The room is big, I went to the reception, didn’t tell me the WiFi, I had go to different building as the room not beside reception, very confused. The last day stay, no one told us the reception not open, we have to walk to different hotel for breakfast, didn’t have note on the reception door for let us know. Very luck when I was waiting outside the reception for breakfast one of the customer told me we have to go to different hotel I don’t even know where I had to return my room key.

Walls are definitely NOT soundproof as we could hear toilets flushing through the walls etc. We also didmt have a view as we were situated at the back of the building staring into a not so nice alleyway. Wouldnt book again

We loved the location of Hotel San Zulian. Our 5 star room was beautiful with three windows and a lovely view. We booked two rooms one for ourselves and one another couple at the same time. So would assume both rooms were comparable. Unfortunately their 2 star room had one window that faced the wall of the next building and was a lot smaller than ours. I asked reception what each room cost so I could pay more for mine and return some of their money but was told both rooms were the same price. They didn’t have the pics on their website of their room. They should have alerted us to the type difference.

Needs a better sign further down at eye level at the front. Very hard to see. We had to use lift to level 2 then stairs to level one this is not much fun when you are 70 years old. The stairs are in disrepair chipped and broken.
Only had one breakfast there it was terrible and coffee tasted like mud.

We loved our stay at San Zulian. Three minutes to San Marco, six minutes to Rialto. It was so central which allowed us to rest, relax for a short time in the afternoons during these hot days. Great breakfast and very professional staff. Would highly recommend if you are looking for a convenient and budget friendly hotel.

Just terrible experience and staff . We arrived for our room I mistakenly booked for 4 - we are family of 5 with 3 kids . When I realized I politely asked if my littlest can just share bed as we do often . The person at front desk snapped at me the room is made for 4 so one of us has to leave . My littlest heard this and cried out scared he doesn’t want to be left out alone . The ride front desk realized how frightened my son was giggled and said oh no but went right back to one of you has to leave . Regardless of my mistake even if we couldn’t be accommodated as they were sold out of rooms it was the terribly rude demeanor . He could have said same thing in such a different way . To say lack of customer service is huge understatement. It was straight up hostile . I truly feel the same thing could have been said handles so much better . I accept my mistake and that maybe they really couldn’t accommodate us 5 due to rules or regulations perhaps ( he didn’t state that ) just simply said get out ! He scared my kids and showed little to no care at all of a family traveling and no where to go .

Given a choice i woukd not pay more than €30.00 per night for double standard room. I was more thanb€100.00 per night for a room which was like a converted loft. The picture looks so good while booking.
Staff behaviour was not coperarive. We were willing to pay extra for early check-in but staff would only say check-in at 2 p.m.
Similarly, breakfast was poor.
Overall inwould never recommwnd anyone to stay in Hotel San Zulian.

The reason I did not give it five star is I specifically looked for a hotel than elevator. There is an elevator, however, only goes to the third floor and they put my room on the fourth floor. I have two hip replacements and had to carry a bag up a flight and a half of stairs and walk up and down each and every day, which I was trying to avoid sure that it was not good. The room is room was nice bathroom was big enough to get in and out of unlike other European bathrooms with the showers . Would consider going back but would have to be on floor 1-3 only. Very good location. Breakfast was ok, very minimalistic.

Convenient location near St Mark Square. Clean. Reception staff were not helpful, and sometimes rude. On arrival, Reception person made us go around the hotel outside and carry our heavy luggage up 4 flights of stairs. Meanwhile down the hall from reception was an elevator that could take us to the third floor! Another reception person exploded in rage when we tried to confirm a second time if it was possible to grab coffee before official breakfast opening time at 8 am because we had an early tour. Not friendly, not patient, not helpful.

The floors and bathroom have been replaced those amenities worked. And I think the cleaning staff does their best BUT, it's an airless, lightless dungeon. The walls are icky - don't look up in the bathroom - and the room is hard to navigate... too much crappy furniture and an uncomfortable bed. Also, the windows open to a very narrow workers ally that has a million flys and little light, so it's noisy in the early morning and if you open the windows to get some fresh air - you get tiny biting flys that bite you at night. I came away with 1 very swollen eye and lots of red shoulder bites.

Do not stay here!! Absolutely horrible. Host and hostess were terrble to deal with. Zero customer service!! They made me feel that they were doing us a favor and allowing us to stay there!! Do not stay here. Our room #97 was located directly behind the front desk on the ground floor. The room had no windows that opened and bars on them. This room also looked out into the back alley which was disgusting. Very musty and moldy smelling because of no air ventilation. No air conditioning as it was turned off until June. When I asked for another room because there was no ventilation the host said open the windows. I then informed him they do not open which he was not aware of, this is after he said to me that this was a lovely room! The bathroom was a complete joke. The toilet seat was broken and the wrong size, so when you sat down you literally fell into the toilet. The shower head had more water leaking from the hose then what came out of the shower head, which in turn ran out onto the floor and out of the bathroom. Beause there was no ventilation the room became even more damp and musty!! Owner are clearly taking your money and not doing any maintenance!! Come on...replace the toilet seat and shower head!! They should turn this room into storage for lugguge, as everyones luggage was been stored outside our room in the tiny little hallway limiting access!! This place is a dump and we could not believe the room we had to stay in. A jail cell would have been better!! OMG!!

