I did not have breakfast as I ate at my workplace. I might be 'cheeky' on my next visit and ask for a complimentary breakfast - so I can give my honest feedback (lol). However, the dining area was clean, fresh, and adorned with saleable paintings. The General Manager, Herve, was a gentleman who, apart from being witty, had a very unique sense of humour. John, the Night Manager, was just exceptional and was very nice to talk to. Tracey, the supervisor, and Bier, one of the housekeepers, did a wonderful job with housekeeping. Arthur was also amazing and showed that he cared. He booked me a taxi to my next place of abode. Another gentleman was sitting in the office who assisted me, but I did not get his name. On a final note, in comparison to all the hotels I have stayed in Brighton. This hotel was, and I STRESSED, without the shadow of a doubt, the VERY BEST. They go out of their way to make you feel SPECIAL.

I want to start off with saying I appreciate that the owner was very kind and was trying to be thoughtful giving myself and my friend an upgrade to a larger room. The price was good and the staff were overall very nice. I liked that there was the offer to leave our bags after we checked out if we needed it. The location was also great and everything was a short, brisk walk to access. However, the reason for my low rating is that we got the largest double room beneath the main entrance/breakfast room and you could hear everything. From the front door and walkway opening and closing, to the guests in other nearby rooms. Breakfast started early and every step woke us up. Additionally the twin beds were initially apart and were set up under headlamps which I rather painfully hit my head on, so my friend and I had to push the beds together to avoid further injury. The heat didn’t turn on like we thought it would, (fortunately a little heater was provided and that was enough for the room) and the bathroom while clean, had some damage that was concerning, and no shower curtain so it was hard to keep the water in the tub (although the tub itself was spectacular). All in all I think the location is great, and convenient, and maybe if we’d had a higher floor some of the noise wouldn’t have been a problem.

Really lovely place only spoiled by Hotels.Com managing to book me twice and not having canelled the second booking when asked to do so, so I had to pay twice. The hoel itself was as nice as it could be to assist by refunding breakfast paid for twice and giving me a complimentary meal but it was Hotels.com that spoiled things. Hotel was great would recommend it.

Nice stay, but just a few areas needed attention.
Nice hotel and decor.
The room thats we were allocated with was clean and the shower room was clean and enough space to manover around.

Shower cubical was a little small but adequate. Attention to detail is needed around the decaying grouting and sealent.

Bed was comfortable and clean, pillows were nice and soft.

OK, but wouldnt bother again

Typical old seaside house conversion. lots of stairs & a little bit of out the way, but lots of bars & eateries locally. very disappointed that even though I paid at the hotel, they wouldn't give me an invoice as they said it had to come via Hotels.com (& Hotels.com say it has to come from the hotel if you pay direct) so i'm £300 down on business expenses that I now can't claim. One great local breakfast, 2nd chefs special was fresh from the fridge coldon top of some warm - so not too good.

The property is advertised as a 4 star. Having stayed in many hotels and B&Bs in the UK, this definitely isn’t the standard that would be expected for 4 star, it is more a 3 star and that’s being generous. The room was clean and tidy, the bathroom wasn’t as clean as it should’ve been as marks could be seen on the floor around the toilet when the light was on. Facilities of tea/coffee were provided along with biscuits. The bed was comfy enough but there was a spring sticking up which could be felt digging in during the night.
The location is excellent for the beach and there is lots of eateries around. Parking was easy enough to sort with the property as we bought permits from them and they advised the areas where we would be able to leave the car. We didn’t include breakfast at our stay so unable to comment on this.

It was a cute and quaint seaside hotel. The staff were helpful. The room was small but had what you needed. Unfortunately the sinks were clogged both in my room and in the bathroom down the hall. Walking to the bathroom and down steps and up steps was a little inconvenient. But it was overall a good experience.

Pluses: The hotel was in a convenient location with lots to do nearby. Everything was very clean. The usual teas and coffee facilities were provided, but it was great to also have bottled water. The bed had a firm mattress, which I like, so I actually slept better than I often do in hotels.

Minuses: The central location does mean you can get some noise outside late at night. The room was very compact, which was a bit of a struggle with two of us. The walls were thin, so we could hear people in the room next door. The window blind needed replacing - it was hard to operate. The hot water from the bathroom sink was little more than a trickle.

