What I didn’t like was being woken by noisey cleaners with their small child early Sunday morning and having them knock on the door in advance of check out time.

This property us in Kemptown, above Brighton's Maderia Drive. As such local establishments, such as the Kemp pub, offer great value meals, rather than the more tourist offerings in town. Using Just Park provided reasonably priced parking at a local bingo club, onky a couple of hundred yards away.

Bad from start to finish

It wasn't clear booking through Hotels.com that there would not be a reception and it was self-check in. When I arrived I had not had access to my emails for the day, so therefore hadn't received the codes for the front door or room that had been sent via email on the day. There were 2 phone numbers on the website, both of which were automated answerphones and could not understand what I was trying to ask, so I could not get in. I was stuck outside on the street in bad weather. It was only after returning to my car and getting my laptop out and checking my emails that I found the codes.

The en-suite in room 4 was too small to be a wet room and not have an enclosed shower, so after a brief shower in the evening the bathroom floor was wet for the rest of my stay.

Only 1 double plug socket in reach of the bed. Bedside light and alarm clock. No space to have my phone on change and next to the bed.

Breakfast - charged at £20. For this, I was unaware that there was no on site breakfast, and I would merely be having a 'breakfast box' delivered, which I had no choice of what was included. It only included pastries which I would not choose for a breakfast. No cereal, toast, juice options that I would choose in a normal breakfast.

I have also been sent an invoice for £82, when I was charged £97.

Taking all of the above into account, it was an awful experience from start to finish.

Had to check-in very late due to work but it was very easy due to number code access doors. Communication was prompt - no staff present on property while I was around but was not necessary. Room was maybe slightly small but clean, bathroom looked modern and was also clean. Would recommend!

Booked a stay last minute because my previous accommodation was a nightmare, they left me standing on the street, in the dark, for over half an hour before I gave up waiting on their email or text for a door code, and found another hotel. They refused to issue a refund despite my never having even been in the front door.

We stayed 1 night in Room 0, this is at the front right next to the front door. The room is small but fine for a night, glad we weren’t staying longer. It wasn’t good value for money. One of the double glazed widows (up high so you have to stand in a chair to reach them) was open when we arrived and wouldn’t close which meant the noise from outside was a problem. There were also lots of noise from the comings and goings at the front door. The blinds/ shutters let in light all night - it was bright even at midnight. The curtains can’t be closed properly as installed wrong and even if they could then they arent blackout so we were awake from the early hours due to the daylight. A very hard bed. The table in the room has a wobbly metal top and is useless as an actual table, it’s also too big for the space. There are some nice touches such as the hair straighteners, shower gel, bottled water and a fridge in the room. Just a few tweaks would make this room so much better and more usable. If you are staying then bring ear plugs and an eye mask if you want to sleep well.

This property is conveniently located in Kemptown, with an easy walk down to the Bright seafront. There is a shop just across the street and a pub and a few restaurants very close by. Parking instructions issued by the owner were clear and easy to follow, I found street parking a 2 minute walk away which was around 7GBP per day - I didn't move the car while we were there (3 days). The property itself was clean and well decorated. The shower was more of a wet room and the shower was big and powerful. There was a fridge in the room and the TV had a freeview box for watching local channels. There was a Kettle for coffee/tea and it was supplied. The bed was large and comfortable and the room was bigger than I expected. The property had sent clear instructions on how to enter the front door and room prior to us arriving making entry a breeze. The room was on the second floor, so it was necessary to carry our luggage upstairs, but the stairs are wide and not too steep.

we messaged hotel 3 times about parking before we stayed but got no reply, the room needs a lot of maintenance very tired, no shelf in bathroom for toiletries, plug in sink not holding the water, 3 hangers, no usb ports, bathroom had horrible smell, very overpriced, chandelier above bed looked like it could fall on us while sleeping, dirty walls needs a bit of a revamp

Have stayed here a few times and it’s usually OK. This time the Room was freezing cold as radiator wasn’t working on a 2 degree January day. communication was so slow that by the time I was told by text I could swap rooms I’d already given up and gone to sleep.

An ideal location to explore Brighton. Our room was a little small. However, i did expect this from some other reviews so it wasnt a big issue. We only needed a bed for the night and the rest of the time we were out. The communication, facilities and location were spot on!

This is a fantastic property at a great price. We appreciated the extra little touches like real coffee sweets and hair straighteners. The bed was super comfy and the wet room was lovely. We were close to some lovely cafes for breakfast and the owner was very helpful - giving tips on very reasonable parking. The only thing we weren't very keen on was the area. We felt quite unsafe walking back from Brighton centre but this could be resolved by taking a taxi late at night. A firm recommendation for Sabai Thai for dinner. The food was delicious and the staff were wonderful.

Firstly would like to thank the cleaner for opening door as the instructions for checking in had not come through.The room we were given was not what we had booked and paid for ,we expected a double and were given a twin .The duvets were rotten and need to be thrown in the bin.As we have mobility issues feel we should have been made aware of the amount of stairs we had to get up .
There were holes in the wall where the sockets were situated, and behind tea tray..the carpet was dirty and sticky.
There was a lady in the room next door, American i think,,, who was on speaker phone to friends till gone midnight, shouting, and laughing, so we had to wait untill she went to sleep, before we could.
As there was no one around to complain to.
I would not recommended this place to anyone, as i would only class it as a 2 star.at most.

