We stayed in the junior suite. It was roomy and had a cute little balcony overlooking a canal. We ordered breakfast to have on the balcony and it was quite a treat. I cannot say enough about Giuliani, he was always willing to help and answer questions. Highly recommend!

My wife and I and another couple rented two rooms in mid May and could not have been happier with the hotel. The rooms were clean and as advertised, the owner was extremely pleasant and helpful.

When in Venice it is fun to stay in a place that is filled with history, and this does not disappoint. Built in the 1600s as a priory for the nearby church, it has been modernized and offers what travelers expect.

The location cannot be better: just a few blocks from the Rialto Bridge and Saint Mark’s Plaza.

We were very happy and when we go back to Venice, we will not hesitate to return to this hotel.

This property is in a perfect location - 4 minutes walk from Rialto vaparetto station. It's location - right on the canal is quiet despite the procession of gondolas passing by. The Residenza is so centrally located for Venices sights as well as shopping & eating options.
We stayed in room with the balcony which really was so special - loved it.

There is a very small window of opportunity to check in… And then there is virtually no service beyond noon in case there are any issues. The room was clean no issues there but this is more like renting a room instead of having a hotel and the typical services and information you would receive with one.

It is also incredibly hard to locate

wonderful room, personal terrace, excellent location and good breakfast, with many options. Anna, the staff was very welcoming and kind. The only issues were that AC was not working at all and the bathroom floor would always be soaked after a shower, we couldn’t find the leak. Overall great, beautiful room, amazing location, and very clean.

This hotel is terrible. The room smells like mold. The mattress was old and sheets was dirty. My Son got bad reaction to his face is the morning. I paid $200 per night that was A totally rip off. Stay away at all cost....

The guest room is in terrible condition. One thing is to understand that is old but this is too much, the bed was indescriptible, mattress super old and worn out with a hole! The pillows stains, the closet pillow had what it looked like long blood stained- Disgusting! Tried to have the room changed but they said they were full. No empathy whatsoever. They charge you to keep the bags on top of that horrible experience. This place is definitely not a 3 stars as it mentions. It should NOT be promoted in any social page. One of the most horrifying rooms I’ve ever seen and trust me I understand about the hospitality world. One thing is condition and can take time to make better but others are simply not caring and just ripping off people like this one. I mean for God sake it is a small place you can invest in providing better mattresses, changing the toilet seat all chipped and worn out and making sure cleanliness is there. It is enough with knowing the place is super old. Will be calling cheap tickets directly. Even took some pictures. The only thing not so bad was the gentleman who checked us in at the not so bad front desk area they use for the other rooms. At first he gave us a bit of hard time for my sister not having with her the passport but had credit cards and driving license and was not paying just staying with me but could understand. Right after he was kind enough to explain about some tours we wanted to do. Although next morning we were told we were late to do it pfff

poor amenities,,, I almost got blind watching a 15\" TV fo such a big room, toilet paper is almost invisible, you have no air conditioning obviously and to be able to breath you need to open the window you feel completely trapped in such a closed room,,,the carpet super nasty and the front desk takes forever to attends and when you see it you think you will be in a great place but then they send you to another place
my advice is,,, read a lot of reviews,,, oh and if you are lucky to have a male kiss hm because pretty much all women there are the rudest people in the world, looks like they hit themselves before leaving their house to be mad and treated you wrong even you are paying a lot already...

Super Hard To Find!

OK first of all this place is SUPER Hard to find. They are rooms on a tiny back alley way that are run by a Hotel. If you book contact them and ask them the name of the hotel and go to that not the names of the room. Bathroom had mold other than that it was ok. Small and hard bed but you don't go to Venice to sit in the room.

We paid for the end room which had a balcony over looking a canal which was absolutely gorgeous to wake up to every morning. The property doesn’t have a reception however it has a sister hotel which is where you go it check in/out, we didn’t find this to be a problem as they were virtually opposite each other.

