Property was okay, we stayed in junior suite it was a good size. We would say we did enjoy how close the property was to everything 3 minutes your at St Marks square which was the best thing. The breakfast was also very nice to start our day with and the lady taking care of it was very pleasant. Our room was over looking the canal also another positive thing. A few things to mention bed not comfortable at all, armoire hangers similar to what you would have at home all mixed match, TV in room very small and their cable was all very intermittent could not watch at night to wind down after a long day exploring Venice. Bathroom was soooo tiny and shower too. Would have been nice to have a place to put shampoo and soap in shower as no place to put it on a shelf or ledge also need to fix ceiling in bathroom it has peeling plaster due to not being able to vent the steam. One last thing when we got there the man at the desk was very unpleasant, he did not welcome us and it did seem a burden to bother him, Paolo is not very personable. The other staff on other days they were very nice and greeted us on entry and exit each time.

The bathroom so small. The shower was tiny. I am a small person and I couldn't move in it to wash my hair. The breakfast room was so small and not much to choose from. Tables crammed in and no one could move. There are very steep steps to rooms. Both male staff watched us struggle up and down the stairs with luggage. No help at all.

Gentleman at the front desk was very enthusiastic and friendly. Rooms are definitely dated, bed was uncomfortable and bathrooms (single room) were very tiny, I could barely move after I got out the shower. My room has a really nice patio that overlooked the canal which was very nice. Very good location.

The staff were wonderful and provided very helpful information. The wifi was strong, but not available in our actual room (not an issue for us as we could use it in the common areas). Great location on a small not-too-much-traffic canal (we did see 1 gondola go by though!) near San Marco, but not so close as to be on the crowded pathways. Highly recommend!

Overall it was a great stay - service was excellent and staff very helpful. Guests should make sure to confirm their time of arrival as seems like owner has 2 hotels and sometimes only one staff person is available to manage check-ins for both locations, and there is no one available to open the door. Other than that, great hotel with good location. Free breakfast is a huge plus.

This was a very nice, clean hotel. The staff were all very nice. The breakfast buffet was a really nice addition.

The only downside was the very tiny shower. There was nowhere to put your soap or shampoo and if you dropped them, there is no space to pick them up - not even space to lift and wash your feet.

A hidden gem

The hotel was very comfortable and the staff were very helpful and friendly. It is ideally located for St Marks and Rialto. The only criticism is that the bathroom in our room, the large blue room, was tiny: avoid it if you can’t get into a cramped space. Otherwise, I can’t recommend this hotel highly enough.

The location of the Locanda Canal is very good being close to many restaurants and Saint Mark’s Square. However, our bathroom was extremely small and lacked basic amenities such as shampoo and conditioner. The included breakfast was also quite disappointing.

Decent Hotel with Thin Walls

My stay at the Hotel Locanda Canal was average to above average. I cannot think of anything negative to comment on about the property or the staff. The only thing that I would complain about is the fact that the walls are relatively thin, so if you are a light sleeper, pleaae keep that in mind. I was in a room at the top of the stairs, so I heard everything and everyone that happened to be outside ouf my room.

Great hotel for seeing the sites, 5 mins to St Marks square and not much further to The Rialto Bridge in the other direction. Room was a good size, we had a triple room, and it overlooked the canal. We emailed hotel beforehand and they sent directions from the airport. Small breakfast area but this was not a problem. Good variety for a small hotel.

Average priced but feels like I overpaid..

Located in the middle of 4 different connecting bridges to local areas. Very far from the Santa Lucia station so it's difficult for visitors to get to - walking briskly took about half an hour. Reserved a non-smoking room but received a room where there was an obvious lingering cigarette smell in the air. Reserved a queen bed room and received 2 twin beds pushed together. Not the end of the world but worth mentioning.

Nice hotel....

