The staff are very friendly and helpful. Location is great, very close to the seaside, but very very noisy at night. Too close to the night clubs. From 11pm -4am is like hell if you want to sleep.

it is very noisy… partying until 4 AM… we got a room by the main street, so the noise was terrible… but I guess that’s what you get for choosing to be in a more “central area”… I would have like to be offered another option when they realized I was travelling with my 3 years old daughter.

Iv booked a room to sleep in and they provided me with ear plugs iv not had any rest at all and the hotel don't have rooms that don't have pumping music keeping you up all night .this is not a hotel .as you can't sleep or rest .totally ridiculous

The bed was extremely hard and uncomfortable. And the Wi-Fi did not work. The AC worked extremely well though and the staff was super accommodating and nice and let us sit and use the Wi-Fi in the breakfast area of the lobby. The shower wasn’t great because it was a little hand held spout. The hotel lost cold water for a day. Good value for what I paid for but it wasn’t the best place ever.

Foi terrível, primeiramente cheguei e o quarto que falaram que havia limpado estava cheio de cabelos alguém que havia se depilado,lavatório do banheiro sujo em volta! mudaram de quarto para fazer a limpeza no próximo dia de manhã, e me ofereceram o café da manhã free! depois quando voltei para o quarto( falaram que estava limpo, nao havia cabelos como antes mas estava sujo, empoeirado! Falei novamente e foram limpar, não ficou propriamente limpo, mas menos pior! Perguntei o atendente da recepção se poderia deixar a prancha da minha filha em algum lugar e ele me falou q poderia deixar em um lugar! No terceiro dia de estadia, a prancha da minha filha sumiu, então fui perguntar na recepção, e o menino que trabalhava la( Yuri) falou q ele havia deixado eu por lá apenas por 5minutos e não foi falado isso comigo, enfim perguntei quem iria se responsabilizar, ou se dava pra ver nas câmeras e ele disse q não, então ele começou a ficar alterado e gritar e falar se caso eu quisesse resolver isso eu deveria esperar até o dia seguinte pois o gerente iria estar só na segunda de manhã e ninguém poderia m ajudar, ele
Começou a ser agressivo gritando comigo em frente a minha filha, eu comecei a ficar nervosa e a chorar, pois não sabia como reagir, enfim a minha filha começou a chorar tbm, nisso os hóspedes do hotel passagem e viam ele alterado a gritar comigo, logo uma senhora q trabalha no hotel escutou os gritos dele e foi me ajudar e tentou fazer ele acalmar!

I found the staff to be really lovely, very friendly, welcoming and helpful.
I didn't realise how loud it would be at night, until late. I actually got used to it but i wouldn't recommend to anyone who has an issue with noise at night! I would've felt better if i could just hear one bar playing music but there was a mash of 4 or 5 bars, so pretty incomprehensible. It's a great position for the beach and for cafes and restaurants, and if you like to get lost in the crowd.

Good hotel on the strip! Convenient to the beach and bars! Good air con and also heating option because I have was freezing after a siesta with air con on! But that’s a good thing. Really dirty hotel rooms and the staff at the check in desk are so rude. the beds are tiny and same with the rooms. There are much cheaper options that are much nicer on the portimao strip. The only positive of staying here is that it was 5-10 min walk to the Rolling Loud and Afronation festivals.

This hotel is in a great location with access to the amazing beach and local restaurants and nightlife.
We were on the 2nd floor and stayed for one week.
You'd need to be on a higher oor for a good sea view.
The nightclub opposite is lively and open until 4am. We didn’t find this an issue at all. Maybe a problem if you're a light sleeper or have children. We were in bed early and also early to rise. We saw, from our balcony, lots of people having left the club behaving with no issues.
Im really impressed at how well organised everything was.
Breakfast options were limited but sufficient.
All of the staff were friendly and helpful.
We enjoyed our time here and would happily book again.

The hotel is located directly on the main street near the beach, so it is great location, the room was ok, tiny balcony overlooking the club, the music plays till around 1 am. But my big issue is the incorrect description of the hotel, I chose it because it says parking available - but not on the property, when I asked the young lady at the front desk she couldn't even help me where to park!?!?! Had to ask staff at near by bar who gave me excellent advice.

Just a budget hotel

It’s a mixed bag! As usual, it’s better to do a list of the good and the not that much, but to be fair, it’s more or less what I expected for the amount paid.

So let’s begin by highlighting the best:
- Great location, for both the daytime and nighttime activities.
- Good breakfast for the budget you’re paying for.
- Nice staff; very attentive guy the day of check in
That’s all!

The CONS:
- Really, really, really very bad bedding and “pillow”, if you can even call that one. Quite bad!!!
- Old and not well kept, though very spacious bathroom, which is not common.
- A bit noisy, but if you get a room not facing the street, you shouldn’t have any issues.