The location was excellent and close walking distance to all the city's main attractions. I was disappointed however that our room was on the alley side, as the main reason I booked this hotel was because a different review said that gondolas go by right outside the window. Check in was at a separate hotel, but went smoothly and staff was very nice. Room was nothing special, but as expected for the price. The bed was uncomfortable. The AC didn't work well and leaving the window open left us covered in mosquito bites.

Bathroom had a very nice, small bathtub with jacuzzi jets, but it looked like there was some mold on the side of it. Also, some of the \"fresh\" towels were left for us sitting in the bidet, which is disgusting. Showeing wasn't really an option as the showerhead didn't stay mounted to the wall.

Excellent location if you want something close to St Mark’s Square and Rialto bridge. Some hotel staff very helpful and friendly. Some water damage in our hotel room’s bathroom, wifi not great, a few of the plugs in our room were broken/faulty and our hotel was quite noisy outside with drunken people sometimes pressing buzzer throughout the night.

We loved staying here. It was the most \"Venice\" hotel we could have chosen. From our balcony overlooking the canal we could see the gondola's go by and about every once in a while one of the gondola's would have a man singing in it. His voice would echo beautifully
off the walls of the other buildings. Completely amazing!!

So close to ACTV and Alilaguna stops ! Short walk to St. Mark Square. I booked another hotels with breakfast in the first place, however, because of stupid errors of Expedia need to look for another place! The room is a bit dated but still under management of Bella hotel. It is a small studio apartment with 2 bed (1 queen, 1 double ) . For EU $200 per night for 4 people is amazing piece in San Marco! Hotel staffs are friendly to give us lot of information. Has a fridge and microwave to keep drinks cool. Basic. Gondola boats passing by your bed windows!

Exactly what we needed!

We had a really easy stay here, the check-in and out isn't the same building but as long as you're aware of this everything else was fine. We got checked in and a porter took us to our hotel and showed us the room, it was clean and comfortable, everything worked well and it is such good value for money! Barely 5 minutes walk to Saint Marks Square. Only thing is we probably wouldn't have been able to find it without being taken round as it is down a small street with only a plaque to show where it was. Other than that very easy! Even gave us advice on where to find good food!

Ended up liking the hotel .

On line information did not mention that the place of lodging did not have registration service. I had to call someone to lead me to another property under the same ownership located a couple of minutes away on another street, to register, and partake of daily breakfast. I did get accustomed to this moderate inconvenience, and found the breakfasts excellent and most of the desk staff friendly and informative. The location is excellent. My one complaint is that wifi was not functional in my room, despite the advertising and several complaints to the front desk.

Very close to San Marco square and rialto square.

I suggest using Google maps to find the place as it's very tucked away, if you can find footlocker it's down the ally opposite. Once you find it it's important to note that you have to check in in another hotel. If you ring the bell of the residenza(...) a staff member will come and show you to the sister hotel.
The staff are wonderful, gave us a map and showed us some good places to eat and things.
The room itself was lovely, just right for the two if us and because you get a key which opens the main door it's like being in an apartment rather than a hotel so you can roll back in whenever you want.
It's super close to San Marco square and Rialto square. But literally everything is in walking distance.
It's a cute little building, just off from the busier streets so it's nice and quiet.
Good base for city exploration.

This was a fab little apartment for our family. The windows opened onto a canal with gondolas constantly going past - brilliant for people watching. It was small but comfortable with air con. However the kitchen didn't have enough glasses, cups or plates for 4 people which it is advertised as catering for. The reception in the other hotel had a very brusque receptionist who couldn't crack a smile. It's in a great position though and very close to the Rialto and St Marks. It was great VFM for a family to stay in the heart of Venice for a couple of nights.

Terrible Stay, no staff around at all

No staff - tool an hour wait for someone to come and let us know the check in was around the corner when I had emailed and called the weeks before to no response. Room was incredibly small and not what I had paid for - false advertising! And room was also dirty with marks on the bed sheets and such - almost ruined my whole stay!

Perfect location for a short stay in Venice!

Our welcome was great at the other hotel where you check in, all the staff were friendly and helpful. Our Superior room was nice and big. Unfortunately the décor was a little tatty but to be expected really. The breakfast wasn't that great and the staff were quite unhelpful. Overall though we enjoyed our stay and the location was excellent for exploring Venice in a few days!