Nice hotel with elegant rooms, typical small baths requiring shower repairs; good breakfast very nice stuff. Its location is somehow hard to find due to the Venice's maze. You would need an actual map as the GPS signal keeps bouncing around, making it useless....

room not as booked .First given a room
1 queen 1 z bed despite booking 1 queen 2 singles .We were told by a very uncivil night porter that he could do nothing . Next day given a room with one queen and one single so my sister and I had to settle with sharing a bed .Breakfast very meagre and area to eat it in was totally unsuitable ,far too small cramped and uncomfortable .People had to move to let you to your seat and we were almost eating at same table as others .We counted number of rooms and there

simply were not enough tables to take the amount of guests .On our last morning one couple had to stand and wait for a table !

Great hotel overall, but breakfast service can be improved: we had to wait to have breakfast for 20 minutes couse they only had 4 tables in the breakfast area. The lady serving the breakfast was overwhelmed, couldn't prioritise and couldn't speak English. Overall a good hotel though.

Good location

Location good. Front desk friendly and helpful; he photocopied our passports, said it was for the police and required by law. Breakfast was ok with yogurt, bread, and unknown bologna meat. Breakfast lady seemed stressed when too many people showed up at once. Bathroom door did not close or lock; maybe it is a Venice thing with building settling. One of our beds had springs in them so it was uncomfortable.

Venice is beautiful!

Venice is beautiful. The winding streets around the hotel are packed with interesting shops, restaurants, and cafes. Everything is super close to the hotel, with about a 25min easy walk from the train station. The hotel room is small but big enough for two to sleep and move about in. The front of house staff and housekeeping are all super friendly and helpful. The Wi-Fi was woeful, however. Great stay otherwise.

Hard to find hotel, not on the \"beaten track\".

This hotel is difficult to find, even with GPS and help from strangers. It is not in very good condition either. Upon entering, you are met with a small, shabby lobby with a set of stairs that has carpet badly in need of replacing. Once up the stairs, the sitting room and breakfast area are quite nice, but cramped. The room was in a terrible state - chunks out of the wall and beat up furniture. The only saving grace was that the staff was very friendly and accommodating. I would definitely warn people away from this hotel.

Typical Hotel in this Price Range?

This appears to be a typical hotel in this location & price range. That is to say, it is overpriced for what you get, but that seems to be the market. I'm certainly no expert on Venice hotels, but that's my opinion. The location is actually pretty darn good for the money, as it is a short walk from Piazza San Marco & some nice shopping streets, with plenty of restaurants and stores. it's a tiny place, with a small reception desk just inside the door, then a winding staircase to the 1st Floor, where all rooms are located (8?) radiating off of a lounge/business center/breakfast room. My room was to the back, through the breakfast area, which made it both difficult to navigate & a bit noisy in the morning, as I could hear the clinking & other preparations for the morning breakfast (which is included in price but is nothing exceptional). The room was a decent size, although the bathroom was cramped for someone my size, especially the shower! The double bed was large enough (not a universal experience for me in Italy) & of decent comfort. There was evidence of some damage/abuse & maybe some dampness around the walls, but it's Venice....I doubt you can avoid dampness. It did lead to a slight musty smell in the wardrobe, which was no doubt contributed to by the age of the furniture. I did like that there was a safe in the wardrobe. The A/C worked well, although due to the humidity there was some condensation forming on the soffit over the entry corridor.

Quirky and great location

Great little place perfect for one night in Venice with the family. The room would not have been big enough for the 4 of us if we were staying longer but it was perfect for our needs. Air con worked, bathroom was spacious and clean. Clean towels and bedding. Staff very helpful and accommodating. Was a bit shabby in places but I liked it, added to the charm. Breakfast was basic but I didn't go hungry. Great value for money given it was 2 minutes from St. Marks. I would stay here again.

