The location is good, within walking distance of the seafront and the town centre, and there are lots of cafes for breakfast nearby.
The room was clean and the bed was comfortable, but the shower room and toilet was very small.
Parking is an issue, as available on street parking is a considerable walk away.

Although the bedding, towels and in general was clean, the carpet was really dirty, we didn't even want to walk on it in bare feet, the toilet didn't flush properly, the shower door wouldn't close from the inside. We arrived very late at night and the room was bitterly cold, the radiator didn't come on until the morning so we had a terribly cold, uncomfortable night. We left the next morning as the hotel really did not live up to expectations.

Basic...not standard. Needs an uplift!!

Check in was via a text with codes for the front door and bedroom door.
Room booked was a standard double but better described as a basic double.
Room was a decent size for the price and for 2 adults.
However, the carpet was dirty with bits of dirt etc in the carpet, so we kept our socks/shoes on.
Curtains were falling off the rail.
Wardrobe was sufficient but had scratches and marks all over it and dust and bits inside.
Coffee/tea facilities were Great, good selection of tea/coffee/hot chocolate and different selections of sachets of milk.
The bed...felt more like a camp bed...springs very bouncy and the mattress was very thin.
Bedding was clean.
Bathroom was tiny...had to have the door open to sit on the loo unless you sit sideways...I'm 6ft and chunky! The shower was tiny, so had to have the door open to bend down....sorry for the mental picture!!!
The floor had marks and dust everywhere and there was hair and mold around the shower tray.
The wallpaper was peeling off the walls too.
The first night we were woken by 2 lads in the basement shouting just after 2am, we went and spoke to them and it appeared they 'lived/worked' there and were apologetic and stayed quiet.
No confirmed staff on site so would have complained if there had been at the time.
For the money we paid, it was overpriced and needed a clean and update/uplift.
Location of the guest house was great, near the front and 10 min walk to the pier/shops etc.

Room disappointing but great location.

Colson House is ideally situated for exploring Brighton. Entry is by keypad code which worked well. The staff we met were friendly. The room, however was noisy - it overlooked a busy road and the windows were old allowing noise to penetrate. The bed was far too soft for me and I didn't get good night sleeps, but this is a personal preference. We were pleased to have purchased parking permits for the 3 days we were there. Parking is at a premium and the permit allows you to park anywhere in Zone C, not necessarily directly outside the guest house. We were lucky to find a space in a nearby road.

Self check-in was easy with clear instructions. The room was good overall. Decent bed, though something underneath clunked every time I got up from it. Condition of the room is somewhat worn, clear signs of wear and tear. Bathroom and shower OK. The room had everything I needed - and some nice extras - for a basic 1-night stay. Great value for money in a fantastic location for Brighton, and the surrounding area was quiet at night. Would happily stay here again.

A lovely little place. Easy to access and close to the water. The only thing that was inconvenient was the parking. The suggested parking is a bit of a walk especially when you’re carrying luggage. I would recommend to drop the bags off first before parking or organise the parking permit. Other than that, it was a lovely stay.

The check in & out was faultless.
We had room 6, the only small thing was the lack of electrical plugs as the skirting board height meant that it wasn’t possible to plug in an appliance, but they had one power cord to compensate.
The hotel was perfect location & central, plus the added touch of Easter eggs upon entry really cute. I’d stay there again. Super clean, comfortable bed. Plenty of communication & helpful. Even though we was facing the road we found it quiet.

We stayed at Colson House as we were attending a gig at Patterns. It was really close to the venue which was great. We had a couple of days to explore Brighton and it was lovely staying at Colson House. Everything was walkable from the hotel, we walked to the lanes, the pier and the train station easily. There were regular busses on the road that the hotel is on so it was really easy to get about. We had a problem with the tv in our room but someone came out really quickly and sorted it out. We had the room with a balcony which was lovely and spacious. There was a bit of noise from the road but that’s to be expected given the location. It was much quieter than I was expecting. There were loads of cafes and restaurants nearby - too many for us to try! Would definitely stay again.

This was a really nice room with everything I needed, although a desk or table to be able to sit at properly would have been ideal. Bed was comfy, shower was lovely and hot.

My only problem was that my room was located to the front door so was woken up at all hours by latecomers slamming the door, leading to what sounded like a party in the room above me at 2-3 in the morning. I can only presume that if there had been a member of staff on site this would have not been allowed to have happened but as the hotel is unmanned anything apparently goes.

I really wanted to like this place, but the lack of soundproofing completely ruined my stay. There’s no reception, so if you have noisy neighbours, you’re on your own. Unfortunately, my next-door neighbours decided to come back drunk at 1 AM and have a very enthusiastic two-hour session—every sound loud and clear through the paper-thin walls. If you’re a heavy sleeper, maybe you’ll be fine, but if you value a peaceful night’s rest, this isn’t the place for you.