Did not realize I was booking a off site connection hotel to another hotel so lobby and check in where at a different hotel. Great location in Marco. Once you learned the location the landmarks were easy to find your way back to the room. Very friendly staff. Breakfast was good.

The apartment was great! We even had a view of one of the canals! The only knock I can make against the room is that the second bed had a big gap in it making it extremely uncomfortable to sleep in, and the bathroom was kind of small. The location was pretty convenient.

hard to find hotel.

The hotel is currently managed by an adjacent hotel across the canal. We were given a dreadful room (former business office) on the ground floor with a window that opened up to the sidewalk, next to a night club. We could hear people entering and leaving the lobby all day (and night long). The hotel's management excuse is that this was the \"bargain rate\" room and there were no other rooms to remediate the situation. the photos did not match the room and hotel. there is no breakfast terrace and breakfast was not included. This was an expensive hotel that really did not match the description. The bathroom was good and there was a small refrigerator. The bed was a horrible excuse of a Queen size mattress - it was two twins stuck next to each other. It took 45 minutes to find the hotel, as it lacks signage on the exterior and the entrance street is less than 3 feet wide. In the morning you could look up and see peoples laundry hanging above the entrance, nice. The fabric panels in the room were extremely musty.

We were placed in overflow section of hotel which is separate from main. It was difficult to find and gps kept dropping out. Unable to open shutters so room was always dark, could hear noise from motor boats on canal, bells and general passing (walking) traffic. Fridge did not work, shower drainage very slow. Breakfast good as was breakfast staff. Friends room so small they didn't have anyway to place their bags. Suggest stay a little further from San Marco square.

Rude staff and run down venue

Paint flaking off of all the walls, power sockets hanging from the wall and the couch had been left covered in dirt.

The staff: they rolled their eyes every time you asked a simple question. They were completely unhelpful on all occasions. There were too busy stuffing their faces with pastries from the breakfast buffet in the main foyer then to offer any assistance.

The only positive would be the location. Directly between St Marks square and the Rialto bridge.

Location fine but otherwise disappointing

A bit tricky to find initially as the door to the rooms was in a narrow side alley. Eventually located by street number & found a small plaque with hotel name & door intercom. This put us through to a hotel reception around the corner who were managing the bookings.
We had the smallest room on the floor - Rm 3 Very small room with nowhere to put cases, and not much room to get around bed. Nowhere to put cases (wardrobe was too narrow), so had to move TV off the desk so we could put 1 case on the desk, allowing just enough room for our second case on the floor, and still be able to open the door. (Our cases would not be considered large). Room smelt like pizza whole stay, which was a blessing in disguise, making us want to spend all our time out and about.
Shower bracket was broken so we had a wet floor whenever one of us showered.
Cleaning staff kept removing bedspread and placing it in the wardrobe, leaving the bed made up with a pretty ordinary grey blanket. Not sure why they did this. The rooms were cheap, but that shouldn't mean we should be treated like second class guests that didn't deserve a nicely made bed each day. Appreciated the bar fridge, but our friends who had another room were disappointed to find their fridge didn't work very well.
Staff were friendly. Cleaning staff did a good job (despite the quilt thing). Net curtains were torn and passge carpet stained. Needs some work, for a cheapish room in a reasonable location it wasn't too bad.

Getting to hotel is a bit of a challenge, you go down sort of an alley way to get to the door and then you ring a bell to get let in. Then we waited for a minute for the bellman to come lead us to a different hotel to check in as these are part of a different hotel? It was an overall good stay and in a great location! The staff was amazing and helpful! It was just dirty and the ac did not work well.

True Venice experience...

So lets just kick things off with a warning! When it rains make sure everything is off the floor inside your room because it will fill with water.
When you arrive at your room their will be a sign on the door telling you to check in at a nearby hotel which was no big deal. If you overlook the fact that your room floods, the refrigerator doesn't work and they didn't refill the toilet paper the place isn't so bad. Oh and if you plan on sleeping past nine be prepared for the nearby church bells.