All in all, it was good enough for the price and location, but some
could do with a bit of maintenance.

Really nice staff .Check in was nice and easy . Breakfast plenty of choices . Rooms was clean anp from a few bits under table and bed was comfortable and clean.
Only problems was room door lot of light coming through because of gaps where not fitting properly and no bottles of drinking water in rooms had to buy bottled water to fill kettle and to drink. Would definitely recommend this hotel

The most amazing man who couldn’t do enough for you, the ladies were fab as well, fab time had by all , breakfast very good, room a tad small but very clean, excellent position, legends Sunday lunch and show was fantastic, ( need to book) highly recommend no faults with anything other than the weather, which nobody can control that, we arrived early at the hotel and they were very happy to look after our bags until check in time, thank you so much to everyone at the hotel for making our stay so nice xx

When we arrived the male staff was very rude and condescending. He shouted at me repeating wait, wait, wait through a locked door telling me I was at the wrong door. No signage to explain this. He then ignored me and walked off until I rang the bell. He then shouted at me to wait again until he reluctantly let me in. I was then told that I couldn't park outside in the street at the discounted voucher price and had to pay full parking charge unless I parked in a permit bay in a different street. I'd just spent half hour looking for a parking space. I explained I had emailed the hotel twice regarding parking etc but never received a reply. It was my wifes birthday and was hoping they could do something special for her in the room. The room was okay but cold and needed some tlc. Burns on the carpet, cracked wall paper and the shower tray was blocked and overflowed. No towels in the room when we arrived although this was rectified. One small bottle of water between us for a 3 night stay. We also watched a crackhead from our window lighting up early morning taking his drugs and causing a disturbance. The rest of the staff were nice and the breakfast was okay. No fresh orange juice just orange cordial. Apple juice was watered down too. It wasn't an unpleasant stay but we expected a lot more for the money we paid. Not much information on the website either.

It's always a pleasure to stay with New Steine, even as a solo single room traveller. My latest trip was to the \"infamous\" room 206. The room IS small, but hardly surprising considering the excellent price. Whoever came up with the idea of the in-room shower unit (I think this is new since my last stay in that particular room) hats off! Advertised as shared bathroom, should read shared toilet.

The heating was not working we hot 2 small electric heaters for the big room it was just barable. The shower was electric and super slow impossible to wash my long hair, the sinks hot water was just dripping impossible to wash ha ds when opening cold water the sink was fliiding as couldn't drain well. The floor in shower was tilted and showerdoor was leaking so ut went all to the bedroom we had 2 towels on the floor to preven this from happening. And the toilet was next to bew with folding doors giving absolutely zero privacy for anyone to use the toilet.

The room was well appointed but the wooden blinds were damaged, one curtain dropped down from the rail as hooks missing. Bathroom bin lid fell off so we fixed it and we fixed the bathroom light.
Breakfast was a little disappointing. Fruit on one day only, cooked breakfast served lukewarm on cold plates. Good quality ingredients but could have been served hotter on warm plates. Plenty of refills of hot drinks and toast.

In general, the room was nice, but I wouldn’t say it was worth £180 for one night. The bathroom was poorly designed whenever you had a shower it leaked and got underneath the laminate flooring you had to squeeze past the toilet which had the towel rail opposite to get to the sink. There was exposed pipe work and wiring in the bathroom and generally the fact that it was in the basement made it feel like an after thought! Although yes, it was five minute walk to the seafront it was quite expensive for a room only basis. Honestly, I have stayed in better hostels than this hotel!

Good stay but basement room needs some updating

Three of us stayed in a triple room over a bank holiday weekend. New Steine has a great location, staff and breakfast. While the property was clean, we had a room in the basement that was damp and had likely experienced some water damage. It was in need of new flooring and paint, at a minimum. While it was nice that they had a triple room, we'd likely request a room on the main (if they have any) or on an upper floor in the future.