I’d say I wouldn’t go back, since sleeping quality is very important for me. But it’s not expensive, which is not common in the area.

A traditional style hotel on main strip in Praia da Rocha, very convenient to shops, bars, restaurants. Level street outside, but steps to the beach. Bus route very close.
Hotel is very clean, if dated.
Staff were helpful and friendly. Stored my luggage on my last day. Able to borrow hair dryer. Excellent value for money.

Great value for a lively night out.

Amazing value and location for a night out on the Rocha strip. Be aware you can't actually drive the last few yards to the hotel as it's in a controlled zone, we found free on street parking a couple of minutes walk away. The double gazing and high floor seemed to eradicate any noise but be aware it is located in the centre of the strip.

Location of this hotel was the best part of it. Very central and across the road from the beach with many restaurants and shops within minutes walk from front door. The hotel is obviously older and somewhat dated but it was clean and comfortable just remember you are getting an average place for a inexpensive price. Think this place is best suited for solo travelers looking to stay near beach close to bars,etc for little money

Hotel located right on Avenida where nightlife can be found. As I was on 5th floor the only noise I heard were seagulls each morning. Room was traditional with fridge, hairdryer and balcony.Staff were so pleasant and helpful. The price is so reasonable. I did not have breakfast but is available 0800-1000 for 4euros. Beautiful beach and lots of restaurants and bars. A great trip.

It is right in the club strip but I was on the 5th floor so didn't really hear the noise of the clubs.

Due to the hotel being b and b it doesn't have that atmosphere like those with the all inclusive feel, where customers all talk and mingle, in saying this the stay was pleasant

The location and price is fantastic. This was our second time staying here. It is right in the middle of the noisy nightlife, so if you’re an early night person or with a family may not be the place for you...loud til about 4am. Breakfast was simple with cheeses meats, buns and coffee for 4 euro. We made an extra sandwich for lunch later.

Clean and tidy rooms. My room had a large terrace which was nice. Most staff were very helpful but one staff member wasn't particularly helpful or friendly which was a little off putting. I had a room at the back of the property even though my reservation stated that I had a front facing, see view room.

Hotel is located on the main strip. Reasonably priced and clean. Beds were a little uncomfortable but I managed. I was in a room at the front of the hotel so it was loud due to being on the strip but ear plugs sorted that. Room was clean. Staff were friendly. The Housekeeper stole our money !

It was a prefect great location just far from the airport but amazing spot and great room for price
BUT the staff are awful...the housekeeper stole 200euros from my purse and 70 euros from my friends purse and 60pounds also. We reported it to the receptionist and 2 male owners who didnt help us and didnt believe us. we called police the police reported it and told us the hotel has a bad repuation for housekeeper taking money from the rooms. the police was helpful but the hotel staff did not care and stuck up for the housekeepers. the hotel is not good and they are known to hire staff who take your money from your room as advised by the police himself. please dont book they just want your money . they never helped or give me my money back ever. poor service ever.

Budget get away

Very basic accommodation at a really cheap price. We got what we expected which was a place to sleep at night and not much more. There is a lovely view of the beach from the rooms at the front of the hotel, but this was offset by the night club located across the street which boomed out noise until 4 or 5 am. It was hard to rest and sleep. I would not use the hotel again but don't regret the booking. located right in the middle of the main strip. Parking was difficult to find each time we returned with our rental car.

Disappointing experience

Booked and paid 11 months in advance for a 3 star hotel; first room we were given was mouldy from the ceiling to the floor. Moved later to another one less mouldy but still filthy and smelly. Bedding stained, see-through, with holes, old bumpy pillows, mattress protector stiff and making rustling noise. Could not sleep at all from the noise coming from the street and local pubs / clubs; moved to a back side room, it was quieter.
Bathroom filthy, covered in lime-scale, no hair-dryer, shower curtain was white, turned orange - brown from filth and lime-scale. Bath incredibly dirty, brown - grey colour, used to be white.
Fridge not working, but replaced on my request.
The whole place need to be cleaned, fully refurbished, it 's so out of date. Even plants at the front door are completely withered, dead.

I suffer allergies on dust and mould, had to take my antihistamine drugs as a prevention while staying in this hotel.
I have taken photos of the rooms, would be happy to forward them to you should you want.