Arrived to find our confirmed reservation was null

The hotel is wonderful and in a good area close to the Rialto Bridge. We booked through Expedia and received a confirmation email that said no need to confirm by phone. WHen we got there they didn't have our reservation for a triple room with a terrace overlooking a canal. We are very lucky that they had other rooms. Instead of being in the adjunct building, we were moved to the main hotel and still had a room on the canal. They didn't charge us anymore.

Its Venice, pricey with small rooms. The room needs some more electric outlets and hooks to hang clothes. Pleasant staff and a good breakfast. Great location with nice restaurants nearby. WIFI and AC worked fine. Note this is a six bed annex to the main hotel.

This place was a great find - very centrally located and the price was great considering the Venice standard. The room was clean and comfortable. The only down side was the WiFi did not work for 2 days of our 3 day stay. We reported it to reception, but they did not bother to get it fixed. The apartments are run by Hotel Bella Venezia, just around the corner, so head there first to check in.

Not great. I could not get wifi within the hotel as promised. It was nearly impossible to find, as the hotel lobby is located on a completely different street under a different name from where our room actually was. The staff was friendly and helpful. The wall and bed comforter had stains, the shower was broken, and the sink was poorly designed (water splashed everywhere with each use due to the neck reaching out too far and a shallow basin). The location is good, in the middle of the touristy area of Venice.

Third hotel room was in good location but the room was in poor condition. There was mold in the bathroom and very damp in the room. Couldn't open a window so there was no circulation of air. Rinsed some clothes and it took two days for them to semi dry. Would not recommend this place.

Central location, hope for a good room

The hotel's location is excellent. It's very close to Piazza San Marco, and it is a set of residences maintained by Hotel Bella Venezia. As excellent as the location is, the type of room one gets will be up to the front desk assigning the room. I ended up with a ground floor room that had no view. Even though that wasn't a priority on my list, it certainly could be for someone else wanting a scenic view. Keep this in mind when booking for this stay, and when checking in at the front desk.

So-so, relatively cheap, clean, underwhelm hotel.

No glasses in the room, no ice either. Gross synthetic bedding. Vinegar smell as well as chemical smell which i suspect is the cleaning material. Very difficult to find the actual address only to see a scrap of paper on the front door telling me to go to another hotel closeby to check in.

Breakfast room at closeby hotel was good, coffee was awful machine coffee. Who thinks that its acceptable?

The hotel needs more attention and could be wonderful but it isnt.

Great hotel, once you eventually find it!

We found the hotel difficult to find one tip would be to search for the street and not the hotel name as google maps takes you to a different hotel round the corner, with Venice streets being so tight and compact it could have been sign posted better, having said that the hotel was great, the room clean and stylish, the breakfast is around the corner in the sister hotel it's only over the bridge but well worth it as it was delicious. The location is great too situated between the Rialto and grand canal and st Marc's square, I would certainly recommend and would stay here again.

A Real Bargain in a Prime Location

This small hotel is clean, comfortable and friendly. Five minute walk to either Rialto or Piazza San Marco. This is a simple, modest place which gives great value. Staff is very friendly. Rooms are on second floor, with no elevator - but staff offers to help with your bags if needed. I would recommend this hotel to all my friends and would definitely stay there again.

So close to the action!

Situated perfectly between Rialto Bridge and San Marco Square. Only complaint was the heat in the room was unbearable and it wasn't even in the summer. Literally like sleeping in a Sauna! I asked for it to be fixed but never got touched. In the end had to sleep with window open so was noisy and got bitten by mosquitos!

Totally cute and close to it all!

Right off the main route between Rialto Bridge and Piazza San Marco. It is hard to see the little 2foot wide path but, since we called the hotel because we couldn't find it, they came and got us right were we were (which happened to be just past the little entry way). Quite charming and great for the value. Very quiet yet just off the main pathway.

A hidden gem

Although initially tricky to find, this is a wonderful hotel, in a fabulous location. Staff were friendly for the most part, and eager to help. My room was huge, clean, and kept wonderfully cool by the air-con (which, considering the July heat, was a major plus)

I will definitely be staying here again!

