Over the new year, the room in an outside annex was

An over-priced dump! No hot water at night was met with disinterest from the receptionist who struggled to tear herself away from her cigarette she was smoking behind the breakfast area. Then no hot water in the morning got not much more than a shrug of the shoulders. Dirty carpet and worn out fittings. Only redeemable feature was the coffee machine at breakfast. Only stay there if you want to know what is like to be taken for a ride!

Cons: This place did not live up to our expectations, a group of five well travelled women, especially for the price we paid for a 5 bed room. Upon arrival they couldn't find our reservation, which is always heart-artack inducing. The morning waitstaff at the breakfast bar were really rude and stressed, givingusinformation the opposite of what the host the night before had said (where we could sit). Note that there is a second building, where we were sent, and that of course takes away from the authenticness as it was a bit modernized which some people might like but we were looking for regal historicness like the photos showed. It was an attic space, with multiple cubbies to make it almost two rooms.

Pros: Front of house staff were really good though when they did find the reso and when helping us with transit recommendations, and the location is wonderful which is why I would still recommend - walking distance from the main train station, a public boat stop right out front, and walking distance to the rest of Venice Island, of course. Lobby and courtyard are nice. Breakfast was good - boiled eggs, breads, cheeses and jams, yogurts and oats, hot and cold beverages. Good working bathroom and shower - so that's great!

Suggestion: make sure the pictures you post for the five bedroom attic room are accurate, so people know what to expect. I think providing actual images of that room and the second building would be helpful to make sure guests avoid disappointment, as we did.

Located in a less touristed area was nice and not too noisy. Bed was comfortable. Shower was warm. Sadly they list an elevator but they don’t have one. We hauled our luggage up 62 stairs to get to the “2nd” floor. No one there to help. They also list a rooftop terrace but that doesn’t exist either. And they say they help with a concierge that can get tickets and book experiences, but when we asked about getting a gondola ride the desk person just said to walk up the street and we would find one. The AC did not cool, only fan, so we had to have the window open and the noise woke us up often. And there were blood stains on the wallpaper. We did appreciate the good breakfast and the help ordering a very early morning taxi to the airport. But the cost was 160 Euros so I’m sure they got a good cut of that. Was not what I expected of a three star hotel, but I’m unfamiliar with Italian star rating system.

Access is not disabled friendly at entrance and to the rooms. I am on a Europe tour with family, and with luggage climbing stairs was a big hassle. Location is conveniently connected to public transportation system and very close to multiple dining options.

Our stay at this hotel was extremely disappointing. The room looked nothing like the photos online. There was no working A/C, it smelled strongly of mold, and worst of all—there were ants everywhere. They were crawling all over the room, got into our suitcases, and ended up all over our clothes. It was incredibly uncomfortable and unsanitary. The only positives were the friendly staff at check-in and the ferry terminal conveniently located across the street. Unless you truly don’t care about where you sleep or how clean it is, I’d suggest staying elsewhere.

I wish I had taken a photo of the room we stayed in. It was terrible. Do not stay in room 310 or any of the rooms in that building. Our room was an attic turned into a room. You could not stand up straight when inside and the shower was about 24x24inches or 60x60cm. You had to shower with the liner open just to fit in the space and access shampoo, etc (again, had to stand hunched over in shower or hit your head on the sloped attic ceiling). I asked to see another room and it was even worse, a hallway with two single cots and a walkway too small to walk through and no place for the luggage. We had no choice but to stay in the attic/converted bedroom. Our friends stayed in the building next door and it seems those room were more reflective of the ones on the website. Also, our room was a walk up so if that matters, def do not stay here.

The air conditioning in the room was very bad in the hot July weather and when we told the evening receptionist about it, he said he would pass on the message to his daytime colleague. The lady at reception the next day was very rude and told us we should have said something earlier and when we told her about already telling her colleague, there was no apology and not much was done! The property is dated, shower bathtub very cramped and old and breakfast is average. Very little value for money compared to several other places we have booked through Expedia all over the world! There’s also no lift and overall poor customer service!

We had reserved a canal facing room, they did not have one available(warning). BUT they had an \"upgraded luxury\" room. No, not on the canal, but through a back garden, overlooking residential living(tourist interest), in a room made for a nobleperson! Damask printed fabric wallpaper, gold trimmed restroom including bidet, ornate head and footboard with matching armoire, blown glass chandelier. It was very beautiful, peaceful, decadant. Included breakfast was delicious and sufficient. Location was right by 'bus'(boat bus) stop.

Front desk clerk was rude and not welcoming upon arrival. The room key card did not work. The rooms are hot and stuffy and if you open the windows to let in cooler air the bugs will attack. Not happy with our stay.

It was at best a 1-star/1.5-star hotel.
It was by no means a quadruple room - there was literally no space inside the room even to open the suitcase.
The night crew during check-in (on Apr. 13 night) was very cordial, but the morning crew during check-out (on Apr. 14 morning) was very rude.
Will not stay again, will not recommend.