Expedia said there was a bar and pool at this hotel.... It's closed til summer, that would have been nice to know. There is a night club across the street so if you want an ocean view, don't plan on sleeping til 4am. Hotel staff was very helpful! But my shower head didn't work so showering was an interesting event. Luckily it's so close to the beach and surrounded by many delicious resturants I didn't need to spend much time at the hotel.

good for the price

Stayed in here for one night and was pleased overall. The hotel is extremely well located almost as close to the beach as is possible. Plenty of places to eat and drink right next to the door. This in turn means that noise in the room specially at night is almost unavoidable. This in spite of there being double glass windows and a double door to the balcony. Room was spacious and clean though the furniture and TV were clearly very old but in decent condition. Good bathroom that looked recently refurbished. Nice full bathtub and very good towels. Decent Wi-Fi only in the lobby (maybe also on the lower floors but don't count on it). Breakfast provided but I didn't have it though I did nave a look and it looked very basic. My room had a balcony that faced away from the beach but I suppose sea facing balconies do exist. Liked my stay and for the same or similar rate would most definitely stay in this hotel again. Praia da Rocha is a very beautiful place even with all the concrete around it.

Hotel central to pubs and eateries

Our main concern was particularly the reviews of the noise from the entertainment outside. We were pleasantly surprised as we got a room in the back of the hotel. We also noted there was double windows and double doors to the balcony which helped reduced further noise. We slept soundly each night.
The staff were very pleasant and efficient.
We booked room only as it suited us in that we were out late at night and we didn't rush to get breakfast each morning.
The room could do with a paint job. The bathroom was excellent and the toweling and bedding changed every day.

Great hotel for a holiday!

We stayed for 9 nights in this hotel and we could say that it was a very good choice. The hotel has a very good location ,very close to the beech. The hotel is very clean,the room was comfortable and well decorated ,air con,the bathroom was amazing:big,new and very clean! Hot water at any time of the night or day. The staff was friendly and very nice and helpful. Praia Da Rocha is a very good choice for a holiday! Well done Avenida Praia!

We spent there one week at the end of September. We got really good price ... Hotel is in good location, rooms are very modest, just basic furnitures (but for this price is OK) ... there was 1 thing I did not like it ... strange smell in room ... because of good price we did not expect conditions like in 5star hotel but rooms should be clean !!! I did not feel that rooms were cleaned properly.

Other thing, I expected room with balcony from sea side (as I booked) and we got room with balcony from back side where we saw some old ruined buildings.

The hotel was very central and colse to the beach and all other services.

The hotel staff are excellent and very helpful with buckets of information for the traveller.

Nice small hotel and ideal for couples without children who like a quiet hotel. As their is no pool this is a help to keep the hotel peaceful too.

Best to have a room at he back of the hotel as the Kathedral niteclub is in front of the hotel.

Overall good value and very central. ie. no taxi costs.

Hotel Avenida Praia is a perfect hotel for people wanting to be right on the doorstep of the main strip and beach in Praia Da Rocha. The hotel is simple and basic - nothing extravagant, but you get what you pay for, which is what we were expecting. It was always clean. The only downfall would be for people wanting a quiet location, as it can be very noisy of a nighttime right in the middle of a number of bars and opposite a discoteque.

Fantastic location, basic but good value for money

Stayed here for one week in June with my sister, was pleased with the hotel. It is basic, but the location is brilliant. Literally on the beach front, took less than 10 minutes to get to the beach from our room. We were lucky to be on the 7th floor facing out over the sea which was brilliant. Hotel is right on the main strip which is busy, but the room was double-glazed so noise was not an issue. Staff were really helpful, they helped us sort out airport tranfer when we left with very little notice! Room was basic but fine, bathroom was large and very clean which was important. Breakfast wasn't great but not a massive issue. All in all, would recommend this hotel if you are looking for somewhere convenient, comfortable and basic, in an **excellent** location.

bien ... mais attention !!!!

la chambre petite et sans chaise, la salle de bain très défraichie , douche avec rideau ,pomme de douche qui fuit ,eau très très chaude ( risque de brulure) .le frigidaire.. .datant de l Age préhistorique ... qui ne fait du froid que lorsque vous êtes dans la chambre (pas très utile quand vous remontée de la plage ou autre..)chambre cote rue a fuir absolument ...musiques a fond du début de soirée jusqu'à 5 heures du matin ... bouchon anti bruit obligatoire pour pouvoir dormir.....le petit déjeuner est correcte . l immeuble est très sécuriser et a un personnel très très sympathique....

Nada recomendable.

No creo que sea un sitio para una familia o una pareja. Está en frente de una discoteca y el ruido hasta las 4 de la mañana que cierran es insoportable. Nada recomendable

Nette Unterkunft. Für junge Leute perfekt geeignet aufgrund der Nähe zum Strand (nur eine eine Treppe runter und direkt da) und der belebten Umgebung. Das Personal war immer sehr nett und hilfsbereit.

Zum Frühstück kann ich keine Angaben machen, da wir uns selbst versorgt haben.

Einziger Nachteil, war der Auszug. Der war etwas eng und hat etwas gewackelt. Der Aufzug wurde aber vor unseren Augen gewartet, was zeigt, dass die Sicherheit der Besucher der Unterkunft am Herzen liegt