Lovely stay

All I can say is positive. We stayed in the companion property, La Campagna and so had little direct contact with the owners. The beds were comfortable, air conditioning quite functional. I'm not sure I've ever been any place *that* clean. The included breakfast was more lavish than I would have anticipated. Make sure you try the hot chocolate!

Great location

Considering what we paid for the room we were very saitsfied. The location above all was unbeatable. Some mentioned that they had troubled finding the place but we didn't. The hotel sent us good directions to follow. The room was comfortable and what your would expect. Hotel staff were friendly and breakfast was ok. As with most places we experienced, it was annoying to have to single beds pushed together bit owell. We enjoyed our stay here and would stay again

Superbly located little hotel

The location of this hotel is excellent! 2 minutes walk from the Rialto Bridge, less than 5 minutes to Piazza San Marco: It would be difficult to be better.

It could be difficult to find - by following the instructions from the hotel carefully we had no problem, but it would be easy to miss. The hotel's own web site has information on how to get to it, and they emailed us a map before we arrived, which was helpful.

Breakfast was OK (cereal, bread rolls, croissant and cake plus the usual drinks), but the breakfast room was a bit cramped and not big enough for all guests to eat at once.

Our room was small and a little quirky, with a cramped bathroom and fold away bed (actually it had a proper matress and was very comfortable so no complaint there). It also seemed noisy from the alley outside but that was only during the day, at night it was very, very quiet. We were offered a larger room after the first night, but we didn't move - the room suited us fine.

For anywhere other than Venice, I would call it expensive, but for a great location near the main tourist areas of Venice, I guess that is to be expected.

Wonderful Italian B&B

It was a great B&B type place. We arrived late around 8pm and was able to check in easily, despite a small language barrier. Hotel staff was very courteous. Our room was very clean. I think since we arrived a little late we snapped up the last room available and got a killer room, which included a bottom floor with bathroom (perfectly acceptable), a sitting room upstairs, then a roof balcony. It was great. Another great perk is the wonderful breakfast of fruit, pastries, coffee, juices, and cereal in the morning. I highly recommend and would gladly stay there again.

Pros: Huge room, excellent view from the window and the best hotel breakfast we had in all of Italy.

Cons: Long walk from the lobby, smelly hallway right by our room, windows don't block out the loud noises from outside.

Quiet and well-located

Room was well-appointed. Bed was comfy and enjoyed the jacuzzi tub. Breakfast was adequate (sweet and savory bread, meat, cheese, yogurt, cereal, coffee and juice) and the dining room was pleasant, if small. Front desk staff very friendly and helpful. We had a little trouble finding the hotel as we arrived after dark and the street is very narrow and not lit so we didn't even realize it was there and passed right on by. When we finally found it were a little nervous at wandering down a dark, narrow alley but it was fine.

Fantastische Lage

Wenn man auf barocke Schnörkel verzichten kann, ist dieses Quartier ein guter Platz für einen Aufenthalt in Venedig. Wir hatten das ebenerdige Apartment mit Fenster auf den Kanal, auf dem laufend die Gondeln vorbeiziehen. Die Ausstattung ist schlicht, die Betten sind gut, das Bad etwas eng, aber die zwei Zimmer hinreichend geräumig. Herd, Kühlschrank und Abwasch und eine Grundausstattung an Geschirr und Besteck sind vorhanden. Man könnte also auch selber kochen und damit den Aufenthalt günstiger gestalten. Allerdings müsste man dazu sämtliche Lebensmittel (angefangen von Öl, Gewürze, Zucker, Salz...) besorgen. Ein Supermarkt liegt gut versteckt in der Nähe.
Der etwas muffige Geruch und Feuchtigkeitsspuren an Wänden und Möbeln waren sicher noch eine Folge des Hochwassers vom November.
Das eindeutig Beste ist die Lage: ebenerdiger Eingang in einer kleinen Seitengasse. In wenigen Minuten ist man sowohl beim Markusplatz als auch bei der Rialtobrücke.
Wir würden das Quartier sofort wieder nehmen, aber eine kleine Grundausstattung an Lenensmitteln mitbringen.