Room was big and comfortable, location was great, easy trip on the city ferry from the train station to the Rialto stop and an easy walk to the hotel from there. Breakfast was adequate, the only downside was the bathroom in our room had a pretty bad sewer smell. We kept the bathroom door closed and a window open so it did not affect the rest of the room. Would recommend.

The hotel was very basic, but was good enough for us. The only thing we would have like to have in the room was a kettle with tea bags, coffee sachets, mill & sugar. Also, bathrobe, sleeper, and toothbrush & toothpaste. There was a safe in the room, but it was not attached or screwed in to anything, which made us a bit unsure whether we should store something in there. The breakfast was very basic, but was it was good
Enough for us. We felt safe in the area, and we would consider staying there again if we ever go back to Venice. I would recommend it to anyone, especially to those who has never been in Venice before, or first timers.

When we arrived, the receptionist was rude, unprofessional and gave us horrible instructions. She said our room was at the back on the first floor. She didn’t walk us there and we were lost, when we got to the building, it was not on the first floor. It had over 25 steps to a 2nd floor without an elevator and we had elderly with us & a ton of luggage. When we asked her to help us find it, she kept repeating “first floor” over & over. After 3 minutes she said I’ll take you but you have to wait. She made us wait 5 minutes for her and she wasn’t doing anything. When we got to our room, the door handle fell. We told them and they didn’t say anything about it. The air conditioner wasn’t working, there were tons of mosquitos that kept biting us all night. The only nice staff were the 2 ladies running the breakfast. The lady at the receptionist was the worse part of it all. We felt so unwelcomed and we’d never go back.

Hotel was centrally located near San Marco square, close to waterbus stops. Tons of restaurants and shopping in the area. Room was a nice size but decor had seen better days. One big problem was the room had a lot of mosquitoes and when I told the front desk attendant he said there was nothing they could do it about it. He did tell me where to find a supermarket to get mosquito repellent so I ended up getting 3 plug-ins for the room which seemed to help keep us from being eaten alive. Air conditioner did not cool the room, no matter what we tried and I closed the windows to keep the mosquitoes out so the room felt warm. Breakfast was quite simple, not much variety but good coffee. Mosquitoes are everywhere in Venice so I recommend you bring repellent.

The hotel that we booked through yourselves has been nothing short of horrendous. On arrival the corridors and escape routes were all obstructed by luggage, dirty linen bags and general rubbish.

The room itself is extremely dated and had a number of water mark stains on the ceilings, walls and furniture. For example the light shade next to the bed was covered in stains.

The room was advertised with air conditioning but when turned on would only pump out hot air into an already stifling hot room. The window opened up into an internal court yard which allowed no air to reach us. The only thing that could reach us were moschitos and the constant sound of Rats going through the bins below.

Every flush of a toilet in the hotel felt and sounded like it was coming through our plumping system and was a constant occurrence throughout the night.

We have been unable to sleep and have had to resort to booking a new hotel for the remainder of our stay. This was supposed to be a holiday break to celebrate our first wedding anniversary but our experience of this hotel has completely ruined that and the Venice experience.

We would like a full refund for the cost of this “hotel” if you can call it that and i suggest you review whether you want to be an agent for them going forward.

Read the bad reviews before I booked this place and they are all true, nothing good except the convenient location.
I booked a room with 2 double beds as advertised in Expedia but instead got a room with one double bed and 2 single beds. Thought the receptionis made a mistake but he said there is no such room with 2 double beds.
I complained to the owner via email as advised by the receptionist about the false advertising and got a response back that basically said they are not obliged to honor any room with any features they advertised. I wonder if the owner understands the hotel business at all.
My room is on the top attic floor so it’s dark and dingy. Everything in the room looked outdated, and the room was just big enough for the beds, hardly any space to walk around, nothing like the spacious and bright looking room they shown in Expedia. The shower door is broken and the shower head doesn’t fit in the bracket so we have to hold it while showering, and it has a very slow drain so we can only take quick shower to not get the dirty water overflow to the floor. I asked to switch to another room but the receptionist refused to do so, another bad hotel business practice.
If you want a convenient location and don’t mind spending $300 a night for a dingy room, then book with this hotel.

After reading all the negative reviews I was worried about our trip being awful and I was pleasantly surprised. The room we were in was 211 it had a large double bed and another single bed. It had a bath and a shower over head. The bathroom and room were clean and decorated in a true Venice style. The breakfast provided was small but filled you up before heading out. The biggest downside was not having a kettle in the room but I had brought a travel one. There is a spar just across the road so getting milk and snacks was very easy. The hotel is located in a perfect position to see all of the best parts of Venice and the hotel staff were friendly and accommodating. The internet does cut out every now and then on the phone but works perfectly all day on a laptop.

