the picture look brighter and airyer than they are.
Also, you can hear anyone in the corridor very clearly. And people upstairs.
Only good point - is the bed was very comfortable! The mattress was soft. Also, good location - close to the beach and Queen’s Park.

Good service & overall room & shared bathroom were great, small TV, small wardrobe, table with tea/coffee supplies. My single bed had a huge dent right in the centre so it was incredibly uncomfortable, I had to sleep right on the edge. Checked in just before reception closed so didn't feel it would be necessary to call any out-of-hours/emergency line. Would stay again if I was guaranteed a better bed.

Have stayed in similar priced properties in Brighton, so far this is definitely our favourite. Great value for money, lovely sea view. Super comfy bed, large spacious room. Small issues were the windows being broken and therefore impossible to open, meaning the room did get hot. However, reception swiftly provided us with a fan, which was appreciated. Shower was good pressure but very very dodgy heating. The bed was lovely but the sheets were really hard to make fit, and we ended up sleeping on the bare mattress each night as the sheets were so easily disrupted. Overall though- definitely recommend for a budget stay!

It was horrible and heartbreaking mostly because I had my 2daughters with me for this trip. Firstly, we were given a room in the BASEMENT. The room had minimal ventilation and no A/C. When I complained they offered a very noisy fan that made a cosy night sleep seem like fantasy. We were not offered any refund even with the appalling conditions for a HOTEL. The shower room had mould on the wall tiles, it was also clogged making shower time a nightmare. We could smell the stench from the drain every time other occupants used there toilets. The blinds were outside the room so I couldn’t close it, meaning we had no privacy. £534 for 3days of horror, never again! 👎

I only chose the Hamptons on the back of the feedback it had previously received. Happy to add to this . Excellent find for a last minute booking . Clean and comfortable room and the staff i had interaction with were friendly and helpful.
I would say my only negatives were the separate bathroom/ toilet (though i did know that at booking and no problem using them so most minor of points ) and i found the wi-fi to be a bit lacking . Again i only needed it for social media and some emails i was expecting so it was adequate but felt i needed a bit more , say for work , it was not up for it .

Property was ok for the price, it’s not worth more than what I paid a night, WiFi was absolutely awful. Receptionist came to try and help and agreed it was terrible. We will get it fixed doesn’t help when you are only there for 2 days. Near seafront also building works going on so no chance to sleep beyond 9am as drilling. Was overall dissatisfied with my stay