My wife, 4 year old daughter and I stayed at this hotel for a night. The room was spacious enough and quite comfortable. The bathroom and toilet was clean and met our expectations. There was an old-fashioned wooden wardrobe, a small table and two chairs. Free Wifi is available. The mini-bar is nothing to write about, all it has is sparkling water and the hotel charges 2 euros for a 0.5L bottle. The buffet breakfast is very minimal, no variety at all. Hotel location is good and reasonable walking distance to most places. Rialto bridge and Rialto ferry is only 10 minutes walk from the hotel, provided you dont lose your way (most likely you will!). You could also get down at the San Zaccaria ferry and walk to this hotel.

Too close for comfort.

We arrived and checked in. There is no real lobby to this hotel. Straight up the stairs to room 105. Walked in, there were two beds in the room. We had four suitcases since we were traveling for three weeks. There was no place to put our luggage or unpack. So we had to step over our luggage in the room. This room appeared to be modified for a handicapped person. The shower was so small you could barely move inside. The air conditioner did work. That was a plus. We stayed one night and decided to move to another hotel that was managed by the Locanda to another hotel that was managed by the Locanda Canal. This was an even bigger mistake. The room at the other hotel was bigger but the air conditioning does not work. We overlooked the this was an even bigger mistake. I would not stay here again.

Simple, clean, GREAT location

A small hotel, but high ceilings and old-world stylings make you feel like it is 1910 (in a good way). Simple but filling breakfast, clean room, great bathroom. The staff is nice, and worked with me to solve a problem. The best part is the five minute walk to San Marco. You can do all of the touristy things easily and readily from this great location. Also, the desk clerk recommended local churches to view, and his reccos were perfect. I would stay again, I would recommend to a friend.

The hotel is in an old building with no elevator but the location (close to San Marcos square and the most important museums), the huge bathroom, the breakfast, wi-fi in the room, ... everything made us love our stay! It was a wonderful value for the money paid!

We had no heat the first night although we talked twice with the desk clerk who kept insisting that it would start working soon. After the first time I discovered the heater was not plugged into the wall so I don't know how he thought it would work. When I called him up the second time he said it would be a few more minutes.
The room smelled of cigarettes to which I alerted the clerk. He kept saying no and that no one smoked in room. I showed him the flower box outside the window which had about 20 cigarettes in it. He said they probably fell in there from above.
The clerk on the second day got the heater working so we were warm the second night.

Great location near San Marco, lovely breakfasts

Brilliant location, under 300m from Piazza San Marco. Room was comfortable but small, as we expected (after all, this is Venice), but had a spacious bathroom so we put one of our cases in there. Breakfasts were fantastic - delicious pastries and breads, cereals, yoghurt, cheese and ham, and coffee. Serve yourself with most items so plenty to eat. Only problem was our children's beds. We had a four person room and the two singles were folding beds with not enough padding over the springs. All things considered, this is a great value option in the centre of Venice's main attractions.

A good location in Venice

It was a small hotel in a convenient location with friendly service. Our only beef was with the shower. The sliding doors were stuck and you had to do a Houdini act to get in or out.
The shower and taps were in some sort of Space Odyssey Unit that even an advanced engineering degree holder couldn't figure out.
I think when you are traveling a simple efficient shower is a must.

Well it's Venice

This hotel is probably like most in Venice. We are a family of four which limits our options. Location: ok. Staff: ok but not around a lot. Facility: challenging. It has no elevator. Hope your bags aren't heavy. Room was not terrible but the promised air conditioning was not turned on yet. So we opened the windows and got bit by mosquitoes.

Surprise charges

Having booked two rooms for five people one being a child of three, then in addition requesting a bed for said child, only to arrive at the hotel to be told the bed would be made available at the extra cost of 30 euro, when confronted with the booking confirmation making no reference to this charge, staff member told me that's what the manager said and it was up to me to pay or have the child stay in the bed with us. Not very happy.

Part of a tour of European cities.