It was good good overall and location too but the hotel needs some update it is quite dated.
Breakfast was a nice touch being included on the price but very average and with not a single fruit or vegetable is just mainly sugar.
Not very eco friendly still using individual packs for toiletries.
Not being able to pay by card in reception and having to leave the key everytime you leave, a bit weird.
The older gentleman in reception was very friendly and professional.

It was extremely expensive for the services offered . the hotel was not in a great shape , old with broken washrooms and no amneties atall. breakfast was ok ish. staff was frustrated. our wasroom sink was about to fall , flush was broken , the shower was broken we asked them to move us to a new room. for the price charged to us it was a very very substandard hotel will never recomed a stay here.

Property was extremely dirty, old ghetto like. I stayed with my family and was the worst mistake to book it. The pictures in the website were a fraud. Bathroom is broken with drainage holes open with muddy water in them. Walls are broken. The whole place had mold growing from every corner and had this bad smell. Staff is extremely rude. Our room had a shower with three door missing. The room was meant for a queen been size and was turned into 4 bed by just keeping two twin beds on wheels in each size. The room had no space to walk straight. When i asked the staff about the shower situation they responded that the management is aware of the situation but still booked the room. Staff was completely rude and cold. Breakfast was cold disgusting with bread rolls hard and crumbly. I will not suggest this place to anyone even without family.

Room was fine for three stars. Clean. However old and in need of keep - the shower was inconsistent with temeperature and pressure and the fridge in our room didnt work. The air con was excellent. Breakfast was good. Most staff were very helpful however we felt we were being scammed by one person on reception. We asked for help with booking a water taxi to the airport and he quoted us an amount which was double what it should have been (€160) and told us we give him the cash to him straight away for then him to pay for the taxi. This taxi would have been €80 and it did not make any sense. This did somewhat spoil the stay.
The hotel itself was fine, at best, for 3 star. However, this scam-like experience left us quite distrusting of the hotel all in all.

There were 2 of 2 broken air conditioners, non function fridge, broken tv, marketing pics do not represent the rooms. I went to the front desk about the air and they said it doesn’t work when it’s hot out. I asked to cancel and get a refund since the room was 95 degrees. They said no but but moved us to another room on a lower floor with one bad AC that had a loft that was at the same height as the first room. We were very lucky it rained and cooled off or we’d have never been able to sleep. I’d avoid it at all costs, unsafe, bad location, broken everything and really bad breakfast. But if that sounds good, I bet they have available rooms for you

Stayed in a room with 5 beds with 2 Adults and 4 children for 2 days and paid $700. The listing says kids are free and cots are available, but they were not. They also charged us an extra 50 Euro for another child that is 9 years old. The air conditioning is terrible and we were all hot. There were ants all over in our room as well. The \"shower\" is just a hose in a tub which is weird to us. The TV was broken(like cracked) and unusable. However, it is a great location with the Vaporetto right outside. The breakfast croissants and coffee were good. Would not stay here again.

Is 2 minutes walk from the direct boat Giule to the Venice airport no carrying bags in the rocky roads, only 30 min to airport. It’s walking distances to everything lots to see and a boat stop at the front of the hotel to go to muranoand burano directly

Great classic Venetian home converted to hotel. Rooms are decorated with classic furniture and Murano chandeliers, clean sheets and comfortable bed. Bathroom needed some work, toilets flush was stuck and kept getting stuck unless you moved the level by hand, bided do not drain it was shut closed level to open it didn’t work, showers bit small and dated.

Great for Families.

We booked the first floor family room. This vintage hotel is walking distance from the train station and parking lots. This end of the canal is quiet and off the tourist path but very easy to get to all the attractions. You can wake up, open your windows to the wonderful sounds and movements of a Venice canal with the water taxi stop right in front of the hotel. You can book a water taxi from the airport right to the front door of this hotel. Lots of restaurants nearby with better pricing than in the more tourist areas. We would stay here again. Rooms are small and decorated in classic Venice style which gives the kids a good example of traditional Venice at an affordable price.

My friend and I each had our own rooms and loved the old world charm. I made the reservation because the listing said there was an elevator and I have a challenge with stairs. After over 24 hours of travel was super disappointed to find there was no elevator in our building. Staff was mostly nice, breakfast was ok. We loved the quiet of the neighborhood and our canal view.

The decore in the rooms is a very special kind of old-fashioned, but absolutely clean and comfortable. My only criticism is that the breakfast buffet is more German than Italian. The coffee was undrinkable - unthinkable for Italy!

This was an extremely convenient location for arriving at the train station and leaving on the airport boat. Perfect for us.

The hotel had a great location because you could catch the water taxi right out front. It was quiet and away from crowds. The breakfast was good but the people at the desk were not really friendly. The room was supposed to be on the second floor, but it was really on the third so beware if you have luggage. Their luggage room to store your luggage is not locked and secure.