Overall, I thought Colson House was a lovely place to stay. I valued the fact that the proprietors had laid out a large bottle of water alongside a range of hot drinks (tea/coffee/hot chocolate sachets) for our arrival. The room was clean, comfortable. quiet and warm. The proprietors sent various emails throughout the check-in process which made us feel welcome (even though we didn't actually meet Gavin and the team).
One downside was the parking. While the proprietors advised of a postcode to park along, which was said to be cheap, we couldn't find an appropriate parking space and ended up parking in the Bingo car park, which cost £19 for the night. Despite this, I would still recommend Colson House to my friends/family.

The property was in a great location for what we needed. Communication with the owner wasn’t the best and we had to go through Expedia finally get any response which was the only downside. If you’re going to stay here buy a permit through the property as you’ll have a wider option as to where you can park and for a full 24 hours. It costs £10. We originally booked this property as it advertised it had parking, slightly misleading as it’s very busy and not parking attached to the property but a free for all and you can end up streets away! The property itself was clean, the bed was very firm and we both ended up with slightly stiff backs in the morning. The smallest wardrobe we’ve ever seen but there were plenty of drawers and as we only stayed one night it was suffice for us. The bathroom was clean and functional.

Nice little hotel but mattress needs replacing

Nice hotel and communication by email good and response quick by text to issue i had. My room was clean and comfortable for a single en-suite.
Unfortunately the mattress was too soft for my weak back and needs replacing and this issue couldn’t be resolved by changing mattress or moving rooms.
Good mattress is number 2 on my list when staying anyway but due to excellent reviews i assumed this was case and should have asked before i booked,
For this reason I would not be able to stay again and it was also quite a long walk for me from centre Brighton.

You are sent door entry numbers on the morning of arrival so you are not met by anybody, on arrival we found the bathroom had not been cleaned and there was urine in the toilet (disgustingly unacceptable)and no towels , i called the number on my email and was told if i went to the room next door there would be towels there which there were , appears to be a store room, bottled water is in a decanter tasted like chlorine and was disgusting (doesnt cost much to buy a non branded bottled water for your guests rather than tap water), i have stayed in many hotles and bed and breakfasts, this was poor and not value for money and would not stay here again!
Brighton itself was nice and i enjoyed my one night stay but rhis place needs to get its act together

Gave us a downstairs room on request because explained managing stairs with cases difficult but room had very steep stairs to bathroom which were difficult to manage before accident and impossible after accident.

Comfortable and my solo room was perfect for one person. Stayed a week and didn't want to spend too much time in my room, but this was perfect walking distance to come and go, get food right around the corner, and great bus access. Was a bit surprised at the private bathroom setup being added in to what used to be a closet, but the thriftiness of the idea made it charming and impressive. Staff was amazingly friendly and helpful.

I stayed on a Tuesday night in the single room on the top floor. It was basic but good value for money. The bed was comfortable, room was quiet, tea and coffee facilities, and codes on doors so no keys needed. Check in and out is remote, which means arrival time wasn't an issue.

The only thing that would have made it better is a hot shower, it was lukewarm and ok for a quick wash. Tap had hot water, so maybe there was a nack to getting the hot water going that I didn't figure out.

Would definitely stay here again.

We came on a business trip, and the room was very clean and beautiful and the guest house was very well well located. We wanted to love it, but there was no internet for a day. They fixed it after a day, but for the whole time the shower was broken, we called and called to seek help from the owners, but they were never in the guest house and didn't return any of our calls, their internet site did work either. We couldn't take a shower for three days!

John had lots of local advice for parking, shopping and bars, and map and events were available in the reception hallway. I will definitely be returning I felt safe on my return as there was always a warm welcome from John (from the balcony whilst enjoying the sunshine). Grand old hotel in convenient location!

The Colson House is a lovely old hotel (former boarding house, according the the owners). The owners/hosts offered great assistance with our stay...check in was smooth, parking passes easy to acquire (although parking on the same street wasnot available, we did find a good space a couple blocks away), and amenities were plentiful. Our room was somewhat small for two adults, with suitcases, and the bathroom, while private and well appointed, was up a narrow staircase. It was fine for a brief stay, but if we visit again, we'll be sure to ask for a different room so we can more easily access the bathroom.

The en-suite facilities were adequate if a little too cosy (small).

There were plenty of electric points and reliable & fast Wi-Fi.

The electric fan was so useful during the hot weather.

The check in was good texted when half an hour away and friendly and efficient. Parking was on road managed to get parked in next road. 10 pounds f0or 24 hours had to be paid in cash on arrival. No parking available in our road the whole time were in our room so dont hold your breath for a parking space. Most cars have been parked there for months. The stairs are narrow and steep so dont bring a big suit case. The room was ok nothing special. The bedding was clean and pressed but had a 5 inch hole in the seam. The whole place was spotless clean and owners friendly and helpful.

John is a super host, texting me on the day of arrival to organise our parking permit. Welcomed us and offered great tips on where to eat, visit and so on. Super location, beautiful clean, friendly ... would definitely recommend and will stay here again on our next trip to Brighton.
