This was our first time staying at HHBT and we were very satisfied. The staff at check was very friendly and the process was quick. Our unit was very conveniently located just steps from the pool and beach. While the bedroom was a bit cozy, the rest of the unit fully met our needs and made for a very stress-free week of relaxing in the sun. We really enjoyed our time here.

It’s basically some apartments with some tennis courts. They offer no tennis lessons or group lessons. I felt completely miss lead.

It seems most the units for rent are individually owned. So you may get a good one? Or a bad one? We got a bad one. The sleeper sofa should have been thrown away ten years ago.
The queen mattress had little support.
Throw pillows never washed. Dirty worn out chair. Dust thru out the place.
Be sure to read the fine print. They charge $165 for cleaning and a fee per day for your vehicle. That’s a big reason why it costs so much to stay there. Not because it is some fancy tennis resort.
The restaurant at the pool was awful and expensive. I noticed people mostly only ordering drinks from there.
The pool was nice and clean and the beach access was very convenient. It was a very enjoyable beach .

I wont be staying there again.

This was our 8th year's staying at this resort. We always have an amazing time. The staff is great, the grounds are beautiful, the beach is right there and clean. The tiki bar and restaurant are amazing and security is friendly and helpful. However, the condo we stayed in was horrible. Dirty, the screen didnt close all the way, the beach chairs and umbrella were rusty and broken, there were 2 hornets nests on the balcony which made it difficult to enjoy the beach front location. The shower know was so corroded and dingy and sharp that my husband cut his finger just trying to turn it on. For the first time at this resort, no soap was provided for hand washing. The couch is so old and dated it is so hard to even sit on. Big thumbs down for this condo. Also, yhe hall lights outaide in the hall are right outside your bedroom window. It was like trying to sleep during the day! Sad, bc this was our first stay at admirals row and we won't bother trying it again. There was nothing Admiral about this condo aside from the view.

This was a great kid friendly place to stay for our quick weekend get away with the grandkids. Once we got our groceries, there was no need to leave again. The play ground and kiddie pool were the biggest hits after playing on the beach!

Nice family getaway spot.

The condo was very clean and spacious. The condo we stayed in was outdated furniture and appliance wise but it was very clean. The amenities are wonderful. The ice cream stand beside the pool was a nice touch for the kids. The summer events and the pool were also nice and provided something to enjoy while taking a break from the beach which was just a short walk away. The restaurant at the resort also had amazing pizza and wings. Will definitely stay again. Only downside was the elevator was out our whole stay so it was aggravating having to carry in everything up the stairs and carry everything back out down the stairs but overall it was a nice trip.

Checked into unit A201 and there was rat droppings all in the cabinet near the couch. The unit is extremely small ( only one person can walk down the hall at a time) and there was only one adult and 2 children. The location is nice you are centrally located on the island. The resort did have fun activities for the kids like movie night at the pool, a dance party and karaoke night. If your not planning on staying in the unit the place is fine..

The pool was nice. The security was good. The rooms were old. We were locked out of our room for a hour because the door wouldnt work. The light In our bathroom stop working on day three. The walk to the beach was good. About 4 minutes. Food was 5/10. The wings were 10/10. This property gives us mixed feelings.

Bathroom had no safety bars in tub and needed better lighting. No towel service other than beginning of visit. Had to pay extra $$$ to get second delivery of towels. No towels provided at pool. No paper products provided except when we first arrived. Noise from unit above and on outside stairwell. Unit was clean and nicely furnished but sleeping accommodation were disappointing. Resort geared to families with children.

We requested and paid for ocean view and our room had a view of the parking lot and condo across from the parking lot when we messaged the property we were told the rooms were considered Ocean view as they are on the Oceanside (no views) false info when we booked-website should be updated
Rooms outdated needed new shower head mattress replaced new pillows over all very disappointed in our stay

A bit dated. The bed is too big for the room. Noisy ceiling fan. The chairs on the balcony were home to wasps nests and my family member was stung 6 times when she picked one of them up. They got inside the condo and I had to begin killing them.

Staff wasn’t kind or hospitable, room had black mold on the ceiling and stains on the couch and curtains. Sliding door to balcony would not open/broken. When I mentioned the mold to the front desk lady, she was unphased and didn’t apologize. I had to ask the manager’s information. And ask how to proceed to share this information which she then gave me an email and phone number but never once said sorry or apologized on behalf of the resort. Very rude. Will not return here and wouldn’t advise that anyone stay here. Nothing wrong with older rooms but they must be up to human living standards.