The weather was great! However the hotel definitely needs major upgrades to its interior all around from lobby to the rooms. They say they have an elevator but they don’t which is very impractical when having to carry your luggage’s up 4 to 6 flights of stairs. Also they need to change their mattresses big time even though it was clean just the way it was so dated gave my wife the feeling there could be bedbugs in the bed and headboard. However there weren’t any at all of course but it just gave off that impression.

Perfect for a short stay

Works great for a quick stopover. Conveniently located to train station and vaporetto. Quieter area, making it nice to bring luggage to without going over many bridges or through huge crowds like you get in some areas of Venice. Still walkable to all the sights. The breakfast was basic but good. We had a slight snafu with a missing bed from our room, but it was resolved within an hour.

I was worried about the stay after reading the reviews. Everything went smoothly. The girl at front desk was friendly, room was clean and spacious for my family of five. Very good location- 10 minutes walk from the train station, the public steam boat right next to the hotel(even the stop has name The Archi).

Nice and convinient location, but old property, with old furniture and bed covers, no so clean in common areas and the night staff not so friendly and some times you have to wait several minutes to get your key room that you have to live in the lobby when you went out of the hotel.

The property did not match the photos online at all. It is very dated and unkempt. Housekeeping entered the rooms without knocking or announcing their intent. Very disappointing considering that we paid close to $500 US for two rooms for one night. .

The property definitely has a certain charm to it :). That being said I had some issues. I was given a room 3 flights up and the property has no elevator- if you have joint problems like I do (woof). The decor was in my ways lovely but in some regards a let down. I paid for a view of the canal and I got it but the old-world charm in the photos was lacking (my room didn't have any wallpaper or fabric wall covering). I picked partly because of the decor and as you could potentially pay the same amount for one one of the updated rooms (albeit without the view) it is something to consider. It was clean but I wouldn't eat anything off the floors- or breathe in too deep. Breakfast was decent- but be warned it mostly consists of bread and pastries with drinks. The location was alright- I went to Venice for the atmosphere rather than the attractions. I had an all-around good time :)

Very conveniently located next to Vaporetto stop. Easy walking distance to bars and restaurants. Easy walk/ vaporetto ride to train station. Quiet location. Friendly and helpful staff. Daily room service. Plenty nice towels. Good value for money.
Not so good - no plug in sink. No hot water in sink ( shower fine). Faulty bed side socket left us with little charge on phone.

This was the worst hotel I have ever been to...we saw the rooms on Expedia's website and booked based on this - but the reality was completely different... there was dust on the beds, dust and what appeared to be like mould in the bed head, and transparent curtains - the room was on the ground floor and people walking down the alley the room was overlooking made things more worse as we did not feel privacy - I went back to the receptionist after seeing the room and he said it was not possible to change it - so we had a sleepless night basically and first thing in the morning I contacted Expedia and their agent said he was writing to the hotel to get their approval and refund me within 72 hours as I told him the room was not as described and explained everything and that we will not stay for another 4 nights in this room especially as I had my family with me including kids... while leaving the hotel another receptionist showed us another room which was of the same standard of the room we had and so we refused it...shockingly, Expedia did not take enough responsibility and they did not get me a refund and kept saying the hotel refused to approve a refund without even commenting on the pictures of the room I shared with them as evidence..I booked from Expedia not the hotel...I had to take my family and search for another hotel which cost me more money...I told Expedia I will seek legal advice to get my money back as the room was completely different from their images/information

Perfect for our trip to Venice !

We stopped here for 3 nights room was decent enough for the price, staff were helpful and friendly, I feel like the 3 star rating is fair for the price, if your visiting Venice and just need somewhere to rest your head this place is perfect, there may be a few things that could be with a bit of an update and a bit of maintenance other then that it’s was a nice stay, not too far to walk to all the sights, and it was nice being woken up by the smell of freshly baked croissants, don’t be put off by the bad reviews!!!

Nice location but staff were not very friendly or likely to help. Room was superhot as the heating system is wrongly positions and room had the changing rooms of staff next door and hence very noisy

Excellent budget hotel in very convenient location

Some reviews of this hotel have been less than flattering, but these are often based on the building being 'old' or not having staff to help carry luggage upstairs.
I think some of these reviews are unfair and probably based on unrealistic expectations of European hotels in medieval cities.
My experience was that if you want an affordable hotel in a convenient location in Venice, that's handy for casual restaurants and the Vaporetto stop, you can't do much better than this hotel at this price point!
My room was very comfortable with marble-flooring, and was clean everywhere.
I had a canal view from my room.
My bathroom was fairly modern and clean also.
Staff were friendly and helpful.
There is a complimentary breakfast that was quite adequate in the pleasant modern dining area.
There is a vaporetto stop outside.
This hotel is affordable, close to public transport - it's a ten minute walk from the train station - and even closer to lots of decent restaurants.Book with confidence.

We had an excellent stay, the room was spotless, the staff was courteous and very helpful. The only negative was that the elevator was not working and we had to carry our luggage up and down the stairs.