This hotel was the most expensive and worst hotel of this trip. In fact it's possibly the worst hotel I've stayed in over thirty years of travelling. The TV, air conditioning and shower all didn't work. The breakfast was appalling.The staff were unhelpful and sat at the front desk watching TV all the time. They made no effort to fix the cable TV and still charged full price for the room. It is supposed to be a three star facility but I would not give it one star. This is definitely a hotel to avoid and one for Expedia to investigate. If I hadn't pre-paid via the internet, I would have refused to pay the bulk of the bill.

The thing that disappointed us most was the coffee for breakfast. It's not authentic Italian coffee. It was brought to us nicely, but we didn't want to linger over a second cup. The hotel is a little hard to find the first time. There is more than one Hotel Locanda as it turns out. Once you've found it, it's a pretty good base location for sight-seeing. The room was quite small, but nice.

We stayed 3 nights in this small older hotel before taking a Mediterranean cruise. The room was large enough for our family of four with a nice refurbished bathroom. As it was extremely humid in Venice, the air conditioning was very welcome at the end of the day.

The staff were helpful and friendly. The first night, though, the desk clerk seemed unsure of the best way to San Marco.

Breakfast was cereal and bread with juice, coffee and tea. There is a small breakfast area on the 2nd floor.

If you book, you should know that the hotel is only reachable by water taxi from the airport. You will have to walkabout a block from the nearest landing to he hotel.
Also, there is a flight of steep stairs in the hotel to the 2nd floor where the rooms are. There is a chair lift.

Well the location is fine once you find it and the 2 gentlemen were very friendly with a map and explained everything where to go for our tour meeting points 15 minutes (hubby, 3 year old daughter and I-dont forget stroller) Strollers are just difficult in Venice! On finding it, I suggest getting a waster bus to St Marks Square and a map in advance as we paid over EUR 80 with that and a water taxi. The water taxi that charged us EUR60 we found we were just a few streets away. The location itself was quiet and no refuse bins at 1am etc which was great. Bed was huge for 3 of us and they offered us extra beds which was not needed. My daughter could play comfortably. Bathroom was huge and had a handheld shower so could bathe her easy. Breakfast was simple yet sufficient. once you find it, there is a flight of stairs to the rooms so as with Italy pack light. Though the gentleman helped my hubby with them. I would recommend it for a family.

nice hotel for the price paid. friendly staff. I was looking for a hotel room which would allow my husband, 2 teenage daughters and I to stay in the same room. I was also looking for a simple hotel but with Venetian touches, away from tourist traffic and close to the piazza san marco, so this was a great choice for us.

We got moved to another hotel

On arriving at Locanda Canal, which was opposite a pretty canal a few mins walk from St Mark's Square, we were told that we had been moved to a sister hotel, Casa Pisani Canal, a few minutes walk away. The receptionist then practically sprinted through the streets to show us to the other hotel, with us struggling to keep up with heavy cases, and frequently asking him to slow down or wait so we didn't lose him! Not the best welcome. The Casa Pisani Canal was in a quieter area, which I think I preferred, but it was strange staying in a hotel with no staff on site, just a woman who arrived in the morning to serve breakfast and check out guests. However great location. It would be useful to know in advance which of the two 'sister' hotels you will be staying in, as Casa Pisani Canal is only a few mins walk from Fondamente Nove bus stop in the north of Venice, so you save lots of time on the waterbus to/from the airport if you use this stop instead of San Marco.

Very helpful staff, charming, old fashioned room with modern and well equiped washroom. Washroom is a bit small (this is a Venice after all), but has everything you'd need. Charming windows overlooking a little canal, street below is quiet despite being just steps away from the Doge's palace, I had Junior suite that accomodated comfortably two adults and two teenagers.

Disappointing , but moved us to sister hotel..

Hotel locanda, was disappointing .. small room .. cleanliness was not great .. saving grace was they moved us to their sister hotel.. not a big enough room for a family. sister hotel Casa Pisani was much nicer.. , internet connections were good .. improved once the move was made..

Great location - 5 minutes from San Marco but did get lost a few times.
Cafes and restaurants near by.