This is very nice. There are restaurants on the property. Easy walking distance to the beach. Not overcrowded at all for a holiday weekend. Plenty of great convenient shopping. There a decent amount of walking to get around the property. Just be aware. Not much shade. It is the beach. Very clean. Safe. Nice.

Property is extremely close to beach. However it is very old and the unit we stayed in was in need of updates. The property appears to be individually owned units so not all units may need the same updating as the unit we stayed in. No maid service and separate cleaning fee imposed as this appears to be individually owned units that are rented out by the Hilton Head Beach and Tennis Resort.

Overall the pluses include the friendliness and helpfulness of the staff. The pool was nice and the proximity to the beach was great. The minuses though equaled things out. We checked in to our room at about 4:40 and found that the air conditioning was not working. They knew about this issue but still put us in that room. We called about this and were offered 2 options. Wait until they get it repaired or move to another room. The second room showed signed of aging. The bed was small and uncomfortable and the bedroom was very small, to the point that you’d hit your ankles on the bedposts while trying to get around it. All the cabinets were covered in dust inside and out. The Hilton next door would have been a better choice for about the same price.

I will never be coming here again. This was first and final time coming to Hilton Head. The first red flag coming to the place was that there was a maintenance issue and we had to wait for our room. That was fine I didn’t mind waiting. But when they called and told us that the room was ready,we go to our room through this complicated place and we can’t get in with the code they provided us. We called and said the code wasn’t working and to try a different one, we tried it and nothing. Then they said someone was going to help us, it took them 30 minutes to come to our building when it was not even a 5 minute walk away from the check in. There are no fans or anything in the hallways to get to your room so it was so hott and sweaty I couldn’t take it. Once we get to our room, the furniture is so hard and old, as if it was old and rusty and they just painted over it. I do like that the set up is like a mini one bedroom apartment with bunk beds but oh my lord everything was so outdated. When we turned the shower on, the knobs started peeling out of the wall and it sounded broken turning it from tub to shower. We had to leave and find someplace near by to get breakfast. The extra comforters provided smelled like they hadn’t been washed in months and It’s not what we expected at all and im highly disappointed. Definitely a family careered place, just bring a cooler of drinks and food to go to the beach and what not.

Our ocean view from the balcony certainly required a pair of binoculars to see the ocean. Easy access to dining on the property. A big red light for e-bikers. No e-bikes allowed on the property.

Good experience. Property was easy to check in and unit was clean. We enjoyed easy access to the beach and pool. Tennis and Pickleball courts were great.

But unit didn't have basic utilities like shampoo/conditioner, salt/pepper, and coffee. In the spirit of improvement, we suggest putting initial supplies to get started. No house cleaning was provided and fresh linen/towels were available at additional costs. Overall our family had a good time. Regards

The front desk was not very friendly or helpful. I would actually say rude. Upon checking in they kept asking for the unit number that was supposedly emailed to me. They said they couldn't access our reservation because we booked through Hotels.com. After about 5 minutes of conversation and frantically going through my emails, another staff member found our reservation and said they thought we were renting a car. They had a very cavalier attitude, even upon admitting it was their fault and that were not emailed anything. I'm still confused.

The host at coconuts bar wasn't very friendly either. However, all the bartenders at all three bars were fun and friendly.

We loved our unit B308 a lot! A lot of custom touches and amenities provided by the owner of the unit. We were packed for a long weekend trip with 2 children but the unit was already stacked with all we needed for a 3 night stay! The pool was clean, quiet and family friendly, access to the beach was extremely close! The premises were under security check regularly through the day. Plenty of parking space and our van was in sight from our patio the entire time. We didn’t get the type of room service you would expect from a typical hotel but trash bins were nearby and we were okay tidying up ourselves! The unit we stayed had a full kitchen and stacked with the type of stuff you will need for a beach getaway, chairs, life jacket, kids toys, utensils, etc. We went to the island for a first time and the resort was a great destination for my family!

We arrived a day early and the front desk was a bit snarky but in the end SUPER helpful! We were able to get a room for the night and then was able to get into our reserved room early the next day. Wow is all I can say about the beach front villa! So cute, clean, comfortable and what a view!
The first night we ate at the resort restaurant, service was excellent and food was good.
Huge pool, easy access to the beach. Overall a great place to stay!

This place was filthy and mold infested. I paid a premium for this place only to be charged $150 for housekeeping which didn’t exist. They charge you for extra towels. My bathtub was clogged with hair. The TV’s had one remote and a post-it note stating that it worked in both rooms. The TV’s were set to turn off automatically after an hour or less of use. The bunk beds lacked rails and were unsafe for use. The whole place smelled like wet dog food. The room had a worn out 70’s feel. Everything was dusty and dirty. You had to remove your out trash before leaving or face consequences. I could go on and on, but I’ll just say, I could have rented two or three rooms up the street athe Hampton in for the price I paid for my two night stay at this place.