Was easy to get from the station via walking and google maps.
Room was quant and comfortable, Bed was amazingly comfortable our highlight if im honest, the walk in shower room a nice touch. We stayed in room 0, upon arriving taking my shoes off I found a bottle top lid at foot of bed by the bed leg,so not sure how thoughra room is cleaned once visitors leave.
I do think there could be a batterie operated air freshner in bathroom that goes off every 30 to 60 minutes, the table is a nice design but could do with a flat top one and two saucers and lil bowls would'nt go a miss, & a lil microwave as if your staying for more than a night which ours was a 2 nte 3 day, taking back pizza and having it cold was a lil frustrating. Even if it was in lobby way on one of the floors.
A lay in was a no no, first morning being there shouting and talking from maintaince guys outside my window was very annoying and both mornings front door slamming, banging of hoover etc very frustrating, came back home feeling very tired, less than 24 hours of being there, the 1st night police were at the property next door from 2.30am to 4.30am blue lights flashing the whole time the next morning seeing forensics was a little scarey. Very busy.

Comfortable, clean with good amenities.
In middle of decorating so finer details such as fresh silicone and hallway was being painted still, but didn’t make a difference to the stay.

The check was very good. I received a text beforehand giving me instructions I needed to access the hotel and room. The room is small but tidy and clean. The shower is very good. However, the mattress is appalling, it’s like sleeping on a waterbed, I hardly slept at all. For that reason I am very disappointed.

I Liked the free sweets the beds and decoration of rooms.
I didn't like the black mould in the wet room or the smell of the towels which I thought was the smell of mould but was informed it was the fabric conditioner used or the car parking a good 10 mins walk away on a street. The bedroom windows are fitted upside down so they open the opposite way to normal took some time to fathom out even mailed the owner as was worried about ventilation. The area of the hotel is not the best but didn't have any trouble.

Check in went exactly as explained in the email.
Room was clean and very nice. Light, airy and contemporary.
Bed was comfortable and slept well.
Bathroom and shower was good, although I personally would've preferred a curtain or screen. But that's a personal opinion.
Breakfast was good. Breakfast is chosen the night before. A good selection and choice. All brought to your door in a picnic hamper at the time you request when choosing.

Just a couple of little niggles.The tv was broken, smashed in one corner and wouldn't hold the picture very well. Wasn't a major issue as we didn't go to watch tv but would've been nice to watch while eating breakfast.
Also neither bedside light worked my side and only one my husband's side. And one bulb on the chandelier was not working. Minor niggles as i said.

Overall great accommodation and we'd not hesitate to visit this accommodation again

We really liked the room, which was very clean and with a comfortable big bed. A very easy check-in thanks to great communication with owner. The room was a little cold in the morning and the evening for our liking, and albeit the owner said the heating was working, the radiators were cold. The breakfast came in a nice hamper with a selection of continental choice. We would certainly recommend Brighton Inn Boutique Guest Accommodation!

On arrival we managed to get into our room with ease. The room itself was lovely and cosy.

Breakfast on the second morning was well presented and tasted OK.

A couple small complaints;

On arrival there was a 4 day old unfinished Dominos Pizza left on top of the wardrobe; which we could smell as soon as we walked in; not a pleasant supprise. Attached a photo of this.

Secondly, on the second day of our visit; we went out for a walk, and upon our return; the cleaners keys were left in our door; while she was 2 floors down in her quarters. This meant that anyone could have walked in to our room and gone through our belongings while she left her keys In our door, fairly appalled by this.

One other small complaint I have is that I had booked a double room with 1 bed; however the best was clearly 2 singles pushed together, which made for an uncomfortable sleep.

All in all though; I give the overall experience of the hotel 7/10

Absolutely amazing property! Such a good find, and can't recommend enough. We will definitely be coming back. If you want a romantic getaway in Brighton, this is the place to stay. We had one of the suites (room 3) and it was everything we hoped. And the breakfast hamper in the morning was a beautiful touch. Very good value for money too.

Lovely hotel in the heart of kemptown.
Good facilities.
Nice breakfast hamper although on our first morning only recieved half a panini each but a good selection of other breakfast items.
It was nice ti have a key code to come and go as we pleased but having no staff on site after 2pm can be a problem especially as the couple in the room above us were having a major argument at 2am in the morning!
Clean and comfortable and would probably return.

Arrived after 6 and half hours of driving, postcode takes you to the door. Great.
Code I was sent didn't work to access the door. I rang the number on the e-mail no answer.
I text the number after worrying for a min or two I received a text with new door number.
Letter was ready for me on the side with key.
Parked car 3 or 4 mins walk. Free after 8 pm this was ok.
Very very comfortable bed !
Express break fast, croissant, banana, porridge. Jam and butter.
Light next to bed does not work.
Wet room, really good idea, not for everyone, if you have had a shower and everywhere is wet, and you need to go to toilet, everything is wet. No my cup of tea. And leading on to this....
I walked around Brighton for a few hours and thought I would return to hotel, no point buying tea or coffee in shop I have it in my room. 20 mins walk back found no t bags, so I made a coffe, no milk. Express breakfast was left with no butter.
Very clean and comfortable hotel.
For the price you pay this is fantastic but not my cup of tea !
Think I need a little bit of a personal touch and someone to talk to even if it is just to ask for 2 t bags.
Price very good , give it a whirl, but can't see me coming here when I return in a couple of weeks.