The location is the only plus I can give. The hotel itself is very easily missed.
We booked a triple room, but it was nothing like the pictures. We were in room 97 which is right next to a toilet and the reception.
We heard people walking inside and out at all hours of the day.
The shower curtain that surrounded the standing shower space was speckled with black mold.
The water temperature was intermittent while taking a shower.
The towel warmer that is in the room didn’t work.
There was a sprayer hose next to the toilet without a nozzle on it. If you touched the wrong unmarked knob, you sprayed water everywhere.
The main bed was just two folding beds put together. The other bed was just a chaise.

Breakfast was included and was croissants, rolls, packaged toast, meat, cheese, cereal, and coffee. I have nothing bad to say about the food. The room it was in was very small with limited seating.

The staff did not seem to care about anything going on and spent more time on their phones than trying to be helpful. At times, we would try to enter the hotel but the staff turned the automatic doors off. There is no other way into the hotel. Even when the staff was behind the counter, they didn’t care enough to look up and open the door.

The hotel is in the centre. Room was small. The furniture is old. The breaker starts at 8 it is too late for some people. Everyone comes right at 8 am as people have plants early in the morning.
Breakfast area is small there is not enough tables for people. Coffee machine is in the kitchen not like in other hotels accessible to the guest, you have to wait for your coffee. The staff is not nice. Feels likethey hate their job. Will not stay in this hotel.

Despite the room being quite old, it was clean. Housekeeping did a good job maintaining the space during our stay.
The hotel is well-located, with easy access to local attractions and restaurants, which was convenient for us as travelers. The most disappointing aspect of our stay was the check-in experience. The front desk staff appeared visibly annoyed when my baby cried during the process. This level of impatience and lack of understanding was completely uncalled for, and it made us feel uncomfortable right from the start.
While the room was clean, it was extremely old and outdated. The furniture and fixtures were clearly worn out, which gave the space a tired, neglected feel. Some modern upgrades would go a long way to improve the overall comfort of the rooms.
Overall, the hotel has potential with its cleanliness and location, but the staff's attitude and outdated rooms made the stay far less enjoyable than it could have been. I wouldn’t recommend this hotel for families or anyone expecting a welcoming atmosphere.

This hotel was very centrally located in Venice; very close to San Marcos Square. Pretty outdated but I expect most hotels there are. My real only complaint was our “king” bed was literally just two twin beds pushed together with zero effort to keep them together. They separated every night. The shower head was off its wall attachment to you had to hold it in your hand. There is breakfast provided but unless you only eat croissants, you’ll prob want to eat elsewhere. Coffee was great, though! The hotel was quiet and safe and in a great location which I find the most important when traveling.

This property needs a lot of attention for what they charge per night. The AC unit in front of the reception area was dripping on us as we checked in. My room was dirty and appeared to be underconstruction, with missing floor panels, shower heads with build up calcium and rust. Old, old furniture with stains and mold. Cracks on walls. Missing flooring, causing trip hazard. etc.

Lovely hotel in a great location. 5 mins walk from St Marks Square. Although the furniture and fittings were a little outdated, the bathroom was modern and it was very clean

We’ve stayed at this hotel in the past so thought we would give it another chance this year. We only stayed 1 night this time. Rooms are clean, staff are friendly. Upon arrival we wanted to shower however the handle to turn the water on was broken, completely off. Upon calling the front desk, no solution was provided. Not a great experience and won’t be returning.

For the price and amount of space and privacy we had, it was a good deal. There were broken floor tiles in one of the bedrooms and was potentially dangerous for bare feet, and there was a bit of trash on the floor (plastic bathroom cup) when we arrived. The decor is definitely outdated but was comfortable. The bathtub was large but we didn't have time to use it except to shower. The bidet was right in front of the toilet making the area a bit awkward. We had to wait several minutes to check in because there was no one manning the front desk. The breakfast was free but disappointing. No eggs, no fruit, only pork for meat choices. It was nearby many restaurants and shops and was a short walk to local attractions.

The room was outside the main hotel, but was very large. One aircon unit was very good, but the others were poor. The breakfast was limited and not good quality

The only good thing about this hotel was its location. It's very close to San Marco square and not far from the water ferry. Other than that, the AC did not work very well in my room. It did output cold air but was very weak. There did not appear to be an option to increase fan speed. On further inspection, the unit appears to be very dirty so perhaps it needs to be serviced.

The shower was another issue. The water temperature was inconsistent and despite ensuring the drain was opened the entire way, water would pool in the tub indicating there is some type of partial blockage.

The rooms are very dated and didn't feel very clean. The lighting is also extremely dim in the room we had.

Additionally, there is no proper luggage storage option. When we arrived the staff member requested we place our bags in the public hallway under the stairs until our room was available for check-in. Many bags were left in hallways which after doing a quick check I didn't observe any cameras. Because of this, my wife and I decided to use a luggage storage service nearby which we were not too happy about.

I brought up the water drainage issue and AC issue to the front staff and was told someone would come by later to check it. I never received any follow up. Thankfully, I only was there for 2 nights...

All that said, despite having a great location, I would not recommend this hotel.

Location great. Saint Marc's two minute walk. The room was in need of a lick of paint but for the money quite OK. Beds comfy. Bathroom shower had issues but it didn't bother us to much. It did everything we needed it to. Again for the cost it was OK.