Disappointed that I didn't have a view - window onto back of buildings/pipes.
Was told room 101 only available. Noisy at night as top of stairs from reception so could hear other guests and reception staff.

Breakfast adequate for me. Hotel charged 2 euros for bottle of water in mini bar - basically empty fridge - bit steep considering no drinks/tea/coffee facilities at hotel.

Junior Suite?

I know Vienna is expensive but when I pay over 300 dollars a night for what I expected to be a junior suite I was disappoited. Don't get me wrong. The hotel was in a great location and was in a 12th century building, but a queen size bed with two uncomfortable single beds jammed in a small room is not my idea of luxury. The hotel advertised a jet pressure \"bathtub\" No such thing! There was a tiny shower with some jet like things. The \"mini bar\" had two bottles of water in it and the luxiurious satelite tv was micro. We did't even turn it on. All in all, it was a funky place with its own charm. Had it been cheaper I might have even liked it. However, the hype of the description didn't match the reality.

Great Location!

We had a great stay at Hotel Loconda Canal (3 nights). The directions on the hotel website say 4 minute walk from St. Mark's and it really is. Set in a quiet location on a small canal so very quiet for sleeping. The staff was very helpful and friendly. Our room also had a safe and refrigerator. Free wi-fi. It was really a triple room (#104) so we had plenty of room to move around as they folded up the 3rd bed out of the way. All the rooms are on one floor and the breakfast room is right outside many of them, but the staff was very quiet in the morning setting up the dishes, etc. Breakfast was the usual European type, which was expected and fine with us. The only complaint we have is how small the shower was in our room. Smaller than a cruise ship shower. It's new and modern so seems it was added, but hardly any room to move around and we are not big people. I would have taken the bidet out and made the shower bigger. For us it wasn't a big enough problem that it would prevent us from staying there again.

Good hotel for the price

The hotel was small but the room was clean and comfortable. Was a short walk from St Marks Square which was a bonus especially for taking the water buses. Not very close to the train station and reccomend taking a water bus or taxi to get there. Breakfast was simple, but good and there was wifi and a computer if you needed to use it. Nice hotel for the price. Would stay again

Lovely stay at the Locanda.

My family and I stayed at the hotel for 2 nights in July and found the accommodation quite good. Those that have know Venice realize that many of the hotels don't have elevators. The nice thing about Locanda is that there is only one flight of stairs which opens on a wide open common area. The common area offers chairs and tables and a computer for use by the guests. In the morning the area serves a nice breakfast from 8-10 am. The rooms offer enough space for a family of 4 which includes two teenage boys. The bathroom was very modern and huge. Having wifi included was also a nice bonus. The advice and help the staff provided to meet our needs was very friendly and genuine. It is a great quiet location within ten minutes walk from either the Rialto Bridge or Piazza San Marco.

Minimal in comforts but great staff

This 3 star hotel is a bit of a stretch - it's more like 2. The location is great once you find it (like any other Venice hotel). The staff is very accommodating and helpful at every request. The free breakfast is very minimalist but typical for many Italian hotels. While the bedding and towels are clean, the hotel rooms themselves can use some attention. There were cobwebs in corners, shower caulking that needed replacing and walls that could use cleaning or painting to mention a few things. My stay was made more pleasant by leaving the key-card plugged into the wall to keep the air conditioning going while I was out - otherwise, the room too unbearably hot when I returned at the end of the day. A definite frustration was that the TV had only Italian stations and no way to hear the English audio or subtexts although the second room that I was moved to did have 5 or 6 stations that did have English (Europe) stations.

Should not be 3 stars

No elevator (just a chair on a rail an elderly person would use in their home), no offer to help drag our bags up the stairs, then the door was broken in the evening and it took 30 minutes to get back in. During this time no one was at the hotel to help. If this were an American chain I would demand my money back.