Herve, Oscar and the team were so accommodating and welcoming for our visit to Brighton for my mums birthday. They helped with our suitcases up to the top floor (and there were a lot of stairs!), and into the taxi and nothing was too much trouble, and also helped me with an order of Prosecco for my mum and kindly gave her a card and put swan towels in the room. The hotel itself was in a very convenient area and close by to everything in Brighton. The room was clean, quaint and just what we needed. Has to be one of the friendliest hotels I’ve stayed at in Brighton and I’ve been here a lot! Thank you for making our stay 😊

Mine was a last minute overnight stay. It was a very nice triple room. I did not have the breakfast ad it was rayher expemsive. There are plenty of cafes just round the corner. There is no lift in this hotel.

We only stayed one night for a gig at the dome, the hotel was smart and we got a friendly welcome. The room was comfortable and clean, and just what we needed for a short stay. All the staff we met were lovely, and even put our fav singer on for breakfast. We had an amazing breakfast and was made to order. We will come back to visit and stay longer next time. We managed to park in the square right outside and at reasonable cost for a city.
Overall we were very pleased with our stay and recommend it. Short walk into the lanes, and center. And right near to everything brighton has.

Staff were really nice and friendly, hotel was nice but the floor I was on was sloped so you had the feeling you may roll out of the bed! Not a problem as I was only there for two nights, main issue was being bitten by bed bugs, when I told the lady on reception I'm not sure you understood as she just said 'oh'! I couldn't stay to long to explain as my cab was waiting outside, I've ended up with about a dozen bites on my arms, hands and neck. If I knew this issue would be resolved I'd consider staying again as the price was very reasonable and the hotel is well located.

Great location, family run hotel with good vibe. We did enjoy our stay however had few hiccups. We have traveled with the dog and apparently not all rooms are dog friendly. This needs to be checked with hotel prio booking the room. Information provided in small print section isnt clear and was addressed to hotep staff. We had isssue with room door lock. Hotel staff delt with it as soon as issue was raised. Overall nice place to stay. Would definatley return if visiting Brighton again

Pleasant but challenging stay!

Experienced issues with the shower and hot water in my room (had to move between rooms and have an engineer and manager enter my room to replace the fittings for the shower!) which wasn’t ideal for a solo woman traveller but i can’t fault how the staff treated me during the issue. All staff were polite and apologetic and a compensation was agreed to for my troubles.

We spent a lovely couple of days at New Steine Hotel. We were in Brighton to attend a hen party, and wanted somewhere that was convenient for the town without costing the earth. We received such a lovely welcome, and the room was superb, with views towards the sea. Breakfast was delicious, with locally sourced, quality produce. And we discovered that they have dog-friendly rooms, so we will look to stay again with our Jack Russell Bella. Thank you to Hervé, Oscar, and the rest of the team at New Steine.

4 nights stay, albeit somewhat hot on an evening, the air con unit and fans made our stay extremely comfortable.

Okay Stay !

we were provided with a attic room which is very cold and the room was too small for the price we paid (62/N) . Bathroom door is very close to the bed end and it was difficult to open the bathroom door fully. No lifts in the building so if you have heavy luggage , please be ready to carry. However, the service desk was helping to carry our luggages and we are allowed to leave out luggage for sight seeing. Also another important Thing is the checkin time is 2.00 PM not 9.30 as cited which is extremely disappointing. Extremely close to the tourist places and beach.

Great location, friendly staff.

Pleasant little hotel right on the sea front.
Kind and welcoming owner, fairly clean and tidy room.
Parking a little tricky.

Overall very pleased with the one night stay we had.

Rather a disappointing place

Pleasant reception, but it's a very rabbit warren kind of a place, rather claustrophobic. My wife and I had a twin room in the lower ground floor. Beds were the narrowest I've ever experienced in a hotel. All in all, a very mediocre experience.

The staff was friendly and welcoming. We were in Brighton for the half marathon and could store our luggage after check-out & use facilities to get changed after the event.

The room was clean and the location great for exploring the city.

A 2 night stay with my 13 yr old son. Our room on the ground floor was comfortable but was close to the front door which some guests banged close much to my annoyance. Staff were attentive and friendly

Lovely stay.

A lovely friendly place. We enjoyed our stay and would return. The room was lovely.
Location excellent- near the seafront and only a short walk to areas of interest. We loved the surrounding streets too.
