Room was spotless, Richard was a lovely host, bed was very comfortable but pillow a little firm for me, but that’s just a personal thing, breakfast was superb. Would definitely recommend. The only negatives, for me anyway, was jacuzzi bath was extremely noisy and there was no decaf tea in the room (though there was at breakfast).

The guys were amazing, so friendly and helpful. One of the owners helped carry my luggage down to my room as I was travelling solo. He had a helpful map of places I could park and the parking permits I felt were incredibly cheap for parking in Brighton. (Only £10 a day) The room was perfect for my stay, cozy, comfortable and clean. Breakfast was amazing, I’d seen the reviews for their pancakes were good so I had to try them and must say I very much agreed with them. Delicious! I also tried the tarragon mushrooms on toast which was also very tasty. Loved that there was also mini chocolates in the room rather than biscuits! It was in great location, so close to the pier and was in walking distance to the shops and most tourist attractions. I would definitely stay there again and definitely recommend it. Thanks again Richard and Simon.

This is the best b and b my daughter and I have ever stayed at. We were in the garden room which has its own private garden with beautiful plants and ferns. The bathroom has a spa bath which is pure luxury! The breakfast is to die for. The hosts are very friendly and nothing is too much trouble. We will definitely be returning

Richard and Simon were great hosts. The hotel is in a fantastic location - 2 mins to local shops and cafes, 5min walk to the pier, 10mins to the lanes and 15mins to the Brighton Centre. On street parking with temporary permits available from the hotel and managed to get a space just outside the property. Converted victorian terrace property - rooms were en-suite, clean and comfy with tea/coffee making facilities - little tub of bite size choc bars a nice touch. Breakfast included and a good selection on offer - full english setting us up nicely for the day. Definitely recommend and will be top of my list for future trips.

Pefectly located but it in a quiet side street. Immacutely clean room, with high quality linens and bedding. Some nice touches in the room such as bottled water and chocolates. Very friendly hosts, excellent breakfast.

Room itself was small, however had everything we needed and more. Second night was a little warm, however a fan is already provided in the room and this sorted the very minor inconvenience out straight away. The breakfast included is excellent and worth coming for alone, also parking passes make a huge difference as Brighton can be expensive in that regard. Brightonwave has everything you need and little that you don't need. Great location close to the shore and Brighton Palace Pier. Close to the action of Brighton, but still quiet. A short taxi ride from the train station (or 20 minute walk). A very short walk (less than 5 minutes) to the Pool Valley coach station (National Express buses to Gatwick and Heathrow). Richard and Simon are friendly and helpful and serve up a good breakfast. Very comfortable bed. Can't go wrong here, if you can manage to snag a reservaton.

We've just got back from a long weekend staying here & will definitely be booking here again for any future trips to Brighton.
Upon arriving Richard was already waiting & very welcoming. We had been communicating the time expected to arrive, which changed slightly due to traffic but he replied promptly each time & was more than accommodating when we finally got there.
He immediately helped with parking via providing a ticket for the car and was even good enough to move his enabling us to park directly outside the hotel.
The pictures don't do the room justice, it was lovely, warm and welcoming, and the garden area is fantastic. I can imagine in summer it being a real suntrap. I loved the lighting out there and how they've created a little paradise via plants and a waterfall.
The bathroom was spotless as was the room and ample space for two of us.
The bed is quite possibly one of the most comfortable I've stayed in, the pillows were like sleeping on clouds. I had to ask Richard where he'd bought them because I'm now going to buy some for myself.

Lovely boutique style B&B, excellent situation within a few mins of the prom, the pier & town centre & surrounded by coffee shops, restaurants, pubs. Hosts were warm & welcoming. Parking is on the street & there is a charge, we were just lucky that we managed to get a spot just outside, otherwise you might end up streets away.
Our room was the small double - compact but had everything we needed & the breakfast choices were great with a speedy & friendly service. A lovely little find.