Hotel Locanda Canal

I found this small hotel very pleasant, the staff very nice and for a small place so near to a landmark and the Vaporetta service it was great. It is similar to our Guest Houses. Free computer and internet service was available. I had the single room with a lovely balcony (even though it was too cold whilst there to sit out) which was a nice treat for a single room. Lovely chairs and seating areas in the lounge/breakfast room, very homely. I would stay there again.

This hotel was very minimal but there were some nice points. Breakfast was included, the room had wifi and there was a safe in the room. However, the AC did not work and the room and bathroom were smaller than small. The area is quiet, but also that means very dark and hard to find.

We got the Jr. suite which was actually okay for the 3 of us. The bathroom was way too small. You could barely turn around in the shower. Breakfast was basic - croissants, rolls, cereal & cheese. . The computer they suppled ran slow and froze half of the time. Bright side was the staff was friendly & helpful.

Locanda Canal is extremely well-located, and some of the front desk staff are very helpful. It ends there.

The rooms are TINY and the bathrooms are even smaller. Our room had NO dresser, only an armoire with a few hangers. There was no room to put anything anywhere. There was only one, small window which opened out onto a continguous wall. The rug was not clean and the wallpaper water-stained. I am small in stature and weight , but I barely fit into the shower stall; imagine the discomfort of a normally sized man!!! The breakfast room has only 4 tables, so that if more people show up at the same time, there is a problem. Breakfast is meager and has no options for decaffinated tea or coffee.

The location, however, is excellent: a few minutes' walk from St. Mark's but I would never stay here again. It was simply too UNCOMFORTABLE.

Tiny Place...But was a bargain for Venice

The Hotel was super cleain, the staff was very friendly, and for the price and proximity to St Mark's Square (Less than 10 minute Walk) it was a thumbs up....Please be warned though there is no elevator, and the only way up to where the rooms are is a narrow winding stair case, and you most likely will be carrying up your own bags. Also the showers are super super tiny (even by european standards). I would recommend this Hotel if you want to stay in the heart of Venice and you're on a budget...

Very good value for the money

This was a very nice hotel for the money; The room was modest but adequate, and it was made up every day. The service staff responded immediatley to two small issues we noted on arrival: the TV wasn't working and the mini-bar wasn't cooling. Breakfast was excellent, as was the location - five minutes from St. Mark's square and in the middle of restaurants. It took some searching, but we were able to locate local grocery stores and to eat fabulous cold-cut dinners in the room, a welcome change from constant restaurant fare. I'd go back.

Perfect for a Singleton!

A real find. A charming little hotel on a delightful, quiet canal only 5 mins from San Marco. The single room was fabulous. Three quarter bed. Small but smart and clean bathroom with shower - entirely adequate. Fridge. And best of all - two french windows opening onto balcony overlooking canal AND a seperate set of doors opening onto little outside patio area with table and two chairs.
Breakfast was pretty basic but all the usual stuff was there.
There is a computer with free internet access for guest use but it was only working on one of the nights I was there. Staff very helpful and allowed me use of the Reception desk computer to quickly check e-mail.
Have stayed in LOTS of hotels in Venice but this was best for a trip on your own.
Didn't have any real trouble finding it. Just make sure you have a good map!
One very satisfied customer!

marvelous small hotel in centre of Venice

We were very pleased with the location of our hotel, only 2 minutes from St Mark's Square. Very small and compact, but clean and air conditioned. Breakfast was served between 8-10am, Adequate and pleasant staff. There was a chair lift, stairs were steep and windy, but cases carried for us. l would recommend this hotel for a short stay.

Misleading Hotel Description But Corrected With A Partner Hotel

The Hotel Locanda Canal was okay by European standards, but not up to American standards. The description at Travel Agency said \"elegant room with jacuzzi.\" Well, the jacuzzi is a shower with jacuzzi shower heads. The manager said that he was going to correct this. Also, the room was not elegant by American standards, Nonetheless, the hotel manager graciously moved us to a partner hotel, the Casa Pisani Canal, which did meet our expectations.