WORST PLACE ever! Don’t go with family! This is so filthy, I took snaps so people can see for themself! The couch lining is so rusty and the curtains have stains of food! The bed smelled so rotten! The remote control was so sticky as if it had food on it for years could you even hold it, the stove burner didnt work has to call maintenance guy early morning, once you book they send email that no housekeeping everyday but once you leave they will charge $110 housekeeping and $25 parking! No coffee packets or basic shampoo or body wash !! I rather stay in hotel than such filthy trashy place! Under name of villa they have some sad depressing apartment complex, don’t get fooled

Our unit was perfectly located near pool and beach access. Not every unit had that luxury. Unit was freshly remodeled. But every unit could be different. No dishwasher so we had to do a lot of dishes. Only had 2 trash bags for entire visit. Had to reuse them. Toilet paper was sandpaper. No shampoo for travelers. Bag of trash was left on porch from previous guest. Checkin staff was super friendly and efficient.

They charge a cleaning fee for the days you are there but no one cleans it until you leave. The charge $45 dollars for extra wash clothes which is insane. One of the security guards for very rude while entering the gate . The sofa bed had bugs on it. It was not a good stay for us.

As a family of 4 with small children, the resort was accommodating. The room had bunk beds in the wall, a queen bed in the bedroom, and a sofa queen bed in the living area but only one bathroom. The beds were not the most comfortable because the queen bed had a dip(a sunken spot)in the middle of the bed, the bunk beds were cot mattresses, and well the sofa bed explains itself. No complaints in the bathroom. There were enough linen and kitchen necessities. There were 2 tvs which was great! We had room C114 which was quiet and had a balcony which helped with loading and unloading the car but security will be driving by all hours to make sure nothing is hanging on the balcony. The view wasnt the greatest but we enjoyed the croaking of the frogs from the nearby ponds. Bring your own alcohol and food; you can bring them in the pool area(huge pool but not the cleanest)as well as to the beach. No fishing during peak months; too many tourists. Try the 'Gator pizza'.. they also deliver. Try the Plantation Cafe, less than a mile; we called ahead ordered curbside pickup. Can check in early to get your $25 parking pass per car and enjoy the resort activities or beach but there is NO room available until 4pm. Be safe and enjoy your stay.

Property was so so out dated but also dusty, fake plants were full of dust. No beach towels ! What property on the beach doesn’t have beach towels? The entire property is very old and ran down. The indoor restaurants also are very old and dirty. Very bad experience and over priced for sure! Disappointed !

View from our room was nice, we had an ocean view. Room was extremely small and dated. Odd smell. Beds were very uncomfortable. Pool was not heated so was freezing, but that may just be typical for April! Size of the pool was nice. Beach access was very good.
Felt like we were a bit ostracized from the rest of the island, not a lot of places nearby to check out by walking, so we needed to drive. Preferred staying by Coligny Park.

This is a one bedroom, not a two bedroom in pictur

I absolutely love this complex and this particular unit was gorgeous and I was so happy with our stay. But I booked a 2 bedroom. This is most definitely a one bedroom with a pull out couch in the living area and a twin tucked in the hallway (without any kind of privacy curtain).

I contacted Hotels.com and they gave me a $25 coupon for my next stay.

It worked out for my family this trip because my older children didn’t come and I didn’t end up needing that second bedroom. The pictures on the listing are not what you are renting. Just be aware this room is a GORGEOUS one bedroom , one bath condo steps away from the beach with a great pool area and amenities. Just not a two bedroom as listed on Hotels.com

We love the HH Beach and Tennis Resort. We love the huge pool, the friendliness of the staff, the location. The room we stayed in did have a few issues, though. There was a weird smell we didn’t love, small bugs littered each windowsill, there were lights we couldn’t get to work, we had to fix the dishwasher ourselves to get it to work. It’s was overall fine. We would come back to this location, but would probably pick a different room next time.

It was nice having our own apartment. We were able to cook our own meals. The drawback was no maid service the whole 10 days. The tennis courts were being used for a college training and missed having a hot tub.

We stumbled on this condo after leaving Tybee Island from A bad experience with a refunded reservation. LOVE LOVE THIS PLACE. One of the best vacations ever and will return next year! fair pricing and everything we needed for a family of 4. Out girls slept on pullout couch and it worked out fine.