Superb Brightonwave
Superb! Would not stay anywhere else now. Richard and Simon have created a lovely calm and homely B&B. The breakfasts were varied and were beautifully cooked. Checkout was noon on Sunday so we did not have to rush. We had a superior double room which was spacious and bed was very comfortable. It had tea, coffee, little treats and plenty of bottled water. We paid for parking permits and found parking on the next street. Thank you to Richard and Simon for a wonderful stay.

We had a wonderful visit to Brighton, and we thoroughly enjoyed staying at Brightonwave. We had a comfortable, very clean, and quiet double room, and the hotel is extremely well located -- a 10 minute bus ride from the train station and a very short walk to the Royal Pavilion; the Brighton Pier and other restaurants and attractions along the beach; the Lanes with all of its vibrant restaurants and shops, and other areas of interest. Richard and Simon were warm, welcoming, and gracious hosts. Their breakfast was superb (best cup of coffee we had in England), but even more, we enjoyed just chatting with them about Brighton, England, and things in general. We can recommend this property for a visit to Brighton.

Great B&B - quiet, near beach + amazing breakfast
I could not have had a better stay at Brightonwave. It's moments away from the pier, but the street was very peaceful and quiet, even on a busy Friday and Saturday night. l had a lovely warm welcome when I arrived, and when I got to my room I was very happy. I had the executive single room, and although this obviously meant less room, I was very impressed with how well they utilised it. Very clean and it had a comfortable double bed. The 2 litre bottle of water, kettle/teas/coffees, a jar of fun size chocolate bars provided were great touches, as well as a hairdryer, toiletries and an electric shower with good water pressure. The window (which faced the bed) had shutters that block out a lot of light - this was fine for me, but if you're the kind of person that prefers a 'black out' situation to sleep, you might want to bring a sleep mask for added comfort. Normally I don't bother with breakfast, but as I'd read such good things and needed to line my stomach before going to a music festival, I gave it a go....and I'm VERY glad I did. The breakfast was excellent - one of the best breakfast experiences I've had in the UK. Fresh coffee in individually served cafetieres, excellent cooked breakfasts and plenty of choice re: toast toppings, yoghurts and cereals. After I checked out I still had a few hours my before my train - I was welcome to leave my bag and come and collect it whenever I needed. I can't wait to visit Brightonwave again - thanks Richard & Simon :-)

Brightonwave easy to find as directed. Arrived earlier than anticipated; however, was allowed to drop suitcase off, equally was allowed to leave suitcase on final day, so that I could enjoy Brighton without having to worry about dragging case about. Very close to seafront and all the amenities without it interfering with your stay. Room was in tip top condition and plenty of space, as was the dining area. Breakfast was perfect and a wide selection to choose from, which set me up for the day. Owners were congenial which always helps. Would thoroughly recommend staying here.

I've stayed at Brightonwave a few times before, both solo and with my wife and it is an excellent hotel, run by really lovely chaps.
There's lots of attention to detail with nice touches such as, supplying bottled water in the room, along with an array of chocolates, which won't help my ever-expanding waistline, but were devoured and appreciated nevertheless.
The breakfasts on offer are thoughtful and simply delicious, with superb service.
The room I got this time wasn't quite as impressive as previously and could be deemed too small for a larger person, but luckily as I'm a small fella, that wasn't too much of an issue and didn't deter from one having another superb stay at this delightful hotel... I'll certainly be back!

Roger welcomed us at the door, very friendly showed us to our room. No detail was overlooked. Radio, TV, DVD player, kettle, coffee machine, real milk in the fridge, lots of bottled water, ironing board, iron even special water for the iron. Plentiful supplies of hand wash, towels etc. Nothing more needed. Excellent breakfast wide choice Simon couldn’t have been more attentive. A well run and managed establishment. Good location in Kemp Town walking distance to many attractions. All round excellent.

Lovely hotel in Kemp Town, 3 mins from.the pier, 10 mins from Concorde2, convenient location.
